After a disastrous first attempt to sell my block of apartments with an alternative estate agent, I was recommended Reeds Rains & told specifically to ask for Dawn. This proved to be excellent advice! Their sales process was concise & explained thoroughly. The photography & video presentation was first class illustrating my apartment via a virtual tour round the building that was very impressive. Through out the process, Dawn liaised with both my solicitor & the buyer, keeping me informed every step of the way on progress. What a joke of an agency. Put an enquiry through for a property on rightmove, they called, tried to sell me a mortgage broker appointment and confirmed the broker appointment by text but nothing was sent for the viewing appointment. Fast forward.. viewing day. We decided to check out the property on right move and came across Sold STC. Rang the agency spoke to Harriet who had initially arranged the viewing and was advised that she tried to contact me but we never received any communication from them. Their response… we must have a digit wrong. If this is how you operate will be staying whilst we are property hunting.

Really difficult circumstances for a family member and he made us feel heard and understood, moved things really quickly, kept in contact the whole time, made sure everything was explained well. Dawn was exceptional from the first meeting, standing head and shoulders above other estate agents who valued the house. She was truly passionate about the project and guided us through the procedures as first time sellers, helping us choose the correct package, which resulted in the house selling within the first week of viewings. When things were dragging on with the conveyancing (completely out of her control) she leapt into action and brought things to a successful completion for both us and the buyer.

I was really impressed with the service I received from Phil and the team @Reeds Rains in Burnley. Everything went smoothly, queries were always answered promptly and it was a stress free experience. However, my guarantor felt the process to be accepted was excessively intrusive and I wasn't overly impressed with the cold calling / emails etc, from third party companies who were interested in arranging my utility bills, insurance etc. But as for Phil and the team...very happy.

Reeds Rains were looking after the property I was buying. Because they had previously managed it as a let they were able to answer a lot of important questions. The initial viewing wasn't rushed so I had plenty of time to have a thorough look round. They were very helpful in letting me have further viewings. I had a number agents booked in on the same day to come view and value the property we have available for rent, Phil from R&R stood out head and shoulders above the rest, the prework in terms of comparable rent rates and property types, type of tenants we could market to, stats etc all very informative and reassuring, we discussed at length our requirements, and agreed nuances to our agreement, the property was already in excellent condition so we got quickly moving to put the property on to the open market once the paperwork had been formalised, it was marketed well, across the property platforms as well as socials, there was no doubt in my mind Phil (and the team) did a brilliant job fielding and assessing the tenants before presenting back options to us, at which point I choose to to go with the recommended option, which given Phil's experience has worked wonders for us, the tenants are amazing, clean, and everything you would want from the first property you ever let, the whole process was efficient and easy, clear communication, and expectations on next steps, Not only would i continue to recommend, but already have recommended a friend with two properties to Phil, Note - we opted to go for a fully managed service as I'm confident that everything will be taken care of by R&R - Thank you

This company are simply a waste of space. They say a lot and do very little to resolve issues that have been soley created by them. They fail to manage expectations of tennants or house owners (landlords) and obnoxiously insist accounts are not upto date and fail to acknowledge that the mistake is one of their own staffs failure to check. I would recommend that anyone wanting to sell, rent or buy a house make sure that Reeds Rains follow everything up with a written email so that they can't deny anything!

We have been with Reeds Rains for some time. Regarding the initial set-up and administration we experienced delays in paperwork and replies that were frustrating. The team handling repairs etc were also difficult to work with. On the flip side, most of our dealings have been in regards to lettings and maintenance. Phil has done an excellent job at liaising with the tenants, tradesmen and ourselves. He has been prompt in answering questions, finding solutions and general day to day correspondence. Phil can be relied on in an emergency which has been reassuring and useful. I would give Phil a full five stars for his service.

A disgraceful experience from start to finish. We were ignored, sidelined and then pushed aside. The attitude of the inspectors, online and phone staff and especially the estate agent who was laughing and joking with prospective new landlords about us being removed from the property outside our front door, was appalling. Coming to our home without 24 hours notice, ignoring repair requests, taking 2 weeks to acknowledge a rat infestation, being insulted to our faces about a repair issue and constantly fobbed off by customer service on the phones. That's what you can expect from the Reeds Reins experience. Horrendous. Multiple requests for an apology were completely ignored. We would never rent with Reeds Reins again. Edit: They've emailed me to say they 'would have appreciated me telling them these issues'. Yeah because I didn't already do that via multiple emails that I still have and they blanked each one of them...
