GoogleWorst service ever !!! Waste of time and energy. I've been waiting for 2 days for an Ownership verification, but nothing happened. They asked for more documents, I've provided them, still nothing. Don't waste your time here as a Landlord !

GoogleI have used this company a couple of times to assist with placing an advert online for a new tenant. Both times it has worked like a dream so I would highly recommend Mudhut if you want to deal directly with people looking to rent your property.

GoogleThe report was very quickly generated. However it contained virtually no information and rated the tenant as likely to be ok. Then there was a string of no answers to nearly all sections. I understand the protective tenant was unable to provide answers to the questions (he was hospitalised) but the statement rating his status as a tenant was very misleading.

Mudhut has locked my account so I am unable to access my documents which I paid for, and would need to process my claim, because I gave a negative review over concerns of them changing insurers on their advertised product to ARC Legal who I am currently taking to court and which I told Mudhut about a few weeks earlier as the reason for my switching to them so it came as a SHOCK when I saw the paperwork with ARC's name on it. Mudhut on their website showed a different insurer namely Motorplus and Property Guard as the insurer/claims handlers hence why I paid for the polices - over 4 at a cost of some £600 with reference costs. Mudhut gave no advance notice of this change of insurer so in a way this was misinterpreting things. Mudhut are therefore now selling products on behalf of ARC Ltd an issuer who possibly has the worst reviews on this site and many others, because they ARC always find or argue things in an incorrect, argumentative, illegal way (will post court judgment very shortly so have no doubt people) to reject claims - so many other people have had similar experiences to me so I am for once not alone. I have now reported Mudhut to the FCA and Trading Standards and The Ombudsman as no company can delete reviews or pressure you to only put positive ones as that is misrepresenting customer reviews. Mudhut appear to actually do very little as their website is all automated and a simple self service site yet they seem to invite so many positive reviews of an automatic system. When I told them they said there is nothing they could do at all, and totally DID NOT CARE even though it was their mistake. It seems anyone these days can set up business with the help and assistance from others within their circle who more readily lend and help their clan members rather than allow or assist people who are genuine good souls and concerned about ensuring that things are done fairly or correctly for consumers. It seems like one corrupt circle is only looking after their own, and common sense, good standards, intelligence has been thrown out of the window. Well that's not something I'm going to stand for or allow for my sake, and others. It's no wonder we have so much bad service and standards these days. The regulators dont seem to care, as appear to be all part of the same interest circle too. I never imagined it was like this and shocked to be getting this reality check so late in life.

WARNING TO ALL LANDLORDS :Be very careful of the landlord rent guarantee policies you now purchase through Mudhut Referencing and Rent Guarantee providers as they are now without any advance warning since December 2019 using ARC Legal Ltd. ARC Legal who have their own terms and conditions which they sent me and where they reject rent arrears claims where a tenancy is in a periodic tenancy (ie the initial fixed 12 months have passed) or once a s21 notice period (which is 2 months) is served and expires (whether served by the landlord or ARC it doesn't matter by whom), as ARC state once the s21 expires no rent arrears claim will be paid out at all, which will catch you by surprise. ARC have some of the worse possible reviews on all forums and are very difficult, it takes weeks and weeks for them to respond to any single communication even if it's an emergency, they are in my view unreasonable beyond comprehension, and wrong both with the interpretation of their own terms let alone the law at a time when you are most vulnerable and in need of help and will make no effort to check things properly despite being a legal expense policy - although those making decisions are just staff and not legally trained. You will get very stressed at a very bad time if your policy is handled/underwritten by ARC Legal Ltd. I can gladly post their terms and emails confirming all the above here at any time. I am surprised Mudhut will sell policies handled by ARC Legal. So warning to all landlords - PLEASE read the full terms and conditions of ARC Legal and the insurers and the brokers as all can be different and actach you, these companies do not seem to have your best interests at heart at a very vulnerable and stressful time. They will often as is my experience speak with you rudely, unprofessionally and without showing any genuine care or concern whatsoever as if no one will be able to do anything about them - one big monopoly looking after one another, which should speak for itself.I told Mudhut landlords will be at risk and complain later but they said 'there is nothing they can do' and after some insistence said they would raise it as 'feedback', so its seems they are in it just for the commission and money not genuinely concerned to safeguard landlords interests.

Googleprice is ok, but only has the facility to check at one current address which makes it very limited in effectiveness. Doubt i would use again as the previous address is useful so often with credit checks

Hello Samit, Thanks for the feedback. A report that shows no matches means that the tenant does not reside at the address and therefore we would not recommend you grant a tenancy without a guarantor. We use the address that the customer supplies so we cannot guarantee that a tenant resides at the address given. The Tenant Credit Check attempts to match the information you give us to public sources such as the Electoral Register and credit/service/utility accounts held by the person. In this case it appears that no matches were found which means that they could not be confirmed at that address. It's most likely this is due to the person being too young to have registered on the Electoral Register and not holding any credit/service/utility accounts.
