If you’re a student and need a property, pick a property with Sadiya as your property manager. She has been extremely helpful and patient with all our enquiries and unfortunately a difficult situation of one of our tenants leaving and not being able to attend the property anymore. Informative and efficient replies every time both on email and on the phone!

I've owned property in Brighton for a few years and John Hilton are the most professional, responsive estate agents I have dealt with having worked with two other companies in the past. Lauren Gibson has been a pleasure to deal with, she has gone above and beyond and always deals with any queries I have efficiently and promptly.

We sold our flat with John Hilton and were very happy with the service. During what can be a stressful time with multiple parties involved we felt most informed and communicated with by John Hilton. They also produced very good marketing materials for our property. Would recommend if you’re selling in the Brighton area, in particular Marius was fantastic.

I have rented out several student and young professional properties in Brighton for over 12 years and have worked with various letting agents. Very satisfied with the excellent service from the John Hilton team, with a special mention for Jo Ann, who goes above and beyond to get things done while maintaining her highly appreciated personal approach; and to Sadiya, who has only recently started managing my properties but in that time I have found her to be incredibly approachable, proactive and helpful. Would recommend John Hilton services to any landlord.

Selling or buying a house in Brighton, we've done both with John Hilton and there were brilliant both times. Fast, diligent, no nonsense. Both times we had very fast turn around and they managed to make it happen. They are great at handling worried buyers and respond quickly with calls and emails to all questions. Special thanks to Tracy who was great at looking after us in both purchase and sale.

We’ve had issues getting problems resolved since October, everything taking almost a month to be addressed - but spoke to Zach today who was incredibly helpful and got it sorted

Currently living in a shared house with uni students and as much as we love this house there has been a recent occurrence which the agents have simply not taken seriously. Our hob is broken and we made a complaint 3 days ago. When we called the emergency out of hours the women urged us not to use it as it is a gas hob and continues to spark when nothing is lit. She said that the issue would be put through immediately and someone would be round in the morning to fix it. Following morning, nothing. I rang and someone told me they’d call me back in 10 minutes. Never called back. Following day called again, got told they have left a message for the repair man and are waiting for a response. Then got a call later saying someone might be round this afternoon or tomorrow morning. No specific time or anything. The house came with no appliances ie microwave, toaster, kettle, bin, or vacuum and mop. So we rely on the hob to cook if not using the oven. You would think they would act urgently seeing we use the hob 90% of the time to cook but no. They suggested “we get a takeaway” lol are you going to pay for it? Actually disgusting that weve now gone 3 days with no hob and no time or any sort of reassurance relating to our issue, not worth close to £700 pp a month. EDIT: the out of office company contacted me to apologize and gave me a gift voucher for deliveroo, the man on the phone I believe his name was Aaron was very apologetic. After contacting John Hilton a few times someone did end up coming and fixing the issue, it is to be noted that the company for out of office is not John Hilton themselves BUT this is the company that they have hired for their tenets to contact.
Dear tenants, We thought it would be best to address your issues directly as it seems there is some confusion with what happened. After receiving our plumber’s report, the gas hob stopped working due to a large amount of water being spilt on the ignitors. The call to our office was made out of hours, which goes through to a third-party independent company who look after any emergency calls when the office is closed. Unfortunately, the person who answered the phone regretfully suggested to get a takeaway, which was not a professional response. John Hilton immediately spoke to this company who profusely apologised and sent a Deliveroo voucher by way of making up for the error of their employee. We are sorry that they were less than professional and we have taken steps to make sure this does not happen again. As soon as John Hilton were alerted to the issue, we contacted our gas engineer but unfortunately, he was unable to get to you until the following day. In the meantime, he did suggest that you may try removing the rings from the hob and drying them out as they were waterlogged. When the engineer arrived the next day, he took the hob apart and dried out all the compartments and left the hob in good working order. As far as toasters, kettles, mops, bins, these items are rarely supplied by a landlord in our long experience of lettings; these items would usually only be supplied in an Airbnb or an apartment hotel. We do sincerely apologise that you feel the service was not up to standard, without the unfortunate episode with the out of hours contractor we hope you would agree that this issue was dealt with promptly.

The whole team at John Hilton are kind, efficient and passionate about what they do. I have rented properties out as well as recently selling through them recently. They are warm and friendly, easy to talk to and really care about a quick, smooth and thorough process. Marius has always been more than helpful, with all my many queries over the years. He has been a great support when I have had to make difficult decisions. Tracy is so efficient, she is fully trustworthy and gets things done! The whole team is down to earth and knowledgeable and I feel so grateful for all their hard work, especially in these two difficult years. Thankyou!

Me and 5 others rented student accomodation through John Hilton - and our agent was Kimberley. Kimberley was really kind and helpful whenever there was an issue and communicated well with us whenever we needed anything. She helped on many occasion to make sure everything was okay with the house and always chased up things swiftly. Thank you for all your help :)

ANY STUDENTS DO NOT USE JOHN HILTONS! I have just been through the worst process with this estate agent to get our deposits back. Our tenancy ended on august 21st and now nearly 4 months later have we just received most of our money back. This company give students no support, even though they are meant to be agents for both parties. There is no respect for students as we had emails and phone calls ignored for weeks on end and parents had to get involved in order to get answers.NegativeResponsiveness, Professionalism
Dear Maisie, we have looked into your comments and we can see that there was a delay in returning your initial undisputed deposit however it was not 4 months and was 6 weeks. Due to disputing some of the landlord charges and going back and forth between yourselves and the landlord it did take longer to come to an amicable agreement and we appreciate that this took longer than the process should have taken and we apologise for the delay. When facilitating the deposit return it can be a time consuming process to come to an agreement which can cause distress and animosity which is not our purpose. In this instance our hands were tied as we are instructed by the landlord to make certain charges.

John Hilton’s were the agents for the vendors of our recently purchased property. The purchase process proved, through no fault of the vendors or John Hilton’s, very challenging lasting from February to November. Throughout this time we found Hilton’s extremely responsive, clear and honest, especially Tracy and Tom. This was a difficult and highly stressful time for us but Hilton’s treated us with respect, kindness and understanding.in every interaction. We cannot commend them highly enough even though we weren’t actually their clients! Were we ever to move again (perish the thought!) we would certainly use John Hilton’s.PositiveResponsiveness, Quality, Professionalism

By far the best estate agents I have been with, as students we found John Hilton’s always so helpful when we had any issues, they were quick with communication and they value their tenants. The staff are so lovely, especially Catrina who ensured our tenancy ran smoothly. I would definitely recommend John Hilton to any students looking to rent!

Seem to be worth while working with if you're selling but avoid if you're renting. My landlord moved mid tenancy so had no choice but to work with JH. Rent went up £100 and was given 3 weeks notice on the increase. £120 is deducted from deposit for an inventory. Pretty dishonest and completely unclear. Can't reply to your response, so shall do here. 1. We have not ran into each other in my place of work? This review is about the moving out process for which I forewarned I would do. Not sure why there is confusion. 2. My boyfriend had moved out by that time, it has been single occupancy since 2016. I am good friends with the landlord and know that the request was yours not hers. My landlord is also the gran of my ex boyfriend... 3. I am in work and not taking personal calls so have emailed you. Unless communication is only regarded as communication on your own terms, like everything else? 4. Not sure why you're adding that you've helped me out with contractors like you've gone out your way, as a letting agency that is literally your job. 5.The fact that this is public and your only thought that your job would be easier if all deposits could be returned, shows how little you are focused on customer satisfaction. This is not misleading, this is very much what has happened over the course of the last week.
Dear hazel, I feel that your comments are misleading and to give a true account of events: with regards to your deposit the charges were “proposed” and not taken. We have made many attempts to contact yourself but calls have not been returned so we are unable to assist if we are being ignored. As you are aware the rent was increased as you requested that your boyfriend move in; as the rent was previously below the market rate and as a single occupant the landlord requested a fair increase so the rent was closer to the market level and for both occupants names to be put on the new tenancy agreement. Check out fees were included in the tenancy which you signed and at no point was this brought up before signing the legal agreement. I’m confused as to why you would leave this review as when I ran into you in your place of work you raved about what a great agency we were, we’ve helped you out with contractors when you had person bits you wanted done to the flat. Dealing with the deposit return is always the worst part of the job, if we could hand the deposit back in full it would make our jobs so much more pleasant, but where does that leave landlords? Out of pocket I’m afraid. As I said were always happy to discuss proposed deductions however communication is a two way street

What can I say about John Hilton's? They have been truly amazing throughout a very complicated sale, which they were involved with. All the staff are highly professional and very friendly. They make you feel like one of the family. Marius was the agent in charge and he worked tirelessly on this difficult sale, and I can not say enough thank yous for what he has done for me. I never had to wait for a reply and I knew he would action anything urgent without delay. He is also extremely calm in a crises and very patient. He was my rock through this dinosaur of a sale and I thank him for that. I would give this agency more than 5 stars if I could. Big thumbs up to Hiltons and the star that is Marius!! Carey
