We have just exchanged on our Catford home and found the service from Tara, Demi and the wider team at Reeds Raines to be absolutely outstanding. It has been far and away the most impressive and best experience with an estate agency we have ever experienced. We were selling our home from abroad, meaning we were extremely reliant on the agency and they delivered exceptional service. Communication was incredibly efficient and Tara was a real pleasure to work with. What I admired most from tout outset was the transparency and honesty. Tara had a different strategy for selling our home vs other agents and truly delivered to it. We had relentless viewings and when our first buyer dropped out Tara had a second buyer in 24 hours that we went all the way with. I feel confident our buyers would have had a great experience too, which is part of what got us to the position of exchange. Tara is exceptionally good at both communicating and managing expectations. I would recommend phoning Tara over and over. Thank you!

We purchased our new home through Reeds Rains Catford and were hugely impressed by their service. Tara, Demi and the team were professional, personable and efficient throughout the process. They kept us updated and proactively chased both our and the seller’s conveyancers, taking the stress out of a complicated process and helping us complete in a remarkable three months. They are a breath of fresh air - I’ve moved a dozen times in South East London as a renter and now, luckily, as a homeowner - and Reeds Rains are definitely a standout agency. I rarely write reviews, but my recent experience with Reed Rains leaves me with a responsibility to warn other landlords and sellers, particularly anyone living abroad. I originally purchased my UK property and used its management services through a previous agency, who were excellent. When that business was later sold to Reed Rains, I continued out of convenience since I no longer live in the UK. Unfortunately, it became clear very quickly that convenience came at a high cost. 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐌𝐚𝐧𝐚𝐠𝐞𝐦𝐞𝐧𝐭 𝐈𝐬𝐬𝐮𝐞𝐬 & 𝐌𝐚𝐣𝐨𝐫 𝐅𝐚𝐢𝐥𝐮𝐫𝐞𝐬 𝐃𝐮𝐫𝐢𝐧𝐠 𝐭𝐡𝐞 𝐒𝐚𝐥𝐞 During the years that Reed Rains managed the property, I repeatedly experienced a pattern where tenant requests were prioritised without consultation or reasonable challenge. Examples include: • Multiple unnecessary “additional cleans” and garden work at tenancy changeover, despite tenants being responsible for returning the property in the same condition • No common-sense approach to maintenance, such as repeatedly sourcing repair quotes for outdated appliances, instead of acknowledging that replacement was cheaper • Little to no protection of landlord interests, with even basic questions constantly referred back to me instead of being resolved by the management team It consistently felt as though I was paying a management fee for an agent advocating for the tenant, not the landlord. 𝐌𝐚𝐣𝐨𝐫 𝐅𝐚𝐢𝐥𝐮𝐫𝐞𝐬 𝐃𝐮𝐫𝐢𝐧𝐠 𝐭𝐡𝐞 𝐒𝐚𝐥𝐞 I chose to sell through Reed Rains purely for continuity. While the sale moved quickly, the service was astonishingly poor. • They refused to provide a valuation for Capital Gains Tax, claiming it was not their responsibility • When pushed (on advice from my accountant), they eventually provided a valuation that was significantly below market value • After I challenged this and submitted my own-market research, they suddenly increased their valuation by £55,000, stating that they had now performed “a quick check on Rightmove” This level of inaccuracy from a professional estate agency is extremely concerning In addition, with Reed Rains handling both management and sale, no one advised me to reduce or turn off utilities after tenants moved out, resulting in unnecessary bills that could have easily been avoided with basic guidance. Overall Experience I used Reed Rains for ease and continuity, but what I received was: • weak landlord representation • minimal advisory support • poor attention to detail • and an alarming lack of professionalism during a high-value sale For anyone living abroad or needing a proactive, competent agent who acts in your interest, I strongly recommend looking elsewhere. The cost of staying with Reed Rains has been far higher than the effort of switching would have been.

Tara and Demi are the absolute dream team. They masterminded and managed preparing my two bed flat for sale (including finding and coordinating various contractors), recommended a great solicitor, valued the property realistically and then pulled in multiple offers (at and above the asking price) in a matter of days. They kept in touch throughout and dealt with a difficult buyer and their more difficult solicitor with good grace and efficiency. I’d give ten stars if I could!

The sale ended up being more complex and took much longer than we could have expected with 2 buyers pulling out, none of which was the estate agents fault but due to other external factors. I rarely write reviews but my experience as a tenant with Reeds Rains has been so bad. I moved out of a property managed by them two months ago and they still haven't returned my deposit and are refusing to release it until they have a new tenancy signed by the new tenants which has been ongoing for over three months now. I gave enough notice when I decided not to renew the tenancy but errors on their end (which are still unresolved) means they have not sent out a new tenancy contract to the new tenants so they can't release my deposit. I don't think this is right or legal. Throughout the tenancy their communication about the tenancy and legal documents wasn't transparent or correct in many instances. We were asked to send copies of our IDs multiple times after being "misplaced", I am dubious they are following proper data protection handling. I am still waiting for my deposit (which the amount isn't being disputed by them) to be released and may have to seek legal action for them to do it.

Renters be cautious! Honestly if this whole situation wasn't so hilarious I'd be mad. Viewed a property, liked it so tried to put an offer in. Took 2 days of chasing on the phone to finally get the form to put in an offer £1900 (already over the asking) I then received an email to call them the following week as there has been an update on our offer. Here's us thinking it's been accepted. The phone call literally was "we're calling everyone to see if anyone is will to pay £2000" I said no. The NEXT MORNING I received a call that our offer was accepted...so we could have unknowingly ended up paying over the odds for no reason. Agents like this are what's wrong with the housing market.

I bought my first ever flat through Reeds Rains and I'm very pleased with how it went, specific thanks to Eugene and Maev, a great duo. Having viewed properties with multiple estate agents, I can honestly say that Reeds Rains have a much more personal touch than some of their peers and seem to be invested in the actual transactions they handle. As with all purchases there can be complications, however I was pleased with the communication from Eugene and Maev. When one was out, the other would step in and do their best to move the transaction along. Transparency is very key for me and I feel I got them with them.
