Romford Branch - (Mostly) lovely people, useless organisation

The positives - the majority of the staff are actually nice, apart from someone who claimed to be the manager. He complained about his own staff to me when someone had been off ill and dismissed any responsibility for fixing the poor service we received, asking for sympathy himself instead.The main issue is that when staff are off, nobody takes over their work. Nobody tells you they are off. So if the person responsible for your sale is off, nothing gets done. It takes lots of chasing to get a call back, so you are left with no progress being made for long periods of time.There were some issues with our sale because of difficulties that the buyer had with the mortgage provider. The buyer used a mortgage broker with Bairstow Eves, so I thought this would have been easy to fix, but it didn't help smooth the process at all, and each phone call ended up being a long chain of relayed messages with little to gain, and things only progressed once I asked the estate agent for the contact details of the mortgage broker, spoke to the mortgage broker, then found the details of the valuer from the mortgage lender and spoke to him directly. This feels like the sort of thing I was paying Bairstow Eves £3600 to do for me.This wasn't an isolated incident, and the same issue was repeated with dealing with issues with the EWS1 form, where after waiting for weeks with no movement I suggested calling the company who was responsible for the certificate, upon which the issue was resolved promptly. Again, this felt like the work I was paying someone else to do for me.Overall, I put in far too much work to justify a £3600 fee. Coupled with the rude emails I received from Countrywide chasing an AML fee that hadn't been paid because initially they had failed to invoice my solicitors, so my solicitors only knew the commission due through me, I would run like hell away from any Countrywide Estage Agents if I ever needed to sell a property again.(Mostly) lovely people, useless organisation.

The team at Bairstoweves in Billericay were absolutely brilliant , professional, thorough, followed through on delays involving solicitors, surveyors and all areas of our buying and selling , and kept us informed weekly !Both our buyers and ourselves had issues with the speed ( tardiness ) of our respective legal and financial people but Bairstoweves stepped in quickly and timely to bring our sale to a conclusion . L I sold a house and they over estimated the fees and tried to charge me 8 grand. They are dirty don’t touch them. They have very good lawyers as well that will play the game. Avoid this headache.

Honestly the worst experience of dealing with an agent. Do not use them if you are selling your house or wanting to but a house. As a buyer, they didn't put out offer to the vendor, when they finally did after phoning daily to chase, it was accepted. They took 4 weeks to send out a memorandum in which time they asked for our details 3 times as kept losing. The vendor pulled out due to their time delay and they didn't tell us. They cost us £360 in getting the survey done after they knew the vendor had pulled out. We haven't had a call back once with an update, and the staff lie to cover their mistakes. We didn't find out from them that the vendor has pulled out and 4 weeks later are still waiting for Joe the apparent manager to call us back. Honestly the worst experience, and we are not surprised the vendor pulled out if age had the same experience as us

One star because no stars is not an option. If you want to let a property and then chase your own money for the next year, Bairstoweves is the place to go. You will not be told when your supposed to cash in your rent or what the process is when your tenants don’t pay, you will just be left guessing. All of that for a steap management fee. @Bairstoweves, Breach of contract is the term I guess.

Excellent service at Bairstow Eves Sanderstead

We purchased a building through Robin and the team at the Sanderstead branch of Bairstow Eves. It was a long, drawn-out legal process lasting several months. Robin kept in touch with us, let us keep seeing the building so we could work out how we would update it, and whether the building was empty, and check that the pipes hadn't burst as the tight sellers had turned off the heating. He even showed us a similar building that was finished to help us visualise how the house could look when it's updated.Robin and the team exceeded our expectations - which is very rare! Bairstow HQ - give that team a pay rise!

Excellent experience with the South Woodford branch. Itayi, Hayley and Alicia were super helpful and responsive to all our communications and kept us guided and informed throughout the entire letting process from the very start to the finish. We just moved in to our new home and Itayi was there to meet and greet us and explained everything clearly. The whole experience was fantastic and Itayi and team are a real credit to Bairstow eves. This is first time we’ve used this agent having having dealt with other letting agent/companies in the past. My worst estate agent experience EVER. Signed them to sell house and owing to a mysterious disappearance of the sales rep who came out we were forgotten. Emails and phone messages not responded to in a timely manner and in some cases not responded to at all. Do not use. I am a reputable author and also property developer and I know all about the property business. Suggest read other poor reviews as concur.

Had the following experience with Bairstow Eves Rainham branch- Great staff (Demi was superb) and process seamless, she was the shining star.However, the gaping hole is that they made it as if i had to use their chosen Conveyancer, making it seem mandatory and saying it was a seller requirement, which wasn't the case, its just a sales tactic. I decided to follow their recommendation and was to be charged 2200, only to be charged 3,300 GBP later, for the purchase. I could have used another Conveyancer and paid 1600 for even a better experience.The legal firm they recommend is Countrywide Solicitors - I BEG YOU, PLEASE FOR GODS SAKE DO NOT USE THEM, THEY ARE CRAP AND SLOW.Buying a house is fine from them, but do not take any of their recommendations from them for legal work, it was a fricking sham and robbery.

South woodford letting team

Called regarding a property to rent from them at 9.37 And was arranged for 13:45.Called them back at 10:37 asked for viewing confirmation and the address as i was traveling from far. Gentlemen responded that confirmation will be send to me shortly and he confirmed the viewing once again with me. I had nearly 2h traveling time so i left and got to the area ( had no internet underground). There was not confirmation email yet, called the office about 10 times and no one picked up. Since i was there i followed right move address got to the road and saw another person waiting to view.I explained to the agent there and got refused to see the property as there was no booking. After waiting for 35 min in there by the property since the other agent was trying to get in touch to the person who booked it i left. about 30 min after i got a phone call from the person who booked the viewing saying oh the tenant didn’t want to do more viewing. I replied at least I should’ve received any email or call to say oh Its been canceled. He replied when u don’t have confirmation email why did u come? Yes after 2 times confirmation of the viewing on the phone i should’ve thought they would played me and waste my time.This agency? NEVER again.

Bairstow Eves great, but use your own Conveyancing firm

Bairstow Eves, were excellent, and could not have been more helpful. We had agreed to use Bairstow Eves conveyancing services as part of their package. Everything processed as normal, the flat I’d inherited was sold, and then….. on the day of completion (1st July) , Bairstow Eves conveyancing solicitors “Spiketts Battrick “, informed us that they were unwilling to transfer the funds from the flat sale into anything but an “executors Account”. We then had to wait 5 days for an appointment at the bank to set up the account , who in turn told us we had to wait 10 days for the account to be set up. 10 working days passed, we are still waiting for confirmation from the bank that we can access the executors account. In actuality, it’s now been 20 days since completion, so a new person is living in my inherited property , but I still have no money . It’s been 20 days since Spiketts deemed to inform us that we couldn’t inherit our money unless via an executors account. When questioned about this ( and NB, executors Accounts are NOT inshrined in law, only recommended) Spiketts were off hand, dismissive, and blocked speaking to us because “we had a dispute in the family” WHAT ???????…..eventually Spiketts did speak to us and were of next to no help, and Rude. Obviously we were a nuisance wasting their time, we had passed the point of usefulness as a client, and as they had our money, so Spiketts felt there was little point in speaking to usUsing Bairstow Eves own Conveyancing solicitors has been a false economy - anything we gained using them has been negated by the fact we’ve had to cancel work to our home because of their solicitors ineptitude. Spiketts will doubtless fall back in their T& CS, but their demands for an executors account should have been made obvious either by themselves or Bairstow eves..Irs now 20 days since our buyer moved into my mothers property. It is 15 days since we saw the bank. We have no idea when ( or indeed if) the banking account details will appear.As I write,I still have no money. Use Bairstow Eves, they are brilliant, but find your own convayencing solicitors, don’t say you weren’t warned.

She informed me of a property that I didn't realise was for sale. They listened to me when I said that the price was too high as I had bought a similar property in the same block. Bairstoweves Biggin Hill. Brilliant! From start to exchange Caroline was a dream. We haven't moved for 29 years so were very apprehensive. However Caroline and her team made it a great experience.
