Branch good, staff great!

The Cubitt & West branch we used were absolutely fantastic. Always there when we needed them and always the most helpful, especially when we had any questions or issues. My only personal issue with the company would be their use of a certain solicitors. I was deeply unhappy with their recommendation of solicitors who they recommended. You may say that I could have got my own but at that moment, being a first time buyer, I felt very much pushed into that choice. Things were great with the company themselves though. We were assigned Julie to help us and she's been absolutely spectacular. The amount of calls I've made to her to moan is frankly ridiculous but shes always been there to help, to explain what's going on and why, and to be that voice of reason when we needed it most. Very happy to have worked with her and if the review was just for her, it would have been an easy 5*!

After a year of nothing, we swapped agents (to Cubitt and West, Crowborough). Market conditions made getting people through the door difficult. The decision was made to auction the property. This came with it's own legal team. Once sold the people started the legal-stuff. The initial 3 months deadline soon became six; without our sales progressor (Garry Wheeler) I think we'd still be going through the paperwork now. Did the legal team of three chase? Yes, but after Garry did. Did the legal team know what was going on day to day? No they never seemed to be upto date, but Garry was. Did the legal team write every week and after any movement, no. But Garry did. Garry always returned our calls same day and made it feel like you were the only property he was dealing with. Professional, personal and all in all, a nice bloke. Thanks Garry!!

We have just purchased a house that was sold through Cubitt & West Crowborough and have been extremely happy with the experience. We especially want to thank Garry Wheeler, the sales progressor. We had a fairly long chain with multiple hold-ups and issues and Garry was always on the case chasing the various parties involved and keeping us up to date on issues and progress. One party in the chain came close to pulling out, but we managed to exchange on time and Garry played a big part in making that happen. We also want to mention Marie and John, who were great from the moment we called them to view the property until we had our offer accepted.

Garry Wheeler was our sales progressor at Cubitt and West for the sale of our property. Garry was brilliant, keeping us up to date every week (often more than once a week) on the progress of our chain - both sale and purchase - contacting solicitors and estate agents along the chain. Garry was always easy to get hold of by phone or email and always replied/called back promptly. It was great knowing that there was someone supporting us in the buying and selling process and 'in our corner' fighting the inevitable battle with solicitors to get the paperwork complete for exchange and completion. Moving house is always stressful and completion always takes longer than expected, but having Garry to support us in the process significantly reduced the stress and frustration. Marie, Sophie and John in the Crowborough Branch were great too; honest, trustworthy, approachable, efficient and always willing to help. They were easy to contact and returned calls and replied to emails promptly. During the viewing process they got lots of viewings booked in and always found out the buyers situation (on/not on the market/under offer/cash buyer etc.) This information was very important to us. The online platform was easy to access and use to, view all viewings booked and the feedback from the applicants. We used Cubitt & West for our last sale and purchase and had no complaints then (12 years ago) which is why we used them again this time. They did not disappoint and we would not hesitate to recommend them. Thank you to Team Crowborough & Garry! Thanks to you we will be in our lovely new home next week :-)

I spoke recently with Charlotte and John at the crowborough branch. I cannot recommend Charlotte and her team enough, Charlotte was the first person I spoke to an explained my situation too, she was incredibly lovely and understanding answered all of my questions and was so thorough. I am so thankful to John and the team for finally securing my home managing a very difficult sale. John and Charlotte were so helpful and without their experience and help it would not have been at all possible. I can't recommend John and his team highly enough. After a terrible experience with another local agent with my house sale John restored my faith in Estate agents. John is honest , diligent customer focused, reliable and efficient. I would definitely use John and his team again - we changed to Cubitt and West from another agent as they were not finding any potential buyers for us - once we changed, we got quite a few suitable viewings and we accepted an offer and are now looking forward to moving to our new house. Never allow your property to be rented…

Never allow your property to be rented through this company. They took two years management fee of us, they inspected only once when we asked why we had not seen an inspection and they allowed people to live there in absolute filth, destroy the house have a infested with cockroaches and did not fight for us to get our deposit back. They have not offered any compensation for the fact that they know they did not inspect the property and they are an absolute disgrace. We even used Robin Sannasay Son to do work at the beginning as he was so full of absolute sales rubbish. Even he did not come back to us ever to apologise. The only good thing was that his son actually did a good job on the garden but the house after two years of not being inspected was left with £8000 worth of damage and not a single phone call back from Robin to apologise or offer compensation for the poor Service. This company should be ashamed and it will be reported to The associations of an estate agent. . This company should be ashamed and it will be reported to The associations of estate agents and lettings bodies to let them know how appalling this company is. If I was you, I would never ever engage with them in either sales or lettings. I was in a estate agent myself for 35 years and have never seen such appalling service.

Immediately Dangerous gas findings weeks after their approved contractor’s inspection and no apparent urgency inside 2 weeks to rectify. We would not entrust Cubitt & West with our home again. Gas Safe Register inspected the installation less than five weeks after Cubitt & West’s “approved” contractor attended. Its warning notice recorded a gas escape classified as “Immediately Dangerous” and two appliance entries as “At Risk”. The gas supply was disconnected. Our tenants were left without gas. Even after receiving the findings, Cubitt & West required repeated chasing. The lack of urgency and a clear action plan was unacceptable. The tenancy had already begun badly. Essential arrangements were unfinished, delaying the tenants’ move-in. We were told staff were attending a team meeting while those matters remained unresolved. Their marketing stated: “Do you add Commission onto Repairs & Maintenance? NO”. They subsequently defended receiving contractor referral fees, arguing that these are different from commission added to quotations. In our view, that is misleading. They have refused to answer our request to disclose exactly what they received from this contractor. Their defence of a cleaning quotation included generic internet estimates. We obtained actual alternatives and arranged the work ourselves. When we terminated their appointment, they initially refused to begin handover until disputed fees were paid. They later reversed that position. We consider their handling contrary to The Property Ombudsman’s handover standards. Their complaint response even criticised the length of our correspondence. Proper answers and timely action would have shortened it considerably. I urge other landlords with concerns about inspections arranged through Cubitt & West to contact Gas Safe Register and ask whether a regulatory inspection is appropriate. The gas-safety matter remains with Gas Safe Register, and our service complaints are before The Property Ombudsman. We will update this review when findings are issued

If I could score one star I would

If I could score one star I would. I would not recommend this agency. My experience with them was extremely disappointing. They attempted to charge me for defects and damage that were already present before I moved into the property, despite there being photographic evidence showing the condition beforehand. I found the way the matter was handled very frustrating and the overall level of service was poor. Based on my experience, I would not use this agency again.
