Shocking service

Shocking service. Arranged a viewing but no one turned up. Ended up waiting for 45 mins then phoned the office. Spoke to someone called Ryan in the Manchester office who said Shack was suppose to be there and to phone back in 10 mins if we had not heard anything. Phoned back 7 or 8 times after but no one answered.Ended up walking to the office and some lady was very apologetic and rearranged for Tuesday. Ryan said he was in the office on his own so couldn't answer the phone?! When we walked into the office there was three members of staff.Anyway took half day off to arrange the rearranged viewing but on way hoe got a call from someone called Shack saying the viewing was booked for Wednesday. Then he asked what was the latest time I could rearrange and to which I said 17.30 due to work commitments and then he asked if I can make 17.00. By which point I cancelled. The only way I can think that Reeds is still in business if this experience is anything to go by is due to the demand in Manchester city centre. Joke.In response to the review the Manager of Reeds kindly contacted me today to apologies and to see if there was anything he could do to rectify the issue.

Appalling service

Would not recommend this company at all. Very rude staff at Crossgates branch. Booked an appointment for a valuation of my home for today on Tuesday/Wednesday. They rang to confirm yesterday and then received a phone call this morning saying they have to cancel without giving a reason so he spoken to Claire the manager who then rung us and said she doesn’t cover LS16 and that it would take 45minutes from crossgates to cookridge! I know for a fact it doesn’t take that long. There was no apology, there was very poor customer service and the comment we received was ‘I am not willing to argue about this’ when we didn’t even receive an apology !

You should have been informed of this when you originally booked your valuation and we apologise that this was not the case, clearly as a result of a breakdown of communication between our teams. Certainly NOT worthy of an 'Estate…

Certainly NOT worthy of an 'Estate Agent service'! With all the New and upcoming, Far CHEAPER estate agents on-line like 'Purple Bricks', 'YOPA', 'Tepilo', 'Doorsteps', etc, etc one would of thought Reeds Rains would provide a Far better, indeed Far CHEAPER service than what happened to us!? Reeds Rains 'Customer Relations Manager' Ignored the whole complaint Below :- 1. They totally ignored their then employee “J” first visit with us, his appalling discriminatory behaviour towards our beliefs etc, etc. They readily dismissed this as entirely irrelevant!2. We did NOT say ‘There was not a Vat element to this fee’ We said “J” and others said the Total at the end would be Only £1,700 and No more! This was the Agreement.3. This is the First Time We had seen this Document Reeds Rains say had a part to play in my sale!4. We also phoned Reeds Rains as suggested by your employee “J” to Clarify this with management etc at Reeds Rains. They clarified the Total amount would be asked to pay would be £1,700. and No More!5. They chose to ignore the fact that Reeds Rains Asked us to conduct the viewings ourselves stating because “No one is in the office twas available for the viewing!” We felt Literally pressurized into it! We had to sell our Property to prospective buyers and indeed We alone showed the Property to all who came around even the buyer. No one at Reeds Rains conducted the viewings and even with the buyer Reeds Rains Never told us the viewing was to take place with the buyer. We were kept entirely in the dark even when they turned up on our door step unannounced!This is Not the service anyone should expect is it not?6. Reeds Rains ignored the fact that the Floor plan made by Reeds Rains was entirely Wrong and we had to take considerable time redrawing it to how it should of been.7. We were forced to take the pictures because your staff put the old pictures up the pictures when I purchased this property years go when we purchased the property before we renovated it. Reeds Rains used some of the old pictures! In Their response to our complaints they conveniently chose to ignore these facts.Our Case is with the Property Ombudsman because Reeds Rains chooses to ignore our complaints but still demand money for their far from professional service!******In Reeds Rains response they say, we say honestly *****:1. While Reeds Rains use the convenient excuse that the offending ‘Employee no longer works at Reeds Rains’ his behavior was appalling and one that simply should not be brushed under the carpet and ignored with regards to our complaint! The Impact was felt and it proved extremely upsetting!So there you have it a company who readily dismisses the abuse just because ‘This employee no longer works at Reeds Rains’ !2. There was No ‘Confusion’ between us! In Good faith a “Total of £1,700!” was clarified which Means “£1.700!” in the real would clearly not Reeds Rains world.When I purchased a Car the Price I was told all in, the total amount was what I paid not £340 More like with Reeds Rains!As for the middle document they say appears ‘proving at etc £340’ ? We had never seen this alleged document or signed our name on it! 3.. ' when one of the viewings was booked by our central call centre.' That was the integral Viewing where the eventual buyer turned up without any notice, and unaware of them coming I almost did not open the door! As We stated at almost all times any viewings We were told would we do the viewing from the office at Reeds Rains, because of some excuse Reeds Rains couldn't! In Actual Fact WE sold our property with Reeds Rains They at Reeds Rains were to busy to conduct the viewings! 4. Floor plan was ready to be posted on -line already as were the Old out of hate pictures BOTH wrong!We thankfully spotted them and had to painstakingly redraw them and retake the pictures! Again We did the work of Reeds Rains and We sold our Home Not Reeds Rains!

We apologise that there was miscommunication when one of the viewings was booked by our central call centre. However we’re glad that this viewing went ahead as it would prove to be the eventual buyer who completed the property purchase. As is our normal process, we shared the floorplan with you before we commenced the marketing of the property. Reeds Rains Liverpool is a joke

Reeds Rains Liverpool is a joke, after a week speaking to them they rent the flat that was supposed to be for me to another person and this was after I handed my notice to my current landlord, an absolute joke of a company. The name of the person I spoke with was Olivia, very unprofessional and very arrogant, thank you for possibly leaving me homeless girl you have done an excellent job.

Selling a house long distance

This has been a very difficult time learning that i am an executor for my Aunts will and selling her house. From the start I met Matt Candow in your Portishead office. He was kind and helpful, did exactly what he said that he would do, when he said that he would. Has been open and honest from the beginning to the end of the process. The sale has been conducted via email and telephone due to the fact that I live in Manchester and the property is in Portishead.He kept me up to date with progress and advised accordingly. I felt that I was in safe hands.I would not hesitate to recommend them as estate agents, they have been brilliant.

Unbearable Living Conditions and Appalling Service

I feel compelled to share my utterly distressing experience as a tenant with Reeds Rains, Liverpool City Centre Branch. The living conditions in the apartment, managed by this agency, have been nothing short of a nightmare.From day one, promises of a functional lift turned out to be false. Three years of climbing six flights of stairs due to a perpetually broken lift is just the beginning. The downstairs toilet, supposed to be part of a 2-bath apartment, was unusable for the first 6 months, and even after countless complaints, the plumber's "fix" rendered it practically useless.The electrical outlets in the apartment resemble a hazard zone, with exploded sockets in one room plunging it into permanent darkness. Despite repeated complaints, no action has been taken, leaving me in a potentially dangerous situation.Radiators broken, making winters unbearable, and as if that's not enough, the boiler broke on November 17th. Two weeks without hot water or heating in November is not just inconvenient; it's unacceptable. Despite reporting the issue promptly, the letting agent and plumber seem to have vanished, leaving me without updates or resolutions.My recent attempt to address these issues at the Reeds Rains office on November 30th was met with a property manager who was not only rude and accusatory but also dismissive and unhelpful. It's clear that they have no regard for the well-being of their tenants. He yelled at me, walked away, refused to converse, made comments about my character as well as misogynistic statements and told me to leave so he could "do his job". So it's clear his job has nothing to do with addressing or helping tenants or their concerns. I also asked to speak to the lettings manager, and whilst I was waiting, I later came to find he put his coat on and walked right past me to leave the building and ignore the issue. My sole aim now is to escape this uninhabitable nightmare as soon as possible.In light of these experiences, I urge anyone considering Reeds Rains to think twice. The blatant disregard for tenant well-being and the abysmal living conditions make this agency one to avoid at all costs. Save yourself the distress and inconvenience, steer clear of Reeds Rains.

Unprofessional Amateur Standards

My family, booked time off and flew from London to view a rental property in Shotley Bridge with an appointment booked with these agents for this morning. Having arrived yesterday they phoned the agent to confirm the appointment only to be told that the agents had already accepted another client for rental and taken a deposit. Reed’s Rains didn’t communicate this to my family prior to them leaving London - indeed no effort was made to contact them - no answerphone message - nothing. As a result the family have incurred the cost of flights and accommodation in addition to the disappointment. These agents have made no offer to compensate my family and fobbed them off with a “sorry” I therefore suggest that if you are either a buyer or a seller, that you spread this experience to others as an example of Reed’s Raine’s standards in dealing with clients whether they are buyers or sellers. You may also wish to further consider whether to use them or not! Addendum Having had a response as seen here from Reed Rains, I responded giving my telephone number a week ago, and I am still waiting! It’s the same issue as the original complaint - lack of communication, no call, no answer phone message. Their consistent poor performance should be a worry to any potential customer! Be advised.

Stolen money from me

Stolen money from me. Use this firm for letting of a property and they use the tenants deposit to protect there own cost. Not mine. Deductions made from my deposit without my authority. Also done exactly the same to a friend who they also let out there property. The property was turned in to drugs factory and scumbags withheld money which they had no rights to. I will never use them again.

I will not recommend Reeds Rains Wakefield…

I instructed Reeds Rains Wakefield branch to sell my property. There was loads of errors, misinformation, letter not sent on time. They recommended to me bad solicitor who have no ideas of latest legislations. It took over 7 months to exchange contract. Poor communication, it seems they don't know what they are doing in their office. It as completely waste of time. Very stressful dealing with this company. I will not recommend anyone.

Bought our new home through Reeds Rains and the help and advice we received from Jamie and Nick made the process much easier to navigate. We were able to contact Jamie by phone or email with any queries (there were many!) and he responded promptly and with a friendly professional manner. We never felt like we were bothering him. DO NOT GO WITH THIS COMPANY!!!I was a tenant in one of their properties and the landlord wouldn't complete any maintenance within the property leaving me with several different issues. I called multiple times and nothing was ever done since I moved in till i moved out. TENANTS RIGHTS! You don't have any with this company may aswell live on the streets. Horrible customer service, Horrible people, Take advantage of your being young. Can't even complain as its so difficult to find a complaints procedure.

Avoid using this company

Avoid using this company, especially the Sale branch. On the first day, they rented us a property in poor condition and it had not been properly cleaned. Now that we have moved out, they are withholding our full deposit, claiming there were ongoing issues, despite us reporting problems from day one and providing photos as evidence.

Poor, I wish I had not used them as a management for my 2 properties, my advice - do not do the same.

Poor, Poor, Poor. Rhyl branch is dismal. Following a previous bad review, I was called by the Rhyl branch and the main issue of the problem at the time (the centralised management) was removed and work was taken into the branch. This worked well and I would give the service at that point 5 stars. Queries were answered, requests were actioned and local trustworthy business were arranged to do work at my houses when required (the centralised system used a contracting firm which charged high fees, did poor work and on one occasion claimed to do work which the tenant confirmed that they hadn't actually done. When pointed out, they withdrew their claim for payment without argument). I was very happy, my properties were being managed well. Unfortunately the person providing that service at the branch left and things deteriorated. Poor management from the branch has cost me money. All the bad things you hear about estate agents are currently encompassed within this branch. Lies, not doing what you've asked them to do which leave you feeling that they do not care about you as a customer as long as they get paid. Rent smart Wales have introduced lots of new rules and regulations that as a landlord you might think "This is too much hassle, I'll get an agent involved" if you do, my advice is do not choose Reeds Rains Rhyl, you will end up regretting it as I have with both the properties I had with them. It's going to cost me money to get away from them, but it is worth it. They are dreadful.

I highly recommend Reeds Rains for selling a property

Reeds Rains were friendly yet professional throughout the process of selling my house. They stepped in and helped, when the solicitors were making a stressful situation even more stressful, and sorted things out so that I did manage to exchange and complete on the sale. I'm pretty sure that without Madeline and the rest of the team in the Gosforth office, I would still be trying to exchange contracts and could have easily lost the sale. Thank you all so much

Discriminate against the elderly

Well it was shocking from the start and got worse quickly. Agent turned up late, didn’t know where the property was, I found the right door. Did know how much per month so that was a surprise but I did know that. Despite that I put in an offer to rent as require a place to live due to a severe fire in my apartment which my elderly mum was lucky to escape and the place was close to my flat. Going through the process the agent apologised as she put the property was available on the ad however she said it should’ve been the 29th Sept, so had to push for the 22nd as a move in date. Now it’s looking heavily unlikely as the Right to Rent doesn’t cater for what the retired and elderly have documentation wise and the agents (Aky) stick to this even though there’s exceptional circumstances as documentation was lost in the fire and homeless. In these cases this needs to be questioned and fed back to management. No wonder homelessness is on the rise. Absolutely shocking customer service all round and now we have nowhere to live because we chose the wrong place.

If I could review this estate agents lower I would. I initially signed for a property in 2021 with a partner - they messed us around for weeks at a time and made the moving in process as stressful as possible which lead to them finally releasing the keys after office hours despite having a moving van waiting all day. Immediately after moving in we had to make a formal complaint due to having to wait over 8 weeks for acknowledgement on maintenance issues. Not something you want straight after moving into a property? Not to mention later going 3 days without heating or hot water in the height of winter.They shut us up by offering to pay compensation of £150 for the inconvenience.However, later in the tenancy the other tenant moved out leaving me, a single young woman, living alone. The landlord, an older gentleman, turned up to the property without notice several times. On one occasion, I granted access to the property for him to review some damp problems, whereby he made multiple inappropriate comments about how my tattoos would look better without my clothes on, and that I was safe going upstairs alone with him. A few days after this, he knocked on the door at circa 7pm at night asking me to go for drinks with him.Being a woman living alone, knowing that this man is aware of this and is in a position of power, I didn't speak out until the end of the tenancy.This landlord then decided to claim over £700 of damages from myself. Luckily, we used the Zero Deposit Guarantee scheme and so they disputed this on my behalf and over £500 of this claim was rejected. Leaving me to pay just under £185 which was settled at the end of 2023.However, over a year after the end of the tenancy, Reeds Rains has just contacted me stating that I owe them £22. A reminder this was paid in 2023, the year that the tenancy ended.I would never ever recommend anybody to use this estate agents, it's a law suit waiting to happen and they clearly don't care about the safety of their tenants from landlords taking advantage of their position nor do they communicate with each other at all and prefer to harass previous tenants.
