My property at Leyland is being managed by Reeds rains, Chorley branch. Being a new landlord and also converting my property into an HMO has been extremely stressful. But thanks to all the staff at the Chorley branch for helping me out with every step; particularly the Lettings manager Nick Reid. He has so much confidence in his voice that it was very reassuring when I spoke to him; thereby making the whole process less stressful for me. Even after being transferred to another branch he continued to look after my property until it was all ready to be let out.I cannot thank you enough and I will highly recommend Reeds Reins. Landlords AVOID!!! Reeds Raines were the managing agents for me for two years in Sheffield (Eccleshall Rd Branch which then moved to Woodseats. At the end of a tenancy, not only was the house (which had been entirely redecorated at the start of the tenancy) damaged and dilapidated, the tenant didn’t return the keys and the Agency didn’t contact me to tell me. I turned up with a van and the house was locked. There had been no oversight from them during the tenancy in spite of the requirement in writing that I wanted photos of condition on an annual basis.Needless to say, the garden was overgrown and much of the internal decoration needed remediation including reskimming an entire wall due to plaster damage. I had to pay to get gardeners to correct The neglect to the garden and the tenant disputed there was any damage/neglect/dilapidation.I eventually received the keys a month later after a month of calls to Reeds Raines from me...sometimes three calls a day trying to get their different branches to work together to retrieve the keys. They were incompetent..and in spite of my request, the agency failed to serve notice after the tenants failed to return the keys on the tenancy end date. There was more than £1800 costs to remediate, and Reeds Rains held the deposit for 5 months before submitting it to the DPS for arbitration and only released the amount the tenant agreed to £500, immediately before submitting it (they held onto the entire deposit for 5 months with no reason). 7 months later I have asked them about the status of the dispute resolution. They inform me they sent £40 to my account a couple of months ago and have not provided any outcome description to me in writing.They even asked it I wanted them to remarket the house 2 months later after I had corrected all the damage!,,,,Avoid these incompetent frauds. They are just taking your money and doing everything they can to hold onto it (not submitting the deposit for dispute resolution) without even training their staff in the legal process around letting.They are the absolute worst letting agents I have ever encountered. They lied to my face so many times!!!!

Dear Frances, I'm sorry to read this review. I agree it wasn’t best end to what I would consider a well conducted tenancy in a family home. You came to Reeds Rains after a bad experience with your previous agent where you advised the deposit hadn't covered dilapidation at the end of the tenancy. Given you'd explained to me how important the property was to you, I felt the applicant we secured could be perfect as they were a professional, small family unit. They referenced well and conducted the tenancy without issue for over two years, making full rent payments and allowing access for property inspections without issue. During these inspections, the property was clean and tidy and there was no evidence of neglect or malicious damage. The tenant had a cleaner and a gardener over this period. The end of the tenancy did present challenges in that the occupant was buying a house and the date provided by them passed with keys not coming in when we were advised they would. There was much heated communication over this period, culminating in apologies from the tenant as their move and a holiday had all happened at the same time. The keys came in two weeks after the date the tenant advised they would be vacating. Unfortunately the oven clean and gardening were not attended to in the haste to return the keys. This was a very stressful time for all involved. Advice is given to tenants on the expectation of a property when handing back the keys at the end of any tenancy term. The deposit claim you submitted following the checkout report and your own property inspection was less than the full deposit and legally we cannot release any funds to either party without agreement from both parties. Your tenant agreed to some of your claims and then they approached the MyDeposits dispute service to arbitrate as they felt betterment was being sought. The sum agreed by the tenant was released to you without question by Reeds Rains. The award from MyDeposits was in the tenant's favour and the monies transferred accordingly. You made contact 6 months after this award was made asking for an update. Unfortunately, the management centre relocated whilst this case was with MyDeposits and the original team handling left the Company's employment. I apologise you weren't sent a copy of the adjudication report when the awarded funds transferred. This has now been sent to you to close proceedings. Lindsay Thompson-Moore Lettings Manager

DO NOT RENT FROM THIS COMPANY! I am a teacher and work full time and am a professional person in every aspect. I rented a property and when I moved in it was filthy and I discovered fleas in the carpets as the previous tenants had kept cats against the rules of their tenancy agreement. The inventory they gave said the property was in "good, clean condition" throughout. It was disgusting. I contested this straight away. Nobody ever got back to me to address these issues or offer support. I have now been given an inventory upon moving out which shows the damages and obviously says I have caused them. Whilst I was living there their contractor came out to collect a quote for new carpets which had been damaged by the cats and to keep that money from the previous tenants' deposit. There is some kind of scam going on because they provide you with a copy of the inventory which says it is in great condition but are obviously taking money from people's deposits each time. I think they hope most people will give up pursuing them for money in the end if they make it difficult but I intend to go all the way to the property ombudsman and take legal action if I need to. I have sent photos taken the day I moved in, all emails sent and received to local branch for investigation. They were sent tracked and tracking shows they were received two weeks ago but I have yet to hear a thing. Meanwhile my deposit gathers interest in their account whilst they recieve rent from a new tenant. Thoroughly corrupt. Pontefract branch.

After seeking advise from CAB I’m completely and utterly appalled I have been discriminated against due to being on Maternity. Been made feel terrible because of my personal circumstances. I’m absolutely furious and upset to say the least. I have had to move due to Marriage Breakdown. And move in with my parents with my young baby.I was offered a house providing my mum made the payments. - can I not be trusted? The rent was then put up from £525 to £540! So basically I’m being held to ransom! The reason I need to move so quickly is because my Dad has Cancer and is being treated with TB, as a result my 3months old baby is not vaccinated.Sorry..... I’m not that desperate. The house wasn’t even decorated to a high standard. Still required a lot of work in the garden/painting.It’s not the only estate agents that have made me feel like this, it is a disgrace how you are treated because you have to claim benefits until I go back to work.Everyone is tarred with the same brush! People who has abused the system have ruined it for people like me! Just need abit of help so I support my daughter and I. I wouldn’t mind but I could provide a guarantor and three months rent upfront. On a positive note, Janet (who works at the Pemberton Branch) is so nice! She went above and beyond for me. Just a pity her colleagues aren’t the same!

At the time of your viewing, as you mention, the property was in need of further work and had not yet been valued for rental purposes nor was it available to rent. The rent quoted to you by the landlord was based on an estimate and on the condition of the property at that time. Following substantial improvements to the property since your viewing, and a formal valuation of it, it was placed on the market yesterday at a rental price of £545 pcm ; reflecting the rents charged for similar properties in the area. If you remain interested in the property we suggest that you contact your local team again who will be more than happy to support you in your application or in finding an alternative property for you.

I recently had a very unsatisfactory experience with Reed Rain Plaistow while attempting to purchase a property. The process was fraught with miscommunications and a lack of professionalism that ultimately led to a great deal of frustration.Initially, when I contacted the agency, I was asked to provide all my personal information and proof of funds. I informed them that my husband would be viewing the property on our behalf, and was advised to have him call directly. However, when he did call, he was told he couldn’t view the property without my details, despite me having already provided them. This initial mix-up should have been a warning sign of the confusion that was to follow.On the day of the viewing, my husband's appointment was nearly disrupted by a last-minute call to change the time, which was impossible for us due to his work commitments. During the viewing, the agent Greg was uncommunicative and only responded when I directly questioned via video call, despite my husband being present with him. My real disappointment began during the offer process over the Christmas period. After placing an offer, I received an out-of-office reply from Dea and was instructed to email the main branch. Despite doing so, I received no acknowledgment or update, leading to uncertainty and the need for further follow-ups. I telephoned and spoke to Greg, who sounded like I was a bother for calling to ask if my offer had been received. Once Dea returned, there was some back-and-forth over the offer, and I submitted the figure she suggested, which was eventually declined. I even increased my offer significantly above the asking price, only to be informed later that day that another offer had been accepted. Surely an estate agent would give an option to increase to give the seller the best price. I have since read other reviews on another platform that they have done this to other buyers through this office. The entire process felt underhanded, leading me to believe that there was a preferred buyer from the start. The lack of transparency and poor communication have left me feeling that Reed Rain Plaistow is not only unprofessional but also dishonest. This experience has been a complete waste of my time and has significantly impacted my view of their business practices.

The worst customer service ever. I rented my home out through them, they allowed pets in my home after I had specifically told them no pets. They let one tenant sub let a room, and did nothing about it. They let a tenant move her boyfriend in, 3 years down the line I'm still getting letters from bailiffs and debt collection agencies. They have been no help whats so ever getting it rectified. Calls were never returned. The photos they took when tenant moved out, where inadequate for the company dealing with my claim against the bond. Even though I paid for them to fully manage the property when ever there was a problem they could never find a contractor I had to find my own. Stay well clear

Shocking service. Arranged a viewing but no one turned up. Ended up waiting for 45 mins then phoned the office. Spoke to someone called Ryan in the Manchester office who said Shack was suppose to be there and to phone back in 10 mins if we had not heard anything. Phoned back 7 or 8 times after but no one answered.Ended up walking to the office and some lady was very apologetic and rearranged for Tuesday. Ryan said he was in the office on his own so couldn't answer the phone?! When we walked into the office there was three members of staff.Anyway took half day off to arrange the rearranged viewing but on way hoe got a call from someone called Shack saying the viewing was booked for Wednesday. Then he asked what was the latest time I could rearrange and to which I said 17.30 due to work commitments and then he asked if I can make 17.00. By which point I cancelled. The only way I can think that Reeds is still in business if this experience is anything to go by is due to the demand in Manchester city centre. Joke.In response to the review the Manager of Reeds kindly contacted me today to apologies and to see if there was anything he could do to rectify the issue.

Would not recommend this company at all. Very rude staff at Crossgates branch. Booked an appointment for a valuation of my home for today on Tuesday/Wednesday. They rang to confirm yesterday and then received a phone call this morning saying they have to cancel without giving a reason so he spoken to Claire the manager who then rung us and said she doesn’t cover LS16 and that it would take 45minutes from crossgates to cookridge! I know for a fact it doesn’t take that long. There was no apology, there was very poor customer service and the comment we received was ‘I am not willing to argue about this’ when we didn’t even receive an apology !

With all the New and upcoming, Far CHEAPER estate agents on-line like 'Purple Bricks', 'YOPA', 'Tepilo', 'Doorsteps', etc, etc one would of thought Reeds Rains would provide a Far better, indeed Far CHEAPER service than what happened to us!? Reeds Rains 'Customer Relations Manager' Ignored the whole complaint Below :- 1. They totally ignored their then employee “J” first visit with us, his appalling discriminatory behaviour towards our beliefs etc, etc. They readily dismissed this as entirely irrelevant!2. We did NOT say ‘There was not a Vat element to this fee’ We said “J” and others said the Total at the end would be Only £1,700 and No more! This was the Agreement.3. This is the First Time We had seen this Document Reeds Rains say had a part to play in my sale!4. We also phoned Reeds Rains as suggested by your employee “J” to Clarify this with management etc at Reeds Rains. They clarified the Total amount would be asked to pay would be £1,700. and No More!5. They chose to ignore the fact that Reeds Rains Asked us to conduct the viewings ourselves stating because “No one is in the office twas available for the viewing!” We felt Literally pressurized into it! We had to sell our Property to prospective buyers and indeed We alone showed the Property to all who came around even the buyer. No one at Reeds Rains conducted the viewings and even with the buyer Reeds Rains Never told us the viewing was to take place with the buyer. We were kept entirely in the dark even when they turned up on our door step unannounced!This is Not the service anyone should expect is it not?6. Reeds Rains ignored the fact that the Floor plan made by Reeds Rains was entirely Wrong and we had to take considerable time redrawing it to how it should of been.7. We were forced to take the pictures because your staff put the old pictures up the pictures when I purchased this property years go when we purchased the property before we renovated it. Reeds Rains used some of the old pictures! In Their response to our complaints they conveniently chose to ignore these facts.Our Case is with the Property Ombudsman because Reeds Rains chooses to ignore our complaints but still demand money for their far from professional service!******In Reeds Rains response they say, we say honestly *****:1. While Reeds Rains use the convenient excuse that the offending ‘Employee no longer works at Reeds Rains’ his behavior was appalling and one that simply should not be brushed under the carpet and ignored with regards to our complaint! The Impact was felt and it proved extremely upsetting!So there you have it a company who readily dismisses the abuse just because ‘This employee no longer works at Reeds Rains’ !2. There was No ‘Confusion’ between us! In Good faith a “Total of £1,700!” was clarified which Means “£1.700!” in the real would clearly not Reeds Rains world.When I purchased a Car the Price I was told all in, the total amount was what I paid not £340 More like with Reeds Rains!As for the middle document they say appears ‘proving at etc £340’ ? We had never seen this alleged document or signed our name on it! 3.. ' when one of the viewings was booked by our central call centre.' That was the integral Viewing where the eventual buyer turned up without any notice, and unaware of them coming I almost did not open the door! As We stated at almost all times any viewings We were told would we do the viewing from the office at Reeds Rains, because of some excuse Reeds Rains couldn't! In Actual Fact WE sold our property with Reeds Rains They at Reeds Rains were to busy to conduct the viewings! 4. Floor plan was ready to be posted on -line already as were the Old out of hate pictures BOTH wrong!We thankfully spotted them and had to painstakingly redraw them and retake the pictures! Again We did the work of Reeds Rains and We sold our Home Not Reeds Rains!

Reeds Rains Liverpool is a joke, after a week speaking to them they rent the flat that was supposed to be for me to another person and this was after I handed my notice to my current landlord, an absolute joke of a company.
