everyone I deal with in the company were very helpfuland understanding as I had to postpone the sale of my flat due to ill health but they just picked it up and started the sale when my illness improved, I was grateful not having to start from scratch. We have been delighted with the support and responsiveness delivered on some recent conveyancing by Lisbeth-Ann, Laura and the team at ELPAM. We've been through this process just a handful of times over the years, and whilst this time around we met with some intransigence on the part of the legal firm being used by the vendor, the team at ELPAM representing our purchase offer were excellent in guiding us through it all and resolving through to a timely conclusion. I never thought I'd endure a property transaction like the one we've just had. Suzanne and Kamila were proactive, knowledge and lovely to work with. I hired ELP for the Sale and Purchase of my property.ELP were recommended from a previous conveyer who I had worked with in the past. After meeting with the Sales team I was impressed and decided to proceed.Pros* Back office Sales team were good* Solicitor did work hard to complete the sale, there was a lot of back and forth* Paper work was in good time and was accurateNeutral* Sales Schedule was published with inaccurate details but were fixed when it was pointed out.ConsI think they are overworked. Too much on to many clients leading too:* Lack of responses * Including when asking to bid on a property, no action was taken for days until I chased on the closure date for confirmation the bid had been placed. By then they could not bid as they had a conflict of interest. * Attention to detail and communication, I had the same conversation multiple times and with different people* Bidding guidance was not accurate, bid for 4+ and never secured one, even though we went higher in every single case than was guided.* Once the invoice had been settled, little interest in supporting the remediation of issues found in new property* Fees are not clear from outset.* Two weeks waiting for the refund of the balance to be paid, not even an acknowledgement or when it will be. I was looking for a longer term working relationship, like I had with my previous conveyer who sadly retired. ELP feels like more transactional, less personal and not targeted to the client.

Unfortunately you were buying during a very volatile market with properties achieving unpredictable prices. This has been a time of unprecedented busy-ness, but we sought to deal with any issues in both your sale and purchase promptly and proactively to ensure you were able to settle on your chosen date of entry, and we made every effort to keep you informed at each step. However we completely appreciate that you have had a negative experience and that aspects of your file have not been up to our normal standards. We are grateful that you have given a balanced review despite your disappointment, and we are taking on board your comments.

They just dealt with the discharge of our securities for our house. Everything went smoothly.We also used them 11 years ago to buy the house and to write our wills. We were also very happy with the company then although I believe that the persons who did that work for us are not there anymore.

FacebookWe recently relocated from England to Scotland and used ELP to buy our property. Laura was amazing, always so helpful and guided us through the different purchasing process in Scotland. Our move was extremely stress free and I credit most of that to the work Laura did for us. I was so grateful that whenever I needed to speak with Laura she was available and if not I was always able to speak with an assistant who was just as helpful too. Thank you so much for everything!
