If I could give 0 stars I would.Absolutely appalling company. I will never recommend them to anyone, in fact I advised my friends against renting or purchasing a property with them to the point that their “dream house” is now in the process of been purchased through a much better company. The communication in Reeds Rains is laughable, their lack of communication is really what annoys me. I was renting a property, due to circumstances out of my control I had to leave the property. The terminations team for Reeds Rains. SHOCKINGLY BAD. It’s over 2 months later and I’m still waiting for my deposit back. I was told it would take 10 days. I’m constantly chasing them for the return of my deposit, email after email. Call after call. Nothing. I hear nothing from them majority of the time. The repairs I asked for were still not done by the time I left the property. They are horrific company. I’ve never had a worse service. I might be young but I know my rights as a tenant, a humans and the way they treat me was not right. I’m disgusted. They’ve caused damaged to my mental health, the stress this whole situation has caused me is endless. At one point it cause me to have fear that I could lose my job due to it causing me so many issues. Reeds Rains, if I could I’d stop you trading. No one deserves to be put through what I have nor should someone have to deal with a business like you.

Extremely Disappointing and Stressful ExperienceI had the worst experience with Reeds and Rains. The property was listed on the market for £850 per month, but we agreed on a rent amount of £800. I paid the advance rent of £800 to Reeds and Rains, and I was instructed to pay the security deposit directly to the landlord. All parties signed the tenancy agreement at the agreed amount of £800.We moved into the property with all our belongings, but just two days later, Reeds and Rains contacted us, demanding that we re-sign the contract for £850. They have repeatedly threatened me and my wife, saying that if we do not sign the contract at the higher amount, we would have to leave the property. This has caused tremendous stress for myself and my family.With over 150 years of experience in the UK market, I never expected such unprofessional behavior from Reeds and Rains. I am extremely disappointed and would not recommend this estate agent to anyone.

It is fair to say that they are one of the very few that make contact when they have a new property to the market and it is increasingly clear that most of the other agents just wait for you to see something online. Not had a great experience with this estate agents, i understand that they are not allowed to tell you that the house is a repossession but the house i purchased had a garage that the estate agent didnt tell me about even though there were garage keys on the bunch of keys they had, that then cost double the amount of solicitors fees. After i put an offer in on the house and i had got a mortgage for it i got a sales memorandum through with all the information on stating that it had 28 days to complete which i was never previously told, buying a house is a huge process and not being told certain things and left in the dark about things is really not professional or great for the buyer so i wouldn't recommend Reeds Rains to anyone or use them again myself. I have also later found out that although the ad for the house sale said Council Tax Band B it is actually a C so, these should not happen as its all extra cash for the purchaser

I recently had a very unsatisfactory experience with Reed Rain Plaistow while attempting to purchase a property. The process was fraught with miscommunications and a lack of professionalism that ultimately led to a great deal of frustration.Initially, when I contacted the agency, I was asked to provide all my personal information and proof of funds. I informed them that my husband would be viewing the property on our behalf, and was advised to have him call directly. However, when he did call, he was told he couldn’t view the property without my details, despite me having already provided them. This initial mix-up should have been a warning sign of the confusion that was to follow.On the day of the viewing, my husband's appointment was nearly disrupted by a last-minute call to change the time, which was impossible for us due to his work commitments. During the viewing, the agent Greg was uncommunicative and only responded when I directly questioned via video call, despite my husband being present with him. My real disappointment began during the offer process over the Christmas period. After placing an offer, I received an out-of-office reply from Dea and was instructed to email the main branch. Despite doing so, I received no acknowledgment or update, leading to uncertainty and the need for further follow-ups. I telephoned and spoke to Greg, who sounded like I was a bother for calling to ask if my offer had been received. Once Dea returned, there was some back-and-forth over the offer, and I submitted the figure she suggested, which was eventually declined. I even increased my offer significantly above the asking price, only to be informed later that day that another offer had been accepted. Surely an estate agent would give an option to increase to give the seller the best price. I have since read other reviews on another platform that they have done this to other buyers through this office. The entire process felt underhanded, leading me to believe that there was a preferred buyer from the start. The lack of transparency and poor communication have left me feeling that Reed Rain Plaistow is not only unprofessional but also dishonest. This experience has been a complete waste of my time and has significantly impacted my view of their business practices.

GoogleWe recently sold our property with Reeds Rains in Congleton. Firstly, we compared the service to another high street firm, and Purple Bricks. Sales manager David was the only one we actually felt had a strong grasp on the value of the property and the acheivable price. He also came with a clear marketing strategy. Purple Bricks strategy was to price low, and tried to convince me of that against poorly researched comparables. Im sure I would have sold just as fast with PB, but for significantly less money. In the end, even with the larger commission rate, I came out much better off with Reeds Rains. The other high street person came in way high, then kept creeping down which showed me he had no confidence in his valuation, and a strategy would have consisted of dropping the price.
We had four people view immediately, two made an offer, and one was accepted, so the house was on the market for approx 3 weeks only. From here, Emily was the main driver for keeping the sale moving forward through some significant turmoil both up and down the chain, and we can only thank her for the continued efforts and chasing that she did tirelessly. Reeds Rains were initially more expensive than the competitors, but were able to match the other offer from the high street, and we feel produced photography and a brochure of a standard that really showcased our property, helping it sell extremely quickly in a slow period before Christmas. Very very painful renting experience so far and still not moved. There's always something else that needs to be done. They never call back when they promise to. They withhold important information. I just don't trust them anymore. Not even sure I can ever move my family into their new home. Now looking elsewhere. My stress levels are sky high due to Reeds Rains.After the reply from Stuart: thank you, thank you. This is the first time in 4 weeks of pain and frustration that someone has actually said SORRY! Such a simple word with so much meaning. You guys are experts with your processes, but to the detriment of the human element. Your customers are all human. Don't ever forget that !I haven't received a sorry from the agent yet for not returning calls and lying, and withholding information though but this is a good start. Thank you Stuart.

The Reed Rains staff are professional and helpful.They do have a problem with the company they are partnered with to do identity checks, Landmark. From the payment link not working properly, I couldn't view the privacy policy and access the payment screen, to receiving payment reminders every day (six and counting) even after they sent me a receipt for my payment. The Landmark help line didn't reply to my query and Reed Rains staff responded but didn't make a difference.As is often the case good frontline staff are let down by poor IT or partners

The worst customer service ever. I rented my home out through them, they allowed pets in my home after I had specifically told them no pets. They let one tenant sub let a room, and did nothing about it. They let a tenant move her boyfriend in, 3 years down the line I'm still getting letters from bailiffs and debt collection agencies. They have been no help whats so ever getting it rectified. Calls were never returned. The photos they took when tenant moved out, where inadequate for the company dealing with my claim against the bond. Even though I paid for them to fully manage the property when ever there was a problem they could never find a contractor I had to find my own. Stay well clear

Would not recommend this company at all. Very rude staff at Crossgates branch. Booked an appointment for a valuation of my home for today on Tuesday/Wednesday. They rang to confirm yesterday and then received a phone call this morning saying they have to cancel without giving a reason so he spoken to Claire the manager who then rung us and said she doesn’t cover LS16 and that it would take 45minutes from crossgates to cookridge! I know for a fact it doesn’t take that long. There was no apology, there was very poor customer service and the comment we received was ‘I am not willing to argue about this’ when we didn’t even receive an apology !

With all the New and upcoming, Far CHEAPER estate agents on-line like 'Purple Bricks', 'YOPA', 'Tepilo', 'Doorsteps', etc, etc one would of thought Reeds Rains would provide a Far better, indeed Far CHEAPER service than what happened to us!? Reeds Rains 'Customer Relations Manager' Ignored the whole complaint Below :- 1. They totally ignored their then employee “J” first visit with us, his appalling discriminatory behaviour towards our beliefs etc, etc. They readily dismissed this as entirely irrelevant!2. We did NOT say ‘There was not a Vat element to this fee’ We said “J” and others said the Total at the end would be Only £1,700 and No more! This was the Agreement.3. This is the First Time We had seen this Document Reeds Rains say had a part to play in my sale!4. We also phoned Reeds Rains as suggested by your employee “J” to Clarify this with management etc at Reeds Rains. They clarified the Total amount would be asked to pay would be £1,700. and No More!5. They chose to ignore the fact that Reeds Rains Asked us to conduct the viewings ourselves stating because “No one is in the office twas available for the viewing!” We felt Literally pressurized into it! We had to sell our Property to prospective buyers and indeed We alone showed the Property to all who came around even the buyer. No one at Reeds Rains conducted the viewings and even with the buyer Reeds Rains Never told us the viewing was to take place with the buyer. We were kept entirely in the dark even when they turned up on our door step unannounced!This is Not the service anyone should expect is it not?6. Reeds Rains ignored the fact that the Floor plan made by Reeds Rains was entirely Wrong and we had to take considerable time redrawing it to how it should of been.7. We were forced to take the pictures because your staff put the old pictures up the pictures when I purchased this property years go when we purchased the property before we renovated it. Reeds Rains used some of the old pictures! In Their response to our complaints they conveniently chose to ignore these facts.Our Case is with the Property Ombudsman because Reeds Rains chooses to ignore our complaints but still demand money for their far from professional service!******In Reeds Rains response they say, we say honestly *****:1. While Reeds Rains use the convenient excuse that the offending ‘Employee no longer works at Reeds Rains’ his behavior was appalling and one that simply should not be brushed under the carpet and ignored with regards to our complaint! The Impact was felt and it proved extremely upsetting!So there you have it a company who readily dismisses the abuse just because ‘This employee no longer works at Reeds Rains’ !2. There was No ‘Confusion’ between us! In Good faith a “Total of £1,700!” was clarified which Means “£1.700!” in the real would clearly not Reeds Rains world.When I purchased a Car the Price I was told all in, the total amount was what I paid not £340 More like with Reeds Rains!As for the middle document they say appears ‘proving at etc £340’ ? We had never seen this alleged document or signed our name on it! 3.. ' when one of the viewings was booked by our central call centre.' That was the integral Viewing where the eventual buyer turned up without any notice, and unaware of them coming I almost did not open the door! As We stated at almost all times any viewings We were told would we do the viewing from the office at Reeds Rains, because of some excuse Reeds Rains couldn't! In Actual Fact WE sold our property with Reeds Rains They at Reeds Rains were to busy to conduct the viewings! 4. Floor plan was ready to be posted on -line already as were the Old out of hate pictures BOTH wrong!We thankfully spotted them and had to painstakingly redraw them and retake the pictures! Again We did the work of Reeds Rains and We sold our Home Not Reeds Rains!

My family, booked time off and flew from London to view a rental property in Shotley Bridge with an appointment booked with these agents for this morning. Having arrived yesterday they phoned the agent to confirm the appointment only to be told that the agents had already accepted another client for rental and taken a deposit. Reed’s Rains didn’t communicate this to my family prior to them leaving London - indeed no effort was made to contact them - no answerphone message - nothing. As a result the family have incurred the cost of flights and accommodation in addition to the disappointment. These agents have made no offer to compensate my family and fobbed them off with a “sorry” I therefore suggest that if you are either a buyer or a seller, that you spread this experience to others as an example of Reed’s Raine’s standards in dealing with clients whether they are buyers or sellers. You may also wish to further consider whether to use them or not! Addendum Having had a response as seen here from Reed Rains, I responded giving my telephone number a week ago, and I am still waiting! It’s the same issue as the original complaint - lack of communication, no call, no answer phone message. Their consistent poor performance should be a worry to any potential customer! Be advised.
