Do not use this estate agent if you value your sanity and time.Booked the agent in Feb 2026 . We got a buyer quickly the sale took until sep 2026.In those 8 months we never got a phone call off an agent in question, after numerous calls by us. Numerous visits going into Paul fox never got a call back
The buyers kept ringing us because he would never answer their calls,visiting our house this should not have happened.We ended up doing all negotiations between ourselves and buyer,then when we did completion and had to be out by 10am still no communication by said man Ryan to buyer or us the seller we had to do this ourselves at 10 am. 5 hours later after we vacated properly estate agents rang to ask to sort keys with them 5 hours too late. Have now been vacated since Friday 18 sep 2026 still no response from Ryan or his company. Look on trust pilot or other sites for reviews I wish we had before taking Paul fox estate agents on. T he most stressful house selling I have ever come across Do not put yourselves through it Paul fox estate agents.

Booked a viewing, couldn't do the Friday which was the first day of viewings, so their next working day was Monday, which I booked. Got a call at 2pm Friday to say the property had sold ( 7 hours on the market). And they may claim its their clients wishes but I was willing to go above asking price and they've only let down me and their client by not allowing one batch of viewings.

Communication at the Paul Fox Barton branch really does need some improvement. I requested to view a property in October 2025 and initially received a response advising that they had contacted the vendor to arrange a viewing. However, I received no further update until I chased it up.
When I did follow up, I was informed that the property had a leak and required some work, and that they would update me once they had more information. As you can imagine, despite chasing again, I never received any further response. Since then, I have seen that the property is now sold subject to contract, without me ever being contacted.
Paul Fox needs a better process in place to manage and respond to customer queries effectively.

It was deemed as they are short staffed it's OK to deliver such service.
Comments made against a property we viewed were unjust and odd.
Seems very apparent that since a certain gentleman has left things have slipped.

Had this company value my house over 12 months ago with a view to them listing it. Their valuation was the lowest out of the three we obtained and their costs the most expensive. Needless to say we didn’t use them and sold the property for £55,000.00 more than they valued it. Recently we have sold our current house and their extremely arrogant surveyor was employed by our buyers to carry out a survey and valuation. He valued our house much less than the offer we had accepted! Crazy as Paul Fox had the very same house on their books for sale 2 years ago £20,000.00 more than they valued it June 2025 and now it’s fully renovated too! I would avoid this company at all costs! They are arrogant and think they are the font of all in this area operating under a false sense of superiority. Definitely DO NOT recommend.

Property prices have only increased since PF marketed the property two and a half years ago. That, together with the fact that significant renovation has taken place was not taken into account and you valued it 20K cheaper than you marked it almost three years ago, pre-renovation. There are no other like for like properties in this particular area to compare either. The property sold soon after it hit the market having three interested parties. A clear indication that it was marketed at the correct price.
This is our second negative experience with this company and we have every right to review. It’s worth noting that we have never done this sort of thing previously so the impact has been significant enough for us to do so. There are many other unhappy reviews on this platform I note you haven’t shared or responded to. Hence the ‘poor’ overall rating. I did try to speak to your company but was refused met with arrogance. And now you want to discuss. I have no desire to speak further! We have been disappointed and let down enough by this company.

When considering house price valuations it is important to remember that the lowest valuation does not necessarily mean it is a 'poor' valuation. It reflects the experience of the valuer and their opinion of market values at the time.
In many cases a 'high' valuation could turn out to be poor advice. Often businesses will overvalue to 'seduce' customers to list their home based on a valuation that isn't market comparable. Whilst a high valuation can often look attractive it can lead to issues with the mortgage valuation upon acceptance of an offer.
It is also worth noting that house prices vary considerably over time and that a valuation 2 years ago is not necessarily indicative of a house's value today.
In respect of the survey carried out on your property, as you state above, we were instructed by the buyer not yourself. So, whilst you have chosen to comment on this aspect of our business you were not our customer on this part of the transaction.
Our Surveyor is a qualified member of the RICS and has many years of experience handling residential, commercial and land valuations. Their advice has been highly respected by multiple financial institutions and investors over the years.

They made their first mistake by advertising the property for the wrong price. Instead of ‘offers from ..’, it was listed as if the minimum price was the asking price. This initiated a series of offers ranging from £25,000 to £5,000 below the minimum price (as agreed by their Valuer). This mistake was amended.
I mistakenly allowed Paul Fox to conduct all the early viewings. Eventually, by coincidence, I was at the property when a viewing took place. At about 4.30 the agent had to leave. I didn’t know why because the viewers still had things to see and questions to ask. I stayed to assist.
I was given a catalogue of complaints about Paul Fox: inability to book viewings, lack of knowledge about the property, viewing only available after 4.00 pm?, staff unavailable, transport not available……
A real eye opener. For the next viewing I made myself available and received the same complaints.
I was on the verge of ending my use of Paul Fox when they phoned with an offer £5000 below the minimum price. I was advised to accept but declined. The Paul Fox valuation was £20,000 above the minimum asking price.
The following day I received a satisfactory offer from the clients I had shown around. They too related the same issues with Paul Fox.
