From the moment we called the Estate Agents to arrange a viewing we have received a 5 star service from Chris Hamriding. It was an absolute pleasure to meet Rachel. We enjoyed a wonderful tour of the property that we were viewing, Rachel was very friendly, helpful, engaging and professional. Rachel was also very well informed about the property and we felt very supported every step of the way - great communication, very responsive & nothing was too much trouble. Chris Hamriding have been excellent so far. All of the Sales team have been incredibly helpful and have talked us through every stage of the process while our house has been on the market. Special mention to Suzanne and Nicola for being so patient with me and all of my queries - thank you both. You have made the experience far less stressful than I first imagined it might be. I'd highly recommend this agent, if not for the 5* service then for the free sweets they send you home with whenever you nip into the branch!

This is a reply to my other review which I posted two weeks ago and which I don’t seem to be able to reply to what Chris has stated … The point of my review is because i wasn’t happy with the service I received on the sale and rental side of your business. I am perfectly entitled to leave a review for all to see about how I felt treated. As for some facts. It took 8 and a half weeks to get my deposit back after which it took me 5 months to write what I considered to be a fair and accurate review of the service I received. Your agency didn’t care whether I got my deposit back and rather than taking responsibility for the issues you tried to hide behind ‘but the landlord is saying’. The dispute should never have got as far as the TDS if you had dealt with matters better. You clearly thought you were fine trying to pass on illegal charges which the TDS would have agreed with. During the rental process you had me filling in form after form, giving all my financial details to secure the rental only to then at the last minute tell me I had to get a guarantor who then also had to fill in form after form. You were fully aware my income was slightly less the required 3 times monthly rent and despite having more than sufficient funds to cover the rent from the house sale proceeds I was declined which was frustrating and humiliating - you should have just told me at the start I’d need to get a guarantor. As for more than 20 viewings and dithering. That is not true. I still have a list of the viewings that I had written down. There are 10 over the 5 week period the house was on the market. I had an offer 1 hr before you closed for a week over new year and the offer was accepted the lunchtime on the first day you opened after the break. I had a 2 minute conversation with Chris when he suggested he could get a small amount extra. I was given no advice or information about another offer and if I should wait and see in a rising market. In my opinion you simply wanted the sale done asap to free up your staff from having to do more viewings. The buyers had clearly told CH what they’d be prepared to pay but that doesn’t mean my house wasn’t worth more. It was me paying you not the buyers and you were suppose to be working for me not them! I spoke to Pete some weeks later and he confirmed in his opinion I could have marketed my house for £20k more. I will never know if my buyers would have paid more since my house was underpriced and you ended the bidding process. When I raised my concerns you tried to make it seem you had got me a good price by telling me the amounts other houses had recently sold for in the area. Having subsequently checked the land registry I find the houses sold for more than I was told at the time. As for 19 hours of phone calls and meetings. Who were those with because they weren’t with myself? I sent you an email letting you know how I felt which you responded to. However in my letter I asked to have a meeting with you which you never actually replied to. So it was actually you not me who ended correspondence. I then had to endure many stressful weeks corresponding with your office to get my much needed deposit back. I have never been uncontactable since my email address and mobile are as they were previously. If I have been dormant it’s because there was nothing further to say. You seem to be upset I’m writing this review but if you had devoted more time to looking after your customer (me) then you wouldn’t have got a poor review.

Good evening Ms Jones, Many thanks for your detailed comments. We are slightly confused as to why you have posted them here after discussions on your above disgruntlement commenced approx 9 months ago and we have since logged in excess of 17 hours of phone calls and meetings to remedy your concerns. Notwithstanding this, we treat all clients thoughts and concerns with the utmost respect. We have carried out exhaustive reports on all of the above and this was communicated to you several months ago with no response. In your review you have stated factually incorrect matters that have had hours of independent review. Your house price was one of the highest ever achieved in the immediate area and this was following in excess of 20 viewings at the property. You took plenty of time to deliberate your offers and as a result your buyer questions whether you really wanted to sell at all. Amongst a multitude of other well researched reasons, we are extremely confident your property was far from undervalued and we would welcome any further independent review you wished to commission. Your rental property was left in a condition that the landlord was deeply unhappy about and we educated you several times on the 'TDS' dispute system that independently reviews the argument you had with your landlord about the condition of the property you left thus removing it completely from our hands, this is a fair and legally robust way of resolving such matters yet you refused to believe this dispute system existed and continued to harass our staff threatening us with all manner of legal actions including a bizarre use of your connection to a trainee magistrate! We found this most unusual and question whether the Judicial board would have a code of conduct against this kind of behaviour, however, we continued to respond to you in a calm and professional way, such is the very core of our values here in our small family business. We agreed to refund your deposit. Accusing staff of bullying is also, in our opinion, libellous. We have exhaustively discussed this with you and are most disappointed you have been dormant and uncontactable for months yet now decide to leave an unfair review. We are a small business who clearly communicate with clients and care deeply about customer service in the local community. We have strict professional processes and adhere to them diligently in line with the property ombudsman. We are seeking advice as to how best to deal with your factually incorrect statements and are truly heartbroken that you feel this way. We wish you and your family all the very best for the future. And still didn't get a call back after several promises so thanks Caroline for your really unprofessional behavior,you only needed to let know what was going on,priory properties got back to me within 30 minutes and I was sorted out the same day

We have since been trying to contact you via telephone, email and post but understand you are unwilling to discuss this with us which is a shame as we are very pro customer and as a truly independent, small family business, we take these things very seriously. Below i have copied the transcript of the email Caroline has sent you and we do hope you see it. We wish you all the very best in your new home wherever it may be and should you wish to speak with us directly, our business owners are always available, which we find is a unique and helpful option for all our clients. Dear Carole, I hope you’re well. I wanted to reach out to you to discuss the Google Review you left as it is something that has been weighing on me since you posted it. I can only apologise for the way you felt when you left the review. I am someone who prides myself on hard work, good communication and above all caring for and helping people. You may be able to see from the host of positive reviews I’ve received, this kind of review is very irregular for me. Lastly, my bosses arranged a formal meeting to discuss it with me which has brought me an awful lot of anxiety and stress. In that meeting, I was asked for my version of events and as far as I can see they are as follows: You made the offer. You were informed that the offer was acceptable pending you being qualified as a buyer and us gathering chain details from your agent. We then chased your agent at least three times and every time we were promised Mike would call us back, which he didn’t. We then received Mike’s mobile number from you, rang him, left a message and never received a call back. I then went on annual leave. It took your selling agent over a week to then come back to us with chain details, by that point you had left your review. I understand perhaps our communication could have been better but this review has had a negative effect on me and I would dearly like you to talk with me or indeed rethink your comments and the '1 star' nature of your review. Had a really great experience with Jess at a viewing, probably the best viewing we have had actually in the 3 years we have been hunting for the right house. Awful experience ever since that and this has resulted in us withdrawing an offer on a house we were really keen on. First time buyers with no chain, everything ready to go so would have been nothing but smooth on our part. Nicola is the rudest person i have spoken with on the phone for years. We were told there was loads of interest on the house which is obviously every estate agents favourite line but i had been asked for what felt like every personal piece of documentation except my shoe size to have our offer considered which i felt was a bit extreme and i had been emailing to ask for clarification as to why so much info was needed. I was ignored 3 times in total by Caroline, who had actually been pretty efficient until the point of purposely not answering my question. I phoned their office to chase this again as i had already sent what i had for proof of address but it wasnt enough, i had nothing else to send. They had driving licence, passports, utility bill etc. Whoever answered the call initially was rude and i was then put through to Nicola who literally argued over the top of me to the point i hung up because i couldn't get a word in. All i was asking was why has so much information been asked from us before our offer has been agreed and if our offer is declined how is all of the information, including proof of my savings account, destroyed of. She jumped down my throat and said its shredded with a stroppy attitude. I said to her that the impression from this estate agents has not been very good so far, everyone i speak to seems really down my throat and rude and she spoke over me so much that i said 'you're not even letting me speak', she was still going so i hung up and we have withdrawn our offer. Disappointing as we have been looking for a house for 3 years and loved this particular one but lost confidence in it because of the service we received from Nicola and have since withdrawn our offer. Good work team!!

Hi Hollie, Following your viewing on the property in Stoke-On-Trent, we just wanted to address some points you have made. Firstly, i can assure you that customer service is our top priority here and we truly wear our hearts on our sleeves. The business owners are available to speak to 24/7 which is a real rarity in many industries, especially property. We wish you could have spoken to us first before leaving what we believe to be a most unfair review. Following a buoyant marketing period, the property in Stoke-On-Trent that you viewed received 20 viewings in under a week which is a lot of interest. The seller of the home was delighted as the reasons for sale are particularly stressful. Subsequently we had more than one offer. I can assure you this was not the "estate agents favourite line" however i understand how stressful it can be when you find the perfect home and other people like it too. We have reviewed your case and I see you were asked for proof of identification along with proof of funding for the purchase amount - both of these were to accompany your final offer should you wish to make one. All parties wishing to offer were asked for the very same, though you are correct, no shoe sizes were requested! There are a few reasons the above is requested; We are legally obliged to carry out due diligence on buyers and sellers - please see below link to a government backed website detailing the reasons https://www.propertymark.co.uk/professional-standards/consumer-guides/buying-selling-houses/aml-proof-of-funds.html The primary reason however, is that our client specifically requested this to be done on all offering parties. Our clients pay our fees therefore we have to act on their instructions. I spoke to the seller himself to see if he would accept your offer with no ID or proof of funding and he declined. I am truly delighted you had a positive experience with Jess at the viewing and it's this helpful and pleasant attitude that all our our team possess which ensures our strong and healthy reputation. Our viewing agents have a very different role to our sales negotiators where more difficult conversations are often had. It is confusing to us all that you found Nicola the rudest person you've spoken to on the phone in years as we have reviewed the phone calls and not found any evidence of this. There are numerous reviews directly thanking Nicola for her kind and understanding ways. However we are sorry the due diligence process has irritated you and we wish you all the very best with your house hunt.

Caroline is a wonderful lady who was very supportive and understanding of us having a 5 month old whilst selling the house. Caroline completed the Memorandum of Sale so we can purchase our onward property.

My experience with Ms Nicola Simper is from day one when asked her a question she cared to make sure I get the answer. Day one when I was in the office and asked her a question. She didn’t have immediate access to the answer then I got busy with getting other things and forgot about my initial question and left the office and she followed me to street when I just stepped out of office and let me know of the answer to my initial question when she found out the answer. In general, I feel Nicola brings professionalism with quality of care, accuracy, mannerism and maturity in her profession. Thank you, Nicola
