I'd give this company negative stars if I could.From inconsistent responses to maintenance requests (if any) to messing up residents account they've ticked all the possible boxes when is about lack of professionalism and gross incompetence.For the past 5 years and a half, since I live in a development managed by KFH, KFH employees:* always failed to send the budget on time,* messed up the finances of the development (residents who paid for their services and have direct debit set up get referred to solicitor for having unpaid debt),* sent us all kind of dodgy contractors who did more damaged that repair the existing issues (talking here about plumbing, door entry system, lifts),* ignored or simply delayed to take measures to rectify the security related issues and residents ended up with their property being damaged or stolen,* failed to obtain important documents from the developer when the so called handover took place,* failed to arrange maintenance contracts,* failed for years to collect the unpaid debt which led to not paying the contractors, which affected our RTM company credit score,* failed to put in place a handover process when they changed managing agents (this acted like a factory reset...every time a new person joined, we had to start from scratch with reporting existing issues or restart the improvement work),* lied through their arses the residents numerous times blaming the sun, the moon, the contractors, other residents etc most of the time someone made a complaint, in the happy scenario they bothered to respond to a complaint.The list can go on and on.For anyone who reads my comment, avoid having to do business with them especially if names as Richard Benson, Carl Warland, Lauren Brooks, Denisha Wallace, James Hewitt-Lee come up. Their incompetence doesn’t come at a cheap price at all.

Extremely disappointed by the incompetence, poor excuses and untruths from the letting agents of this agency. It started well three years ago with a top negotiator, but went down the slippery slope since he has left. They want to do as little for you as possible, and cancel viewings when clients are actually at the property, because you have a potential offer, even though, contracts have not yet been exchanged or signed, nor the referencing done. They let you down badly. I do not recommend Kinleigh at all if you have a property to rent.

Difficult experience with KFH. I was a buyer. The specific agent dealing with my purchase was almost completely absent from the majority of the process. No communication or updates, several times was told they’d come back to me the next day on my queries, but would only reply with answers when I chased, and then generally several weeks later. Even my solicitor commented they found the agent ‘unhelpful’, and the solicitor was recommended by KFH, so presumably not a standard they generally work to. Towards the end of the process (approx 10 days prior to completion) I received an unprecedented amount of communication (email and phone) from the agent pushing for a completion pre Christmas, so everything subsequently became a pressured, panicked rush to get everything finished. The whole process was unnecessarily stressful, this was not my first property purchase so I’m aware it shouldn’t have been so unpleasant.

Our experience with KFH letting teams was wonderful.we have long established relationships with them on providing us with good tenants.The reputation of them handles the letting process was always excellent.we are delighted with the services and support they offered on providing new tenants and drawing contracts on our behalf and tenants.we definitely will recommend them as excellent estate agents in our area.Regards David & Michelle

We went with KFH as we had purchased our property from them and they seemed honest and competent. Unfortunately, after a few weeks, a new agent was assigned to us (the original lady dealing with us had left the company), and he was everything you don't want in an estate agent. He was pushy, told half-truths, tried to push his panel of solicitors etc... We did eventually sell the property but it would be difficult to recommend them given this experience.

I have used KFH for letting/managing my properties for in excess of 7 yrs and as a landlord quick responses and a personal service is essential. Kelly Mahon the Senior Property Manager @ KFH has looked after my properties pretty much from the outset. She is great! She takes on all the usual hassles that occur during any new or ongoing letting creating an excellent link and sensible communication between landlord and tenant. More importantly she is quick with her responses and get things sorted! Highly recommend her and her strong work ethic.

Persistently poor management and maintainence of the heating and hot water system in our estate has meant that over 100 residents have been left with no heating or hot water for over 2 weeks, in December/ January. Residents have been treated extremely callously by KFH, poor communication, lack of support for vulnerable residents, no urgency or attempt to rectify the mater in a timely fashion. Residents have been persistently lied to about the issues, the progress of the works and the timeline which these are to be completed by.

This rating applies to the management team (not Letting). They don’t seem to act in the best interest of the client when it comes to costs and timing. It took them 3 months and several follow-up email to complete a job on an entrance door. Even though I have requested more than one quotation for comparison, only one quote was presented to me in the beginning. Only after chasing did I receive a second quotation. Also, the response time is very slow in replying to email.

We were very happy with your Rosendale Road branch. They worked hard to secure sales on a number of properties for us. We were kept up to date with progress, issues etc. Charles, Harry and Tim were all excellent.
