TrustpilotTerrible
Terrible. Hidden costs, terrible staff. Said they would release my bond 20 days ago after I left a rental and still haven’t given me my £850 they owe.Had to pay £150 to vacate the property and £120 each time I renewed. Not to mention they charged the tenant before me his bond for work they did not complete and then tried to sting me for the same things. They are screwing people for money. Do not use at all costs. I also sold a house unfortunately with them and they told me it would be cheaper to go with the fixed fee but a percentage would have been much cheaper.

TrustpilotAVOID !!! Worst estate agents company ever !
I will start with this : AVOID THIS COMPANY !! I have been renting with reeds rains over a year and had the worst experience provided by an estate agent ever. No issues arrived until I bought myself a car so I needed to make a resident parking permit, only to find out from the council that the landlord has his permit renewed during my tenancy period and cannot do my own permit unless I pay a £100 fee for the second permit or have the landlord cancel his. At this stage, I have contacted reeds rains maintenance team to request the landlord to cancel his permit. I was in touch with a person named Adam Mack at the time. I have been emailing and emailing and calling and calling on and on and all I was told is that the landlord cannot be contacted. Now, what if there was an emergency with the house, How will they get in touch with the landlord? I was given no response about my enquiry for over 7-8 weeks when i decided to pay the £100 fee in order to avoid being penalized with a parking fine. During winter time, we experienced some issues with one of the bedroom windows not closing properly and allowing drafts during windy days, which made our sleep nearly impossible. I have reported this to reeds rains in january, Now we are in May and we moved out of the house and guess what, now I am called by the company to fix the window. JOKE !! The washing machine drum got broken and an engineer came and fix this after 4 weeks where we had to wash our clothes at the local launderette. On top of this, at the end of the tenancy , they had the nerve of claiming a charge of £200 for the change of the washing machine drum, when in the contract was stated that all maintenance issues will be repaired by the landlord and in this case, it was a wear and tear situation. when it came to get the deposit back, It took almost a month to get the money back as again, "no response from the landlord" explanation was given. Plaistow branch - Metin and the guys there were pretty good, getting the things done quickly when we first moved in but after this, it has been a complete nightmare and no communication at all. Email chain is my proof and i hope whoever reads this review will consider avoiding them as they are the worst ! only want to take your money and not do a goddamn thing about it.

TrustpilotReeds rains are very quick to take your…
Reeds rains are very quick to take your money when you go through the rental process but are reluctant to help you when your tenancy comes to an end. They advise you will receive your full deposit back... Unfortunately they don't seem to understand the meaning of full... I only partially received my deposit back as reeds rains decided to take out a day's rent... Apparently this was because I apparently owe a day's rent despite the fact that keys were handed in on the day requested by reeds rains in their end of tenancy email. When you question this, you'll receive a response from the 'property manager' which will be blunt and very unhelpful. When you provide evidence that the keys were required to be handed in by the end of the business day on a specific date, they will then ignore you.During the tenancy, they were supposed to manage the property on behalf of the landlord. Thankfully our landlord was fantastic and very helpful, unlike reeds rains. They left us without heating for 2 weeks and offered no reduction in rent or compensation despite us not being able to live there. I have rented properties before and I have never had such a bad experience before. Its no wonder our landlord decided to leave them and have someone else manage the property for them.

TrustpilotJenny and Tom at Reeds Rains Reddish…Top Notch
We have just recently sold our house with reeds rains and couldn’t recommend them higher! The sale itself was not straight forward due to delays from other members of the chain but we were skilfully and empathetically guided through it all the way by Jenny and Tom in the Reddish branch. They both have a real passion for their job and we would definitely use them again. Thank you!

TrustpilotDon't consider Reeds Rains to manage…
Don't consider Reeds Rains to manage Letting out your property. The service and communication has been dreadful and the communication is even worse now its been centralised to their lettings hub in Southampton. At the moment i am currently enduring the process of moving the management of our flat from one agent to another - the whole thing has been a shambles to say the least - and I am still unsure it will go ahead next week - funnily enough one thing they have managed to arrange though, is a communication to my tenant with a date for a move to an energy supplier called Spark which we certainly did not ask for or want. I gave Reeds Rains notice of contract termination 27th February 2019 and my new agent has contacted them for the swap over and as landlords we have received nothing not even an acknowledgement until I rang yesterday and neither had the tenant. The swap over is due to go ahead 13th May - so Reeds Rains have had plenty of time to sort out the admin of the swap over.

TrustpilotDON’T RENT YOUR HOUSE OUT TO REEDS RAINS
The house next door to us has been rented out to someone who parties 3 times a week blasting loud music and screaming until 6am. This has been going on for longer than 6 months. We contacted Reeds Rain for some help as we are drained and it is now affecting my partner losing money at work as he is unable to drive due to lack of sleep! First time we spoke to Reeds Rain they said they would send a letter out to the tennant. A week later and the parties continued so we rang again and were told there is nothing they can do! Meanwhile, the house next door is slowly deteriorating with cigarettes and cat food littering the front! This is our first home that we have saved to buy and it has been ruined! Thanks Reeds Rains for giving us a drug taking yob as a neighbour. If only we had the owners number to tell them what is happening to their home under Reeds Rains supervision.

TrustpilotWorst Experience of my Life!
We attempted to purchase a house through Reeds Rains some time ago now and it's taken me a long time to get over the issues we had with their awful and unprofessional customer service. Thankfully the branch we used, Fulwood Preston, has now been closed down although no doubt the staff involved will still be working within the business in their disgusting manner. We attempted to put offers in on a particular property but Susan Taylor, who we unfortunately had to deal with most of the time, was extremely obstructive and lied throughout the process. At one point Reeds Rains chose to not pass our offer on to the vendor and it was only when we made contact directly with the vendor that this was discovered. The vendor was absolutely appalled by their attitude and even went into the branch to tell them what they thought. It was quite clear throughout the process that Susan Taylor did not want us to purchase this house, although we never found out why, as her attitude was consistently awful. The branch manager told us to go to see our mortgage advisor and get in touch when we had done so. Our mortgage advisor kindly called the branch on our behalf as we had been instructed to do. Unfortunately Susan Taylor answered the call. After he passed on all the information they had asked for Susan Taylor said "I don't understand why you've called because they are not going to get this property anyway" before slamming the phone down on him. He was understandably shocked. After some time we eventually got our offer accepted only to be told at the last minute that the other potential buyers had finally decided to match our offer and the vendors had decided to go with them as they were sick of the whole saga. We accepted their decision but it was clear that Reeds Rains cost us the purchase of this property with their underhand tactics and awful customer service. Strangely enough when the property did eventually go through the sale price was £5000 less than what we had offered which only confirmed my suspicions.Disgusted with the service we received we decided to take our case to the ombudsman. Throughout the complaints process Reeds Rains were absolutely terrible, contradicting themselves and refusing to believe they had done anything wrong. After many months the ombudsman made their decision and ruled in our favour on three separate counts. They agreed with exactly what we had said right from the start and we were awarded our much deserved compensation. What astonished me is despite the ombudsman ruling that Reeds Rains acted unprofessionally at various points and that they had caused unnecessary emotional stress, never once has anyone at Reeds Rains apologised. I thought when the cheque for our compensation arrived in the post it would be accompanied with an apology but no. Absolutely nothing. What a terrible company from top to bottom.

TrustpilotNOT GOOD AT ALL
I put the sale of my holiday home with Reeds Rains thinking that I would get a good deal from a large company...WRONG !!Being a holiday home I am obviously not 'in residence' every day so I put trust in my agent only to find that It took almost 3 months for them to erect a 'for sale' board!...communication was almost non existent with me having to phone up for feedback on the 2 viewing they managed to arrange.Prior to changing agent I had 2 independent valuations both of which valued my property at £8000 more than Reeds Rains and via my new agent I have had 3 viewings in 3 weeks and a resultant offer close to my asking price. On the plus side I have to say that Reeds Rains staff are very polite. One last thing...I am now stuck with a Reeds Rains 'for sale' board as despite 2 written requests they seem most reluctant to remove it !!

TrustpilotAbsolutely awful company
Went with this company to sell my home. We went with everything that was told to us got Tennant out so home was vacant as they said this was better to sell. They came in and took awful photos of the house that did not show full potential on the website, was advised to put into an auction but also did not explain the 6000 pounds extra on top of the asking price if someone bought the house no communication, poor customer service, my home was on the market for 3 months had alot of viewings 2 offers 20 thousand pounds short of asking price and was told to accept price. The branch we were dealing with closed and we were not notified of this had to find out from another estate agent. We have since left these and went with another company home was only on the market a day and was sold for the full asking price so please tell me how can one say accept a price 20thounds pounds short of the asking price I don't understand. All I can say I would never recommend this company to anyone.

TrustpilotLandlords experience: COMPLETELY AVOID! Durham branch.
This company's service is one of the worst business encounters I've had in my entire life! Our dealings with them has been an absolutely nightmare!!! You pay extortionist fees for a service that you can only be discribed as borderline fraudulent. We are seriously considering taking them to an ombudsman: the just run off with the money and leave us and the tenant in an awful situation. Never can get a straight answer, there's always 'another' colleague dealing with it, straight up deceitful service. They very rarely get back to you and if they do the information is insufficient and incomplete. We regret every doing business with this company. For your own sake just completely avoid

TrustpilotLettings from Reeds and Rains Stone branch (now closed)
Tried to give zero but sadly can't. The STONE branch which thankfully closed was utter rubbish from the manager down to the staff. No help no clue only letting statistics important. After sales utter c#*p. The property maintenance team based in Cheadle which is also shut down was a waste of space. Property management team is based in Hampshire NOW and our dealings with a young lady called GEORGINA have been great she gets the ball rolling. REEDS & RAINS took our landlord on and it was obvious that they were not briefed how to leave property for ingoing clients and you are expected to accept a ridiculous inventory report. It's been a nitemare from the start. Wether you are buying or letting I would stay well clear and save yourself a lot oh hassle and grief. THE BRANCH has shut that we registered with but no one has told us this fact brilliant SERVICE. Let's see if they M.D. can respond NOT.

TrustpilotLiars and shysters!
Liars and shysters. Wish I could give zero stars. Took weeks just to get them to photocopy ID documents. Mortgage advisor lied every step of the way, wasted six weeks of my time and falsified documents. Complaints process pathetic, didn't address any comments I'd raised but sent a 20 page document which "answered" a million questions I didn't ask?Walk down the street and pick one of the other estate agents on the same row. You can't do any worse than these incompetent morons.

TrustpilotShocking experience
Shocking experience. Enquired about a property viewing and was told I would be told I’d receive a callback when they were available. Two weeks went by so I rang back multiple times to chase matters up with no response. When I finally I got through I was again told that I would receive a callback. Another week went by only to find that the property had sold. Totally unprofessional and disorganised.

TrustpilotReeds Rains Liverpool
Reeds Rains Liverpool are shocking. I engaged them on a full management basis to look after the one house that I was renting out (and which used to be our home). They are incompetent, dishonest and rude and still owe me thousands of pounds - almost a year after (on the advice of my solicitor) I sacked them. They failed to do any of the things promised in our agreement, such as carrying out condition and inventory checks twice a year. The tenant they put in place, and whom they were so in awe of (“no we can’t go in to check the property. Don’t you realise your tenant is a prominent local solicitor?” SO WHAT??) turned out to be a chain smoking conveyancing clerk with a penchant for daily takeaways (hence there being takeaway trays and cigarette stubs strewn all over my lovely suburban house and garden). The tenant brought in his slovenly mother who added to the piles of rubbish with unused prescription drugs, unwashed utensils, filthy gargantuan underclothes and of course, letters addressed to one or other of them by just about every debt collection agency in the UK. Of course RR should have discovered this - if only they had carried out those checks that I paid them to do.The contract specified that keeping the garden tidy was the tenant’s responsibility but I paid for supplementary gardening to be done to keep standards high. My lazy tenant (or perhaps his bone idle mother who should not have been there in the first place) couldn’t be bothered to open the side gate for the gardener. When I eventually gained repossession of the house my once picture perfect garden had gone. The lawn was waist high and strewn with my top notch tenant’s clothes and cigarette stubs, broken furniture and bin bags that they just couldn’t be bothered to put out for collection.I asked Reeds Rains to give my tenant notice in December 2016. I eventually got him out at the additional cost of a solicitor in June 2018. Reeds Rains told me that they had given him notice in early 2017 but seemed to have forgotten this when I called to collect my keys. In the interim I faced prosecution by the City Council and a claim for a year’s rent from the tenant because I didn’t have a Landlord Licence - despite having instructed Reeds Rains to license me and despite RR having drawn down payment for the licence from the rent (before my tenant stopped paying the rent. I am still awaiting reimbursement of the licence fee, and for unpaid rent, and the rental deposit and compensation for all the damage done to my home, and for the legal costs, skip hire costs, repairs to a broken fire, to my front door, to various fixtures and fittings.....And do you know what? More than eight months after my solicitor set out my claim to RR they have done nothing more than acknowledge it. No substantive response. Nothing. Utter utter shysters.

TrustpilotWASTE OF TIME AND LIARS!!!
Booked an appointment and had to wait two weeks as I needed them to visit for a valuation on a Saturday. The appointment was booked for today (Saturday 9th Feb at 12 noon). I got a call yesterday confirming the appointment, however nobody has turned up. At 12:15 we called as the agent was late (not professional), when we eventually spoke to someone we were told somebody had spoken to us to advise the appointment had been cancelled. LIARS!!!We were told reeds rains had made all their staff redundant at 5pm last night and they now only have one office in Liverpool. I feel for the people that have been made redundant, but take exception to those left lieing and not informing us.Complete joke!!! They say they take customer service seriously, if that’s them taking it seriously I dread to think of what it would be like otherwise.AVOID!!!

TrustpilotReeds Rains Leyland Office.
Asked Reeds Rains to do a rent review on a property we rent out. Kristal, the manager did a fantastic job for us, managed to get the tenants to agree to a much higher rent in line with the current market. She couldn’t have been more helpful. Kept us fully informed all of the time. Would highly recommend for selling, buying or letting a property as we have previously done all three.
