I cannot recommend Errington Smith enough. The entire team has been fantastic throughout our tenancy so far. From the very beginning, they were incredibly personable and professional. We were getting furniture delivered and they kindly agreed to let us into the property a few days early to accommodate us, which was a massive help and showed great flexibility. Any issue we've had, no matter how small, has been dealt with promptly and professionally. The communication is always clear and efficient. Absolutely impeccable. I dealt with Karen in buying our "forever home" and I cannot recommend them any more highly. Regular updates (a drumbeat of information pushed rather than needing to be constantly chased) and a dedicated focus when any issues or queries came up. People who have the ability to provide clarity, honesty and a distinct lack of any of the silly games that are often associated with buying a new house. I would not fail to to recommend Errington Smith to any of my friends and that is because of their quality and professionalism in an otherwise stressful period!

*Avoid at All Costs* The property I rented through Errington Smith was so poorly maintained that I spent most days reporting issues (broken boiler, leaking radiators, black mould, mushrooms growing - the list continues). Instead of addressing the issues with urgency, Yolande was dismissive and unhelpful. It was an incredibly stressful situation. I ended up seeking legal advice and formally complaining. I strongly advise others to steer clear.

WARNING UNINHABITABLE PROPERTY AND UNACCEPTABLE CONDUCT I am posting this publicly to warn others about my experience supporting a tenant who has been placed in an entirely unacceptable and distressing situation. The property in question is uninhabitable. There is excessive mould growth throughout the property which poses a serious and ongoing risk to health. No tenant should ever be expected to live in such conditions, yet the tenant has been forced to do so. To make matters worse, it appears that an additional deposit was taken outside of what is legally permitted, which raises serious legal concerns. Despite this, the company has attempted to make false claims that the tenancy cannot be terminated early and that the deposit cannot be returned. This is completely untrue, particularly where a property is demonstrably unfit for habitation. The tenant is extremely upset and distressed and simply wants to leave the property as soon as possible and receive their full deposit back, which they are entitled to. What is most shocking is that the company has gone so far as to threaten recovery of rent through legal action, despite the property being uninhabitable and damaging to health. This baseless threat has caused further distress and is wholly inappropriate. If this matter is not resolved immediately, this conduct will continue to be shared publicly and escalated to media contacts. Tenants deserve safe, habitable homes and fair treatment, not intimidation or attempts to force them to remain in unsafe living conditions. I would strongly advise anyone considering renting through this company to think very carefully.

We recently worked with Errington Smith for both rental and sale valuations to help us decide our next move, and I have to say the experience was excellent. Winnie and Karen were so friendly, helpful, and professional throughout. They took the time to really understand our situation and gave us advice and insight that felt both practical and genuinely supportive. This was in stark contrast to our experience with Cook Residential as buyers, where we were left really disappointed with their approach. On one second viewing, the agent greeted us at the door only to say they would be going back to sit in their car because the house was cold and smelly... not exactly what you’d expect when making such an important decision. The Errington Smith team at Cheltenham were amazing getting my family settled shortly after we moved to the UK from the U.S. Weeks before we arrived we realized that properties in Cheltenham come off the market quickly, so we reached out to ES and asked them to keep an eye out for properties for us. The week we arrived, sleep deprived and with nothing but what was in our suitcases, one of their realtors, Winnie T. reached out and offered us a viewing of a property that hadn’t made it to market yet. Winnie had remembered my e-mail from weeks before, knew when we were arriving, and gave us the opportunity to tour a property similar to ones I had liked previously. We ultimately applied for the property and Yolande B. guided my wife and I through the entire UK letting process within a week. All in all, for a family with no background in letting properties in the UK, getting a house has been the easiest part of our relocation. Errington Smith have been looking after my let property since 2012. Their service is excellent. Any problems reported by the tenant are sorted quickly and efficiently by the team. They regularly do periodic inspections of the property with a comprehensive report sent highlighting any possible areas of concern.
