Would not recommend at all

Would not recommend based on our ~12-month tenancy managed by Frank Harris & Co. In the first weeks we had a toilet leak and a ceiling electrical fault that took roughly a month to resolve. This was followed by a mouse infestation (we later found a pre-existing trap hidden under the kitchen units) and, in November, an overheating/burnt fuse on the boiler that posed a fire risk. Mould reported in February was still unresolved when we moved out in July, almost 5 months later. Contractors missed appointments, and updates only came after persistent chasing on our part. We have had multiple property managers with no visible hand offs taking place when people overseeing our case were on annual leave - leading to further delays in resolving issues. Since vacating, we've also faced ongoing delays getting our deposit released - over 5 weeks with no resolution, which has led us to raise formal complaints with both The Property Ombudsman and the TDS.

Highly recommend Madeleine Ashby!

I've been a tenant at a Frank Harris property for over a decade(!), so I've certainly had my fair share of experience and it must be said that not all property managers are created equal! I've recently been fortunate to be in touch with Madeleine Ashby who has been fantastic - she has been easily contactable, incredibly friendly and understanding and sorted and actioned issues within a matter of hours! She is an excellent property manager who is a credit to Frank Harris and I feel very reassured that she is my point of contact. A special mention as well to Renesa Zeka who always is a very bright light when she visits us for our property inspections.

I would not recommend this letting…

I would not recommend this letting agency based on my experience as a tenant. Throughout my tenancy, I found communication to be slow and, at times, obstructive. Maintenance issues were not addressed within a reasonable timeframe, with some taking several months to resolve. On multiple occasions during the winter period, I was left without heating or hot water, which caused significant inconvenience. As I am now leaving the property, I have also experienced attempts to apply charges that I believe are not in line with current regulations. Overall, I found the service to fall below expected professional standards, particularly in relation to responsiveness, maintenance, and tenant support
