I had a great experience with Martin & Co in Cardiff, especially working with Henry. From the start, he was friendly, approachable, and very attentive, always taking the time to answer questions and offer clear advice wherever he could. His knowledge of the local area (St Ederyns Village) really showed and made a big difference. Their rates were also lower than all the other agents I spoke to! Making choosing them an easy decision. πŸ™‚ Thanks to Henry being so on it, he found me a buyer super quickly, and I was lucky that almost the whole process was smooth and stress free. As I didn’t live locally, Henry also kept an eye on the property for me and handled things on my behalf when needed. That extra level of support gave me real peace of mind and took a lot of pressure off during the sale. Overall, a really positive experience from start to finish. Thanks again, Henry, I really appreciate everything you did for me!

Our experience with Martin & Co Cardiff has been extremely stressful and disappointing. We applied for a rental property at 15 Clos Winmill and paid a holding deposit in February. After passing referencing, we were told we had been accepted for the property. We were then asked to sign the occupation contract and pay the first month’s rent and security deposit (Β£3,269.23) in advance of the move-in date. We were given a confirmed move-in date and key collection time (Friday at 12:00) and were granted access to the tenancy portal showing our tenancy start date. Based on these confirmations, we served notice on our current tenancy, packed our home and arranged removals. We have a newborn baby and a toddler, so this involved a huge amount of planning and disruption. Just days before we were due to move in, we were suddenly informed that the landlord had decided not to proceed with the tenancy. We were left in a situation where: β€’ we had already served notice on our current home β€’ we had paid for removals β€’ we had packed our entire house β€’ we had to place belongings into storage While the agent has repeatedly stated that the tenancy was β€œsubject to contract,” the process leading up to this point created every reasonable expectation that the tenancy was proceeding. Accepting full rent and deposit, issuing contracts for signature, providing tenancy portal access and confirming a key collection time only for the property to be withdrawn days before move-in is incredibly disruptive and distressing for tenants. Although our funds were eventually returned, the financial loss, disruption and stress caused to our family could easily have been avoided with better handling of the situation. This experience has been extremely upsetting and I would strongly advise anyone considering renting through this branch to proceed with caution.

I highly recommend Martin & Co estate agents. Henry Mitchell provided top class service throughout the process - we had a few knockbacks and delays from other solicitors, but Henry was always quick to act and prevented the sale of our property falling through on a number of occassions. He was highly professional throughout and we always had confidence in Henry to complete the sale on time. Very frustrating experience. I’ve been waiting 12 days for a refund that I was told should take 3, 5 working days. No updates, no communication, and the rental department simply does not answer calls. When I tried calling through to the sales department just to speak to someone, I was spoken to rudely and made to feel like I was the problem for chasing money that is rightfully mine. Unprofessional and disappointing service. I think they need some office training in customer service. Disgraceful.

This review is specifically for the Cardiff (Albany Road) office run by Henry and Karan. They are franchises so other offices may well be better. They are the worst estate agents I have had the misfortune of using. The listing for my property was very brief, and the "professional" photos were just taken by the agent and weren't great. Feedback from viewings was almost non-existent. A couple of appointments were no-show with no explanation or apology. Most estate agents do not have a minimum period, or if they do it's just a couple of weeks. Martin & Co tie you in for 12 weeks minimum, and if you leave even after that they charge a Β£250 withdrawal fee. After paying this unfair penalty I moved to a different agent who got me two viewings and an offer that I accepted in less than a week. So the problem was definitely Martin & Co not my property.

Well... NEVER in my whole life have I ever experienced such RUDENESS from people that work in the interest of the public. My brother is a first time buyer and saw a house for sale that really sparked his interest. He called Martin & Co and spoke to a woman named JANE. JANE'S attitude was absolutely DISGUSTING! The way she spoke to my brother was totally uncalled for! She questioned his affordability with a degrading attitude and the whole conversation was awful! Because of his interest in the property, he rang back to ask to speak to somebody else (I was on a 3 way call at this point) and AGAIN JANE WAS RUDE!!!!!!!!!!!!!!!!! I rang back myself to ask how I go about making a complaint and spoke to said JANE but she said her name was KAREN (You can't make this up...) I informed KAREN that I will be making a formal complaint and I expressed to her that JANE and her attitude were AWFUL and that isn't the way you speak to somebody who is interested in buying a property... It seemed so odd that KAREN sounded exactly like JANE and that Martin & Co have 2 women in one office that have a DIABOLICAL ATTITUDE... Being a BLACK woman I am VERY passionate within the way I speak when it comes to DISRESPECT! KAREN (JANE) said that I was shouting at her when in fact I wasn't shouting, I was expressing my views on the AWFUL attitude of these women that works in that office. For me, it is VERY evident that KAREN & JANE clearly have a PROBLEM and I will be taking this as FAR as I can take it! What a WEIRD, RUDE, and DISGUSTING experience to have!!! The way you start the day is a CHOICE, and KAREN JANE, JANE KAREN chose RUDENESS!!! CRAZY TIMES we are living in... Martin & Co need to re-train at least 2 of their staff (But in my humble opinion KAREN is DEFINITELY JANE!)

I chose to use Martin & Co due to their prompt response and Henry's friendly and helpful manner. Within days of advertising my flat Henry had conductated viewings and recieved multiple offers. Within a week the flat was sold STC. Unfortunately the buyer had some difficulty with their mortgage which resulted in the sale falling through. The flat was quickly relisted with Martin & Co and once again sold STC within a week. Despite all the relevant checks being carried out by Henry the effects of Covid resulted in this sale also falling through. Third time lucky Henry sold the flat again within a week to a cash buyer. Henry and Stephanie were brilliant in helping get the sale moved along to completion. Stephanie was lovely and kept in regular contact to keep my mind at ease as I was quite anxious the sale would fall through again following the first two buyers. They both were also great at chasing my solicitor who wasn't quite so good at communicating and keeping me in the loop. I would definitely recommend Martin and Co, they went above and beyond my expectation and did everything they could to provide a great service.

I was looking for a place to stay in Cardiff and my friend suggested Martin & Co. The staff members were very friendly, and helpful in finding me the right kind of housing. The agent Lauren was very supportive, she was great at communicating anything to me. Have viewed the property and was really pleased with the flat and the service I have received as a tenant. I have recently gone through Martin & Co and had nothing but fantastic service. The staff where brilliant, we had an unavoidable issue with the checks but they remained professional and very helpful which took a bit of stress off our shoulders. When viewing the property the estate agent Abbie, was very friendly and knowledgeable about any queries we had which is very impressive. We also had contact with another amazing member of staff, Gabby who was fantastic and answered any queries or concerns we had and kept us up to date with the checks to make sure everything was going to plan. Absolutely brilliant! Working in a background with very high levels of customer service I could not be anymore impressed with this company and look forward to using them again in the future. I am aware reviews always have bad areas where dis heartened people may write negative reviews. However, everything that was written by these people, have not at all been shown to myself and my friend during these coming weeks. Ultimately impressed and thankful we have chosen a company who give high levels of service. I very much recommend Martin & Co as your estate agents. Again thank you Abbie and Gabby who work in Martin & Co for being so friendly and professional!

After a nightmare with a fraudster stealing Β£1,400 from me for a house rental that wasn't for rent, I was pretty low. Add to that I had a small old dog, and you'll understand it was truly difficult. I was homeless for a month and these guys found me a home, got permission from the landlord to accept a dog, and I was in within 1 week. No more sofa surfing, no more feeling helpless and victim-like. Thank you Cardiff team, great job from a compassionate, caring team. Emily

Horrendous - keep away. Tenants - please be aware that the β€˜Independent inventory company’ is a shell company run by Mike Shrubshall’s (the manager’s) wife and therefore not independent at all. You can see evidence of this on the Companies House website. Take your own photos if you are a tenant. They do not have the slightest care in the world about their tenants, outrightly lie and ignore all requests to make basic essential repairs for weeks and appear to require you to state intention to sue and enforcement from environmental health to actually do anything at all.

Hello Rosie, We hope you are doing well, always nice to hear from ex tenants even when it has been over 20 months since you moved out. Keeping busy? Thank you for mentioning Inventories, we do get asked a lot about these. They are an essential part of the moving process. Martin & Co have created a product that is based on over 10 years and 4,000 tenancies worth of experience, fully trained, comprehensive. Your comment on independent is relevant and an important one as most people get this bit wrong. Anyone can carry out an inventory and there is no standard format as all documents the DPS receive are different. The DPS adjudicate the information based on the evidence presented and require the content to be accurate as apposed to who put together i.e landlord, agent or inventory company. Our Inventories have been designed to clarify in line with the tenant and housing act's definition of wear and tear and a clear menu of pricing on what can and cant be charged for. Most Estate Agents employ third parties and part time workers with little or no experience of the property, with ours we see the property before the tenancy, during and at the end. Disputes are kept to a minimum and help to close down tenancies quicker. They have proved so successful that we carry them out on behalf of other companies and landlords. If you know someone who needs help with an inventory on their property feel free to pass on their details so we can discuss why and how you protect your property using the correct documentation. If there is a bright star of the Estate Agent Universe this is clearly not it. Everything will run relatively smoothly until you move in. Then any problems with the property you are letting inspite of it being over a hundred years old will be YOUR FAULT. Nevertheless if you are told to poke around a drain in the back garden with a stick, Do yourself a favour and call the council. They have previous form for expecting the tenant to deal with issues that are the Landlord's responsibility. Do yourself a massive favour go somewhere else. Throw a dart at a map of agents, whoever you hit could not be any worse. In addition to the above Mike Shrubshall contacted me to request I remove or edit my negative review in exchange for paying for the Drainage Repair which wasn't my fault anyway! When I refused he accused me of being "aggressive" Fabulous customer service accusing the customer of fault when you don't get your own way....You couldn't make this up! SERIOUSLY if it's a choice between building a mud hut on your own and going to Martin and Co.....Build a mud hut. (In response to comments below) The issue with the plumbing was established by the council to be pre-existing. The officer who came out said that it was not the first time they had to deal with Martin and Co over such issues and not the first time that they had tried to stiff the tenant with the bill. The plumbing at the particular property (41 upper Kincraig) actu ally goes 'uphill' Now it doesn't take the brain of Stephen Hawking to realise that you cannot flush excrement uphill. Today I am seeking a reference to move on to another property and because he thinks somehow you shouldn't get irritated by having excrement flooding the back garden and that he is somehow deserving of courtesy and respect at the head of an estate agent that is frankly a total disaster is trying to blackmail me into being "nice" to him in exchange for a reference. My Mum died a month ago....I am being asked to move so they can sucker some other mug into living in the property.

Thank you for your considered comments Mark, I believe you are referring to the time that you blocked your toilet. The landlord asked that if it was because of misuse that you cover the costs of the drainage company. We called them out for you the same day and they removed the "mass paper". Just to clarify, we asked if you would consider reviewing / removing your review as it appeared only after you shouted and swore at members of the team and threatened to bring a bag of poo to the office. We are sorry that you feel that you have not received the service, we have offered to speak to you about any concerns but you have declined. We are always here if you change your mind.
