GoogleI feel it is important to share an honest account of our experience as tenants in a property managed by Property World.
The move-in process was poorly handled. We could not confirm our date until one week beforehand because the landlord allowed the existing tenant to remain longer than initially planned, forcing us to rearrange time off, rebook moving vans and extend our previous accommodation at short notice.
During the viewing, we were told the front garden belonged to our flat, which was also reflected in the inventory photographs. After moving in, we learned that it belonged to the upstairs flat. Although not a deal breaker, accurate information should have been provided from the outset.
We also experienced a persistent rat problem for most of the tenancy. Rats damaged the washing machine, boiler and personal belongings. There was a foul smell from droppings under the kitchen cabinets and we felt unable to use the kitchen comfortably. We had to repeatedly chase for updates, eventually two pest-control companies attended but did not resolve the problem. It was still ongoing when we left months later.
A month after moving in, a council letter informed us that major works were about to begin: four additional flats were being constructed above ours. Property World said they had been unaware, although our research showed the planning case had been approved and was ongoing since 2023. Had we known, we would never have rented the property, as we both work from home and have a young dog requiring garden access.
We requested and agreed to a rent reduction and one-month break clause. After requesting the agreed terms to be written up professionally, Dan, initially said this was unnecessary because the arrangement “starts immediately,” but we insisted on receiving a formal addendum. We began paying the reduced rent immediately.
When our property manager told us construction was starting that day, we gave one month’s notice under the break clause. Property World did not respond for four days, then argued that the addendum was not yet effective because the works had not officially started. This contradicted the PM's message, Dan’s "starts immediately" and the fact that the rent reduction under the same agreement had already applied for several months.
They eventually allowed us to leave, but Dan’s communication felt unnecessarily hostile. He said the landlord “feels hard done by” and that Property World would now need to “somehow find tenants with the build in place.” We felt this was unprofessional and designed to make us feel guilty for acting on agreed terms.
The works had repeatedly been described as minor, with assurances that disruption would be limited. In reality, workers entered the back garden without notice and nearly let our dog escape. Rubbish was left behind, equipment filled both gardens, loud drilling disrupted work calls and our car was blocked in several times. While the construction itself may have been outside Property World’s control, we should have been told about it before signing the tenancy.
Communication remained poor throughout. We repeatedly chased for responses, including instructions for returning the keys and confirmation they had been received. There was a lengthy delay in getting our deposit back, which we had to chase. We were told the landlord was "unhappy with our departure timeline", despite our acting under the agreed addendum. After we challenged the inconsistent position, our deposit was returned in full without a response.
Overall, the experience was stressful, disappointing and extremely time consuming. We had hoped to make this our long-term home, as we have with previous rentals. My advice to tenants is to get every significant agreement in writing and not feel pressured into accepting unfair conditions, particularly when problems arise from poor communication or a failure to disclose important information from estate agent or landlord.
*Update in response to Dan's comments: I've attached an image as we didn't want to leave a second bad review with more info - thanks*

Lauren, thanks for sharing. We are saddened that your experience of renting through PW was disappointing. I agree that there were events during your stay which were difficult, which ultimately led you to leave in early ‘26. We tried very hard to manage things as well as we could and responded to several events outside of our control honestly and speedily. There are a couple of things I would like to say, which may shed a different light on some aspects of your experience:
1. The landlord did not simply allow the ex-tenants to stay longer. We had an agreed move out date, but the tenant - who had experienced a tragedy - informed us they could not and would not be able out on the date agreed. I understand this caused you inconvenience, but it was not something we engineered, and, in this situation, there was literally nothing us or any landlord can do. We are stuck until keys are returned and a property is vacated.
2. As agents, we cannot prevent problems occurring. Our job is to respond when they occur and find effective solutions. You made us aware of a rodent problem, which we responded to by instructing two separate pest companies to resolve. I understand that must have been a difficult experience, but we did all we could to resolve it and help by employing experts.
3. Propertyworld had no knowledge of the development or the planning permission until the landlord called us after you had moved in. I called your partner the day after I was told, rather than you telling me. Had we known we would have told you in advance. It makes no sense to have withheld this info as you suggest, as the outcome was inevitable - lots of stress for you and us, lots of difficulty and has been made clear with your review, reputational harm for us. Further, we take our ethical responsibilities very seriously.
We are not the owners of the property, nor do we live there, so we do not and would not receive post or updates at or about the property. We were never informed. One of the first things we did as you point out, is negotiate a rent reduction and rolling one month notice from that point, on your behalf. It was an unfair situation, but to be clear, we had no prior knowledge of the plans and no control over what was happening, or when or by whom. And we did our best to manage events as well as we could in the circumstances.
4. Regarding the agreement, you wrote a lengthy email to me outlining what you wanted, and I wrote back to confirm it was agreed. In the end there was disagreement over some of the details, but it came from an honest place and there was nothing malicious. If you recall, there was a lot of back and forth at the time and the situation was changing rapidly. I did my best to be clear and in the end it worked out as requested.
5. I think you have unfairly characterised me with the inclusion of some of my words, without context, from an email I wrote on Jan 1st. In the interests of transparency, I include the main body of the email to provide clearer context and tone:
‘None (sic) is disputing you’ve been very reasonable, but I think the landlords feel a bit hard done by too (not by you) …. I have spoken to them, and they have agreed the exit but have asked you are agreeable to our requests for access during this time. I need to somehow find tenants with the build in place. Caroline (who you have met) will speak to about this and obviously build small access windows to minimise disruption. Please confirm this is ok.”
On re-reading this, I think it’s fair, polite, and respectful. It’s evident I’m simply articulating how the landlords were feeling and there is clearly no intent on my part to cause you any distress or guilt. In fact, I go out of my way to make that crystal clear.
I’m sorry you were put through it, but we really did try our best and acted as honestly and transparently as we could. I wish you both the very best for the future.

GoogleI was initially really impressed by Property World. Caroline (the letting agent) was great. Really professional, helpful, super responsive. But my experiences since then with the property manager and even one of the directors has been (and continues to be) so frustrating.
When I moved in, I didn't even have working keys to open the bedroom or kitchen doors going on to the garden. Those are the main outlets in the house as there aren't many windows. There's no window in the bedroom so I spent about three weeks in August during a heatwave without being able to open the bedroom-garden door, while I waited for them to fix it. And I had to chase several times.
The worst part was that the property manager didn't seem particularly hurried about fixing it or embarrassed that the keys clearly hadn't been tested. There was no sense of urgency at all.
Later I mentioned during the mid-year inspection that there was an issue with the fridge as it kept freezing my food (despite changing the temperature settings). It seemed like the thermostat on it must be broken. I heard nothing back so followed up by e-mail and just never got a response. I ended up buying a mini fridge because I honestly couldn't be bothered to spend my time chasing them.
I also exchanged a few e-mails with Dan Crowley, who I believe is one of the directors. Twice he booked in dates with me to do viewings on the flat (for new tenants, as I was moving out) and twice he just never followed up with me. I chased to ask what was happening and he made some excuse. Later I found out that the property hadn't even been advertised so there were no viewings... It's just all very unprofessional. I exchanged other e-mails with him where he either didn't respond until chased or responded very curtly and seemed incredibly uninterested.
Now, it's been five weeks since I moved out of the flat I was renting and I still don't have my deposit back. We don't even seem to be getting particularly close. They're attempting to make ridiculous deductions on my deposit and, since I responded refuting the claim, all I've had is the odd e-mail saying that they'll reply to me at some point.

GoogleWe recently sold our home through Property World, and we had a mixed experience overall. Richard did a fantastic job with our initial listing, the house doctor service gave us brilliant presentation advice, and communication from Jason during viewings was great. Both Richard and Jason clearly have a lot of experience, and Jason was wonderfully calm, patient, and supportive throughout the viewings and in fact the entire process of selling our house - he was especially helpful when things got a little tricky with our buyer.
We were really sold on the idea of their dedicated sales progression service and that was a major factor in choosing Property World as this wasn’t something other agents offered.
Unfortunately, once we were passed over to the sales progression side, the service didn't match our expectations. Communication became a struggle, and critical updates regarding the chain and completion details weren't handled smoothly. I appreciate it isn’t an easy job and perhaps this side of the business needs more support or training to ensure trickier buyers are handled effectively.
A game of two halves: Richard and especially Jason were brilliant, but the post-sale progression department unfortunately let the overall experience down.

GoogleA very impressive outfit! Had an excellent experience with their lettings service. Very comprehensive and attentive service with competitive pricing. Property World evidently cares about service levels and is a high-functioning organisation with very personable and responsive professionals throughout. They seem busier than the competition, with good reason. Property Manager Jane W and Lettings Agent Caroline were fantastic. They're all very proactive and responsive, and maintain good links to similarly competitive and diligent partners for e.g. deep-cleaning and the inventory service.
Can't recommend enough! Thanks!

GoogleI selected Property World from a shortlist of agents to manage a couple of my properties in Sydenham, and have been with them for over 15 years.
The whole team at Property World are excellent, and most of my dealings are with Klaudia, who excels in all aspects of her remit.
Klaudia has many qualities which enable her to effortlessly undertake her tasks. She is an excellent communicator straightforward and to the point, yet maintaining a pleasant disposition throughout her dealings. She has a sharp eye for detail yet does not lose sight of the overall picture.
I am a very much hands on landlord and leave nothing to chance, but I can confidently say that with Klaudia’s input I am reassured that issues are avoided, and if the unexpected occurs she will find a practical solution.
Klaudia is a significant asset to the Property World team, undertaking such a crucial role as property manager faultlessly and confidently.
Well done Property World and especially Klaudia, and a big thank you!

GoogleMassive thanks to Caroline and Dan for finding a new tenant for my property.
Caroline was incredibly helpful, knowledgeable, and informative from start to finish. She gave me excellent advice on how to prepare my property to ensure it complied with the new legislation and requirements under the Rental Act. Thanks to her expertise, the whole process was straightforward, and I felt confident that everything was done correctly.
I wouldn't hesitate to recommend Caroline or Dan to anyone looking to rent out their property. Their professionalism, knowledge, and support made the entire experience stress-free.

GoogleThis place is dodgy as hell. For 6 years I was a tenant in a property "managed" by Propertyworld. At the start of the tenancy it was fine but as the years progressed the service got worse and worse. Our property manager would randomly disappear for months on end, at one point someone on the phone implied he had passed away, only for him to re-emerge months later?! We were never informed of his absences or passed over to other property managers during the interim. We had multiple leaks from the property upstairs, it took OVER A YEAR for them to send someone to look at it, who stated "it's not a leak", despite the fact that water had poured through the hole in the ceiling and ruined my wardrobe and my clothes. There were other structural issues, mould issues and rotting kitchen and bathroom cupboards that were left unactioned 14 months since reporting, and had still not been actioned when we left. When we chased, they told us to "bear with them".
In October 2024 PropertyWorld emailed us to let us know that our rent would be increasing by £300pcm from the following month and demanded that we make a decision whether to accept this within 24 hours. We could not pay this and as a result was issued a section 21 notice. When we spoke directly with our landlord in December, it became apparent that this increase had been proposed without his consent. We had also asked Propertyworld for an extension to find elsewhere and they told us that our landlord had refused, when he had infact granted it, but by then it was too late.
Due to the mould issues many of our belongings were destroyed and our furniture has been damaged. Propertyworld made living in and leaving our home of 6 years far more distressing than was necessary and caused damage to the property by ignoring our repair requests. I would recommend that tenants and landlords both avoid Propertyworld like the plague. Their service is awful and it's clear that their only priority is money, however they can get it.
Response to Richard's reply:
- We have no issue with our property manager's absence, just that we were never informed when he was away or when our property manager was changed. We would have to chase excessively to get in touch with anyone. Once the front door lock broke leaving us locked out on the street. I called the office and no one answered so I went down there. I continued calling as I was on my way and when I was outside, still calling, I saw 3 agents (including our "property manager") ignoring the phone ringing. Your service is terrible.
- I have the email where your staff member demanded a decision within 24 hours.
- I have an entire email chain with the landlord where he states that he did not request the increase of £1400. So are you calling him, your customer, a liar?
- In my review I state that the service was fine to begin with but gradually got worse and in the last 14 months of our tenancy vital repairs weren't actioned. This led to two mouldy, leaky holes in the ceiling (one in the bedroom and one in the hallway). Our boiler was faulty and continually needed repressurising so we'd often wake up without heating or hot water. Damp in the living room led to the wallpaper hanging off the walls and mould which damaged our furniture, and I believe contributed to the death of our pet bird. Our bathroom cupboard rotted to the point where door was hanging off and the hinges were so rusty they snapped, which was hazardous. The kitchen units were also rotting which was reported numerous times and never actioned. The electrics in our oven were also faulty but it was not replaced or properly investigated. The huge cracks running through the kitchen (which resulted in broken tiles), bedroom and hallway were never addressed leading to excessive moisture in the property. The black mould (which was detrimental to my wife's health as she is asthmatic) in the living room, bathroom, bedroom and hallway was also never addressed resulting in us purchasing our own dehumidifiers and demoulding treatments. Would you pay to live like that?

Dear Fleur
I’m sorry you feel unhappy with our service and the process we followed regarding the rent review. I feel I need to respond to some of the point you have made in your post. You moved into the property in July 2019. The rent was £1050pcm. The rent was only increased once, by £50, in December 2022. We wrote to you in October 2024 explaining the landlord was happy to offer you a new fixed term tenancy agreement (as it was rolling on a periodic basis), but the proposed rent would be £300pcm more bringing it to £1400pcm. This followed a conversation with the landlord, and it was based on the prevailing average rate for this type of property and the fact the rent hadn’t changed in two years. We would never expect you to respond with your decision in 24 hours. We always give tenants sufficient time to respond and there is always an ongoing dialogue if the tenants are unable or unwilling to agree to the proposed new rate. Indeed, this is the case in this instance. After explaining you could not agree to the £300 increase, we wrote back to you to say the landlord wanted you to remain, valued you as tenants, and was willing to accept a reduced increase of £150pcm taking the rent to £1250pcm. This is below the average market rate for the area. You explained the issue was affordability which I understand. At this point I intervened and explained it would not be possible for you to remain in the property indefinitely at £1100pcm as the landlord wanted the security of a fixed term, and at the new rate. I explained the process, if you were unwilling to commit to a new agreement, was we would give you two months’ notice to find alternative accommodation via a section 21 notice. You acknowledged this in your reply to me of the 13th of November 2024. We gave you far more time in the end to find alternative accommodation and you continued paying £1100pcm until you moved out on the 21st March 2025. You also posted on Instagram, and said the increase was proposed without the landlord’s consent. This isn’t correct. I personally spoke with the landlord beforehand to discuss the renewal. He may have said when you spoke to him subsequently that he was happy to leave the negotiations or renewal process to Propertyworld (which is always does) but the renewal and rental figure was agreed with him beforehand. Over the course of the almost 6 years you lived in the property, three property managers at different time looked after you and the property. This isn’t ideal I acknowledge but was due to the fact one manager left the company. The person you refer to in your email left for a short period due to a family emergency which meant he was unable to work at Propertyworld for several months. Reviewing the contractor log over the course of your tenure, several maintenance / repair issues were address whilst you were living there. However, if there were unresolved problems as you state I apologise they were not dealt with to your satisfaction. It is worth noting though that you lived in the property for almost 6 years and wanted to stay longer. Our reputation, and the satisfaction of both tenants and landlords is something we place great importance on and I’m sorry you feel we haven’t delivered the service you expected.
I wish you and your partner all the best and hope you find accommodation you are both happy in soon.
Regards
Richard Crowley
