Immediately Dangerous gas findings…

Immediately Dangerous gas findings weeks after their approved contractor’s inspection and no apparent urgency inside 2 weeks to rectify. We would not entrust Cubitt & West with our home again. Gas Safe Register inspected the installation less than five weeks after Cubitt & West’s “approved” contractor attended. Its warning notice recorded a gas escape classified as “Immediately Dangerous” and two appliance entries as “At Risk”. The gas supply was disconnected. Our tenants were left without gas. Even after receiving the findings, Cubitt & West required repeated chasing. The lack of urgency and a clear action plan was unacceptable. The tenancy had already begun badly. Essential arrangements were unfinished, delaying the tenants’ move-in. We were told staff were attending a team meeting while those matters remained unresolved. Their marketing stated: “Do you add Commission onto Repairs & Maintenance? NO”. They subsequently defended receiving contractor referral fees, arguing that these are different from commission added to quotations. In our view, that is misleading. They have refused to answer our request to disclose exactly what they received from this contractor. Their defence of a cleaning quotation included generic internet estimates. We obtained actual alternatives and arranged the work ourselves. When we terminated their appointment, they initially refused to begin handover until disputed fees were paid. They later reversed that position. We consider their handling contrary to The Property Ombudsman’s handover standards. Their complaint response even criticised the length of our correspondence. Proper answers and timely action would have shortened it considerably. I urge other landlords with concerns about inspections arranged through Cubitt & West to contact Gas Safe Register and ask whether a regulatory inspection is appropriate. The gas-safety matter remains with Gas Safe Register, and our service complaints are before The Property Ombudsman. We will update this review when findings are issued

If I could score one star I would

If I could score one star I would. I would not recommend this agency. My experience with them was extremely disappointing. They attempted to charge me for defects and damage that were already present before I moved into the property, despite there being photographic evidence showing the condition beforehand. I found the way the matter was handled very frustrating and the overall level of service was poor. Based on my experience, I would not use this agency again.

Though I didn’t use John O’Neill at the Cubitt & West branch, Woodingdean to buy or sell a property, he recommended their in-house solicitors and mortgage services. As a first time buyer, his recommendation and guidance was invaluable. Mortgage Matters Direct were totally amazing in securing me a mortgage, a fast and efficient service with great communication throughout. I would highly recommend them. JS Law, the conveyancers recommend by Cubitt and West were also great, Lauryn Parker-Beaton was very patient in taking me through the complexities of buying a leasehold apartment. Though it took a while, she did a good job in getting the property to completion. John’s knowledge and experience of the buying process was also invaluable, as a first-time buyer this was daunting and stressful, he simplified the whole process for me and held my hand the whole way through. I would highly recommend him and his team of experts, thank you John, I couldn’t have done this without you!

Rosie Hewitt at Cubitt & West Arundel is absolutely exceptional. I needed a new home because of a personal tragedy, Rosie promised that she would find me a place that would "fit me as a person not just as a client" and she absolutely did. Final Review

Just wanted to give a final review of our purchase made through Cubitt & West. Zoey & Jaz dealt with the negotiations of our purchase and did everything they could to get us a great deal. We were more than satisfied with their service & would highly recommend them as agents and representatives. Julie Bramble was very hands on with the negotiations and progress of our sale. She was always on hand to speak to and is very knowledgeable in this field. Julie is a credit to the team and I think she does a brilliant job in making everyone feel at ease through the stages. Our purchase has been a whirlwind of emotions and stress but I think it was most definitely not as stressful as it could have been without Julie taking it on and working hard on it. Cubitt and West Brighton don't want my business...?!

I am really disappointed by the interaction that I have received from Ebba at Cubitt and West Fiveways, Brighton. I have called a few times today to try to get booked in for a valuation to sell my property. After some difficulty getting through and finally speaking to someone in head office to get an appointment, Ebba calls back to rearrange. When I said that I could move the appointment but if there were any issues I would call to let her know Ebba replied 'that if it wasn’t a real appointment she would take it out of her diary’. Not a real appointment? That’s a strange comment. I would like to book in the valuation which is why Ebba was the 4th person today from Cubitt and West that I spoke to in order to arrange. When I tried to explain that the situation may not in my control and I was only giving her a heads up to be considerate she said ‘that she was rearranging her whole schedule to fit me in and didn’t want to do that if I wan’t going to guarantee the appointment’. I’m confused as to why Cubitt and West Brighton don’t want my business? And coming from Estate agents that often have to cancel / reschedule as they are dealing with situations out of their control…?! I purchased this flat through Cubitt and West years ago and sadly will no longer return to them for help.

Where do we start, I guess with Paige White first, what a diamond she is, from the very moment we first met her, she was friendly helpful and most importantly honest. The place Paige took us too, she warned us go in with an open mind, as work was ongoing at the property but not ready yet. We went and while we went in with an open mind, it was difficult to see beyond. Paige said I will keep a close eye on the progress and update you. We went away more in hope than anything else. Within a week of that viewing Paige called us and said come back and see what has been done. Which we did and while it was not yet ready the transformation was amazing. Paige had been right along, We said yes to the property and Paige went out of her way to get the paperwork side of things moving. When dealing with the rest of the team in the Bognor branch of C & W they too were friendly and helpful. Inside a month we are in the property and a huge part of that was down to Paige White.

Emily & Holly mixed up the days of viewing and then asked for a confirmation via email three hours before the correct viewing. I confirmed 1,5h prior to the viewing but they did not show up anyway. Viewing houses makes you busy and you can’t be expected to check your emails constantly. They claimed they could not call me since I do not have a UK number. I’m on both WhatsApp and Viber. It’s 2026. Not professional.

we are so pleased we choose cubitt and west to sell our house and purchased our new property,Richard and his team were so helpful all the way through, they returned our calls promptly and were always on hand if we had a problem.
