GoogleWe have had an excellent experience looking for rental properties with Linley and Simpson. The office has been friendly and responsive and they have made it easy to book viewings.
The most positive part of the experience has been working with letting agent Kat; she has been friendly and very eager to help us with our viewings. Kat has been quick to respond, helped me with a number of properties and has gone above and beyond to show us our chosen property a few times and answer all the questions and concerns I had. Thank you Kat.

GoogleWe wanted to take the opportunity to thank all the team at Linley & Simpson Roundhay office for their support in managing our portfolio of rental properties. We have been letting our properties for several years using the services provided by the Roundhay office. We have developed a close working relationship with the team and value the help and support provided with all aspects of rental management. In particular we would like to express our thanks to Steve Kilby office manger who has offered advice and expertise helping us resolve any issues that may arise with our tenancies. We also appreciate the support provided by Ami Rathmell, Steven Ward, Jacob Liddle & Jon McCall who collectively ensure applicants are secured, vetted, and appropriately referenced before a tenancy commences. Inventories are accurate, well presented and where occasional errors occur they are corrected. Due to their diligence we have enjoyed long term tenancies at our properties with most tenants choosing to renew every 12 months. We are confident that the team take a balanced and reasonable approach when confronted with situations that may require some discretion in order to achieve a good outcome so they can be relied upon to provide an efficient and effective response when it is needed. Attention to detail is important to us so the team work hard to deliver our expectations and often will go the extra mile to ensure these are satisfied. In summary we understand the benefit of building a strong and long lasting relationship with a professional letting agent. This has proved invaluable to us over the years which has enabled us to trade through some difficult and challenging cycles secure in the knowledge we have the support provided by Linley & Simpson. Thank youPositiveResponsiveness

GoogleAbsolutely shocking - if I could give less than one star, I would. We had non stop problems with this estate agent from the day we moved in, from being initially denied access to the cellar, which was sold to us as ideal storage, to them messing up the setting up of our gas and electric bills (an unusual, compulsory and seemingly helpful service they offer) and giving out my personal information to a company I have never had any dealings with, despite the fact that my housemate was the one filled out to pay them.
A few months after moving in, we also found we had mice, and again, the company were unhelpful from the start, with me being fobbed off twice upon calling up, only to be told that someone would be back in touch. On calling up a third time, I spoke to a very rude woman who informed me that it was in our contract that we had to pay for any pest issues, and that it was nothing to do with the estate agent.
Although we did find this a bit of an odd policy, we nonetheless went ahead and paid out for our own pest control people, who, whilst checking under our kitchen panels, were surprised to find a large amount of poison and traps already there - making it look very much as if the mice were already present when we moved in, and that someone had tried to sort it.
Putting two and two together, we questioned the estate agent, both over the phone and via email, only to be ignored and/or have them dodge the question, insisting that it was in every contract of theirs to charge tenants for their pest control issues. During all of this, my housemate also found out she was pregnant, causing further complications, as she, understandably, didn’t want to risk the health of her unborn baby by living in a house full of mice, as you can catch some pretty nasty diseases from them that can be devastating during pregnancy.
We decided enough was enough and to hand our notice in - with my housemate explaining the accentuating circumstances. At first, Linley and Simpson seemed understanding, stating that they were willing to negotiate on the usual two months required notice period from our move in date, down to two months from the day we called up, and then later, in a separate phone call (after we were messed around a bit more with various appointments of them failing to turn up to remove a bath panel for the pest control guys - something which ended up taking three weeks) down to just a month.
However, after failing to receive the confirmation of this we were promised in an email (we’d learned how little we could trust them by this point!) we then contacted them again, only to have the same woman we had spoken to deny that the conversation had ever happened, and that we would have to give the standard notice after all.
These guys really don’t give a toss, and are happy to lie to you repeatedly and ignore you for weeks on end. Although some of the staff do seem nice enough, there is no consistency at all in the information they give, and they appear willing to tell you anything to get you off the phone. As long as they get the rent, they really don't care about their tenants at all.
It is also worth noting, that as much as this piece goes on, even this is a severely edited down version. Although their houses look nice, don't fall for it - I promise, you will regret it.

GoogleWorst letting agent in Leeds. The flat was given to us in a mess. Spent two days cleaning it. When we left they tried to charge us for imaginary damage to the carpet. Also accused us of not leaving the flat in a good enough condition...it was in a far better state than it was given.
The flat had already been sold by the time we left. There were no new tenants moving in. So there's no way the money was going to be spent on a clean, would have just gone straight into the old landlords pocket.
My advice is photograph EVERYTHING before you hand the keys back. Otherwise these people will attempt to keep as much of your security deposit as possible by whatever means possible.

GoogleI was greeted by kat Right from the beginning. The estate agent kat was well presented and very professional throughout. I did not feel pressured at any point during my viewing. All my questions were answered promptly. I was given enough time to go through the flat and check all issues and Kat addressed all concerns and also raised points that even I did not consider. I was very happy I arranged the viewing. After that kat addressed all issues and we went ahead and got the flat. I'm so happy with my rental and the maintenance side of things is second to non with immediate prompt response and continuous follow up. It feels good knowing that I have rented from a professional estate agent like Linley&simpson.

GoogleI would like to state that my experience with Linley and Simpson (Chapel A.) has been nothing but exceptional. I am an experienced property developer, developing moderate to large-scale sites over last 10 years.
This has involved a lot of liaison with various agents throughout Leeds. I must say that L&S were excellent from the outset.
This involved advice and suggestions throughout the build process, together with appropriate marketing which led to the site being fully let - within a month or so from completion.
Big Thanks to Andrea, Gary, Paul and the rest of the team for their efforts and professionalism throughout.
Much appreciated indeed.

GoogleI have recently left a flat that I rented through Linley and Simpson and would like to thank all the staff for being so helpful and friendly. They were very efficient from start to finish and nothing was too much trouble. Leanne at the Chapel Allerton Office has been great - she has helped me with several queries over the past few months and made the check out process very easy and hassle free for me. I would highly recommend Linley and Simpson.

GoogleI will absolutely recommend this agency. My search for a house was over when I met Jane Baldwin who was really nice during the viewing. For every time I needed something changed in the property, Andrea Naylor was willing to help me liaise with the landlord to get everything fixed properly. Also, when I needed to end my contract, the checkout process was stress-free with no deductions made from my deposit. I got my deposit quickly and Leanne Hoang was very helpful.

GooglezWhere do I start?
From day one the service we received from Linley & Simpson was atrocious, at best. The fees (Which I assume were due to the announcement that agency fees will be banned in 2018) we astronomically high. I managed to barter them down 25 pound each but still ended up shelling out over 300 pounds in fees to them.
Reference checks for the house were completed at such a slow pace and employers were contacted very close to the deadline, reference requests were sent to incorrect offices despite accurate ones being provided.
The house itself had signs of wear and tear when we moved in and we completed a thorough inventory. Though some issues were resolved by Linley & Simpson, repairs were made at a very slow pace and we had dirty, stained curtains for the duration of our tenancy which were never cleaned.
These issues, however, pale in comparison to the nightmare of ‘checking out’.
We vacated our property on the 24th of September, leaving the property in superior condition to how we inherited it. Carpets were cleaned, walls were painted, all appliances were restored to above average condition. The house, over the course of. However, due to, from what I can only gather, a target based system used by Linley & Simpson to hold on to as much as the deposit as possible, we were charged for the following;
- Cobwebs
- Marks, which Linley & Simpson alleged to be cigarettes that had been put out on a windowsill.
Now considering the house was lived in for a year by 3 young professionals who regularly cleaned the house and had just done a days’ worth of cleaning and clearing out, it’s incredibly hard to fathom where such cobwebs were, so I like to refer to this charge as ridiculous charge number one.
Secondly, the room in question where the cigarettes were allegedly put out was occupied by myself, a national standard runner who runs 80 miles a week. I have not smoked a cigarette in my life, let alone decided to start voluntarily giving up parts of my deposit for literally no reason. We can only imagine that we missed these when doing the inventory as the curtains were closed but Linley & Simpson would not budge on this.
It took 10 days before we had any sort of check out email or phone call from Linley & Simpson, and even then it was prompted by us. They avoided our calls and emails for another week and it seems the checkout was not completed the day after we vacated like they said it was. It seemed like they were purposely trying to wait us out so we would not dispute any of the ridiculous charges they made on our deposit. After coming to an agreement of a one-hundred-pound deduction on the 3rd of October we were told it would be 3 working days until the money was transferred into our elected account. Low and behold, it wasn’t which meant we had to email and call once again. It wasn’t until the 10th of October we received our deposit.
The whole experience of dealing with Linley & Simpson was unnecessarily stressful.
I can only hope that if anyone has read this, they steer well clear of Linley & Simpson and never, ever have any dealings with them.

GoogleI met Jane from Linley & Simpson while viewing a property for rent in Meanwood Leeds. I found her easy to talk to and very helpful in every respect. There were two things in particular that i really appreciated. Firstly she made no attempt to "push" the property at me at all, but did have the answers to all my questions bar one readily at hand. The one question she could not answer I got a reply to by email shortly after the appointment. Secondly the property was very close to the top of our budget and it is an issue I am sensitive about. Jane handled my questions with regards to this with care, professionalism and sensitivity. Thank you Jane. Further to all of this I have found that Linely & Simpson are more than prepared to push the boat out when it comes to viewing times. Numerous other agents have only provided me with times during my office hours which is very problematic for me as the organisation I work for is extremely busy currently. I am now looking to go forward with renting the property.

GoogleAs a local landlord with more than a decade of experience dealing with letting agents, I can assure you that they are not all equal! A good agent is worth their weight in gold, taking care of much of the time consuming issues associated with tenant viewings, contracts, maintenance and the increasingly onerous legal framework that landlords now face. Linley and Simpson's Harrogate Road branch have always provided friendly, efficient expert service. Special thanks to Gary who has looked after our interests for some time now. :)

GoogleI cannot fault Linley & Simpson from start to finish of purchasing my property, in particular Melissa and Sarah. Melissa made arrangements for me to view a number of properties one afternoon and the evening before the viewings were due to take place a new property came up and she asked if I would like to add that on to my viewings the following afternoon. This turned out to be the property I bought. From then on the process was smooth with Melissa and Sarah both being prompt in replying to my queries and keeping me informed of progress. Melissa in particular couldn't be have been more helpful from start to finish and her proactive approach was fantastic which resulted in me finding my perfect new home. Thanks again.

I arranged the viewing quite far in advanced and received reminder notifications from the team prior to the appointment which is really helpful when you are juggling a number of viewings. Jane was really professional and very helpful. She was able to answer all of my questions about the property and it was clear that she was confident in her knowledge.

GoogleA fantastic rental search experience. Mandy and the entire team at Linley & Simpson in Chapel Allerton were wonderful to work with--kind, prompt, thorough, and reachable by email or phone. We received a number of great rental options, and we were able to set up prompt viewings based on our preferences. Although we did not find a home through L&S (due to circumstances outside their control) I would highly suggest working with them for your next home hunt. We will definitely be back in the future.

Hard decision to sell after owning it for 21 years but they got me a great price and handled the sale well. David was a charming negotiator, James great at booking the viewings & Angela has been very patient progressing this to completion - so well done & thanks very much to the whole team.

GoogleEnding a rental agreement is the most prolonged experience you can ever imagine. Two months later and still no deposit returned with only 2 emails communicated within this time about the process. Emails addressed to the wrong people (i.e. copied and pasted from other customer communications) and generic charges which arent even relevant to the property we vacated. Rude when called on the phone to ask for an update. Unfortunately I don't think there is much you can do about choosing a letting agency if it's the house and location you need, but if possible I would avoid.
