Selling a property both sides of lockdown was very frustrating and a long process. Wards and especially Kim Batchelor provided a superb service, always replying in good time, always keeping me informed. Friendly and positive throughout and when needed made things happen. The whole process in retrospect was smooth albeit it drawn out due to lockdown but the professional help and calming words made it all much easier! Thanks for a 5 star service in these difficult times for everyone!!!!

We highly recommend Jade and her team. Not having moved house for 23 years we were a bit rusty on how the whole things works in the internet age! Jade at all times explained things clearly, was always contactable, always positive and knowledgeable. Moving house is indeed as stressful as people say - we had forgotten that too - but we have nothing but good memories of our interaction with Jade and the team. A wonderful service.

Dubious, untrustworthy and zero integrity. Please avoid!

Avoid this dubious, untrustworthy and awful company at all costs. Wards took an alternative offer to a seller after I had instructed solicitors following acceptance of my offer. I should have known they use dubious tactics after I offered the full guide price and Wards quickly suggested the seller needed more money, despite the fact we were the only offer being considered. Following acceptance of the offer, I was asked by Wards to instruct the solicitors they recommended (they receive a referral fee) at the earliest opportunity. Two days later, Wards called and informed me they had taken another offer to the seller, bypassing our sale agreement and demonstrating a complete lack of integrity. The alternative offer was accepted, the sale fell through and I am currently out of pocket as a result of a desperate clamber to boost a senior managers commission. If you want to sell your home, please use an alternative firm to ensure that your home is being sold by people with a moral compass. If you want to buy a home, please avoid going through Wards, as they simply can’t be trusted.

And then Covid-19 hit ......

Last September we took the decision to market our home in Walderslade Woods and chose your Walderslade branch to be our Estate Agent. We embarked on our journey following a visit from Kenny and our home was marketed from the start with a passion and professionalism that I did not see with the other local agents. After Christmas a buyer was found and we moved to the the next phase of our home move. It was at this point we were introduced to Kim Bachelor who became our sales progressor and worked along side Kenny to keep everything on track. Things were progressing nicely and then Covid-19 hit and derailed all the progress we had made. We moved into our new home towards the end of May and I can honestly say that without Kim and Kenny we would not be here. They have both been truly amazing. They have “virtually” held our hands throughout the process, have gone above and beyond their job descriptions, always responded promptly to our emails and calls (very often responding out of hours and on days off). Kim has chased the chain tirelessly and her can do attitude, good humour and professionalism have stood out. Your Walderslade Office is a credit to your company and I would not hesitate to recommend them to friends and family in the area. I would be so grateful if you could pass on our deepest and sincerest thanks to your team, paying particular attention to Kenny and Kim because without them we would not now be enjoying our new home.

We went through Wards for a rental property and our experience was flawless. Tony in Lettings guided us through the whole process. Even though we was due to move into the property during the coronavirus lockdown first come into force, he really went the extra mile to ensure we could move in earlier than anticipated, but most of all in a safely manner. We were buyers through Wards

We were buyers through Wards. We found them largely impersonal, didn’t relieve any stress at all, if they did, didn’t feel like it. Our offer on the house was not accepted until we had agreed to use their solicitor. We were told it would help our offer get accepted and would expedite our purchase. But now we do not believe it would have helped our offer, why should it? And despite the current health crisis, our purchase was incredibly slow. Later, we were told that Ward Estate Agents were to receive a commission of £400. We thought it was the law that an agent such as Wards should explain to us at that time, that they would receive commission, which would be indirectly paid by us, in the solicitors fees. We were hoping to have used our family solicitor, who would have cost us about half. A positive was that Jane and Candice were friendly and helpful. So we wait to hear Wards comment, particularly about the £400.

The journey of our house sale

Branch manager (Kenny)visited us at home and valued the property. He explained how they would market the house, using personal and technological methods. He was obviously enthusiastic about his job. Full of vim and vigour and thoroughly personable. Got us the first viewing the following day- incredible !! The house was sold at full asking price within a weekFollowing the agreement to sell, our case was transferred to Kim Batchelor, the Senior Sales Co-Ordinator. She liaised tirelessly between seller/ buyer/solicitor/ surveyor/ mortgage company/ valuations to bring about a successful outcome for all concerned. Wards of Strood are an amazing agent. The experience have been a very good one from start to finish; Although, the process wasn't easy, but the staffs involved with our mortgage were excellent. The support given to us was unbelievable and this aid to the successful sales of our property. Georgina Gray and her team, whom is our mortgage broker was very good and highly experience. She worked tiredly to secure our mortgage. She was great throughout the process of our application and simple the best. Kim Batchelor was very supportive, approachable, she constantly re-assured us and update us on the progress of both the sales of our property as well as checking on the progress of our mortgage application.
