GoogleThe flat we rented with Knight and Knoxley was in a shocking state of neglect, with chipped paint, crumbling furniture, and broken fittings. The repairs were minimal and poorly done: a cracked cabinet glued over, and a hole under the fridge covered in a similar way. We even had to source a new bed and mattress ourselves after the provided box on the floor was not replaced.
But the most serious issue was the ongoing mouse infestation. The agency initially declined to call professional pest control and just set traps. After repeated complaints and discovering more mice, they finally sent professionals but tried to charge us for the service. Pest control confirmed the problem was not new, noting there were already traps in place. Knight and Knoxley never warned us about the issue.
A new tenant moved in just three hours after we left, on the same day we found the last mouse, which suggests that resolving the issue was never a priority. We paid our rent in full and on time, even while dealing with the infestation. We were consistently praised for being good tenants, yet Knight and Knoxley continuously failed to provide the basic service we expected.
I was stunned to see their high reviews. Based on our experience, I would not recommend this letting agency.

GoogleI couldn’t disagree more with these qualifications. From the very first month, this agency has been completely irresponsible and unprofessional. We moved into a flat that was dirty, with broken beds, disgusting mattresses, and damaged furniture that was only replaced with secondhand items of equal or worse quality.
The worst issue, however, was the mice infestation. The agency knew about this problem before we moved in but failed to inform us. Instead of addressing it properly, they delayed any real action, sending someone just to place traps (which we had already done ourselves). After nearly two months of living in these conditions and constant complaints, they finally agreed to call a pest control company, but initially tried to make us pay for it. Even then, the problem was never solved.
We lived with mice until the very last day of our tenancy, while the agency showed little to no concern for our wellbeing. To make matters worse, they never disclosed this issue to the new tenants moving in.
By far, this is the worst agency I have ever dealt with, completely negligent, dishonest, and unprofessional.

I’d been finding it really difficult to secure a pet-friendly home, but they listened, understood, and went out of their way to find the perfect place for me (and my dog!). I BOUGHT ONE RECENTLY TO FIND THAT RECURRENT MOULD THAT COULDN’T BE REMOVED HAD NOT BEEN INVESTIGATED EVEN AFTER PROFESSIONAL DEEP CLEANS AND IT WAS STILL THERE. WHEN THE TILES WERE REMOVED WE FOUND THE REASON IT WAS SODDEN AND ROTTEN. THE DIRECTOR DOESN’T BELIEVE THAT IF MOULD HASN’T BEEN REMOVED AFTER A DEEP CLEAN NO QUESTIONS SHOULD BE ASKED IT COULDN’T BE CLASSED AS A RED FLAG BECAUSE THE NEW TENANTS WERE OK WITH IT I WAS TOLD. LANDLORDS WE ARE GOING TO BE HELD MORE AND MORE ACCOUNTABLE FOR THE CONDITIONS OF OUR PROPERTIES SO IF YOU USE K&K DON’T THINK THEY ARE DOING THEIR JOB PROPERLY. THEY HAD MANAGED THE PROPERTY FOR 7 YEARS AND HAVE STATED THEY WEREN’T AWARE OF ANYTHING SO IVE INCLUDED THE PICTURES WHICH RESULTED FROM SOME MOULD THAT COULDN’T BE REMOVED BEING SO INGRAINED A MOULD SPECIALIST COULD NOT GET IT OFF. K&K SUGGESTED TO ME THAT I WAS LIED TO AND THE SPECIALIST WAS INCREASING BILL. I WAS ALSO TOLD THE SURVEYOR SHOULDN’T HAVE SAID THE BATHROOM WAS DIRTY WITH MOULD BUT SHOULD HAVE IDENTIFIED ISSUE WHICH IN 7 YEARS OF MANAGEMENT THEY HAVEN’T IDENTIFIED. SO BUYERS DON’T BE LIKE ME AND PRESUME BUYING OF THE MANAGEMENT AGENT MEANS ITS BEEN WELL MAINTAINED BECAUSE NO MATTER WHAT SURVEY YOU HAVE MOULD IS SEEN AS A CLEANLINESS ISSUE AND MY MANAGEMENT AGENT HIGHLIGHTED THE FACT THE CLEANING COMPANY COULDN’T REMOVE MOULD SO THE SPECIALIST WAS CALLED IN.

Their communication is on point, with their response rate incredibly fast and so personal they made the whole process feel special and not stressful at all. They even got us champagne for us to celebrate the key pickup day!
