I can't give enough thanks to the team for all their help and courtesy. I was recommended this agency by a student in an upper year, she swore by them and said they're the most trustworthy in the business, she was right. So easy to arrange viewings on their website. Had my tour with Polly who answered all my questions, and Chris has been great with all the admin. They never make you feel like any question is too silly, and their communication if there are any problems is fantastic. If you're looking to let a place in Cardiff I highly recommend The Living Room. Polly was very professional and helpful when showing me my new place made the process very easy and non stressful. I would not recommend using this letting agency. The service was fairly good up until moving out. The living room letting agency carried out a pre-inspection of the property and listed 5 cleaning issues which I then resolved before they carried out the final inspection where they came up with a list of over 30 reasons to charge us!! This included problems in 1 of the tenant’s rooms who had ALREADY completed and agreed their checkout process with the company, they then attempted to charge ridiculous amounts to resolve the issue such as £5 for dusty skirting boards!!! It took almost two weeks to resolve the issues as it was impossible to speak to the same person (a nightmare when you are in the middle of moving house and working full time!). There was a distinct lack of communication between staff members on how the issues were resolved and nobody seemed to know what was going on. I had such high hopes for the living room letting agency after our tenancy with them and I have been very disappointed with the final service received. If you want to be completely ripped off at the end of your tenancy, then this is the company for you!!

I can't say i've ever had better service from a letting agency (and i've had to deal with quite a few) All employees were cheerful and friendly, although I mostly dealt with Jenna and she was so attentive and helpful, especially as I only had 2 days to find a house. We went through all the criteria so we could narrow it down and not waste time and she was very easy to talk to and be honest with when discussing the houses. When it came to paperwork, she was really flexible with sending forms via email and post and also when it came to the fees. Overall the whole experience was made a lot less stressful by the wonderful service. First place to go if looking for properties in Cardiff!

Although I didn't actually take up a property with The Living Room Letting Agency, they were the most friendly and professional letting agents I have come across in Cathays. Jenna was particularly helpful, friendly and professional and you could tell that all of the staff in the office actually cared about their tenants/clients. I’ve been a landlord for over 20yrs and this agency is the first I’ve been with that does what they say they will do. Better than that, they are friendly and efficient. They are some negative reviews on here but that simply hasn’t been my experience. And the Agents haven’t asked for reviews and don’t even know that I am leaving one.I tried to leave a much longer review but the website refused to accept it because it contained ‘profanity’ couldn’t figure out what words it was having trouble with! Started the tenancy off really well, great agency to deal with when your looking/moving into a property. However, checkout process was very poor. Distinct lack of communication and trying to get the deposit and the rent rebate back caused a lot of stress. Mainly due to poor communication. I checked out of my flat 10 days before the end of the contract and returned the keys on the understanding that a new tenant was moving in and I was getting my rent rebate and deposit back. The new tenant did move in but I didn't receive my rent rebate or deposit until 4 weeks after the flat had been re-let. My emails were ignored and overall not a good experience.

Just finished a tenancy with these guys and they are incredibly helpful, punctual and friendly. I also had my deposit returned with some reasonable deductions and was not scammed for any damages as they take very thorough photos of their inventory and any existing damages. Any maintenance repairs were also responded with swiftly with the exception of when parts need to be delivered, other than that, repairs were usually made between 1-2 days. I cannot reccomend them enough. As long as you are fair and stick to the contract, throughly clean when you move out etc, you won't have any problems!
