All's well that ends well !

My sales progressor ,Jodi Wyncoll, was an absolute pleasure to deal with once I had a sale STC and my dealings came under her personnel attention. Her communication was faultless, she had her finger on the pulse at all times ,and she oozed client empathy which I am sure was in equal measure to both buyer and seller. A very professional and committed individual who stood out above all others at Wards. In all honesty my 4 stars are a result of 5 stars for Jodi and 3 stars for the process period up to Jodi taking control . It all ended well after some unexpected complications to deal from with from my side, and Jodi should be commended for her role in my experience.

Not overly impressed, said I'd consider a part project as I'm in the building trade,drove a hour and half to be met by a pleasant young lady and shown a property that should be bulldozed ,the girl had no information with her regards the property as she worked on letting and had only been working with Wards for 3 months. I've given Wards a budget and an area I'd like to live and all I'm getting is properties above my considered amount and not in the area I want to live.Come on wards over to you.

Intimidation

My Son and partner have just completed on there purchase of their first home together. I have tried to help them along the way as much as possible advising them on how the process works. I recommend mortgage advisors and solicitors that I have used over the years and told them to avoid using the estate agent recommended solicitors MARTIN TOLHURST as we had a very bad experience with them. I was then told by my son that Wards would only accept the offer that they put in on a house if they were going to use Martin Tolhurst. We looked into why this was and they are paid commission by them for each conveyance. They had no choice but to use them and as usual phone calls are answered occasionally and usually by someone who has not got a clue. This type of forceful behaviour needs to be reported and should not be going on. It was over seven years ago i made this mistake and I am still cross about it now . Shame on you Wards - shocking.

Last would year I bought my maisonette…

Last year I bought my maisonette through wards in Broadstairs and also a flat. Of course they were all really nice and helpfull to start. It was during the pandemic and apart from having Parkinson's I'd had an urgent operation so wasn't feeling the greatest. They didn't like it because I didn't use their recommended solicitor, which would have cost me over double of mine. On nearing completion I had the branch manager calling me up being very abrupt to me and really stressing me out. Now I have decided to sell through Yopa who have been excellent with all my sales, then wards had the cheek to call me and ask why I was selling so soon and that it was overpriced.I priced it on 2 other agents valuations and have had 2 offers for the asking price. I would never use this estate agent again. Their not for the customer just for what they'll make from it! And they still are sending me letters about selling mine.

Fake viewings

Fake viewingsComplete confidence tricksters. At the T wells branch the head of Sales guy Robert told me he'd found a potential buyer after 1 day and I hadn't even signed a contract. I dropped the keys round and he told me the appointment time. I was a little suspicious so I stayed in the flat. He didn't turn up. I picked up the keys later and he said the viewing had gone really well. When I confronted him with the truth, he said the viewing had taken place online! This was before Covid. I told his boss John Cameron and he couldn't have cared less. Don't use them, this stuff happens all the time with them.

AVOID WARDS

I would not recommend using wards, they charge 1.8% regardless of the service they choose to provide you with. My house was evaluated at a good price point and with my house not even being 3 years old, NHBC warranted and a highly desirable location it was obvious that my house was going to sell quite quickly. My house ended up selling off market (within 2 days) and I showed all prospective buyers the house MYSELF. Wards have not spent any money on marketing for my house and therefore I felt it was reasonable to ask for a reduced fee. The manager Jonathan at Strood wards was very rude to me and told me they spend millions on marketing each year to ensure they get a huge client data base and told me his team worked hard to sell my house quickly (they would have sent a mass email to their distribution list, potentially made a couple of phone calls and scheduled a few house viewing appointments for me) because they knew I wanted to make an offer on another house I loved (also via wards). I did not end up making an offer on the house I loved as the agent told me my offer was insulting (I was going to offer 10k less due issues with the house that would cost more than 10k to fix I.e. a broken garage door) not really sure how this was insulting but never mind. My fee including VAT is around 7k and I’m trying to understand what all this money has / is going towards. The solicitors I am using are charging me a fixed fee and I am sure more billable hours are going into what they are doing for me vs what wards have done for me.I also took time out of work to show my house to potential buyers and they did not show up. I phoned wards to find out where they was and they said “oh sorry the estate agent dealing with these appointments is out of office today so we didn’t realise these people cancelled”. Very frustrating and I did not get an apology and I was not provided with any feedback from anyone who viewed my house either.That being said the after care team are very helpful and trying their utmost to ensure I can move on my preferred date.

Property lettings abysmal...

This review relates to the Property Lettings element of Wards, based in Horsham, Sussex. I had the misfortune of recently renting a property via Wards. Unfortunately, the experience has been rather abysmal, particularly with regard to trying to get them to return my deposit. 2 months after having vacated the property and I am still waiting for it. Terrible for updates and progressing anything. I would avoid renting via Wards Property Lettings if you can.

We were very impressed with the support…

We were very impressed with the support that we received from Wards, particularly from Ethan Rigden in the Ramsgate office. He kept us updated throughout the process, was easy to contact by phone/email and even went over and above what was expected by joining us to view the house on his day off. Unfortunately, our sale fell through when the sellers changed their minds but this was managed sensitively by Wards and we would highly recommend them to others.

Great Service From Start To Finish

After having a pretty appalling experience with a number of other agents in the area whilst looking for a rental property, i cannot say enough how great Wards have been. David and Maria have been fantastic throughout the whole process, even with a last minute request to bring moving in date forward. If you are looking for a property in the south east, don't bother going anywhere else. Save yourself time and stress by going straight to these guys. You wont regret it ;)

Dishonest

I had an offer accepted on a property with outdated decor but with no indication of any problems. When the survey came back the results were absolutely dire and showed massive costs for urgent repairs.Wards dismissed these costs by referring to them as "updating" and claiming the work needed was "clear". Firstly, the cost of updating would be in addition to (not instead of) these urgent repair costs, as well as further essential repair costs stated by the surveyor. Secondly, the repairs needed were NOT at all obvious because I am not a surveyor and there was no mention of any of these problems by Wards.The fact that they claim the repairs needed were clear (which they were not to someone without the relevant surveying qualification) indicates that they already knew about these major problems and had withheld that information when advertising the property.They claim they are now looking for another buyer, presumably by again not mentioning any of these problems.I have had large amounts of both my time and money wasted because Wards did not disclose the true condition of the property.
