Paid upgrade in November 2017 still not delivered each time chasing it receiving empty promises and nothing happening2. On house demonstrations just before handing over key you can find patches of not painted wall.3. According to site manager house was cleared by cleaning company but you can find windows not washed as covered with paint; lamp shade covered with paint, marks on painted was as someone was using pen on them and more.Simply avoid them, as houses over prices and they after your money.Worst development site Hawkswood Development in Bicester

We saved ourselves and pulled out of the sale at the last minute...1. Houses that were on the development that were more than a year old had terrible looking rust stains in the rendering, spreading from the balconies. When I asked, the sale person just said ' call customer service if it happens to your property'2. The houses carried at £40,000 premium over (better) second hand houses in the local area. Instant Negative equity anyone?3. The sales people were really brisk, pretty rude, and were trying to hustle us into completing before Christmas last year. Made me feel like not wanting to buy one of their properties.4. When we did pull out, not a word of acknowledgement from any of their staff. This re enforced what a wise decision this was.

Bullies are weak people who think it gives them power over others. It does not. There needs to be a Public Inquiry into Linden Homes (Galliford Try). Their Shareholders need to be made aware of how they operate and how they treat people, both their paying customers and now, it appears, their staff as well. I have said it before and I will say it again - Linden Homes is not fit to trade and they are certainly not fit to build houses and rob innocent people of their hard earned money for houses which then prove, as mine has for over 2.5 years, "not fit for purpose".

Actual Rating: ZEROIt is hugely frustrating I find myself writing about a major leak once again from a property purchased from Linden Homes in December 2015.The quality of contractors selected for the development by Linden Homes is substandard. The latest leak brings the total to 4 in my flat since I bought the property. Regrettably I am unable to get reasonable insurance given the history of leaks in the flat.I am extremely disappointed with the duty of care from Linden Homes. I was refused a survey of the pipes in my flat after the major leaks during the warranty period. They also turned down my request to extend the warranty given the problems I encountered. I wrote a review 6 months ago in the hope that it would be the last one. I was pleased your readers found it useful and hope more will take notice of the persistent problems experienced.You Have been Warned - Do not buy a property from Linden Homes

Public Inquiry urgently needed on Linden Homes Since posting about my uninhabitable house that Linden Homes forced me out of on 19/01/2016 and to date I've never been able to go back to, yet am still paying a mortgage on of more than £1,235 every month (~£33,500 to date since being forced out), I've monitored this site and to date my post has had 786 views. I really hope I'm helping people to not make the mistake I did and not part with their hard earned money. Do NOT buy from this unscrupulous company if you don't want your life ripped apart as mine has been. Once Linden Homes has your money, they don't care and they won't fix THEIR mistakes. I'm not at all surprised to read all these bad reviews on Linden Homes. I would urge people to go onto the website : Nomorejerrybuilt .com and select "dirty tricks" from the menu on the right hand side.(Sorry, links aren't allowed on this site) but it's easy to find. Particularly referencing the CEO of Galliford Try, parent company of Linden Homes, Peter Truscott, who has never had the common courtesy to respond to me in more than 2.5 years and yet I still remain unable to live in my brand new house. Interestingly, I am aware first hand that he has responded personally, multiple times, to a MALE customer but not to me a FEMALE customer. Very telling.The NHBC, the Buildmark Warranty Provider, who has been exposed by The Guardian (so this is all in the public domain) for paying millions in incentive payments back to the builders instead of using that money, the policyholders money, to fix their shoddy houses and compensate them, is cosily tucked up in bed with builders such as Linden Homes and as such the 10 year NHBC Buildmark Warranty that all new home buyers are told is there to protect them, is not worth the paper it is written on. Avoid Linden Homes at all costs! East London development. Terrible from start to finish. Sales team outright fabricating things to make a sale (e.g. saying there will be parking spaces to buy when this was never going to be the case), shocking delays to completion dates, shoddy workmanship in the actual apartment, non-existant aftercare and snagging...and the worst customer service team I've ever encountered. Someone else said 'cowboys' in their review - absolutely true, there's no other way to describe Linden Heartbreaking that our dream home has turned into such a negative experience. Shame on you Linden Homes.

Everybody has their experience and I wouldn't seek to cast doubt or comment on others here, this is just our story. All I would say is that we bought a new house on the Elmbank development and it has been nothing but a pleasure from start to finish. Yes of course there have been a few snags and stuff but all of these without exception have been remedied promptly and with great courtesy. Works here are ongoing and every effort is made to reduce the inconvenience to residents. We were very worried after reading all the experiences of others but thankfully we have been very happy

Admittedly it is only one month since moving into our new home but I have to say I have been impressed. We made a offer on a detached property that had come back to market as previous buyer had fallen through. After we made the offer we read all the reviews and feedback and were apprehensive and concerned. However upon moving in we have had a good experience so far, yes we had snags but nothing that I would consider ground breaking. Unfortunately as the development was completed we had no sire manager and therefore have to deal with customer services, Emma Briggs who has been courteous, helpful and informative and has already arranged most of the contractors to return with dates penned. In fact it is one month tomorrow since move in date and I would say by the end of W/C 25th June most of the work will be done. So in essence would I recommend Linden Homes, yes I would for reasons as mentioned. Thank you Linden Hones and Emma for making it as painless processs and I have a beautiful home to show for it!!!!

Bad doesn't even come close to these life wreckers and if you think that your NHBC warranty will cover you, forget it. They are just as bad, if not worse. The policy is there to protect you but they are in bed with the builders (source: The Guardian) and they give them cash back from the money that they've indirectly taken from you for their worthless 10 year warranty which is built into the purchase price of the property. NHBC will then set their lawyers, Dentons, on you. Read the reviews and make your decision but if you buy a Linden Home beware. You will live to regret it and suffer the misery. Caveat Emptor !

I wish there is negative star for this company, not even worth a star. Appalling customer service from Guildford customer centre since we moved in on JUNE 2016. They pick the call but after hearing the name / site details they just drop the call off and never pick the call if dialled from same number, but they pick call immediately if from a different number and obviously drop off call just recognizing our voice. How can they be so rude like this? This is the ATTITUDE OF LINDEN HOMES SOUTH - NO ONE CAN QUESTION THEM ON ANYTHING LET ALONE THE CONSUMER, THEY ARE LEAST BOTHERED AS THEY HAVE SOLD ALL HOUSE IN OAKLAND HORSHAM (FEW STILL LEFT) SO NOT TO ANSWER ANY OF THE CUSTOMERS FROM THERE. ITS LIKE THEY ARE OPERATING IN A UNDER DEVELOPED COUNTRY, SHAME YOU OPERATE IN GREAT BRITAIN AND INSULTING THE CORE VALUES OF OUR COUNTRY. I have complained to the regulatory board about their behavior and also to NHBC.

Yes £475 might seem like a lot of money to first time buyers and it's disgusting and I am sorry you too have been stung by this unscrupulous company, but try losing £309,950 or more as my lender has now valued my 3 bedroom Linden Home at £363,694 yet I've been unable to live in my uninhabitable brand new Linden Home for a month short of 2.5 years but I'm still paying out a mortgage on it, so what good is it to me when it's not fit for purpose" (Read my review below Uninhabitable House 2++ Years) Are you seeing these reviews #PeterTruscott? I would have given zero stars if it was possible, however it was not.My son bought a one bedroom apartment from Linden & has had various problems since the money was exchanged, which have been difficult or very near impossible to resolve. However, to add insult to injury, recently I collected an order from Ikea for my son & duly parked outside his apartment while we carried the Ikea desk top up to his first floor flat. Upon returning to my car I was surprised & just slightly annoyed to find that I had been issued with a parking ticket by a company called NSGL (£40 if paid within 14 days & £80 if not). I thought that this was obviously a mistake & that it would be easily resolved if I appealed to the common sense of both companies.....how wrong I was.NSGL advised that I could appeal but turned it down without taking into account the mitigating circumstances & upon asking Linden to intervene & have the ticket overturned, they spoke to the parking company & advised that the ticket had been issued correctly. What a shower of s**** !Please tread carefully when dealing with Linden as they will be all sweetness & light until they have your money & then, forget it.

The site team were exceptional and we could not have been given any more assistance than what we got. Linden homes have the worst customer service management and project management I’ve experienced. The customer does not matter as soon as the contracts are exchanged yet they promise the delivery of a high standard experience in buying your home. They use the cheapest of materials and the cheapest contractors which is clear in the quality of the end product and the issues that arise after you move in. To date, sinking ceilings, bust boiler, scratched and scuffed ‘new’ kitchen, enter radiators, marked walls, faulty electrics, water logged garden, chipped tarmac in driveway, scratched gate, sinking paving, broken heating and a number of broken promises to remedy these issues.I’ve taken time off work and workmen have not turned up. I have sent plenty of messages mails, reminders voicemails and left messages for the infamous Jackie to get in touch and she fails to do so....I think they were making her up. It’s nit that I blame one individual....yes they could refrain from promises they can’t remedy...however I blame their poor quality training and their lack of management skills. Customer service is none existent and I among many are disappointed and disheartened by what was supposed to be a really positive experience. I would like to escalate further but 6 months from initial escalation no further forward, just another name that ignores customers.

I am a plumber and I have had the opportunity to work in new builds, and the experience I have have had with linden is shocking, I went to a new build, the new owners had called me out as all their toilets where blocked. After much investigation, linden had not connected soil pipes to the main drain under the house, this ment my customers had to move out with much stress. The general workman ship of these houses are nothing but shocking, and after reading these other reviews, I hope Linden don't sell another house until they sort there own house sorted! Linden please sort yourselfs out, and do the right thing for your customers!

I would not recommend buying a home from linden homes!! We have had so many issues with the house and the customer service is appalling!! We have had serious mould issues all around the house, bathroom floors coming up, waste water not draining away properly since we moved in causing blockages in our downstairs toilet which is still ongoing and not being resolved, this leads to waste water coming out of sinks and no use of downstairs toilets!!!! Bedroom doors dont shut, cracks in ceilings, bedroom carpets coming up along the sides, kitchen units not being stuck on the walls properly... the list goes on!!! Its disgusting how they leave you with all these issues, I have to take days off work to wait for them to resolve these and sometimes they dont even turn up!!! Customer service team always fob you off or say they cant book you in for 4 weeks. Even took the issues to the MD who send a 1 lined email back saying he would take to customer services. Our whole estate is having the same issues not only us. I would never buy a house from linden homes!!!!!!

But it rings very true with the story below. The lying and deception - the passing the buck, and the sheer callousness of this company.They also have some very dodgy dealings behind the scenes - directors with conflicts of interests; shell company set ups (so there's no money in the bank if they're sued). Corporate thieves really.......

Consistent with everyone else's review, the flat looks good and seems to be fairly well done (except for the plumbing; almost everything has leaked). But the problem comes in getting the snagging fixed. Customer services are shocking. In 9 months of living here, I haven't had a single response to emails. If you phone them you get told the relevant person is busy and will call you back - never happens. They will come round with a paint brush - anything else and you are left frustrated. We aren't a special case - all of our neighbours are also struggling to get anything done. Linden homes couldn't care less about post-sales customer service.

If I could give zero stars I would. I emailed 6 weeks ago and got completely ignored (even though I received an automated email saying they would reply within 7 days). My chase up email also was ignored. When I called I had some woman telling me I had called the wrong team even though I had not, and was then dealt with by another incredibly rude woman. The customer service is appalling, and would certainly put me off buying any house with Linden Homes in the future - as soon as they have your money they don't want to know, apparently.

HiRegarding Linden Homes: We have not bought from them but have had to put up with living in front of a huge development (flats/houses up to £Million +) nothing but noise, vibration, dust, swearing from workers, lorries delivering before 7.30am. Constant beep beep reversing tones from site vehicles before 8am. this we stopped after all complaining to noise dept at council. Broken rear fence when they just scraped their digger up and down it to clear undergrowth behind (jan '17). Still not fixed. Cut avenue of lovely trees down with TPO's on to widen access route. Workers parking in our car park spaces, lobbing lunch etc out of car windows when finished. witnessed one worker assaulting what looked like his ex wife? hit her in face, swearing, going mental over who had their kid over weekend, nice people they employ. Alarms going off over bank holiday weekends, no one bothered to come out, it was their site office alarm. They have a mix of Housing assoc, rent to buy on plans but obviously not told buyers of houses they are on a part council estate. We enquired as to what these houses were but they refused to answer.Had a lovely outlook of trees, bats, animals, birds but now covered in flats, tarmac, houses, soon to be filled with cars, noise, probably will end up moving. Linden could not care less about any complaints

Though the property looks nice and some superior materials and parts have been used, the standard of workmanship, quantity of snagging issues and professionalism of their after sales department is shockingly bad.We love the area and the development but every house in our new estate has had issues with Linden. Internally - we have had severe problems, sometime they can take 3/4 visits to rectify. External issues far outweigh any problems we've had within the house. The leadership team deflect and ignore the issues, blame everything and anyone else.My advise would be to tread carefully. We were mis-sold plenty of things and given assurances that were broken. Snag your house and keep on top of them. They strike me as a loathsome company, morally corrupt without any procedures to support consumers.

Bought a house at Linden Home’s Longacre development in Basingstoke. Absolutely shocking standards of finishing inside the house. Been chasing them for a whole year now to fix snags, they've done hardly any of them. Chasing Linden Homes to come and fix their poor workmanship is a full-time job. Once they've got your money they don't want to know. If you're lucky enough to actually have someone show up to do some work, good luck being able to get them to understand what they need to do, they're mostly Eastern European and don't speak much English! Linden have clearly started using cheap, unskilled labour to try and increase profits. Some of the materials that they use are obviously of very low quality too, If they can save 20p on light switch, which is so cheap and flimsy that the fitting bends off the wall, they’ll do it. Spotlights that hang down from the ceiling by a few mm, gaps in the paint around them, 3-5mm wide cracks everywhere, collapsing floors, front doors that are not painted by the manufacturer, but rather are painted on-site by what looks like a five-year old judging from the paint on the glass and the gaps in the paint around the edges and fittings and letterbox, plumbing leaks, I’ve been waiting for them to send around the promised plumber for 4 months now, the leaks are still there! Windows of dubious quality, with 2mm gaps in their fitting where they meet the sill which are apparently ‘normal’.I know people who work in the industry and they tell me Linden used to have a good reputation, but a short while ago they were taken over by Bovis, who have clearly implemented a new strategy of grab the money and run, maximise profit and don’t deliver fair value or good after-sales service to the customer. They’re clearly still trading on their pre-Bovis reputation, but boy, oh, boy is that reputation taking a big hit now. All of my neighbours report the same experience, we’re at our wit’s end! Someone needs to bring them to book, they’re a deceptive company, who are not delivering the high quality homes that people pay a premium price for, they’re not even providing a basic level of decent finishing. It’s starting to feel like a ‘class-action lawsuit’ is going to be the only way to get them to lift their finger. My neighbours and I are in discussions on how to proceed in this regard.DO NOT BY A LINDEN HOME, YOU’LL LIVE TO REGRET IT (unless it collapses on you during the night, which is quite likely, but at least then you'll be put out of your misery).

The Linden homes does not deserve even for 1 star!!DO NOT BUY YOUR HOUSE FROM THE LINDEN. I have recently bought my house from them. Now, it becomes my nightmare. 1. The actual bedroom size is MUCH smaller (more then 7 cm) than the size in the brochure. 2. I have more than 100 list of defections (just for 3 months) but they did not try to resolve them. 3. They put a street light inside of my front yard without my permission. 4. They hided the uncompleted garage footing to visually see by putting a wooden panel. Therefore, it has 1.2 m depth of dig (25 cm width) between the garage wall and the garden wall of next property. And it is VERY VERY unsafe for small children. MOREOVER, I reported all of these to their customer centre (Guildford), but they did not response AT ALL. All I have is 'we will call you back'. Literally, I called them more than 100 times, but I NEVER received their PRIMISED call-back.

Linden probably build good homes, but their social responsibility and ethics stink!. I stayed in a new Linden development last year and damaged my classic car at night on an unmarked, unlit metal barrier which they had left sticking out into an unlit and narrow car parking access road. I wrote to them politely to invite them to pay for the repair (at £250), and supplied photographs of the damage, and they strung me along for four months before saying they 'can't' defray my expense. This could have been a much worse accident. Clearly, they couldn't care less unless I could assemble a viable case for the Crown Court!
