Terrible landlord, amazing property manager

Our experience with the landlord was extremely challenging, marked by a lack of communication and difficulties in getting necessary repairs addressed. Ryan Briggs took over managing my apartment about 6 months ago and it was safe to say that prior to it, it took awhile for responses to my queries. While he seems rather swamped (judging by the out of office messages I get when I send messages), he makes it a point to reply, albeit, a couple of days later. He acts professionally and is quick to understand my concerns and follow up on them. I sense that he is very service oriented and with more time, he will do an even better job. Glad to have him as my property manager.

No morals. Avoid

Property agents generally get a bad rep and my experience with Chestertons rammed home why. I put in an offer on a property marketed through them. I made clear at the time that I was walking away from another property I was also considering. My offer was accepted by the seller on whose behalf Chestertons was acting, at which point I had assurances the property had been taken off the market. A few days later I get a call from Chestertons to inform me I had been gazumped. Not only had I now lost this property, I had lost the other one I had been considering. Utterly despicable behaviour. On top of that the agent I had been dealing with through the process was suddenly “ill”, meaning a new agent had to step in and do their dirty work of breaking the news. Avoid. All morals out the window with these ones.

We had seen a house twice

We had seen a house twice, place was fine and we liked it. We made an offer to owner but the agent was quite weird and didn't want to pass it to them. My spouse was arguing with her ( agent) , as she didn't want to provide a form to us. I find it's funny as they ( agency ) work in their own way. They can easily refuse or to say it's already accepted an offer and you can see in a week it's available again. Do they really think tenants are idiots out there? With particular one I would say the girl apparently thought she was renting her own one. The place BTW is still available.

WORST RENTAL EXPERIENCE OF MY LIFE: Dealing with Chestertons was the most frustrating and time-wasting thing I have ever been through. My flatmates and I put in an application for a property through Chestertons, this got all the way through to the point of receiving our Offer Letter. Then the day that I was expecting to receive an email with our Lease Agreement to sign, the Agent called me up to say the landlord sold the property. First of all, he lied to me and acted as if he had no idea the landlord was selling behind the scenes, a quick google search showed me that in fact it was up for sale on the Chestertons website. Secondly, the Agent knew that I had turned other properties for this one and should have been honest from the start about the intention to sell as now we have missed out on the other opportunities as the application process took two weeks. Thirdly, we had already paid our 50% deposit as well as reference fees which the Agent assured would be transferred back in full immediately. Upon following up (which I had to do multiple times because the Agent was simply unresponsive) I was told the transfer had been made but would take 3 days, UNREASONABLE as my transfer to them was able to go through on the same day. Then when I asked to see proof that the transfer was made, I was promised an email with that proof which should be an immediate email if the transfer was in fact already made, this was never sent to me. I am still in the process of finding out where our deposit is and when we will get it back. This is completely unprofessional on their part and they have made no attempt to appease me and my flatmates after lying to our faces, wasting two weeks of our time, taking our money and then making it difficult to get it back. I will NEVER deal with Chestertons again, nor would I EVER recommend them to anyone.
