Mutual exchanges…

Discrimination at its finest . Put in for an exchange from a 2bed house to another 2bed house and got refused because its a family orientated area but majority of neighbours are either single people or couples without kids over 50 . The move was on medical grounds for both parties but wdh dont care about mental health kids who are autistic etc moving to areas where schools can cater for their needs theyre a total joke but are quick to move immigrants into nice areas and bring the areas down

Wdh knocking at the door.

Well this afternoon we've had a visit from wdh. They've had a Complaint about a fire. You know something they'd not come out for if it was a mattress or sofa something that's a killer. " It was a small amount of wood chipping that I use for my avairy floor. " The woodchip that after it's burnt goes back onto the garden has potash for my plants. It's so cosmical you've to laugh. You've got disrespectful peopleout there burning house hold items mattresses , beds , sofas even burning carrier bags of kids toys. And not one officer from wdh came out when reported for polluting the environment. But you try be organic save on money for the garden & get shot for it. Many out there will find it the same people like this in society getting away with anything. But decent pillars of wdh community get harassed. You see many properties of wdh run down bad tensnts nothing gets said. Long as wdh get their rent not bothered at all that you live next door to a run down property bad neighbours. Shocking that's why they get a 1. If we could give a 0 we would

Maladministration of Antisocial Behaviour Complaint

My experience of WDH is that one of their officers conspired with other WHD staff members and certain tenents here to bully me but when I complained the investigating officer ensured that the complaint only dealt with the tenant and avoided and forbade any investigation of the officer. The tenant was cautioned but also the officer who enabled the bullying and other things directed towards me which also damaged my mental health appears to be guiltless. When the investigation was over I mentioned to the investigating officer, during a telephone conversation, that I would not let the issue go the investigating officer told me that if I didn't let the issue go that my tenancy may be in danger. Veiled threats and maladministration do not sit well with me and I would be interested if other tenants have been treated like this by WDH. This issue in my view is not one for an internal WDH investigation but deserves independent overview. I must point out that I am an ex service man with diagnosed PTSD which both officers in question were aware of. Now that my treatment is complete and I now have the correct medication I feel stong enough to pursue this wrong.Update I have now submitted a formal complaint in writing to WDH which will also involve one of the 5 star reveiwers to this page.WDH Directors are aware of this issue, I wonder if they have taken any meaningful action in regard to bullying in their organisation.I have now left this questionable landlord Yippee.

A shame there isn't a way of reviewing without giving any stars,I've had to listen to 3 modified vehicles been modified further for the past 8 and a half hours on a Sunday, literally up against my property! I'm sick of reporting these nuisance wdh garages and the land they are on,my property is unfortunately attached to them ,nothing I can do about that,but wdh definitely have a responsibility to put an end to it,it's causing me severe distress and anxiety to the point where I'm having chest pains,lady on phone didn't even know it was illegal to drill and do loud work on a Sunday, literally every law webpage states this! Not that you should need to Google it,common decency would tell you this is wrong,they have blocked me in my property all day now,I've not been able to leave my house for food or milk or anything I needed, as I darent try climbing over all their tools as I have mobility issues, so now I'm hungry,extremely angry,and I haven't been able to go out even into MY GARDEN, as they are all there invading my privacy and playing bass music whilst drilling and banging, my father had to park in front of the elderly ladies house next door as he couldn't get his vehicle into the place he would normally park,so he literally stayed 5 mins because he was worried he would get blocked in, if we had needed an emergency service for anything we would probably be dead because, you can't quickly move a car that is in peices obviously! I'm absolutely fed up with it,and I went private to get away from wdh as I had a flat with them and it was horrific, was under mental health care after renting with these con merchants for only 2 year! I think if you read the comments below you will fully understand how insanely bad this organisation is! These garages are for storing working vehicles in,the land they are on should be used for access only, not to come and completely rip apart their cars for silly reasons, if it isn't dealt with this week,I will be going to the papers and the ombudsman, I can't gather evidence , I'm allegedly not allowed to film on wdh land even though its outside my garden, yet if I go out multiple agencies film me and everyone else without consent at all I don't think this is right whatsoever, they are committing a crime I should be able to film that regardless of whose land it is,especially if its causing me to suffer greatly, I will be looking into where I can film,I will be putting cameras everywhere, regardless of what wdh says,we are private rented and fortunately I do not have to answer to these criminals at all,they are still there at 9.46 pm now drilling, and they are also blocking people's garages but nothing gets done, there's signs in big letters saying DO NOT BLOCK THESE GARAGES!

Extortionate rent rates

Extortionate rent chargers. Supposed to be affordable housing but you end up paying greatly above affordable and then when you can't keep up with the rent as the bump it up at every opportunity they feel it's OK to threaten with eviction. Paying double the rent for one extra room in comparison to the council's more acceptable rent rates is absolute greed. You should be ashamed of yourselves Vico!

Membership on hold!

I’m very disappointed that my membership has been put on hold. I have been a member since February 2020 and have expressed an interest in several properties over that time. I recently relocated to Yorkshire from Essex and I am living at temporary accommodation. I was advised by Homesearch to reapply with my new address and was advised that this would not affect my membership! I moved into the area so I could be available quickly to view properties. It has affected my membership by putting it on hold. Every time I speak to someone on the phone I get told a different story! I’ve now got to look at private renting which I did not budget for! What a mess and a very unwelcome to Yorkshire!

0 STARS RAT INFESTED FLAT DUE TO HOLES EVERYWHERE

Edit 14/1/23GOING TO WAKEFIELD EXPRESS HAD ENOUGH. Due to WDH incompetence of ignoring our multiple repair requests we ended up with a RAT IN THE KITCHEN at 1.30am. Multiple reports of holes in the roof and a boiler left unfilled where you can see brickwork and cobwebs. New boiler was fitted 10 months ago and has been left in an awful state ever since! Reported scratching noises above bedroom over a week ago but was told pest control are busy at the moment so it led to it getting into the kitchen. No surprise with the amount of holes in our roof and in the kitchen. Absolutely disgusting, since we had a new boiler fitted it’s been left in this disgusting state as pictured. The external pest control worker was shocked to hear that our repairs have been ignored or jobs only half completed and that we reported the rat 10 days ago in the roof. SHOCKING, WDH NEEDS TO GET TAKEN TO COURT.0 STARS. AWFUL AWFUL AWFUL. My boyfriend has been reporting a disrespect noisy neighbour for noise harassment since he moved in 2019 just before I met him.. nearly 3 years later constant complaints with evidence, logs, recordings nearly every day of loud bassy music and have recently been told there isn’t enough evidence to do anything. They did a noise agreement with the neighbour in which they made the neighbour agree to keep music to a certain level which we witnessed and we couldn’t even hear the music! Of course the neighbour didn’t stick to it. According to WDH that was apparently nothing official so what was the point exactly?!?! My boyfriend is sick of hearing his loud bassy music and his constant shouting day in and day out that my boyfriend has recently wanted to give him the same behaviour back as for years NO ONE has helped, it’s just been dismissed like it’s something we should just put up with. Now my boyfriend is being accused of going against the tenancy agreement and they are threatening us by mentioning about eviction!!! Even mentioning that we should perhaps look at other housing companies or think of alternative property. My boyfriend is the victim in all this. For the first year he ignored the music, constantly put headphones in, but he shouldn’t of had to do that!! If he doesn’t get help or support of course he will react! There’s only so much one person can take!! Mine and my boyfriends mental health is bad enough as it is and now we don’t feel safe in this property as everything is being twisted on us now. My dad worked for a housing association before and said that harassment and noise nuisance is taken extremely seriously. Not with this company, they go round in circles and never support or help. They don’t care about anyones mental health or wellbeing. We have been trying to move for a while now all this stress is making us SO Ill. WDH don’t care, what’s next you going to make us homeless? DISGUSTING. ABSOLUTELY DISGUSTING. Every doctor or professional counsellor I’ve spoken to also think it’s SO WRONG that we are having to be put through this.

Just had a visit from wdh estate manager regarding the wdhonyourstreet, what a load of nonsence honestly. I couldn't ask/tell him anything about my issues, he basically just asked a few silly questions n I answered them , he had no interest in my replys whatsoever .Wdh is a discrase.

Pre tenancy assessment

We received a call on Friday from WDH asking if someone could come out and do a pre-tenancy assessment on Monday for a property that I’d bid on 6 weeks earlier. Obviously we got excited thinking that we’d got our dream house. My husband is a wheelchair user and our current house just isn’t suitable. He can’t shower, go outside or even go to the toilet by himself because he can’t use his chair in this house. The lady came out on Monday and said “you do know you haven’t got the house, there’s 2 other families being assessed so if you haven’t heard anything by Friday you haven’t got it”. Wow, that’s harsh. Obviously we haven’t got the property because it’s now Friday and we haven’t heard anything. It’s been the worst week of our lives. The wait has been like torture. My issue is that WDH must know who’s going to get offered the house before they do the pre/tenancy assessment, so why put the other families through all that unnecessary stress. It’s almost cruel. For someone who’s disabled and suffers from mental health issues, as a result of his disability, to be told their life could massively improve and they could get their independence back is a huge deal. To then not to even be told that they haven’t been successful and to leave them hoping and praying is disgusting. The process is wrong. My husband is now suffering massively with his mental health because of all this and has even said he doesn’t want to live like this anymore. WDH know who’s at the top of the banding, who’s been on the list the longest etc. so why assess 3 families for one property when they know who’s going to get the house before they even do the assessments?

I've just had both her and her boyfriend screaming at me from their window whilst I'm at home alone, and accusing me of filming her children! The camera is pointing in the absolute opposite of her garden BTW she needs her eyes testing.im going to the ombudsman ASAP about this

Ignoring tenants instead of helping

I've just got round to reading trustpilot reviews of wdh, I didn't think things were this bad but I have to agree, this company is very good at ignoring tenants who have damp/mould issues , I have contacted them too many times to mention on the one call number to be told someone will call, inevitably they don't ,this has been going on for 6 months.

WDH was completely ineffective in…

WDH was completely ineffective in addressing harassment from a neighbour that persisted nearly every day for almost three years, despite my repeated civil and lawful attempts to log, record, report, and contact WDH about the situation. The harassment included excessively loud bass-heavy music, extremely loud bangs, shouting, and drug-related activity, incidents that both my girlfriend and I experienced firsthand. Despite this, WDH took no meaningful action to stop it.

REPOSTING AS WDH REQUESTED THIS REVIEW TO BE REMOVED. All they do is lie. An incident occurred on the 19th of May. Staff are aware apparently someone was supposed to call. It’s been months and nobody has bothered to contact us. Absolutely effing useless. Don’t even bother trying to follow their so-called rules. They don’t care about you as long as they get their money that’s all they’re bothered about. Surprised the company still in business, the way that they just Gaslight people is absurd. To be honest, I feel like they are scam artists. I feel like the news, the newspapers and trading standards need to be contacted because these cretins definitely can’t be running business legally Without informing me Wdh have now gone behind my back and contacted uc to get rent paid directly to them, I had stopped paying because they are not providing me any assistance to the situation we are suffering. My fiancé and i have been on antidepressants for 2 YEARS. We are victims in bullying, antisocial behaviour and harassment from another person who rents. I seeked advice fromafamily friend who has told me that the house is not fit for purpose. We can’t enjoy our home, we constantly live in fear, neither of us work because of the anxiety we have.

Wdh *We don't help*

Half acres estate is a mess and is always forgotten about, the houses/flats in my opinion need knocking down there that old, any repair you need can take weeks/months and then its just a bodge job, I'm over crowded on band B i have copd / asthma and this home needs so many repairs its forever dusty which causes me to have exacerbations, asthma attacks, and breathing difficulties, its so cold in the winter in my home, which causes me alot of infections ect even with the heating on, even my doctor wrote a letter to say the property isn't suitable for me , but that even fell on deaf ears, wdh cause me mental breakdowns because of how I'm having to live, my illness is slowly taking my life & nobody cares , has long as your paying your rent otherwise you have calls, e.mails, letters, knocks on the door if you don't, where are all these people to help people like myself absolutely nowhere to be seen, wdh talk the talk but don't walk the walk, i really don't know how you sleep at night, what's my next step , well there's only legal advice left and to contact dial i have tried im now tired. Big shame on you wdh.

Was in band A due to my landlord of…

Was in band A due to my landlord of 10’yrs selling house . Was given a house in one area of Wakefield but then it was decided I wasn’t suitable for it and given a house out of Wakefield. I had basically begged for a house in Wakefield due to my children who have asd go to school in outwood but in wdh’s decision making wisdom they thought featherstone was the best option to house me . The repair guys have been brilliant and every single one that had come can’t believe I was given a house in this condition, windows painted shut , door frames hanging out , rubbish left in the over grown garden etc so I can only presume after a Email from my housing support officer asking why they hadn’t offered me a house due to me being over my eviction notice they just gave me this without it being suitable to even come out of its void .Apart from the fact I’ve been housed next to the local dealer who some how is allowed to have multiple dogs who roam the streets & jump at my fence leaving me with yet another repair I suppose i should be grateful I was housed at all , it’s just a shame as someone who had a record of being a excellent tenant for 17 yrs + was housed next to the loudest antisocial family who keeps their house like the local tip and doesn’t seem to care that the local primary school behind can enjoy the smell of their dope smoking .

Neglected after house offer

The process after getting a house has been so neglectful and stressful. I was awarded a house that was put on the website back in April. Me and my son are homeless, no where for toys/clothes and hadn’t been told I was awarded this house, my homesearch displayed that an offer had been found for my application and I heard nothing, in which I decided to ring a week later in which they said someone should have rang to tell me that the house was mine and that they would send out a letter. A week later, no letter I rang back and they said they would send a letter out again, which I’m grateful I did ring because the letter said if I didn’t accept the house by the day I got my letter then I would be refused the offer. So a few more weeks go by after accepting a property I hadn’t even viewed and heard nothing, in which I contacted my housing officer.. she was also confused about how my application had been handled, as there was no notes on the system to say what work needed to be done to it just an estimated date. She said I should have been told this and offered to be put back on the list due to the long waiting time for the house to be ready but still couldn’t be told anything regarding what was happening to the house. Fast forward to the beginning of July, I was randomly rang for a viewing in which I went, viewed the house.. the garden was all over grown still, bricks in the garden very unsafe, cupboard doors that hadn’t even been screwed on. So I then was told I couldn’t have the keys because obviously it was unsafe, and that it would only be a couple of weeks wait for the garden to be done and inside to be sorted. It’s now August, it has been nearly 5 weeks since viewing, 4 months since it being placed on the website. no one’s touched the garden, no updates.. you ring and ask for an update and nobody knows anything. I wouldn’t have been half as bothered if someone had updated me on what is actually happening, but 5 weeks to cut a garden and fix cupboards.. I could have gotten the keys and done it myself in a shorter time frame. I feel so neglected, houses I bidded on after this have been handed out.. that’s the worst part. I could have been housed by now and not still homeless. Oh and there is no point in saying to contact/call because every one on the phone says the same thing, and I don’t even get responses to complaints through an email.

I just want to warn people

PLEASE, please, please, think very carefully before buying a shared ownership property from WDH. There are better options out there. The reality of owning a WDH property, especially one that is on a development where WDH also rents out homes, is that when one lot of stinking drug-using criminals moves out, WDH will move another lot of stinking drug-using criminals in - they seem to prioritise them. WDH won’t do anything about their tenants anti-social/criminal behaviour, but WDH staff members will likely be abusive to anyone who speaks out, complains or suffers a decline in their mental health and wellbeing as a result of WDH's neglect or lack of action on issues that have a profoundly negative affect on peoples day-to-day lives. If you speak up YOU will be made out to be the problem! Or WDH will try to convince you that there really isn't a problem except in your own head. You may find yourself being manipulated and coerced into dropping any complaint you make anyway - WDH are a disgusting, dishonest organisation who cannot be trusted - that is my honest assessment. I do not understand why WDH is not under investigation by outside agencies or someone in authority but I suppose nobody will act until somebody ends up dead and then there will be the usual, "Lessons will be learned!" when it's already too late. Our quality of life became non-existent when we purchased a WDH property and I can't see how it will ever improve while we are living in a WDH home - so what solutions do we have if we can't afford to move? Owning part of a property is a complete waste of time - the whole scheme is stacked unfairly against the buyer - if you don't believe me, read the small print. I really wish I’d never bought a WDH home, it has been a living hell and is an ongoing nightmare that I just want to end. I just want to warn other people not to make the same mistake. For the sake of your health and wellbeing DON'T buy from WDH.

Again.still absolutely disgusting..pathetic excuse for a housing association.do not bother wasting your time reporting anti social behaviour or crime as they will not do a god damn thing about it...constantly reporting bad things yet im still living in fear...am trying to get a house with a fence around because wdh seem to think that if you live somewhere with communal areas you dont actually have a right to privacy or right to live in peace...i noticed someone else has commented below about how wdh relatives get given properties and ill tell you from first hand experience this is 100% true! Ive reported an instance to them in past month and nothing has been done about it...this relative is a nightmare neighbour but nothing ever gets done for obvious reasons...also if you report anyone for anything they dont do anything about it but then will allow the perpetrators to make a false allegation in retaliation and they all of a sudden want to investigate that report..ive been insulted and offended by certain housing estate officer and despite me saying never to have him deal with me again they still keep sending him and getting him to ring me...i was told a few week ago that he no longer works on my area but he rung me 3 days ago and is clearly still working this area..ive offered evidence to back up reports but wdh email inbox is allegedly always full and it just sends you an email failed message back..i addressed this last week..ive even now had to go to wakefield council to tell them my concerns and they have asked me to report things to them now as im not getting any results at all from wdh only declining mental health and anxiety..my mental health was so much better before moving into this flat and now i darent even go outside...constant dog attacks happen on this street and wdh have pretty much admitted the street is a lost cause...well i think for an organisation that claims to improve the wellbeing of tenants thats a lie! You have driven me to have suicidal thoughts...you have called me a liar, a drug dealer, petty and hypersensitive.if you report any worker about unsatisfactory calls the recordings of calls go missing so you cant prove it..they are shockingly corrupted and to those saying i cant believe you are moaning when you have newly built homes...are you actually joking? May be the case up your way but that aint true here! These were built in the 60s for mining families and you cant swing a cat in them...they are in terrible disrepair...and regardless of whether or not they have a home provided by wdh the tenants deserve a better standard of living.they pay rent and they have human rights...even just the basic ones arent met..crime goes unpunished and fears get ignored..ive seen some shocking treatment of tenants but no ones got any fight left in them anymore to bother trying..they have just accepted that no one is going to help them.disgusting and definitely need investigating for failing to fulfill their duties towards tenants .

As day to y day landlords I personally don't think WDH are too bad but my main gripe is based around general estate maintenance and forward planning.In our area roofs are running alive with moss and lichens, soft boarding rotting and hidden under layers of paint.On forward planning acres of roof space need communal solar panel installation to help residents with energy conservation and subsequent lowering of eye watering bills.We've had no major problems with repair requests and our neighbourhood seems relatively quiet which is a blessing.More long term thinking and action are required hence 3 stars only at this time.

WDH loves druggies living in their properties over good law abiding citizens..

Terrible Company what chooses to keep drug addicts in rather than law abiding citizens in their properties. They'd rather have dirty smelly druggies than people who own a cat and are clean and loved by neighbours.. Kiers the building company took the absolute pi*s to do the work in the tower blocks in town while WDH did absolutely nothing to support the people living in their homes. WDH is just a stepping stone of a house, permanently I'd rather jump off the top floor of the tower block if I'd have to live here permanently.Absolute disgrace of a company what doesn't care about the good people living here and cater more to "ethnic minorities" and "drug addicts" what play the mental health or racism cards...Andy Wallhead needs to give his head a shake the absolute mug

Why does WDH try to Gaslight their way out of problems?

WDH claimed in a recent letter that they have no record of my family contacting them about the WDH tenants ‘drug factory’ in the adjoining property (something they refer to as “nuisance behaviour” - yes, someone using a WDH property to produce illegal drugs is just a bit of a nuisance!). WDH is well aware that we complained anonymously out of fear for our safety (as this was disclosed to them later) - but, at the time, we could provide WDH enough details that they could have investigated and taken action had they wanted to - but they didn’t want to know. When we phoned, mentioning WDH tenants and drugs, even before we provided specific details, WDH staff were already fobbing us off claiming there’s nothing they can do, and they then failed to keep accurate records that someone has phoned about this issue. Shocked by WDHs off-hand, couldn’t-care-less attitude we provided more detail, such as my health status (I have a life-threatening disease) and the fact our home was becoming uninhabitable due to the fumes from drug production - WDH didn’t care. Also it seems somewhat ridiculous to have to point out the obvious - had we not reported the issues and identified ourselves how could WDH possibly contact us about the issues we have raised? We spoke to them and wrote to them. WDH has repeatedly sought to minimise what actually happened, claiming in another letter that we just had a problem with the neighbour smoking as if we are ‘snowflakes’ getting upset about next-to-nothing - we assume they seek to minimise the issues to justify their lack of action because had they bothered to visit the property to investigate the issues, they would have been able to gather evidence of serious criminal wrongdoing - but they didn’t, they just fobbed us off as their default response each time, failed to investigate in any way, shape or form, and now they pretend what happened, never really happened. So what are we then? Liars or delusional? They claim the literal HELL we have lived through only occurred inside our heads. We would have welcomed WDH into our home so they could experience what we were being forced to live with - BUT THEY DID NOTHING - there was no offer of help. WDH is absolutely dishonest to claim they “can do nothing” as they do have the power to investigate due to breaches of the tenancy agreement. I was recently given a list of ‘evidence’ that was required by WDH before they would even believe a problem existed but as a disabled person it was literally impossible for me to provide the sheer amount and specific type of evidence they were demanding, nor could it be provided without me being seen and identified. From the WDH staff member’s point of view, they can just ignore issues highlighted by disabled people because many disabled people cannot possibly provide the evidence demanded - and as WDHs willingness to provide meaningful action is contingent on providing the impossible, we can assume that disabled people need not bother them with any problems for the foreseeable future - and should they do so, they should expect WDH staff to make a huge effort to make them out to be a liar or mentally ill. If only WDH made that much effort to actually solve problems. It’s just too easy for them to claim tenants never reported an issue, or for them to get away with half-truths and outright lies - it’s too easy for them to get away with re-framing a serious situation by minimising what actually happened. We have been able to set the record straight by providing documentation that they will have to keep on record - and if they fail to do that, that’s OK, because we keep our own records. I have literally sobbed on the phone to WDH begging for help, explaining to them just how awful living in this property has been. WDH has literally nothing to offer us - they own half our home and we don’t even want that.

Ongoing disgusting service from WDH

Nothing has progressed re the noise that I am concerned about. I have done everything that’s been asked of me. I ring up every day to speak to someone who’s NEVER available and they don’t even have the manners to call me back. As long as WDH are getting their rent they will go on ignoring me.

DONT HAVE FAITH IN THIS HOUSING ASSOCIATION AT ALL

Don’t have any faith in wdh at all not after how I’ve been treat while waiting 17 years to be housed and even been in a priority band at that one for priority on medical grounds and one been homeless yet wdh didn’t do anything to offer me anywhere and yet on seeing the lettings you’ve made to people I’ve noticed that somebody got the same priority band as me but they got it in March this year yet I was in band A for just over three months so I clearly proves it’s nothing to do with housing needs nor is it about how peoples health needs either wdh clearly cause more problems for people who apply for housing and I’ve actually made a complaint about discrimination/victimisation to wdh as I’ve already had this confirmed it is definitely one other two and if nothing is about this it’s going further as wdh don’t house anybody fairly whatsoever and previous results prove this to be the case .. for a housing association you’re not bothered about how you leave people suffering instead you continue with it all the time
