Extremely unprofessional and disrespectful experience with this letting agency We recently moved to the UK and attempted to rent a property through this agency. Unfortunately, our experience, especially with an agent named James, was extremely disappointing and stressful. As new arrivals without a job yet, we were asked to pay 12 months’ rent upfront (£22,200), which we were willing to do. However, we were sent the tenancy agreement at 2 PM on 12 September, with a demand to sign the contract and transfer the full amount by 5 PM the same day, just 3 hours’ notice, without any reasonable time to review the contract properly or seek clarification. When we asked if we could extend the time and change the move in date to Monday or Tuesday (15th or 16th September) to review the agreement and move in (original move-in date was 13th), just two days apart, James was uncooperative and dismissive, flatly refusing any flexibility. His attitude throughout the process was rude, condescending. We were made to feel like a nuisance rather than a valued tenant. Despite not having missed any contractual deadlines, and before the original move-in date even arrived, the property was re-listed online the same evening. James then emailed us saying we had “failed to pay on time” and stated that the holding deposit would be forfeited because we had “not passed referencing”, something which was never properly communicated or documented. It felt like we were being pressured into signing and paying a large sum under unfair time constraints, with zero respect for tenant rights or basic decency. The entire process was highly unprofessional, They appear to care only about securing upfront payments, not about treating tenants with fairness or respect.

Dear Wincy, On 5th September you were provided with a Client Money Protection certificate, the How to Rent guide, and a draft tenancy agreement. On 8th September, you made an offer for a twelve-month tenancy commencing on 12th September, with six months’ rent to be paid in advance, together with the additional security of a guarantor. Your guarantor, however, failed the referencing requirements of our third-party reference company, FCC Paragon. FCC Paragon explained that the reason for this was that your guarantor did not hold a permanent job, a fact which had not been disclosed on your application form. As a result, neither you, your partner, nor your guarantor were able to pass references. The landlord therefore confirmed that the only way they would allow the tenancy to proceed was if twelve months’ rent was paid in advance. You were made aware of this on 10th September, and we had to chase you again on 11th September, just one day before your scheduled move-in, as we had not received any confirmation from you. On 12th September, we reiterated that the landlord’s position was clear: the tenancy could only proceed if twelve months’ rent was paid in advance. It is therefore incorrect for you to suggest that you were placed under any pressure. On the contrary, we were entirely relaxed about the situation, as we had two other offers for the property at the time. Nonetheless, you stated that you wished to proceed and accepted the landlord’s terms. Our administration team worked very hard to arrange your move-in for 13th September. That same afternoon, however, you made a series of additional requests. Some of these the landlord agreed to, while others could not be accommodated as they would have placed the tenancy in breach of the Housing Act, and this was explained to you. You then chose to postpone your move-in date to 16th September. At that stage, we advised you that because you had failed referencing (which would not have been undertaken had accurate information about your guarantor been provided) and because the terms of your original offer had changed, we would begin actively marketing the property again. Fortunately, on the morning of Saturday 13th September, we agreed a let to a professional tenant who passed references and has already moved into the property. As a result, the landlord authorised us to return your deposit, which we have already actioned.

Simon was exceptionally helpful and went above and beyond to help us move into our flat. By far the best experience we had in our house hunt and really shows the value that local estate agents provide over the bigger chains. They made the process as easy as possible and I would highly recommend Fisks.

I'd very much recommend using these guys. I completed the purchase of my new home through Fisks last week (24 July 26). I was fortunate this purchase was very smooth & went from offer accepted to moving in within around 13 weeks, which is about as smooth/fast as you can hope for. I'm sure the other staff in the office are great too, but I only delt with Simon, who made everything easy, was very communicative, & got my new home purchase wrapped up nicely in 3 months.

We purchased a flat through Fisks and our experience was mixed. Simon was friendly and pleasant, but James took over a big amount of correspondence from him, and his way of interacting with us was quite strange. Some emails were just flat out condescending and rude, then he went back to being overly friendly, which I found unprofessional. The last phone call was extremely unpleasant, after the agency had ignored us for about two weeks (even though we were under a lot of time pressure) he blamed that on every one else but Fisks… not the most mature way for a grown man to respond I’d think. In the end the purchase went well, from our experience not exactly thanks to working with Fisks.

I would highly recommend Fisks - I have recently let my property through them and the experience has only been positive. James and his team have been so helpful and supportive to get the property to market, they take the time to personalise the service rather some of the larger firms, who seem to offer little and just want to close a deal. They marketed the property well, brought in a high number of offers and guided me through the process to find the best offer. I was recommended Fisks by a friend and I feel they have lived up to their reputation. I would have no hesitation to recommend them to others.

My friends and I had a great experience with renting a property through Fisks. James, Simon, Maisha and the entire team were very helpful and prompt with the whole process, which took only over a week to be completed. They were also very supportive of all the changes we wanted to make to the flat and helped with fixing any issues that may arise immediately. Phone calls were answered and replies were prompt, which made the experience great on both ends. I would highly recommend Fisks for anyone who is trying to let their property or rent a property.

From the leaving tenant's side, most of the people that work there were okay for the most part (especially Martin was very polite but not sure he works there anymore). James' behavior was a bit strange every time. From writing aggressive emails, to having arguments in front of people that were viewing, to even asking random friends that happened to be in the flat at that time for permission to do more viewings on the spot, it felt like he was always trying to argue. In the end everything ended up alright for us, the agency claimed a few hundred pounds and the deposit scheme awarded them zero. If they try to get your money make sure to stand your ground and know your rights, this is a completely unregulated industry. Edit for the response: Thanks for remembering me, I am flattered, and of course the logical explanation is that it was on my mind for 3 months and not that the deposit scheme decided about a week ago. Since you also chose to reply to a specific point - my problem was not that you requested a viewing while on an existing viewing, my problem is that you asked someone that was not a tenant and was just visiting (and did not speak much English so they were surprised) in order to avoid asking me while I was in the next room

Hi Giorgos, I remember you. Your tenancy expired on the 24th of March over three months ago, evidently this has been on your mind for some time. We always request viewings with 24 hours notice. It is regrettable that you took offence to my requesting a second viewing while on an existing viewing. I wouldn't have thought that was unreasonable, but everyone has different expectations. For the record we are regulated by ARLA Propertymark and are pleased to adhere to the professional standards they demand from all their members.

Very friendly start until you get in the property. Couple of advices for the tenants trying to rent, just make sure you are there when they check your flat, take full picture of everything, count the pillow buttons if there is a sofa, look inside the smallest details otherwise you will pay a lot. We had a friendly start with the agency, eventually once we have moved in things started to turn around, landlord did not help either, silly us why did we think she would. Very slow with responding to emails and sorting out issues, unless they need something from you. Make sure if you have arrangements such as house decorating or any other things make sure it is on your contract till the smallest details. Some issues that we have reported were not followed up neither the agency or the landlord, some of them Health and Safety issues. Learn from our naivity and make sure everything is on documented. We arranged the house to be decorated with Martin and should have been on the landlord expenses and ended up paying it. Most of the times we spoke to Lubna, we never had the results what we were expecting. Slow answers most of the times, no follow up on issues. We felt left alone most of the time and the agency never supported us when we had issues involving the landlord, eventually we ended up paying a huge amount for delapidations. The flat was not cleaned properly( make sure you check this before moving in), and check all H&S issues before you move in. If possible be there on check in and make sure you are there on check out, otherwise will cost you. Do not think for a second that in a dispute you will have support like we did.

Dear Andras, I'm aware that you do not agree with the deductions that our landlord client claimed from your deposit but you must accept that the correct process was followed. The deposit was protected with the Deposit Protection Service, and evidence from both sides was presented. You engaged with the DPS dispute process presenting your own evidence and the DPS ruled that majority of the landlords claims were reasonable. The disputed amount was £460 and the DPS awarded £395 to the landlord the balance of £65 was returned to you. The inventory, check in and check out were all compiled by an independent third party which is best practice. I have reviewed the file and can not find any evidence to substantiate your claim of a health and safety breach.

I was a first time buyer and I am really happy with the service delivered by Martin and James and the way they handled all my queries. The communication was always clear, on time, and I could visit the flat several times in order to be sure that everything was fine before we exchanged. There was an issue with the boiler and the hob (not the agent's fault), and it was immediatly sorted by James; in less than three days the boiler and hob were repaired. I was kept informed at all times and aware of the different options to deal with the issue. Being a first time buyer you always have more questions but Martin and James were accomodating and clear.

I thought at the beginning the reviews are fake or like coming from problematic people for Fisks. Would say I had very disappointing experience. I viewed a property and clearly expressed my interest, then waited for two full days with no update. I wasn’t informed that the landlord had already agreed with someone else already. And fun fact is that I only found out this after calling the office myself. During that time, I paused my search, expecting basic communication and professionalism. Sadly, there was none. It felt like my time and interest were not valued at all. Not the kind of service one would hope for when seriously looking for a place.. I would suggest people to think twice when you are moving with this agency

Dear Mehmet, I have looked into this. All the offers were reported to the landlord including yours. The landlord was on holiday at so it took two days for him to respond. The landlord accepted another offer, you called us on the second day, i.e the day the landlord provided us instructions before we had had an opportunity to report that your application had not been successful. I should also point out that this was at the first stage of the application process and we had not asked for a reservation deposit from you.

Ok so they are an estate agency, so automatically it can't be more than 3 stars. Slow to respond, poor communication, taking ages to sort anything... the usual. Moving in was chaotic, we were given no instructions about the property. We received the flat without a working dishwasher, oven, hot water - allegedly, appliances are not checked on move in/ move out... When asking why - no response. Just poor property management. Now it has been over 2 weeks without hot water and it will be a month without the oven and dishwasher. We also still don't know which is our parking space, or what our meter readings are because they can't seem to find the MPRN number. Absolute clown show - but once again, it's an estate agency so you can't have expectations, yet they still disappoint. I know that the renting market is crazy and you are not able to chose your agency - but if by any chance you can, AVOID FISKS at all costs.

I have investigated this property file, and I am now able to respond to your comments. Evidently you have a dim view of the residential estate agency sector in general. In my experience, the industry as a whole is staffed by hard working conscientious people, which is certainly the case with Fisks London and the individuals who looked after your file. You state that we have been slow to respond to your maintenance complaints. The record shows the opposite. The faulty dishwasher was reported to us on Monday 19th at 8:06pm in the evening. Your email was read during office hours on the 20th and we responded to you on the same day to inform you our contractor would contact you to arrange an inspection. The contractor was unable to repair the machine, and a new dishwasher has since been provided In the meantime, you reported on the 23rd August that your oven was causing the electrics to trip, we responded within half an hour to inform you that our electrical contractor would visit on the following day the Saturday 24th August. The electrical contractor concluded that the fault was with the oven and not the electrics. An appliance specialist visited the property later the following week and advised that the oven was beyond economical repair and a new oven was provided on the same day as the dishwasher. On the 27th of August you reported that there was no hot water. We arranged a contractor to visit the next day. It was concluded that the boiler needs replacing, and a new boiler was installed on Monday 2nd September. The Metre Reading Point Number is recorded in the check in report which is sent out a few days after the start of the tenancy after the report has been compiled. I do accept we should have had known the parking bay number. I did try and obtain it from the land registry title, but it was not recorded. I had to wait for the leaseholder to inform us of the bay number. The check in and inventory was not at fault or chaotic. A check in clerk will not test an appliance beyond turning the machine on and off to see if the lights come on. The property has a valid electrical installation condition report certificate and there was no way of knowing that your dishwasher would fail to complete a full cycle, or the oven would fail shortly after you moved in. It goes without saying that we all had sympathy for your situation, but it is not true to say that Fisks London were at fault or slow to respond.
