Appalling service

Had to contact this company multiple times to request details on a commercial property. When they eventually did contact me, they were then meant to arrange a viewing, and get back to me. Two days later, when they HADN'T got back to me, I called again. Spoke to the rudest and most unhelpful lady ever, who informed me that Phil was out, and she couldn't guarantee him returning my calls, and suggested she give me his email address so I could email him. I told her I wasn't in a position to take down an email address, nor send an email, and I asked that she email Phil herself, and get him to call me. But in the world of the inefficient, incompetent and perpetually offended staff member, this was too much, expecting her to actually provide some sort of customer service and do her job, so within minutes I received a call back from Phil, about my "aggressive tone", to his "crying" staff member!! So here's a couple of observations and suggestions. Phil was quite obviously easily contactable by his office given that he called minutes later - so perhaps in future just do your job and pass on messages or send emails yourself, rather than trying to get your clients to do your job for you? And don't insult everyone's intelligence by doing the "crying" thing, to cover up for and excuse your poor customer service. I'll now contact the owner of the property directly via Land Registry details and tell them I'm interested in it, but have been held up and stymied by the agents they've engaged who are absolutely hopeless.

Always fantastic service. I have purchased and subsequently let a property from Coady Phillips. When purchasing, the agent made himself available to suit my needs, and assisted in the progression of the purchase ensuring the process went smoothly and on track for all parties. They now fully manage the let of a property and the services has been second to none compared other agencies I have used in the past. They carry out visits, ensure any matters are swiftly resolved, and ensure both tenant and landlord and communicated with and happy throughout.

I have been a tenant with Coady Phillips for almost 3 years now and have had no issues at all. All communication is great, polite and helpful. Repairs are made in a timely manner which is great, particularly recently when my boiler broke down. Joanne was super quick to get us interim support and the issues sorted very quickly. Feel obligated to defend Coady Phillips about the poor review. We have just been through a sale with Coady Phillips, they are one of the most professional companies I have ever used. They were always attentive and helpful, and at no time did they give us any duff information. Regarding the review below that is one star and about Damp. I happen to be a damp specialist and one of the many issues with damp in the modern world is ventilation and lack of heat. People have double glazing and thus nowhere for the moisture to go. In the old days wooden windows would have gaps and the moisture would leave the property, now we seal the properties and only heat them twice a day. Moisture is everywhere, our bodies produce it, showers, kettles, animals, food etc. Ventilation is key but also positive input systems, such as Nuaire Flatmasters. When you heat moist air it is expensive, as you are heating water, when the air is dry, it is cheaper to heat. There are some very well respected papers on the internet on the subject and I suggest people read these. To re-iterate Coady Philips are an super supportive estate agent. I speak as somebody who has just completed a sale with them.

We first met Phil Coady when he was selling the previous property we had been renting. Phil assured us he would find us an even better property to rent and that he did; so much so, we stayed for 12 years! During this time the property was managed by Phil and his team. The property wasn’t particularly well maintained by the landlords, however Phil was always extremely helpful in ensuring the best possible outcomes for us. He genuinely had our best interest at heart and for that we’re very appreciative. We also found Phil’s team to be attentive and helpful. Prior to us leaving our 12 year rental, it was marketed for sales by Coady Phillips. Phil and his team were very considerate of us during this time. Are you looking for a well-manner, customer centric and caring estate agent? Look much, much, much further. I have been renting for many years now and I have genuinely never been treated like this before. The staff are rude; the owner is dismissive and worst of all, they could not give a ... about you. Mr Coady and Laurie loved to pretend like your interests are at the heart of actions but they are far from it. A damp riddled flat, and you are told for 6 weeks to open the windows 24/7 and put the heating higher (even when the radiators flash because a window is open). Do you really think that is of any help? A damp specialist is finally called to the flat and instead of listening to the advice of 'inadequate ventilation'; they respond with this is just a sales pitch. Well that was worth our time... The ONLY time they kick into gear and do something (albeit poorly) is when a threat of complaint to the Ombudsman is raised. We had a £250 electricity bill due to the massive dehumidifier unit provided by the landlord and instead of trying to help, Laurie had the cheek to say "well you work from home so you are boiling the kettle a lot more"... Clearly well-informed and well-educated staff! They are the worst estate agent I have ever used, have the most unprofessional staff and quite frankly provide nothing of value. We have now moved and are with KFH who have just proved the reason why Coady Philips is still a small and irrelevant estate agent. Look no further, you will not find better than Phil Coady! I am 64 years old and have a fair few house moves under my belt. Never have I come across an estate agent like Phil Coady. When mum's dementia meant she could no longer live alone, she came to live with myself and my husband, quite a distance from Bromley. It was proving an incredibly difficult and stressful time and Phil went above and beyond to minimize any stress for us. Throughout the whole process he supported us with the legal stuff and a couple of problems that we encountered. He picked up on a fault with the water system and arranged for the repair to be done. He went in every couple of days to water the plants (mum's pride and joy), and sent post down regularly! When we talked to him about a skip to clear the many years of accumulated rubbish, he suggested a man with a van, job done. Very efficiently at reasonable cost. I asked whether he knew a cleaner, and he arranged for her to go in after we moved the furniture out, also at reasonable cost. We met as strangers but when the business was concluded, I felt we parted company as friends.

Just before instructing another agent I went to view a a house that Coady Philips was advertising. I had a great experience as a buyer in my viewing and decided that I wanted Coady Phillips to sell my house too. I didn't regret it. Phil is personable, professional and a great agent with loads of knowledge about the local market. He comes across as a very honest individual and is always have time to have a chat when anyone in the chain requires it. In the end I both bought and sold through Coady Phillips. Things were not always easy but they manage to keep them on track. They do exactly what you expect from an estate agent (but don't always get) at a very reasonable fee.

A great estate agent group

We rented a property from Coady Phillips in September 2023 until September 2024 and we could not have asked for more support and help when we needed it. They were always available when we needed to talk to them and on hand for any problems which we only had one or two which were dealt with quickly and with no issues. A wonderful estate agent and lovely people too who we would deal with anytime. They even gave us advice when we moved outside of London to help with our next rental property.
