With the challenges of relocation and school children they made it all less stressful. Now we are in our new house and loving it. Purchased a 5 bed house on the Finches Park, Kirby Cross development. Sales office really made the effort too make sure we purchased, in others words we got a good deal.Completion was delayed to Augusta 2020, due to Covid and since then we have unsuccessfully tried to get the house finished to as satisfactory standard.,On moving in day, the house was filthy and the paint on the walls was so thin you could still see the plaster. So at our expense we had it painted even though we knew the advice was don’t paint it for two years.The site office was where you had to lodge your problems and some of these were sorted. Of course we found more problems and we sent a revised list to site. Once again some, not all, were done.We were then told to contact after sales. That has been the biggest waste of time yet, despite a senior director praising their customer service improvement - there is zero customer service. Site denied knowledge of some of the problems so we supplied after sales with the paperwork.We have had lists from managers of what needs to be done. - guess what - still not done and now they cannot even be bothered responding to us. Even the area sales manager cannot get them to reply.It has got to point we have had no option but pass our complaints to a solicitor.My advice to anybody looking at Linden is do not touch them unless you want a house rather than a home. If trustpilot gave a zero option, I can assure you that if a zero score was possible, I would have given that to Linden Homes.

I cannot recommend Linden Homes enough! From the moment we made our initial visit to now we have been utterly impressed by everyone. The house itself has so much character for a new build and we instantly fell in love with it. But the real credit to the company are the stuff members. Amy S went above and beyond for us constantly. She was welcoming, knowledgeable and always there to contact - and still is! We felt as though we would never be able to purchase this home, but with Amy’s help, determination and hard work, we were able to firmly place our feet on the property ladder. In fact, we feel as though we are already in our forever home. Amy constantly communicated with us, offered us advice and support at every stage and even used initiatives to help us secure our first home. She has simply been incredible, and has made the process easy, fun and exciting all the way through. We even feel as though we have made a friend in the process.We worried that it was all too easy and when we moved into the property we were told to write any snags down and they would be sorted instantly. Adam and Owen - the site managers - came round 7 days, 14 days and 28 days later to jot down any problems we had. There were a few minor things that we wrote down but we felt silly for bringing them up, however, Adam and Owen encouraged us to write as much as possible down. The problems have been sorted extremely quickly and professionally. The tradesmen have all been fantastic too! Nothing has been too much hassle from anybody and we are ecstatic with the service. You hear horror stories about developers not fixing things but this has not been the case at Linden Homes. They have been perfect so please don’t hesitate at buying a property at the Beverley site if you are looking.

We bought our house two and half years ago. We had the usual snagging problems but in the last 3 months we noticed mould in the utility room and downstairs toilet. A plumber initially thought it was a problem with the toilet and how it was installed. However, after much investigation work it turns out it is to do with the waste pipe for the washing machine which is 3 foot underground. When Lindens built the house, the pipe wasn’t installed correct and has caused a slow leak. This leak has gone into the skirting boards downstairs, the stud wall in the kitchen and underneath the flooring. We’ve spoke to Lindens but their response is that as it’s over two years ago, it’s nothing to do with them. Despite the fact that the report confirms that this has been ongoing since we moved in for it to cause the amount of damage it has. Lindens advice is phone NHBC but they say it’s Lindens error and to speak to them! This has forced us to go through our insurance company who are rectifying it but also taking legal action against Lindens. We need to have all the flooring downstairs taken up, a trench dug in the kitchen to reach the pipe work. A stud wall taken down, skirting boards replaced and downstairs toilet removed and replaced. This problem is just unique to us (it appears). However, the state they have left the site in affects everyone on the estate. The last house was built two years ago. It took 18 months after that the surface the road. There is still the roadwork signs, comes, metal fences and a skip on the estate. It’s just an eyesore when you drive onto the road. The customer service team need some training in empathy, understanding and how to speak to customers. You think they would be so sick of the complaints that they would change, but obviously not!!

The team at Linden have been friendly, knowledgeable and supportive during the entire process. I experienced a lot of delays selling my previous property but Linden have been extremely understanding and patient. My main contact, Danielle has been an absolute rock, she explained the process in detail, helped me select my fittings and kept me calm when I was stressed about the sale of my last property. The house is wonderful, obviously there a a few minor snagging issues but that is to be expected when you buy a new build. The on site team are really quick to responding to any issues I've had, for example, my garage door was not latching correctly and they were here in less than 24 hours to fix it. I'm so glad I chose to go with Linden, I'd visited a lot of new builds before I made my decision and they are by far the most friendly and organised.

Bought our house off plan after seeing show home. Great design so we loved it however. Quality is appalling, issues run into the pages of snags. Issues continue to pile up particular quality of build and longevity of the house. Keen to build as quickly as they can and cut all corners including handing over the land and estate to a management company before it is ready. We end up paying for maintenance of land that is not ready. All this was after the house was built wrong, not to plan… alarm should have rung but you believe they are actually able to build houses as that’s their sole purpose!

Warwick The Priors - Stay Away. Do not buy. I was buying a 4 bed house from them. Everything was going fine then at the 11th hour just before we were all going to exchange, Linden Homes wanted to add a clause to my title deeds to allow next door right of access over part of my boundary. They did this by submitting wording which to the effect allowed the next door plot complete right of way over my ENTIRE boundary!!! After my solicitor pushed back and said we want this properly defined and limited use, Linden Home solicitors became very condescending. They circled around, saying its only for deliveries. They even tried to bully us into accepting it by citing a clause incorrectly within the contract (which I never signed).It doesn't matter what is said in passing "its only going to be used for deliveries" what matters is what they wanted to put in our title deeds, which was wording to allow right of way over my ENTIRE boundary.No one would accept this. Then when they finally agreed to do what we said they executed only half of what was agreed. I then continued on trying to clarify the situation. I even went into the site office walked around my plot and agreed what was acceptable and STILL! Linden Home solicitors didn't action it. How incompetent can you get.Further wasting time and causing me, my wife and our 2 kids great distress as all we ever wanted was to buy our dream house and live happy. If I agreed to the wording of allowing next door access over my entire boundary imagine me trying to sell that no one will touch it - but Linden Homes doesn't care about that, all they care about is making money even if that means screwing over a sale they have already made to make another one.I have emails between our solicitors proving all of this happened. If you value your time and money go somewhere else.

We dealt with Paul in the Waters Edge Site throughout our booking and he was nothing short of fabulous! Since moving in we had a couple of big snags, which have been addressed! This included pulling up our garden patio and installing a drain as we had huge pooling in the garden near the patio doors ( they did this the day after we mentioned it) We have had our drive way retarmacked as that was looking slightly! Our snag list wasn't that big tbh but they've been amazing at fixing everything. Lynn who is the customer care point of contact for sorting these, has been incredible! Keeps updated and gets everything sorted pronto! I was sceptical about my buy after reading these reviews. But remember people are more likely to leave a bad review over a good review! So take everything with a pinch of salt! We bought phase 1 off plan and honestly couldn't have asked for anything better, the site team are polite and tbh I barely hear them works even though they're building the houses right that back on from my garden. The site managers have been amazing at responding to all texts ( no matter what time of day) over all, super happy! I honestly think people think the house should be 'perfect' the moment you move in. We bought our home in early 2018. All seemed fine. There were obviously a few snagging issues, but Linden were reasonably good at fixing most of them. There was nothing major, and they had contractors on site building other homes, so I guess sending one over to us for 10 minutes was no trouble. A more significant issue with the front door required us to badger them a lot, but it did (eventually!) get done.Other friends had horror stories of buying new builds and getting terrible customer service problems. I was the one saying 'Oh no, Linden were great! You should go with them next time'. Not any more. One of the things we asked them to look at was a gap between the tiling and the guttering on the roof. We could see the gap from the ground, but obviously could get up there to take a close look at it.A contractor came over and 'fixed' it. But apparently, ignored a far more significant problem.Towards the end of 2020, we noticed a large damp patch was visible coming down the front of the house. Long story short, it turns out part of the roof had been fttted incorrectly. Every time it rained for the last 3-odd years, water had been pouring down the gap between the external and internal stone work!Of course, we got this fixed ASAP, it only cost £180, so hardly the end of the world. By this time, we were over the 2 year limit for 'snagging issues'. However, as previously mentioned, we had told Linden about a problem in exactly this area. It was thier shoddy worksmanship that caused the problem and thier shoddy followup that had resulted in water pouring down the inside of our wall for almost 3 years.So we explained the situation and, considering the fact that we couldn't actually see the problem from the ground, asked them to reimburse the £180. Didn't even ask for them to pay for investigating possible damage or anything. The response we got was: "We will not be reimbursing you the costs for carrying out your own roofing repairs. If you had considered that there was still an issue with the first repair carried out, as per normal process we would have expected you to report this directly to Linden Homes for them to attendance by the roofers, during the first 2 years of your warranty defect period"

Very lucky to get the plot and house that we wanted and thank you to Karen Dove for sorting out a very easy sale and introducing us to their resident IFA. We've been here nearly 3 months and have to say that Linden have been excellent from start to finish. Love the house but there will always be snagging issues in a new build. Matt O'Connor has been excellent in sorting these issues for us in a timely and professional manner. He's a credit to Linden Homes and can't recommend him highly enough.

We as a family started our journey with linden homes in February 2020 at the brockworth Perrybrook Site , we had been looking for a new home for a while and I called in on my way home from London and met Dan for the first time , he was very courteous and attentive during that first meeting and made me feel at ease and very welcome. We met again the next day this time with my wife and the decision was made to purchase plot number 13. The process went very smoothly until cv19 and the lockdown however I have to say Dan and the team kept us updated at all times during a very frustrating period for us all, we finally moved in to our new house in October and I have been very happy with our treatment right the way through the process a very professional organisation all the people we have dealt with have been a credit to Linden and Dan has been exemplary from start to finish a true professional , I am a Sales Director myself working in the fenestration industry so I really do know what exemplary looks like and Dan personifies this.Well done to all at Perrybrook Linden and I was a little apprehensive as this is my first New build purchase but I would happily recommend Linden and the team . He was extremely helpful,thorough in Pre and immediate post sale period.He was always availbale on the phone , even on weekends, and in the evenings .I think this is best quality for any sales person.Other sales team Sarah and Gill were good in their roles and kept me updates all the time.Emmanual, site manager is superb when it comes to get things done promptly. The sales team in particular Karen Dove with the help of Debbie really did all they could to help us secure our dream home and we cannot thank them enough. Matt O'Connor has been very good and advised of works and helped organise trades to return to clear issues we have had, we can't fault him. The sales team (especially Dan) have been fantastic and have done everything they can to make the process as simple as possible for us. Dan still stops when he sees us to have a chat. He’s great. The house had minimal snags and any snags we’ve raised have been fixed quickly. The site team have been so helpful and have done things they haven’t needed to do, just to help us out.The house design is great.To be honest I can’t really understand the negative reviews. It's now the time to post what was meant to be my dream home to have your dreams shattered by LlNDEN HOMES. I paid a £99 deposit to buy this home and took a week from work to move out my rental home to prepare to move. Picked my home during Covid-19..with Linden Holmes Bishop Auckland..These Builders were prepared to go ahead with a sale in Lock Down by opening the sales office with one member of staff. Within 24hrs I had my morgage in principal..Good considering we were going into a Full Lock down.They offered flooring and 5K towards my deposit..fantastic offerAnd my reservation is now fully confirmed. Whilst I had to take a holiday from work I went to pick my kitchen.. flooring and tiles. Great!!! Im all excited.Then the fun starts!!!I was purchasing a two bedroom semi detached house..Main bedroom had a en-suite and there was a bathroom and ground floor W/CI didn't really want the en-suite 3 toilets for 2 bedrooms!They agreed on this occasion they would omit the en-suite...things are good!!NOT....I asked if I could have a integrated dishwasher...Bearing in mind they did not have to put an en-suite in my thoughts were this would compensate for this. The rude Female Sales Director said No way!!! are you getting a dishwasher!!!!Then I was told you not getting flooring for the Kitchen!!!Then they said no integrated Fridge/freezer but their details of the property included a integrated fridge/freezerSo they honoured me that!!! Nice of them!!!This was a hurdle that I never thought would be so stressful buying a new build!!Then I get a phone call they wanted 10% deposit to omit the en-suite!!!!My solicitor and their solicitor said this was not possible as I had not exchanged...So the en-suite is now going in the property!!! Even though they agreed they would not put it in.Then more fun startedHad a meeting 3 weeks later to discuss the kitchen/flooring/tiles of which to me I had confirmed was all ordered...So I am then told I had picked an upgraded kitchen and they wanted £850 there and then!!Tiles and flooring I had picked was discontinued !!!! What the hell....I thought this was confirmed what I had picked.Took them 3 weeks to tell me after I had confirmation it was all agreed.....I'm more stressed than ever!!!Paid the upgrade and picked further tiles and flooring.I had by this time put a complaint in....With no response from anybody.. I was due to exchange June 8th 2020 but due to Covid 19 they extended it by a month to the 8th July 2020..My searches are paid for and in placeSurvey paid for but was back logged due to Covid 19.9th July i get a phone call from my sols to say they have pulled the sale as i have not exchanged..this was out of my controlThey would not extend this any further and i was told they not selling me a house....I tried all channels to speak to management with no outcome to resolve my purchasing of a Dream Home..I have since found out they have sold it...it was never re advertised for a sale!!!............LINDEN HOMES....DO NOT LET THEM TREAT YOU LIKE THEY HAVE TREAT ME....

If I could give Linden 0 stars I would because of the appalling customer service we have received and our poorly finished house. It’s such a shame because we bought our first house from Linden homes in 2013 with no major issues what so ever (we did have snagging issues but who doesn’t with a new build). This why we decided to buy from Linden again and had such high hopes.Firstly we was told we would be moving into our new house in December, then January, then February. We eventually got our keys to our new house just before we went into lockdown (March). Our neighbour who purchased the exact same house had already moved in before us in January.We didn’t move in straight away because the house was very dusty due to not being able to get our carpets fitted before the lockdown. This was our personal choice and not at the fault of Linden Homes however due to the state of the house I am really glad we didn’t move in straight away. The overall general finish of the house was poor. The paintwork of the house was appalling. There were flashings on the walls, architrave in our en-suite was not fully painted you could see the wood, skirtings and stairs had not been glossed, there was flecks of paint on my kitchen units and on the floor of my kitchen and bathrooms (only flooring we had in our house),our french doors were broken, some windows had a chip in them, the door to our garage is covered in plaster, our brick work is covered in plaster and not been cleaned, our garage let water in when it rained, dents in the door frames and that’s to just name a few. Before we moved into our house properly a painter did come and patch up the poor paintwork but really it needed a full repaint of the whole house. After complaining three times we were told the paintwork was up to NHBC standard. NHBC only deal with the structure of the house so we felt like Linden were not being truthful. When we moved in there was scaffold in our garden because they had not finished building one of the other houses. We therefore had to wait for the scaffold to come down before our back fence could go up. Not ideal with a dog or safe in my opinion. Our fence has nails sticking out of it which isn’t safe for our daughter when she is able to toddle around the garden. We was told that some of these issues was due to Covid which I completely disagree with. Inside of my house should have been finished properly before Covid as we was to complete before the Covid lockdown. Just excuses in my opinion. Since being in our house more problems have occurred and the attitude of the Linden team has been nothing short of appalling. We have had a leak from our shower due to one of the nuts not being tightened properly which damaged our bedroom carpet, landing carpet as well as our en-suite floor. We had a battle to get Linden to pay to replace the damaged carpets of the foul water which leaked from our shower. It absolutely stunk and customer services said the landing carpet can be cleaned. Linden have since replaced all the damage but not without fight. We are still waiting for our en-suite floor to be replaced and it’s been nearly 6 weeks since we discovered the leak.We have since found the radiator in our utility is leaking and this had water marked the floor. It’s been problem after problem. When we email we are sometimes ignored or we don’t get a response for weeks after chasing up on previous emails we have sent. We don’t feel looked after or valued. We feel like our house have been rushed to get completed rather than focusing on the quality of the finish. We would not have minded being delayed as long as the quality of the finish was excellent but it was so poor. We now feel like Linden have the attitude of we have your money so who cares. Very disappointed compared to our first house. We have paid a lot of money for our forever home and I personally don’t think it is worth all the money we have paid due to the poor finish. Such a shame.

The Linden homes Heathland development in Frimley is a lovely community and neighbourhood. We moved here 3 years back and this was our first new build buy. It is very disappointing for us to see the site still not finished as Linden homes promised during the sales process. Linden homes customer service department is not responsive or professional and really hasn't been helpful we we've had to go ahead and fix quite a lot of the build issues on our own.Linden homes appointed First Port as the maintenance company for the sitt and we are yet to see any real value for the monthly maintenance fee that we are paying First Port. For us, Linden homes and First Port truly feel like big rip-offs. Most of the communal areas on the site hasn't been maintained properly with the lawns dying out and overgrown with weeds, drainage issues, building rubble still on site and a safety issue in many areas, entrance to the estate yet to be finished after all these years. I'd strongly advise buyers to look at Linden homes and First Port reviews and talk to home owners before having anything to do with new build homes from Linden homes and properties maintained by First Port.

Don’t buy from Linden!!!We bought a Linden Homes house at the Heathlands site in Frimley three years ago. The process of purchasing was horrendous - we felt like a part on a conveyor belt - we were treated as customers. When we moved in the house had numerous snags. Some were time sensitive and after much nagging were done. Unfortunately the advice of the site manager (to wait till the last 6 months of the 2 year warranty period) was terrible. Having done exactly that numerous repairs needed re-doing but we’re now outside of the 2 year period and Lindens refused to make good. Then there is the site and it’s upkeep. Atrocious. Unsafe and a real unwillingness to do ANYTHING. They refuse to acknowledge glaring errors in the build of the site. The drainage system has rubble in them (left by the builders) and the road was left unfinished for three years at least. Countless car, including my own suffered punctures and worse. I never want to go near a lindens home again.
