I have made a reservation for a plot, everything all good until they called me to give me the price and tell me I should give them an answer there and then, as they have other buyers lined up. Very simple, they forgot I have 48 from the call, also they forgot that they wore supposed to notify me before publishing the price online.Then it got worst, zero refund on the reservation, and nobody is picking up the phone or replying to emails.This has been ongoing for months now.Oh, the house is still for sale, so I assume there was no buyer, just a scare tactic that backfired.Disgraceful

My issues have been going on for months now and in particular since my last review in April, to which I have not recd a response.Think carefully before you buy with this builder, you might have a pleasant experience leading up to exchange of contracts but once they have your money they dont want to know. Serious roof issues which should have been rectified before handover were highlighted in the NHBC technical report.It has taken me 3 months to get this info from NHBC who say they do not "SIGN OFF" building regulations, but it is the builders responsability to fulfil the requirements based on the technical report, however the issues were obviously not rectified. If they had been then I would not have had water ingress issues. The door is left wide open for the builder to produce shoddy workmanship as NHBC do not "sign off" the work.I keep getting excuses from Cutomer Services when I try to get answers as the person in charge of Customer Services left at the beginning of June and not yet replaced. I'm told my complaint has been passed to the Constuction Manager but to no avail. He seems to be in meetings, on site, annual leave etc etc.On various occassions when I'm at the Stokesley development I have seen other finished occupied properties with scaffolding up to roof level. This gives me the feeling I am not the only one with roof issues.The whole experience has been a SHAMBLES nobody wants to take responsability.

We bought a home at Priors hall and received excellent service from their Development Sales Manager Marilyn Inglis. She is a phenomenal professional. We submitted a list of snags. Marilyn has been making follow ups and chasing on our behalf and checking back with us to ensure that these were sorted and that everything is in working condition. The finish to our home was brilliant.

We’ve had what we feel is an appalling experience from start to finish. Delays and being fobbed off before completion. Several issues thereafter which we are still chasing to have addressed and be believed. All in all we have had the equivalent of at least 6 months worth of remedial work carried out on our property in 18 months and it’s still not right. And that’s not to mention the shoddy workmanship that Tilia refuse to address or the damage caused by contractors they appointed to carry out work. Changes in personal company-wide have also impacted. Don’t get me wrong - nice development and design of house is great but it has not been a pleasant journey; fraught with frustration, anger and stress.

Paige, Kingsway Derby - As first time buyers, the process has been stressful and at times difficult however Paige has felt like a friend along the way. With regular updates and all questions answered she has made the process much easier for both me and my partner. On occasion we would turn up at the estate without notice and she was never opposed to helping us out with any queries or questions we may have had. She has done a lot of chasing for paperwork and emails on our behalf and we cannot thank her enough.

I recently looked at a 3-bed new building in Derby Manor Kingsway. Paige Fradgley showed me the construction site, with detailed explanations about every aspect of the latest build and the surrounding areas. Her knowledge and enthusiasm were excellent as she patiently explained everything, ensuring I understood all the property features.She has kept in contact every week with updates on the house and has been extremely helpful in choosing all of our fixtures and fittings. On top of the numerous problems we have had to endure with Tilia Sheds this is possibly the worse & the most dangerous issue to date: -A few months ago, a badly erected six-foot fence that was fixed to a five-foot high perimeter retaining wall between my neighbours' & our property by inadequate masonry bolts broke away from the wall disintegrating sections of the wall in its wake.Eventually & after numerous calls to Tilia Sheds customers services by both my neighbour & myself they finally sent out their fencing contractor to take down the dangerous fence so their brick layers could commence work & rebuild the wall; or so we thought!Three weeks on & after more contacts from my neighbour & myself to Tilia Sheds customer services asking when the work would commence, as expected the issue remains unresolved & there is currently a dangerous five-feet unfenced drop between my neighbour's garden level & our garden.Ironically, even though we informed Tilia Sheds that our property would not be accessible during week the commencing the17th June for seven days, our RING doorbell camera shows a Tilia Sheds representative knocking on the door on Tuesday 18th June; why I know not! As usual there is obviously no real-time co-ordination & communication between Tilia Sheds customer services & their contractors never mind the customer!As we know, since taking possession of this property Tilia Sheds have no quality control processes & procedures in place & as for them caring for the health & safety of their customers - that too is obviously a cause for concern!

Tilia Home is the worst company. Customer care was very worse, responded slow. Sent the snagging report to them to fix the items. Their team came to fix but any promise dates to complete were never met. And...... more new faults they created. Never fixed. Very disappointed.
