The Team at Reeds Rains Didsbury have been there for me even before I put my property on the market. Their support and guidance on market conditions and the industry was invaluable, they were honest and very helpful. Elly was my go to, she is outstanding. During the viewing stage their communication was excellent. Not just an auto email but regular calls to discuss progress and feedback. I'm delighted that my property has now sold, STC, and again, David the Manager called and his exact words "it's my job to help and support you through the sale now, i'll do everything I can to help". And he's stuck to his word, just superb! It's so refreshing to get such great customer service. Big thank you to all at Reeds Rains Didsbury.

It’s all about the buyers, stuff the paying customer!!

I am writing this review from the vantage point of two separate house sales - our own home and assisting my parents house sale.All was good in the early stages of both sales until it came to sorting out a moving date and on both occasions (different estate offices) the clear priority was to only help the buyers and not give much (if any) help to the seller (the reeds rain customer who actually pays!). On both occasions we were bullied to meet the demands of the buyers, regardless of how ridiculous the time frames were being asked.During the day of our move we were constantly nattered by phone and text (7 calls) to see if we had left the property as the buyers were wanting to get in.If you are selling a home I would not recommend reeds rains one bit, in my experience they just added to the stress.

***KEEP AWAY*** We were treated like young dumb first time buyers and constantly lied to by the sellers and estate agents. Property was advertised as FREEHOLD, we asked the sellers about the property status, they said the property was FREEHOLD, the paperwork was in the post. During the solicitors searches, it came to light that the property was in fact LEASEHOLD. Reeds Rains asked how we found out that the property was LEASEHOLD and we explained through the solicitors, to which estate agents said "but yeah its a long LEASEHOLD " - so they already knew and were hiding and MIS-SELLING!

I needed to secure a house to rent and saw one I liked on Rightmove. The agent was Reeds Raines. I also had been considering another property. We decided as the other property had 3 bedrooms and the one through Reeds Raines only 2, we would opt for the other one. During the process I dealt with Janet at Chester le Street and she couldn't have been more helpful or understanding when the house we chose fell through due to a landlord legal matter. Janet immediately checked that their house was still available and contacted me the same evening to say it was. I paid the holding deposit and the process began. Janet explained everything clearly at every step, but we only had a few days before our house was sold and we had nowhere to go. I explained the urgency to Janet and she chased everything up and ensured we got the go ahead to move in on our completion date. This was such a stressful time but Janet kept me informed at each stage, and when she confirmed the house was ours, I couldn't have been more grateful. Vicky helped me through a very difficult sale which was delayed on a number of occasions due to issues with my wife's health but Vicky kept me right throughout and became a friend on the phone who was supportive, helpful and organised. Very responsive. Always went the extra mile to support us despite everything that happened. From the first visit to the getting the keys they were professional, knowledgeable and able to get the entire process moving. We found out a lot more about what was going on from them than we did from our own solicitors. There were a fair few problems lower down in the chain so our purchase took a long time. Despite this it often felt that the only time things were moving was when Vicki was pushing the chain and the solicitors to get a move on. Some of the other estate agents we encountered whilst searching for a property commented that Reeds Rains were expensive. This is clearly a case of you get what you pay for. The staff were approachable, friendly, knowledgeable and professional. In sharp contrast to our solicitors there was a real ethos within Reeds Rains about them working for us (rather than just being another order number or open case). As well as using them to advertise and arrange the sale of our property Reeds Rains also offered to represent us with our onward purchase (at no additional cost). This meant that we had professional advice when it came to negotiating and submitting offers, but also when we did experience less-than-professional behaviour from another estate agents - Reeds Rains were able to step in to deal with them on our behalf. Yet again nothing done to sort my issue going on since MAY

Yet again introduced to someone who said they can help look at my issues that have been going on for months and so far they have done absolutely nothing, don’t reply they are so rude!!! Since May this has been going on, was meant to have rent increased in May said they can only do it in September! And guess what still not happened. Promised they would fix it and get back to me and nothing at all! No reply!! So so RUDE and have no interest in correcting their mistakes! Can’t afford my mortgage hence why we asked for a rent increase, since MAY this has been going on. Tenant was expecting new amount to be taken and reedsrains haven’t done anything at their end!!! SHOCKING stay away

If you want to waste your time on the…

If you want to waste your time on the market, recieve no support from the agent. Have them make up contracts. Never have staff to do viewings and end up taking your own photos of your property on your iphone and have them not let you leave them as an agent when you raise the issues. Reeds rains Hull is the agent for you.

Waste of Time

I used Reeds Rains to list my property, they were all singing and dancing with positivity but once I’d paid for ‘professional’ photography, I seemed to be forgotten about. (Photographer was rude too!) I didn’t get any viewings so was constantly chasing the office for updates. I had a friend put in an enquiry and they didn’t contact him for 10 days!!!!! Never answer their phones or emails. Was on the market for 4 months before I switched to another agency and the house was sold within a month. Staff clearly don’t care about the sale, more like they are incentivised to get the listing.

Do not use these incompetent con artists.Had our apartment ruined by a serious leak from the apartment they manage above us. After the building's management company sent out a plumber to turn off the water to stop the leak, Trudy in the Ballyhackamore branch told their tennant to just turn the water back on again. That was on Saturday morning, on Monday morning the building's management company plumber came back to repair the serious leak and was told to stop by the incompetent Trudy. Several hours, and the need to complain multiple times, later, as well as more buckets full of leaked water collected, finally the completely incompetent Trudy at the Ballyhackamore branch managed to get a plumber to come out and fix the leak. Now after many failed attempts to get the incompetent Trudy to provide their insurers details I have come to the conclusion that the only option is to take legal action against them to force them to give me the details of their insurers so that I can have my seriously damaged property repaired.If you let these incompetent imbeciles do anything for you in any capacity, be warned, you will end up in court facing significant costs just because of their gross stupidity and incompetence.

Deeply disappointing service

Sadly, not a great experience with Reeds Rains Hebden Bridge. TL:dr, don't use them, better to do it yourself which is pretty much what I did. I initially dealt with a manager who was great, but unexpectedly (to me at least) left just as my house was about to go on the market. Then followed 3 weeks of an incomplete and incorrect listing on their site and Rightmove. There were endless corrections and back and forth from me, to no avail. Then a new manager started and this was finally corrected.The second viewers were the ones who ended up purchasing the house and are lovely, lovely people. Who at their own admission were clueless as to the process. I was told by Reeds Rains that they were cash buyers - they were mortgaging their own home and using the cash to buy mine. I understood this to mean that Reeds Rains had confirmed they had the cash in their account since they repeatedly told me they were cash buyers.They didn't. Reeds Rains only went so far as to prove that the buyers had mortgage approval, no more. I could get mortgage approval tomorrow and it would be meaningless. This resulted in 3 months down the road when it came time to exchange contracts, the buyers could not as they did not have the deposit money - nobody had thought to check this. They also didn't have the mortgage....and again, nobody had checked. An incredibly stressful 3 weeks followed while they actually secured their mortgage, not able to exchange contracts with me so I had absolutely no security at all. This should have all been confirmed before I accepted the offer - and I foolishly believed the correct due diligence had been done. All that had been done was a conversation with the buyers mortgage broker ('well, he had known them 20 years and vouched for them' - really???) and a confirmation of the mortgage offer. I literally chased this every step of the way myself - hence my point about do it yourself!

Dissapointing & Unhelpful

Excellent when you are looking to rent a property that they are representing as agents, but awful when you vacate.No responses to any emails and they hold onto your deposit long after the landlord has agreed to release it. Covid is their excuse not their real reason.It seems they are just playing for time.Eager to get your deposit upfront but not so keen to return it.Extremely unprofessional and very frustrating.Perhaps they need to employ more staff to be able to offer the level of service required.
