TrustpilotThe fact Joe Lycett did a video on this says it all
After moving in to the new house. There were many. MANY issues with the property. And most still aren't really sorted. Also if you want to have a mattress that is as old as the house it's in and paper thin. With like to springs. Go with CPS. But honestly they are s**t. They will treat you like a toddler. Even though half their staff are 15. Just because we are students doesn't me we deserve to be treated like mugs. If this is your first time renting. Prepare to get royally mugged off. They have 0 respect for your time and should genuinly be fined by then city for such a terrible service. If any reviews change your mind let this be it.P.S CPS if you see this... suck your mum

TrustpilotAwful - trying to rip keyworker out of deposit
Awful. Tried to extort £60 out of me for a cleaning fee when I had video evidence my flat was almost spotless. Told it was unfit for re-letting. I’m an NHS doctor and didn’t need the back and forth with Nikki being basically accused of being dirty in the middle of all of this, moving house and starting a new job.Avoid these clowns. I don’t know how they sleep at night. After the reply - That is total nonsense. If I wasn’t just grateful to be away from CPS homes I’d copy and paste the emails that certainly don’t reflect this version of events. I withheld the last months rent precisely because I wanted to limit my vulnerability to this nonsense and the final rent payment was made when this matter was resolved - no doubt because it would have been embarrassing to submit your evidence to the DPS and the landlord would have had to wait for their rent. How inconvenient when tenants are empowered.Your sorry is appreciated. But I didn’t need to be messing with CPS homes whilst supporting mentally unwell patients during a pandemic.

Dear Stephen,Thank you for leaving us a review. We're sorry to learn of your comments and have looked into the cause of them. When we conducted our check-out inspection, it was our opinion that the property needed cleaning in a few areas. Admittedly, it was only minor, but enough to warrant a clean and to avoid any potential queries from the incoming tenant(s), in our opinion. Having seen our photos, your landlord agreed with our assessment and instructed us to send a cleaning company out. The cost amounted to not much more than a call-out charge, which was indicative of only a minor clean being required. When you queried the need for a clean and the cost, Nikki worked on your behalf to negotiate the cost down or to be absorbed entirely by the landlord. She was successful in doing so, as the landlord agreed to foot the whole cost himself. He still believed the cleaning was required, but as you had withheld the final month's rent, he was keen to swiftly resolve the matter and prioritised the several hundred pounds' worth of rent he was owed over the cleaning. In light of your comments, we have independently reviewed our check-out photos and found that, in our opinion, a minor clean was required. You exercised your right to dispute our findings, at which point Nikki raised the matter with the landlord and came to an agreement we believe you are happy with.Kind regards,The CPS Homes Team.

TrustpilotAvoid at all costs
Rented a house with CPS for two years. When we arrived the house was in poor condition! The oven wasn’t working, it had not been cleaned as reported, wardrobes broken, and mould everywhere. There was general wear and tear over the two years, but they tried to take all of our deposits. Luckily we had taken pictures of before and after and had several emails over the two years of asking asking for repairs which was used as evidence to gain our deposit back! We were also charged for cleaning when we left the house in a much better state than when we moved. They also turned up with viewings without given any notice. Very unhelpful company, would avoid at all costs.

Good Afternoon Abigail, Thank you for taking the time to write a review. We have messaged you via Trustpilot’s platform to establish who you are and which property you rented through us, but you have opted not to give us this information. Unfortunately this means we cannot explore the issue further for you, however please accept our apologies for any problems you did experience during your time with us. When tenants move in, we encourage them to complete the inventory and let us know of any issues they face, to ensure they do not get charged for these at the end of their tenancy. Some problems may not become apparent until the tenant moves in, but we aim to resolve these as quickly as possible once reported. Our managed tenants see that their Deposit is held in the Deposit Protection Scheme (DPS), as required by the Government. This means that where tenants do not agree with charges made against them at the end of their tenancy, they can take this to the ADR (Alternative Dispute Resolution) who seek to resolve the issue, based on evidence, from a neutral standpoint. If you would like to discuss matters further, please get in touch by emailing lettings@cpshomes.co.uk. Many Thanks.

TrustpilotMultiple problems with deposit, maintenance and service.
I came back here to write this after watching Joe Lycetts exposé, now realising that it was not a unique case what happened to myself and my roommates.Myself and two housemates rented during out studies at cardiff University, at the end of our tenancy large deductions were taken from our deposit for damage that existed prior to our tenancy - we even provided pictures of the damage beforehand and even still were threatened that we had to take them to the court to get our full deposit back. This whole process took months, where we ended up taking the deposit with large deductions as we needed the money to contribute to life outside of uni.Additionally, whenever there was a problem with the house that was out of our control, it would take a minimum of a week to have someone come in to inspect it - then even longer as the person who would inspect would call a handyman to make an appointment for the repairs later on. Most of the repairs would need to be repeated multiple times and still had issues (we had a shower that needed re-sealing multiple times so that it would stop leaking into downstairs - as such there were atleast 3/4 weekends we were asked to not use our one shower so that it could dry). This was the worst renting experience of our 3 years there and would thoroughly recommend that students and anyone else considering using CPS Homes to use a different service.FURTHER CLARIFICATION ON THEIR RESPONSEYet again you can see the issues with dealing with CPS. Noting the fact that they consistently provide a slow service, they refuse to acknowledge the real world circumstances and reasoning brought before them. They abuse the fact that students leaving university will need any money possible, and take advantage of this as such. By delaying the process, and taking weeks to reply to our e-mails regarding deposits (to which the reply does not answer the questions asked, and refused acknowledgement of evidence shown), when we need the money it is simply not possible to wait potentially months more to get a deposit back when the money is needed immediately. We were never shown proper invoices which showed a detailed description of the work done. There were charges for cleaning to the single hall and ~10 stairs leading to our apartment, which was shared by the rest of the apartments in the building. They claim to have a dedicated maintenance team, whom had to repeat the same job multiple times. They claim it to be a maintenance team, but it is a best a friend of the owners who needs some quick cash. We explained to CPS at the time that we were not happy that we were able to use our shower on multiple occasions, having known our neighbours downstairs were suffering a leak we were morally obliged to try and help rectify the situation - this does not excuse CPS for consistently failing to fix the problem, and causing multiple problems for ourselves and our neighbours.I wanted to mention that even taking pictures of every piece of damage to the property at the start of tenancy with date stamps of said damage is not sufficient evidence for them, and they would argue this (most likely to extend the time, hoping that you back down). Finally, if there is anything to take away from this, it's that the questionable practices and lack of ethical reasoning shown by CPS are to be taken into serious consideration before approaching them - there are many better alternatives.

Good Afternoon George, Thank you for taking time to place your comments on record. All tenants of properties that we manage see that their deposit is registered within the Deposit Protection Scheme (DPS) as required by law. Contrary to what outside sources would like to have you believe, we don’t want to claim for deductions to any deposit. We don’t profit in any way from said deductions; in fact, at a time when we’re already busy with new tenants moving in and have a lot of deposits to return, it creates work for us when we have to send a contractor out to a property, so it’s quicker and easier all-round if you get your full deposit back. I can see that in the case of your deposit, we conducted a checkout inspection with you whereby it was identified that cleaning was required and handyman jobs needed to take place. As you did not agree with the claim and submitted new evidence to us, the overall amount for the cleaning charge was reduced to 40% of the original cost, which you agreed to. Where claims are made that tenants do not agree with, they can take this to the ADR (Alternative Dispute Resolution) within the DPS who seek to resolve the issue, based on evidence, from a neutral standpoint. You chose not to exercise your right to do this, as you agreed to the claim with us directly. Having looked through the work orders for the property I can see that there were issues raised from the flat below yours in relation to leaks coming from the bathroom. Maintenance such as re-sealing showers does take time, and does need to be left for a while to ensure the job ahs been completed properly. This was discussed with yourselves when the problem arose, and we booked the works in with you at a date/time that was mutually agreed. We can only apologise if you felt as though you had to wait unreasonably long for works to be completed, but we do have a dedicated Maintenance Team who strive to complete works as soon as they are reported to us, liaising with Landlords and ensuring they are actioned at the earliest possible opportunity. Many Thanks.

TrustpilotShame on this company
Shame on this company, what a shame!!After 5 years as a good tenant I'm having a nightmare, it's been 52 days since I handed over the keys and I'm fighting to get my deposit back.5 years ago they did not make a photographic report claiming that there was no technology for this and now after 5 years they took photos of every centimeter, even photos of human hair were taken, trying to put as much difficulty and trouble as possible to delay the return. It is very difficult to deal with the deposit team, I tried to schedule a meeting to inform them of how the apartment was handed over to us and they refused.I will recommend everyone when trying to rent from this company, MAKE SURE THAT YOU TAKE PICTURES OF EVERY SINGLE CENTIMETRE OF THE HOUSE OR FLAT AND WRITE DOWN EVERY SINGLE PROBLEM FROM THE TOP TO THE BOTTOM EVEN IF YOU FIND A HUMAN HAIR IN THE FLOOR AND SEND THE INVENTORY FOR THEIR TO SIGN, AND KEEP THIS WITH YOU VERY SAFE COZ IF YOU DO NOT DO THIS, THEN THEY WILL DO IT WHEN YOU LEAVE AND YOU WILL HAVE THE SAME PROBLEM WHICH I AM HAVING NOW.I hope no one goes through this situation I'm going through, it's embarrassing.

Hi Cristian,Thanks for your review. We’re aware that you’re currently in discussion with our team, who are liaising with you and your landlord regarding the landlord’s claim from your deposit. Bear in mind that occupation contracts are between the contract-holder(s) and the landlord, so it’s the landlord who chooses to submit this claim. We would much prefer not to have to make a claim from a deposit, as it's far quicker and easier to return a deposit in full. There have been delays in this return process, which we apologise for, though they have not been at CPS Homes’ end. The delays initially occurred whilst we attempted to ascertain what your landlord’s claim was, and subsequently when we’ve been negotiating with him on your behalf to have him reduce the amount of the claim. To explain further, our contract with the landlord stipulates that we will document the condition of the property at the end of the tenancy (as we also do at the beginning of each tenancy), then provide this report to them for their assessment, as, again, being the owner of the property, they are the decision maker. Within the report, we highlight items that we believe are a result of wear and tear, therefore the responsibility of the landlord to make good before any new contract-holders arrive. We also highlight any items we believe to be over and beyond fair wear and tear, which, if substantially different to the condition at the start of the tenancy, they may wish to claim for from the deposit. When you moved in, you signed an inventory that read “unless otherwise stated, the condition of the property…is clean and ready for occupation”. You didn’t note any cleaning concerns on the document. We have significant evidence that cleaning was required when you left. You even offered to return to the property clean the areas of concern, though we cannot allow contract-holders to access the property again after their tenancy has finished.Once the landlord has decided how they wish to proceed, we add comments to the inspection report and send it over to the contract-holder(s) for their perusal. We invite contract-holders to comment on anything noted as being over and beyond fair wear and tear. This demonstrates a transparent, two-way process that is geared towards avoiding any potential deposit dispute. When contract-holders provide their comments, as we always encourage them to do, we revert back to the landlord and attempt to negotiate the deposit return of behalf of both. This is what we’re doing for you currently. As you know, the landlord’s claim is not for just cleaning. We have presented you with evidence of other items too.We feel it's important to point out that it's not uncommon for there to be a dispute at the end of a tenancy. Quite rightly, contract-holders are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear and tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. Thankfully, the process described earlier in this reply successfully resolves the vast majority of potential deposit disputes before they become protracted, which we think is something that should be commended. As with any deposit return, if a contract-holder feels a landlord's claim is not justified and a mutual agreement cannot be reached, the deposit scheme that protects the deposit can appoint an unbiased, impartial adjudicator to consider all evidence and make a ruling. We're pleased to say that the vast majority of deposits CPS Homes returns are done so with mutual agreement between landlord and contract-holder, meaning only a small minority require independent adjudication. As we’ve been unable to reach an agreement between you and your landlord in this case, an adjudicator is due to look at the case shortly. In the meantime, you have been paid the undisputed portion of your deposit. Many thanks,The CPS Homes Team.

Trustpilotreally poor show
really poor show, I am an investor wanting to purchase a buy to let property in Cardiff, CPS where not keen to show me any properties on the first weekend I came to Cardiff, on the second trip they said that they couldn't show me any on the weekend again so I took time off work and travelled up on Friday afternoon to see 4 properties they had for me to view, the day before I was told that 3 of the properties I could no longer see, one had sold (fair enough). An hour before seeing the last after moving the time forward twice I go a call to say the landlord had decided no viewings. I did not feel like they made any effort to accommodate me. I certainly wont be bringing my business to them.

TrustpilotOver-compartmentalised mess
Summary: CPS is a flawed agency which will continue to claim that it is a set of discrete systems which can’t overlap i.e. Deposits, maintenance and lettings “can’t” intercommunicate. This results in a horrendous customer experience wherein you can’t contact any real people and no issues ever get resolved in a timely manner. If you’re a landlord looking to let a property under CPS, I’m sure it’s a profitable experience because you’ll be letting a property to naïve students who won’t know that theyre being taken advantage of. If you’re a student looking to let with CPS, their cheaper rents relative to their quality of service does not work out in your favour so just don’t.I rented with CPS homes from July 2023, > July 2024 in cathays. This has got to be the worst experience I have ever had as a tenant. The flat looked great when we viewed and the person who showed us around did a really good job of making the place seem nice. When we moved in this was not the case. The flat was absolutely disgusting: Disgusting communal space, thick black mold on the floor of the bathroom, a sagging floor in that room, other bathroom had a broken seat, flush, and a bit of wee in it, oven was mouldy (which i have never seen before). The smell was indescribable. I had been warned by my coursemates prior to moving in that going with CPS was a bad idea but i didn’t know it would be this bad.Issues persisted for weeks until CPS ordered a “deep clean” which resulted in the flat being very slightly more livable until we as tenants 3wks post move-in just gave up and did it all ourselves. We eventually met our maintenance contractor Sas who was an absolute mess. On the first time we met him he told us of a recent bereavement in his family. We were very sympathetic and he did no work that day, sort of just sat on the stairs for the afternoon (which we were fine with). I personally made contact with CPS to let them know that this man was struggling and unable to complete the work we needed doing. Their flat response on the phone was to state that he was the landlords private contractor or, in person, to say to me that he works on a massive number of properties and that theyve been having issues with him for ages. Either way this doesnt provide him with the support he should have recieved. As a result, issues which we reported to CPS were not resolved throughout our tenancy. I lived the entire tenancy with a broken bed which i reported multiple times to no avail via their phone number and visits to their office. Our radiators regularly leaked, leading to heating not working and CPS would send a blanket response every time asking us to just top up the radiator- great idea. Once we fixed most of the issues we had in the flat, the issues stayed fixed (by us) until the end of the tenancy. Once our tenancy finished, however, CPS all of a sudden became a very attentive agency. They were trying to extract money from us for issues that either pre-dated the tenancy, counted as normal wear and tear, or occurred as sontaneous issues between our move-out and the next tenants’ move-in.The person dealing with our case, Derry Salter, was professional throughout the process however was clearly and plainly trying to extract more money from us (not trying to find the truth of the situation). He would repeatedly play dumb when we would send him evidence of the state of the property pre- vs post- tenancy or he would outright ignore valid defences in favour of nitpicking issues in the landlord’s claim.Eventually Derry (i assume) made a mistake of threatening to withhold some money which one of my flatmates had overpaid on last years rent (which I should imagine is either not allowed or not legal) and CPS spontaneously retracted their claim. Just a massive waste of my time but probably works out as profitable for a company like CPS.

Hi Toby,We're sorry that you've had a less than positive experience, and we thank you for your feedback. We’d like to clarify that while our departments, such as deposits, maintenance, and lettings, have distinct roles, they do work closely together. For example, our inspections team collaborates with the deposits team as part of the deposit claims process. We recognise that seamless communication between teams is essential for providing a positive customer experience. If there was a breakdown in communication internally or in how we kept you informed, we sincerely apologise. Your feedback highlights an area where we can improve, and we’re committed to learning from this to ensure better coordination and responsiveness in the future. We've been unable to determine which property you lived in, but we know of the contractor you describe. We must point out that we have a panel of preferred contractors that we instruct to attend properties when a landlord gives us the green light to deal with an issue. This panel is made up of trades who have a proven track record of completing work promptly and to a high standard. This contractor is not on said panel of ours, so will have been instructed by your landlord directly, independent of CPS Homes. Remember that we don't own the properties we manage, so we don't have the final say over who comes out. As the owner of the property, if a landlord wants to take that decision out of our hands and instruct somebody they believe will do the job to their satisfaction, we have to go along with it, even if we disagree. We're sorry that your landlord chose to handle things themselves, and the result was that they appointed a contractor who did not perform to the levels that we have come to expect from our own panel. This feedback is something that we continue to use internally, so we thank you for bringing it to our attention during and post-tenancy.If we knew which property you occupied, we’d be able to shed more light on the condition upon arrival, i.e. whether the cleaning was also something your landlord independent of CPS Homes, or whether it was instructed by us. Both CPS Homes and the cleaning companies we use realise cleanliness is subjective, so we’re prepared for scenarios where incoming contract-holders don’t think it’s up to the required standard and the companies are happy to re-attend to look over the points of concern; ideally meeting the contract-holder there to discuss any further cleaning needs. As occupation contracts are between contract-holder(s) and the landlord, any proposed deposit deductions at the end of a tenancy are decided by the landlord. We don’t profit from deductions and prefer to return deposits in full as it’s faster and simpler. Our contract with landlords requires us to document the property's condition at the start and end of a tenancy, providing this report for their assessment. We highlight wear and tear, which is the landlord’s responsibility to address, and note items that go beyond fair wear and tear, which they may choose to claim from the deposit. Once the landlord decides, we share their comments with contract-holder(s) for review, encouraging them to provide feedback. This transparent process helps avoid disputes, as we work to negotiate deposit returns fairly. It’s natural for contract-holders to want their full deposit back while landlords seek compensation for damages. These differing perspectives make deposit claims inherently contentious, but our process resolves most disputes before they escalate. If agreement isn’t reached, the deposit scheme protecting the deposit can appoint an impartial adjudicator. Thankfully, most deposits we handle are returned by mutual agreement, with only a small minority requiring adjudication. Many thanks,The CPS Homes Team.

TrustpilotTHANK YOU JORDAN, FLORENCE AND MAX
In 2011 I decided to leave Cardiff and go back home to North Wales to live, entrusting my house in Cardiff with CPS as a letting agent and over the years the company have done a great job looking after my house, sorting out tenants, contracts, maintenance etc. The reason why I’m writing a review now is because I wanted to say thank you to 3 individuals in the company for their excellent work recently. My tenants of 4 years were leaving once their contract expired and Jordan, Florence and Max were there to sort everything out, from re-marketing my property, property check out inspection, inventory for DPS regarding bond, obtaining Employer references and credits checks from the new tenants, and making sure they were happy and if they had any issues, the list could go on! I had total faith in them as they were in constant contact with me via phone or emails, sending me 100’s of photos of my house interior and exterior, to show me what condition the house was and what needed to be done before the new tenants were moving in. They organised all the contractors to do the maintenance works which was fantastic as I didn’t have to travel down to Cardiff to sort anything out! For potential landlords or tenants who want a trustworthy letting agent, I highly recommend CPS Homes, and within the company JORDAN PARRY, FLORENCE BAILEY AND MAX EVANS. Thank you, Diolch. Wendi

Tiffany was great, enthusiastic and provided excellent service to me when selling my house. She dealt with any communication for me and was always quick to response to my enquiries. She made everything really easy and smooth and took a lot of the stresses away that come with selling your home.I also dealt with Chelsea when purchasing my property and again she was very good and there was some problems that arose, which were through no faults of CPS, but more to do with the vendor. However, Chelsea constantly engaged with me and liaised with them and their solicitor to try and come to a speedy resolution, and if she wasn’t on the ball, proactive and tenacious the sale, would have taken far longer than it did.

TrustpilotFast, efficient, organised, effective
We have dealt with CPS Homes for many years. I have to say, they are reliable, more efficient than ever, personable, competitively priced, and 'on the ball' when it comes to getting tenants in and contracts sorted (we use two agents, the other one appears to be moving through mud by comparison, inaction, miscommunication, sloppy).CPS, like most agents, has had criticism directed at it over the years. I can't speak for people's personal experiences, or their forays into property development, but we wouldn't work with CPS Homes if they were in any way dishonest or treated tenants badly. Another thing worth noting is how CPS Homes has responded to the new Welsh laws/regs, Welsh Government has seen fit to totally rewrite the rules and terms of the tenant, sorry 'contract holder' and landlord way of working. (If the changes make things easier to understand, landlords more acountable, homes safer, and things fairer, then it's to be welcomed.) However, some clauses in the new standard Government contract specifically allows tenants to sublet rooms, not only will this set off alarm bells in the head of any landlord, but the fact that the Government is giving tenants the right to infringe upon HMO regulations and laws, and thereby put landlords of said HMO into a position where they are in breach of the law, has been a big concern to us. CPS Homes to their credit have been all over this, and their contract wording has dealt with this and other areas of concern so as to protect landlords from this unnecessary exposure and potential for trouble by the well-meaning Senedd meddlers. In this, CPS Homes should be applauded because not all estate agents have been as pro-active, and I know this for a fact.We like to think, well, we do, have a positive and healthy relationship with our (mostly) student tenants, by which I mean as a small, hands-on landlord firm we are sometimes in direct communication with tenants, especially when it comes to dealing with issues, because we carry out most of our own maintenance. I have been involved with lettings for around 20 years and have dealt with many Cardiff agents in that time, and what I have sometimes found is that both agent AND tenant have felt let down, or they're getting a poor service from these agents. There have even been instances where landlord (me) and tenant have come together to argue with an agent (whose name I won't mention) over its deposit depletion tactics! Working with CPS Homes seems to complement what we do, and aid us in providing our landlord services. They come highly recommended.

GoogleLots of positive reviews from landlords. Have a look at what previous tennants think and what it has cost them! Also a channel 4 show that investigated the very unsavoury practices at CPS homes is a must watch. Horrendous business. Do not get involved with them.
Edit: I am a previous tenant of CPS lettings, you can see below they are trying to discredit my review. This is the type of behaviour we had to deal with from them. Very unsavoury company who will make your life very difficult.

Hi Ryan,
The reviews you see on this page are from contract-holders (tenants), landlords, buyers and sellers. Have you had an experience with CPS Homes yourself? We cannot currently locate you on our database.
We house over 5,000 contract-holders every year and the vast majority are happy with the service that they receive from CPS Homes.
Kind regards,
The CPS Homes Team.

Hi Toby,
We’re sorry to see your review, but we think some context is important here.
CPS Homes does not simply set a charge of £432 for removing a couple of Blu Tack marks. Where remedial work is required and we are asked to arrange it, this is carried out by trusted independent contractors whose pricing is competitive due to the volume of work we place with them. In other cases, landlords may carry out work themselves or appoint their own contractor.
Unfortunately, your review does not give us enough information to identify the property or the particular job, so we cannot comment on exactly what the £432 related to. However, if Blu Tack has damaged the decoration to the extent that a whole room needs repainting, a cost of that level is not necessarily unreasonable.
Repainting a room can also involve considerably more than simply painting over a few visible marks. Depending on the circumstances, the contractor may need to identify and purchase matching paint, move and protect furniture, prepare and prime damaged areas, apply multiple coats to achieve an even finish, and then return the room and furniture to its original condition. There is labour, materials and often more than one visit involved. What may appear to be a very small area of damage can therefore result in a much larger remedial job, particularly where a localised touch-up would leave an obvious difference in colour or finish.
There is also an important distinction between fair wear and tear and damage. A landlord cannot reasonably charge a contract-holder for ordinary wear and tear, but marks or damage caused by Blu Tack and other adhesive products can fall outside of this. This is why we specifically advise contract-holders when they move in not to use Blu Tack, and provide further guidance before moving out on avoiding potential deposit deductions.
Of course, any proposed deduction should still reflect the actual loss or reasonable cost of putting the damage right. If you contact us directly with the property address and details of the charge, we’ll happily look into the circumstances and explain exactly what was claimed and why.
Kind regards,
The CPS Homes Team.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
