I’d like to say a big thank you to Lizzie for all her help with my tenancy. Although she is new to the team, she was friendly, approachable and very helpful throughout. After some issues earlier in the process, Lizzie really helped to get things back on track. She took the time to understand my concerns, kept me updated and followed things through properly. Had a somewhat subpar experience with a member of staff on an ongoing query. Which led me to leave a review. I was called the next day by Nicole to ask for feedback and offer apologies. She later got stuck into my query and is currently overseeing it to ensure it resolves as it should. The way this has been handled by Nicole was nothing short of fantastic customer service, so much so my previous 1 star experience is now a 5 star one. We are all human, we all have an off day. Outstanding service. I used Tristram’s for the sale of my grandmothers house as I was acting as executor. Not being local, I was unsure of which estate agents to go with, but within minutes of meeting Liam from Tristram’s, I knew this was the right one. His local knowledge was outstanding. Ongoing contact with Talia and Kirsten was again exceptional. Selling a house 300 miles away, whilst grieving and managing the estate was never going to be easy, but the compassion, knowledge, understanding, professionalism, attention to details, friendliness, and responsiveness shown to me throughout made it all so much easier. Take the 5★ reviews with a pinch of salt. I was encouraged to leave a positive review at the point of signing, before I had even lived in the property! Throughout my tenancy, Tristrams consistently appeared more focused on defending the landlord's (Edin Gondzic) position than advocating for fair management of the tenancy. My agent was Destiny Richardson, who repeatedly defended decisions that could have left me out of pocket if I hadn't defended myself, and living with 7 months of unresolved disrepair. I was repeatedly told by Destiny I was responsible for disputed estate fees. I was given 3 different figures and different explanations for why these charges were supposedly payable, including being told that the previous tenant didn't pay it so I had to...and later being told that the landlord's (Edin Gondzic) attempt to charge me £187 was related to a parking permit. The parking permit is actually free!! I was even sent debt collection letters addressed to the landlord (Edin Gondzic) regarding these disputed charges, which I found intimidating and wholly inappropriate. The matter went to the Property Redress Scheme (PRS), who agreed the extortionate fee was not my responsibility and instructed Tristrams to issue an apology. Destiny did not comply with the PRS within the deadline which caused Tristrams to be temporarily suspended from the PRS! The worst issue was the damp and mould. There was damp and mould affecting every room, inside my kitchen cupboards, on my bookshelves, bedroom ceiling, all window frames and window cills, and all over the bathroom. I reported it in November and was repeatedly told it was cosmetic, minor, or not a health concern. Destiny informed me that the landlord (Edin Gondzic) was not required to provide a dehumidifier despite the property lacking extractor fans and despite multiple contractors raising concerns. It was only after a professional contractor made clear that a dehumidifier was essential that one was finally provided. FOUR professional quotes were obtained to address the mould and damp, yet 7 months passed without the landlord (Edin Gondzic) selecting a contractor. Rather than pushing for a resolution, Tristrams repeatedly defended the delays while simultaneously telling me in emails that the landlord was "not being easy" and had "chosen to ignore us". If Tristrams knew the landlord was being uncooperative, I should not have been left to suffer the consequences. During an inspection by Tristrams, while I was pointing out visible mould issues, I was asked whether I had viewed the property before moving in. When I asked why that was relevant, I was told word for word that "some people move into older properties and then start complaining", which felt dismissive of my genuine concerns about damp and mould. The landlord (Edin Gondzic) told me to move out my things so the work could finally start (5 months after i first reported it), and when i did, he never showed up with his contractor and did not tell me! The severity of the damp and mould was confirmed by Nottingham City Council. Following a HHSRS inspection, the property contains a Cat 1 Damp and Mould hazard, the most serious category! Despite months and months of being told by Tristrams the issue was cosmetic or minor. Tristrams and Edin Gondzic left me unable to close my bathroom window since January since the handle broke off due to rust and denied so many other basic repairs. When I asked whether my partner could move in as a permitted occupier during the tenancy, the landlord (Edin Gondzic) attempted to increase the rent DURING THE FIXED TERM. Again, Destiny defended this even though Tristrams themselves advertised the property as "perfect for a couple"... This tenancy had such a bad impact on my mental health, i had to double my anxiety meds due to the stress tristrams and edin caused. It was awful.

I still remember when after moving in on Feb 2019 I was repainting the smallest bedroom, while together with my then girlfriend (now my wife) then I thought 'I would like to our first baby having this bedroom as a first one in their life". And it happened in Jan 2020. We have a 6.5 years old daughter Nadia now. Basically, we have majority of good memories after 7.5 years renting your flat.
