Josh Ottaway is the best estate agent I have ever dealt with. Massive thanks to you Josh for selling the flat in a challenging climate and getting me the very best price for it. It was a pleasure to deal with you right from the start. All your advice was most helpful. Huge thanks also to Paul and Kathy for all their help and very knowledgeable advice throughout the whole process of selling. From the moment I walked into the office of Paul Bott + Co I knew I had chosen the right agent. They have superb knowledge, skill and experience of selling property in Brighton, particularly Kemptown. Their friendly and personal approach makes a refreshing change from other more corporate companies. I thoroughly recommend Paul Bott + Co to anyone selling property in Brighton.

Paul Bott and Co. are trading off a good reputation they lost years ago. Mention their name to other estate agents in the Brighton area and eyebrows raise, and for good reason. The company is shot through with a culture of dishonesty. Their boy sales agent Josh Ottaway was the worst offender. He told my partner Molly that the sale on her house would complete 'any day now', for weeks and then months on end. He even provided false proposed exchange dates and would obfuscate with jargon he didn’t understand and lies he couldn’t keep track of. A quick investigation of the chain by us revealed it had fallen through literally months before. I wish we had done our due diligence sooner. They wasted a year of my partner's time and thousands in rental income, and we missed out on our dream home in the process. When Molly broke the contract with Josh and his colleagues, nobody even bothered to reply to her email. There are many, many good alternative estate agents in the Brighton area. Don’t choose Paul Bott & Co.

We used Paul Bott & Co to sell our property and could not have been happier. Josh was friendly, attentive and was always on hand to guide us through the process and make it as stress free as possible. Kathy was always helpful with any queries and helped ensure our move went as smoothly as possible. They know Kemptown really well and have a great understanding of the market.

Avoid at all costs. Josh Ottaway wasted months of our time pretending we had a procedable buyer, when we didn’t and lied to us continually. We wasted a lot of time and money (and stress!) with Paul Bott and co. I wish we’d never approached them about the sale of our house (everyone at the company are all well versed in lying to their clients, you’ll never get an honest or straight answer from anyone) and they are well known as crooks amongst other local agents. It wouldn’t surprise me if the recent positive Google reviews are written by Josh’s friends.

I made an offer for a rental property. This estate agent refused to pass my offer to the landlord after insisting it was too low, which seemed to be an aggressive and illegal sales tactic, because they then let it to someone else for the exact amount that I offered. The property was empty for two months. I think it’s therefore pretty clear that both landlords and tenants should AVOID AT ALL COSTS.

I had fabulous service from Paul and is colleagues throughout the selling process of my home. Paul in the initial visit was attentive, clearly understood what a big move for me this was after being in the house for 30 years, he was very honest about the good bits about my house and the less good bits. The viewings went smoothly and I was kept informed about the feedback of the house hunters. Once I had an offer that I accepted, Kathy kept me informed of the progress of the purchase and liased with the agent of the house I was moving to. She was also instrumental in getting the earliest possible comptetion date so all in the chain could move into our new homes. I highly recommend this company.

A Big thank you to this professional, excellent, trustworthy family run estate agent. I was selling a house in Brighton (under a power of attorney) from West Yorkshire. From the very first meeting I was assured this would be no problem, and it wasn’t. Paul and Kathy were open, honest and totally reliable throughout the sale. I cannot thank them and their staff enough as they made the whole process stress-less. They kept in touch constantly at each stage of the sale by phone or E mail , so the fact I was 300 miles away from Brighton could have made this a very stressful experience. I cannot praise them enough for the professional way they approached the whole process and for me and my family an excellent result. I am more than happy to recommend this Excellent estate agent. I have to say Paul Bott Estate Agents were amazing. Paul and Kathy went above and beyond to get the right buyer for our property. They kept the chain moving as fast as it could, making sure nothing was left as a surprise. They were there for us with even the smallest query, nothing was too much. They worked tirelessly to resolve problems before they became an issue for us. Selling and buying is always a challenging process, but Paul and Kathy made it as enjoyable and seamless as it possibly could be. Paul Bott and Co are amazing value for money and I'd absolutely recommend them. Kathy from Paul Bott & co helped me with the purchase of my first flat. It was a long process lasting almost a year, (due to no fault of Paul Bott & co) and Kathy was patient throughout, was always quick to respond and offer advice. I was very grateful for Kathy’s support and now have a lovely home.

If Mike and Maria are still with the company, my recommendation is to definitely avoid. Had a truly awful experience a few years ago as a tenant renting through the lettings side of this company. Was lied to in various ways to get me into the flat. The flat was filthy when we moved in, and when we complained about it, the person on the phone seemed to treat it as a personal attack as apparently they were there supervising the cleaner when they cleaned it. Right. For the first 2 weeks (despite raising this early on) had a key to the communal front door that did not work, so we had to make sure one of us was in the flat or annoy the other residents through the intercom system to get back in. Very uncomfortable. Imagine renting a place and then not having a working key! We were left without heating and hot water for a number of days in the winter and they provided an electric heater, which barely worked, as a substitute. After we moved out and notified the council that we had moved out, they lied to the council stating that we were living there past the move-out date so that we had to pay some council tax for time that we were not even living there. When we told them that we would like to move out early, they sent someone round to allow potential new tenants to view without even confirming the time and day of the viewing with us, or whether we had the flat ready for viewing. They were unwilling to provide any kind of goodwill gesture for this. I should have reported them to the ombudsman really, but I had a lot going on at the time. AVOID.

Popped into their office after another offer fell through. So pleased I did as a place had just come onto the market, right where i wanted. Josh and Kathy did a super job from the get-go and we closed the sale. Kathy was brilliant, managing my expectations, as well as the rest of the Chain to conclusion. Thank you!

Reviewing as a tenant- renting for 1 year Issues from the start. Overall unprofessional manner from some of the team and pretty inept at fixing things. The boiler was broken when we moved in so we had no hot water. We were reassured someone that someone would fix it same day. No one appeared but i was told someone was on standby for next day. By day 3 still not fixed and were informed that as we "still have running water it is not an emergency".I was then told to contact the boiler company myself to see if they could expedite fixing it as the letting company "work for the landlord not the tenants". After doing so, it turns out no one was ever planned to arrive same day and the fix had always been arranged for 6 days from reporting it. We were directly lied to by Fin Davies from Paul Bott and co on a daily basis. We were not given any compensation for the lack of heating Damp reported in Feb- not seen to until July. Handyman promised to come out 3 times but never appeared- seems to be a recurring problem when reading other reviews. Deposit not returned for 8 weeks despite multiple emails. Turns out the person in charge had left the company and not handed anything over. Positives: Paul Bott himself seems lovely. We contacted him re boiler who got in touch with Mike Porter, head of lettings. (Mike's response to this was to tell us not to go over his head as he is joint co-owner) Anna was very helpful in getting deposit back to us once she found out the oversight I think the worst people in this company - Mike Porter and Fin Davies may have left so hopefully should not be a problem in the futureNegativeProfessionalism

We’ve only been renting with these guys a couple of weeks. So far however they have been incomparable to any other agent we’ve had. From what I can see they seem to go above and beyond to keep both renters and landlords happy. Great communication and fast to act on any issues. Also very friendly on the phone or in person. It really pacifies the stress of a move to have an agency that seems to care about offering a great service. Thanks guys!

Do not use this estate agent. They are super shifty and gazumped us 6 weeks after our offer was accepted. They are renowned for poor practices and have an appalling reputation so I am not surprised. Save yourselves a lot of pain! (FYI - it was 15 Sudeley Place which we bought with another estate agent, you went and took the keys and showed people around without our knowledge)

It was around the time of the stamp duty deadline and we are certain if it had no been for the extremely hard work of the team - especially Kathy - neither of them would have gone through. I have been trying to sell a property for a period of time and have been let down on several occasions. I used a couple of other Agents with no success. However, as soon as I advertised with Paul Bott & Co., we achieved results within a very short space of time. I dealt mainly with Thea who I cannot recommend highly enough. She is professional, keeps you fully informed of progress and is very determined. I really did feel that as the Vendor she had my interests at heart. Although she remained professional, she had a personal touch, a quality not all Estate Agents possess. I would highly recommend Paul Bott & Co., and they are lucky to have her on their team. My experience as a buyer with Paul Bott was the complete opposite of Jess's below. They were incredibly lovely and helpful even tho I wasn't their client. They checked in with me regularly, listened to my worries (which had nothing to do with them) and provided invaluable advice. In fact, a while before I bought one of "their" properties, I also spoke to Kathy about my own sale (which I had with a different agency) and rather than pushing their own services on me like almost everyone else, they advised me to stick it out and go with my current buyer and agency! I've dealt with pretty much every agency in Brighton over my year long search and Paul Bott are definitely way up there.

I enquired about one of their properties via email, asking for clarification on something very simple and got a two word response that was extremely disrespectful. I understand that the answer to the question I had asked meant that the property was not viable one for me, but to have all pretence of helpfulness dropped was jarring and very disappointing.

After a dead end search for a flat ended up walking in to the shop to ask about avaliable options. The team were lovely and very understanding of circumstances. Mike was very helpful in finding and viewing a studio and made the process very simple. Absolutely no stress and relieved to have found the perfect place. My parents had a great experience using Paul Bott and co on a recent move in Brighton. My mother and father have moved over 30 times during their life and in 4 different countries and found the experience by far the most professional. From the initial discussion about the listing to the. photorgraphs, floorplans, and documentation and advertising the process was smooth and slick. However, the most impressive part of their service was their ability to problem solve when the process inevitably stalled (as they almost always do in England). They just did not give up and we finally achieved a successful purchase and sale. Don't use any other agent in Brighton. Graham & Susan Worton
