Great Experience with a Supportive Team

Working with McHugh & Co was a genuinely reassuring experience. From the first call, their team made me feel at ease. They were warm, clear in their communication, and clearly knew their stuff. Selling a property can be stressful, but they managed the whole auction process with such professionalism and care that it felt surprisingly smooth. What really stood out was how human they were throughout it all, always available to answer questions, never rushed, and genuinely interested in helping me make the right decisions. It wasn’t just about doing a job, it felt like they really had my back. I’d wholeheartedly recommend them to anyone looking for a team that combines expertise with real, honest support.

I have had such a good experience with Marino Costi head of sales on Mchugh&Co Auction..he has been so helpful from the start of my auction entry to end of auction sale... Giving me advice and always answering any questions that I was concerned about... Even giving my solicitor advice about what was needed for the legal pack... Which he did not need to do to reassure me about concerns i had regarding this... He always answered my email and calls instantly... He is such an asset to Mchugh&co... I just want to say thankyou for all your efforts Marino.. I wish you well in the future Extremely satisfied client Barbara Bicane

I found the online auction unreliable.I…

I found the online auction unreliable. I suspect internal manipulation in the bidding process. For example, I once bought an overpriced house and had to bid for the garage that reached £38,000. However, I eventually pulled out of the contract and lost my deposit of £5000, as I suspect foul play. Later, the same garage was sold at the next auction for almost half the price. This was a painful experience on 15/10/2020 I do not trust this website for property purchases, so please be cautious when bidding online to buy through McHugh. Also, carefully check their special conditions of sales because extra charges are carefully hidden away and written in words instead of numbers that could have been easily noticed when going through the documents. Get a solicitor when reviewing the legal packs, or take your time to thoroughly review the documents.

I recently bid on a property through…

I recently bid on a property through McHugh & Co Auctions, and the experience was a lesson in how easily buyers can be misled by carefully crafted property descriptions. The auction listing prominently advertised the property as having approximately 142 years unexpired on the lease, which led me to believe it was a long lease, suitable for mortgage lending. However, after winning the bid and instructing my solicitor, I discovered that the lease was actually only 52 years unexpired at the time of the auction, with the remaining years contingent on a lease extension that would only be granted post-completion. This critical information was not clearly stated in the main property listing but was buried deep in the special conditions of the legal pack. It was only flagged to me by my solicitor one working day before the scheduled completion, after the deposit had been paid and there was little time to act. This practice of presenting the best-case scenario in the auction catalogue while concealing fundamental issues in the legal pack seems to be a recurring theme in other reviews as well. Such tactics can easily mislead buyers into overpaying for properties under false pretenses, especially when dealing with significant leasehold issues that can severely impact value and mortgage eligibility. Despite this clear misrepresentation, McHugh & Co has refused to acknowledge any wrongdoing, and the seller’s solicitor is now threatening to enforce completion based on misleading information. This raises serious concerns about the transparency and ethics of McHugh & Co’s auction practices. If you are considering bidding in one of their auctions, be extremely cautious: Request the legal pack well in advance and scrutinize every document carefully. Be aware that the headline lease information may not reflect the actual legal status, especially if a lease extension is mentioned. Expect significant additional costs, as the auctioneer may demand fees even if the transaction collapses due to misrepresentation. Consider instructing a solicitor to review the legal pack before bidding, not after, as key facts may be deliberately downplayed or buried. My experience has been stressful, costly, and disappointing. I hope this review alerts other potential buyers to proceed with extreme caution when dealing with McHugh & Co. Auctions.

Misleading

I’m writing this as a close friend of the buyer involved in a recent property auction handled by McHugh & Co., regarding Lot 35A, 301 Shirland Road, Maida Vale, W9. McHugh & Co. has since responded by referring to the “special conditions” buried in the legal pack. But as an auctioneer, you must know that the headline lease term shown on your listing is the most relied-upon piece of information by buyers. Hiding contradictory lease terms in the fine print, without clear reference in the main advert, is misleading at best, and negligent at worst. Let’s be clear: The listing said: 142 years lease unexpired The actual lease at time of auction: only 52 years The lease extension: not completed, and subject to post-sale legal work ⚠️ If you are considering bidding through McHugh & Co., please do your own legal checks early. Do not assume that the listing reflects the true legal condition of the property.

Title: Misleading Lease Information in Auction, Very Poor Experience My sister purchased a flat in Maida Vale, W9, through an auction held by McHugh & Co. The auction catalogue and online listing clearly stated that the property had a lease term of “approximately 142 years unexpired.” Based on this information, she bid on and won the property, paying a 10% deposit and auction fees. However, after the auction, we discovered that the actual lease was only 52 years at the time of bidding, and any lease extension would only take place after completion, subject to further legal formalities. None of this was mentioned clearly in the auction listing or marketing material. This information was buried in legal documents that were not easily accessible before bidding. When we raised concerns, McHugh & Co. refused to take responsibility, referring us to the “special conditions” and disclaimers in the legal pack. But this is not acceptable: when a listing says “142 years unexpired,” it implies the lease already exists, not that it might happen later. We’ve since filed formal complaints with The Property Ombudsman, Trading Standards, and the Solicitors Regulation Authority regarding the misrepresentation and the conduct of the seller's solicitor. ⚠️ If you're considering bidding with McHugh & Co., be extremely careful. Their listings may not reflect the true legal position of the property, and you risk losing a substantial deposit based on misleading information.

Called them to ask few information about few houses that they have available on their website. And it gave me the impression that they have so many people going after them that they are in a rush to hang up the phone, giving me short answers and telling me to look up on their website. I am sorry you guys might be great at what you do, but you should threat your costumers with more respect, afterall we are not buying candies, its a property and you guys may close loads of deals everyday and for you we are only one individual, but for someoene who is investing, it is a big deal.

The worst estate agent in London. If you would like to sell your property, they won`t be able to get the highest offer - if you would like to buy a property they won`t allow you to view it, put an offer. Their system is absolutely terrible. I found a property on the market, I would like to view it but they said it s under offer. If it is under offer , why it is still on the market? You can mark it as an under offer or sold. They just want to take details of people to their data. If you want to have a good deal, be away from them!

Ali · 24 October 2023

Agent replied · 23 October 2024

Hi Ali, The property you enquired about is under offer at the full asking price and we were asked by the seller not to show the flat. If you were investing time and money into a purchase, would you not appreciate the same courtesy if the property was under offer with yourself? The current purchasers have paid for a survey which has taken place and have instructed solicitors to carry out relevant searches. We have informed you by e-mail that if anything changes with the current purchasers, we will be happy to contact you. Should you not wish to be contacted we can delete your details. Thanks, McHugh & Co.

Being my first time selling a property at auction and being extremely nervous, I can honestly say the service and support provided my Marino Costi was second to none :)))) Marino guided me through the whole process and I was surprised at how seamless and easy it was. I wouldn't hesitate to use Mchugh & Co's services again and thoroughly recommend them. Thanks Marino.

We recently moved into North London using McHugh and Co. Shemsi was a fantastic real estate agent who ensured that our deadlines, criteria and wish lists were met. Not only that but he managed to go above and beyond, working out of hours complete viewings, security checks and even completion timescales.

Read the small print about ridiculous high extra fees

Like other reviewers, hidden fees on small print. How can you charge £1200 buyers fee and other solicitors fees on the main page around £2000 in regards to legal pack/searches. Then hidden all the way in the end of the ‘special condition’ charge £3600 for sellers solicitors fees and £3900 for buyers premium?? And not provided invoices. A total scam!

McHugh & Co provided an outstanding service from beginning to end; the groundwork required prior to listing up until the eventual sale in a very tough property market. I was extremely impressed by Marino Costi’s expertise and friendly approach making this difficult scenario much easier to navigate.

Beware of hidden fees in contracts and contracts with no dates before the auction, then they add a random date on after and expect you to complete. Unprofessional auction house, stay clear.

Our agent Shemsi was really fantastic, a breath of fresh air after our other experiences with letting agents. He was super transparent and proactively helpful, and didn't go down the route of pitting tenants against each other. Thanks Shemsi!

MUST READ!!!!! I originally came to know of McHugh & Co whilst driving past their offices regularly to eat at a burger place that is not far from them. I approached them and from the first contact I had with them, I knew they were very much on the ball. I spoke with Marino who laid out an action plan of how it was going to be marketed without him even seeing the property! Instructed them 24 hours later and they had got in contact with my solicitor to get the legal pack generated immediately. Very active unlike other auctioneers these guys are well worth every penny of their fee. They had kept me updated regarding downloads and viewings etc (something I have not experienced with other auction houses I’ve used in the past). If you are seriously considering selling, then these guys are a must! Thank you McHugh & Co and thank you Marino for all your efforts!

Go with Paul Buchanan

Paul Buchanan was a total star in my quest for a flat in London. I was living in Spain when he assisted my house hunting and while other agents from other agencies were giving me hell with remote viewings and sending me flats that didn’t meet my needs, Paul was always sending me so many nice properties and following up with tenants to see if new flats would become available. He is not your average robot agent, he actually shows his personality and jokes around. In the end I had to go for a different place because I decided to move to a different area for personal reasons. However, if I have to move places again I will contact him for sure. Thanks to Paul I have gained a newfound respect for real estate agents, which I thought I’d never get back.

Our experience with Paul and McHugh & Co has been phenomenal. Paul is so responsive to emails and answering any questions and his team was really quick when getting references sorted, etc. All of their leasing documents were really straightforward and we honestly could not have had a more positive experience and can't rate them highly enough! Not to mention we have found the most gorgeous flat through them and can't wait to use them again in the future!
