Rather poor check . Report stated : No Court and Insolvency Information was found for Mr.... And I found out myself that person has been evicted 2 with over 10k money charge in total.

Thanks for your review. For context, a county court judgment (CCJ) is registered when an individual has been found to owe a debt by a court. An eviction debt is not registered as a CCJ unless a court has formally decided that the individual owes the money.

I reported a landlord who I am currently suing for harassment and illegal eviction to this platform and they refused to take any action, calling the matter "an issue for the police". This is not how other rental platforms have responded to similar issues in the past. I was very disappointed in Mudhut's response and would not risk renting from landlords on their platform in the future.

Hello Jessica, This is not a genuine review of our services. You reported some allegations to our support team demanding that we take some sort of action against a landlord. We suggested that you report the allegations to the police. If the police need to contact us for any information then we will be happy to help. What we cannot do do is take action against an individual based upon unsubstantiated allegations with no relation to the services that we provide.

The Mudhut portal may have a fault as messages had syntax errors rendering them unreadable. Accordingly the few messages we received could not be read and responded to. The Mudhut service was therefore of little use and despite trying to address this with them, we had no success. We therefore placed the advertising with another agent who used the same portals as Mudhut. They received many potential tenants of interest as their interface with the various portals worked unlike Mudhut.

Out of date tennancy agreements

I bought a package that included advertising and tenancy creation, but when I came to do the tenancy they only had unusuable out of date one. So I complained and they shut my account down which meant I couldnt get access to the credit check that I'd also paid for. I messaged them again and they said they blocked my account because I was putting in an official complaint, but they would give me my money back, I told them that I wouldnt put it in if they gave me the original money back and I got access to what I've paid for since. I did get my money back and they reactivated my account but I had to go to Openrent to get the right tennancy agreement. I can't believe a specialist property company can't produce an up to date tennancy agreement. I've just checked in with them and found my account has been block again !

Credit checking service is very good. Property advertising portal is very clunky and is not user friendly. Tried it as an alternative to openrent because it was cheaper but I'll probably just pay the extra and use openrent as mudhut's property advertising portal is annoying to use. The lack of a central page where you can see all communication from prospective tenants in one place is annoying and makes it harder to keep track when you have multiple requests for viewings.

You sold me one credit check. It is precisely what it is. I paid, it arrived. Why do you keep asking for a review? You appear to run a typically efficient back-end. There was no apparent human intervention (except when I requested a VAT invoice which involved logging in and searching) and the system could easily have sent me a VAT invoice in one of the five stock emails *before* I raised a query. I mean… I'm satisfied but… I'm satisfied when the cashpoint gives me money. And IT doesn't keep asking for a review. Carry on.

Mudhuts Tenancy Referencing gave me the confidence to accept a tenant, that I found out later she owed £7500 in council tax and other very large debts at her previous address, as well as £5000 in rent owed and cleaning the filth she left in the cottage she rented from us. Mudhut blanked our support applications by closing every one our tickets without giving us the information we requested. Bad company

Hello, Thank you for your review. Unfortunately, there are some factual inaccuracies. Our support team did not 'blank' your support tickets. They responded every one of your numerous requests for assistance with full and detailed explanations of the credit report results you received. Local councils do not report council tax payment data to credit reference agencies so they are not included in a credit report. This is because non-payment of tax is regarded as a criminal matter, not a civil matter. Our support team did explain this to you. Our credit check is designed to be a tool for landlords to assess the suitability of potential tenants. It is the landlord's decision whether to accept the tenant. We wish you the best in the future.

Avoid Mudhut at all costs, absolutely shocking!!

Avoid Mudhut at all costs, very unprofessional and have no idea what they're doing. I tried to put up an Ad for a property, went through all their verification process and did everything asked of me to then be told it was declined without any explanation and no refund!

MUDHUT credit checked me for £12.00 . I was happy with it . I didn’t see notice they had missed my previous addresses that I had entered. It states you can edit this , but you can’t. They can’t either apparently I paid another £12 for this! It was 6 months ago I thought I’d get it done again for a new tenancy. It had gone down by 100 points . They informed me there are linked addresses on my credit file . Which there are ,I know this because I put them there when applied for my agency records. !! Check with the agencies .thats all they kept saying. I am very disappointed indeed with the service I received .

I initially signed up to Mudhut to credit check tenants. But I then discovered it can do so much more. I put my flat on right move through Mudhut and loved the fact that all the responses are kept together in one place. Anyone that applies from right move enters their details and then i can immediately progress to a credit check without having to enter any details. Its a quick and easy system to use with no training required.

The photos take a very long time to upload and you have to do one at a time. The website is clumsy and difficult to use, with the property description broken up into unnecessary segments and I found myself repeating information. It took a very long time to upload my property and then, right at the end, I was asked for a photo of certain documents to prove ownership. However, a jpeg did not suffice! It has to be a PDF yet the website asks for a photo! Customer services said they could change a jpeg into a PDF and asked for a photo of my insurance doc, which I sent, but this was not good enough either because said property was on page 4 and page 4 did not have my name on it! I was then asked for my title deeds. More faffing around and we finally got there, by which time I had found a tenant through Gumtree, which is my usual method. Ah well, better luck next time!

If we do not verify ownership, we get flooded with ads from bogus landlords attempting to defraud tenants with fake property listings. Mud hut didn't try and help m we find somewhere to rent ,I sent a couple of messages regarding renting accommodation, I've had 3 messages from.mud hut asking for a review ,so here goes ,MUD HUT were no help ,and I wouldn't recommend

Hello Andrew, We forwarded your property enquiry to the landlord and it looks like they did not respond. If a landlord is unresponsive it usually means the property is no longer available. We do apologise if a landlord hasn't responded to your enquiry. Our platform requires co-operation from the landlord, and when this doesn't happen it is frustrating for both tenants and us.

Mudhut has locked my account so I am unable to access documents which I paid for and am entitled to and would need to process my claim, all because I gave a slightly but truthful negative review over concerns of them changing their current insurer of their landlord policies to a very bad one without any advance notice to do so which is wrong and unfair - and even though their website still showed a previous good insurer when I took out and paid for three policies. They are now selling products on behalf of ARC Legal Ltd an issuer who possibly has the worst reviews on most review sites as ARC Legal Ltd seem to always find or argue things in an incorrect or argumentative way to reject every claim where possible - they would not honour rent protection in their terms and conditions with me, if a landlord serves a section 21 themselves or the tenancy becomes a period tenancy - so many people appear to have had the same and similar experience. I am reporting Mudhut to the FCA and Trading Standards and The Ombudsman as no company can delete reviews or pressure you to only put positive ones as that is misrepresenting customer reviews, or prevent you from accessing your references that you have paid for and are entitled to. Mudhut appear to do very little on their website as it all seems automated and a simple self service site where you purchase a policy sold by the insurer through them. They have no complaints procedure or any sense of concern about customers genuine concern and allow positive positive reviews of their review page relating to automated purchases. Their references for tenants are also approx double of RLA, NLA and others at £12 plus vat compared to £7. If they think they can treat customers like this, they have a lot to learn.

Last year I used local Estate agent to do just reference check and AST agreement to the tenant that I found and he charged me £500. I know he has ripped me off, I never advertised to find tenant from that estate agent. Last monthI used the Mudhut to create AST agreement and get the signatures from tenants for free. it made my work very easy, I can highly recommend Mudhut. I will use other services from Mudhut in future.

We used Mudhut initially to conduct a credit check on a prospective tenant but then realised how much more it has to offer. We ended up using Mudhut to advertise on Rightmove and have successfully found a tenant. Would definitely recommend. Easy to use and very affordable checks.

I believe it's a con I needed a report so I could apply for right to buy scheme they just made up dates for my tenancies. I realised this when one address overlapped another by 3 years. They even got my name wrong on one of the addresses. When I contacted them they said it's not their fault contact the CRA. Even though it states if you have any discrepancies contact them. What a waste of money.

Do not use this company! Wanted a credit check for a tenant application and not only did they send an email to the tenant saying it was from me and offering him tenant liability insurance, which made him think he had been successful in his application when he hadn't but also the credit report I paid for gave no extra information from what I had already gleaned from the internet. Waste of money, time and now an angry applicant.

Poor quality report, Not value for money. Mis information or not specific on their T&C. No refunds for credits. Sour attitude to members/customers. Will use remaining credits and their report along with others such a Rentprofile. Who are a little bit more money but have better results. Would not recommend and will not use again when credits are gone.NegativeQuality, Professionalism, Value

Hello Richard, Thanks for taking the time to leave a review. We're sorry we were not able to make you happy on this occasion. The information in our reports is supplied by local councils, banks, lenders, telecoms and utility companies to the credit reference agencies (CRA) who in turn supply it ourselves. The CRA we use is Equifax which is one of the three main consumer credit reference agencies in the UK. We offer the option of pay-as-you go reports or purchasing credits in advance to reduce the cost of each report. We are not able to offer refunds on credits but they wil never expire and you can use them whenever you like. Thanks again for your feedback.
