Here’s a warm, natural Google review that keeps it concise: ⭐⭐⭐⭐⭐ Doug has been absolutely amazing throughout the whole process. He was incredibly efficient, always kept in contact and replied quickly. I never had to chase him for anything. When I was struggling with my solicitor, he even helped me find a brilliant, fast and efficient one and did everything he could to keep things moving. Doug is trustworthy, warm, easy to work with and has a great personality. He genuinely went above and beyond to help get everything sorted as quickly and smoothly as possible. Fantastic service and I would 100% recommend him!

Doug at House & Son went above and beyond during our long journey to sell our house. In an extremely challenging market, with 2 buyers pulling out (no fault of H&S) Doug repeatedly pulled out all the stops, was always pro active, courteous, friendly and above all else, just a really nice guy to deal with. Nothing seemed too much trouble for him, and he also connected us with relevant trades people / professionals as niggles arose. I cannot recommend H&S highly enough - Doug has 100% changed my view of estate agents, for the good! Thanks Doug, thanks all the H&S team 🙏🙏🙏

One of the worst agency in Bournemouth. During our viewing and moving in Nick was great, even then the referencing took a lot of time to be done. After we moved in there were alot of maintenance to be done, door handles would come off all the doors every week, issues with electricity costing us alot of money and had to leave the property with a pump issue leaving us with no hot water for months not being cleared until then. We didnt get enough keys saying the landlord is not in town and sending them to us. We left the property saying that the landlord is taking the apartment from the agency and now it is being listed back with the agency in the website. Maria and Poppy was not at helpful during the stay maintenance and vacating. We had cleaned the property as it was given and they charged £130 pounds from the deposit saying maintenance and cleaning, and when asked for invoice they said it cant be given! Be at risk when choosing them

As Landlords operating in the Poole & Bournemouth area we employed Colin Weatherall of House & Sons.to negotiate the purchase of the Freehold on a mixed commercial/residential block. The negotiations with the Freeholder we extremely difficult and long drawn out, however Colin remained patient and consistent, eventually agreeing terms and bringing the matter to a favourable conclusion. Colin is a true profession in ever sense, and will deliver to the very best of his ability. Absolute pleasure working with him.

Had a big issue with drainage last weekend in my flat and Renata straight away sorted it for a guy to come round within the hour to fix it. Very happy tenant especially as I had a lot on that day. Renata is very good at her job and she is a massive asset to the company.

You need to be very carefull and think twice before doing a deposit payment After getting your payment you will have lack of information and they will start to ignore you.All your calls will be picked like why you call us,what do you expect,we are not in the office,we are busy,we have a break in 5minutes etc.Especially Bournemouth office is another story manager Clare is very rude and never expect any usefull information. She won't even let you speak at the phone and tell about your problems after renting the flat and when you mention any issue from the rented home her first sentence is bring back the keys if you are not happy with the flat...If you are not British your job is even harder. You feel the difference how she behaves you and the way she speaks is not acceptable at all... As she is the head the others behave exactly the same way she does and they support each other very well and don't even let you explain anything and don't listen at all.Dont ask find out. It is not our part etc. Not helpfull at all...

Wow. What a terrible experience we had with this company when checking out! We lived in the apartment for almost 4 years. We repeatedly complained about damp and mould issues in the flat. Instead of doing anything about it, they sent a regular instructor who blamed us for the dampness, saying there had been no issues before we moved in. (This turned out to be a lie.) When it came time to leave, Claire Leech in House and Son sent us the check out report. For starters, she was always extremely rude in her emails. We repeatedly asked her to email both tenants and not just one. And she repeatedly "forgot". In her second email to us, she threatened to bring the case to the dispute board - something she dragged her heels in when we did say we wanted to lodge a dispute. House and Son initially said we owed them £1136 upon check out, for cleaning and maintenance. Claire was adamant we would pay it. But, following several emails where Claire was being unreasonable and rude, we lodged a dispute. The dispute board agreed that we would only have to pay £190. That's a long way from £1136!! Among several revelations, House and Son are forced to admit that there had been a "history of dampness" in the flat and couldn't charge us for that. (Remember, they had spent 4 years blaming us for damp issues!!) So if you are a tenant checking out, he sure to dispute! House and Son will try to take you for every penny. And if you're a landlord thinking of doing business with House and Son, go elsewhere. The ineptitude of this lot will only end up costing you. UPDATE: House and Son have emailed me, threatening to take legal action over the above review, claiming it's inaccurate. I have the emails from Claire proving that everything I say is true. If anyone wants to read them, just ask. UPDATE 2: The response from House and Son below is entirely false. If anyone would like to see their emails to me, please just ask. They are the proof that House and Son tried to scam £1136 from my deposit originally, before TDS agreed that the amount we should pay was £190, proof that House and Son are liars. "Unsatisfactory condition"?! Not according to TDS. House and Son are claiming £216 for cleaning alone. TDS awarded them 190 total, for all cleaning, and some light maintenance. If it was as unsatisfactory as House and Son note below, TDS would have awarded them the full amount. This, along with their other responses to negative reviews, should show what liars House and Son are. As a side note, the fact that House and Son respond to negative reviews with legal threats and passive aggressive comments proves what a truly unprofessional company they are. It's pathetic. They even add fake positive reviews to make themselves look better. Look at Chris Beddington's review. He has never review anything else and suddenly gives House and Son a positive review right after I receive an email threatening legal action? Now that is beyond pathetic, Ryan.

Dear Alan, Thank you for your review, we truly value all feedback. House and Son are one of the longest serving and most successful agencies in Bournemouth, who take great pride in its professionalism and transparency. It is disappointing to hear that you believe our service has not met your expectations on this occasion. I have reviewed your file back from December 2017 and it would only be fair to point out to people reading this, that unfortunately your account is largely inaccurate. It is a shame that you have waited four months to share your views, as I would of been happy to have to have discussed this at the time and in greater detail. We usually find that tenants who leave the property in an 'Unsatisfactory Condition', as was in your case, feel very upset when asked to pay towards the damages. We have an independent clerk who carries out regular inspections, who unfortunately found you kept the property in a very poor state.This was highlighted to you during your tenancy, to give you ample opportunity to improve the cleanliness, so it should not have come as any surprise to you when you vacated. To ensure complete impartiality and fairness to both Tenants and Landlords, any disputed items will always be sent to the TDS for independent adjudication. I can confirm that the TDS guidelines were followed in full in your case, as we were unable to reach agreement with you, despite significantly reducing your requested contribution. The reason why the TDS made an award for the deductions against your deposit, was because of the evidence supplied, of the poor condition that you had left the landlords property in. We recommended to all tenants that they respect and look after the property they live in and for the vast majority that do, they have their deposit returned in full and are usually 100% satisfied with our service. We wish you all the best for the future. Thank you.

Never get rented property from house and sons . One of the worst experiences as we stayed last 5 years and we moved during covid the house was not at good condition like the screen were damaged , dinning table and chair were broken , but when left the property, these agent took money from our deposit to compensate these items. We raise dispute but nothing happened. Despite if my multiple requests nobody listen . Don’t contact or look for property from house and son’s landsdown

Fantastic experience. We have been with House & Son Lettings for over 7 years and decided to sale our house thereby switching to their Sales department. It was a seamless and smooth operation and we were extended every professional courtesy by House & Son and their team in particular Steve Dugdale, who spearheaded this project and took us across the finish line within the set time frame. Please be very careful when you let with this company! Take loads of pictures and videos when you first move in, even for the smallest of stains, scuff marks etc. You will need them! Me and my partner left the flat we rented for 15 months in a better condition than when we moved in. Back in summer 2021 when we first moved in, we were greeted with a broken toilet seat, broken dining room chair, broken TV aerial, filthy bedroom blind, poorly cleaned carpet (with some dusty belongings from the previous tenants underneath the bed!) and many other smaller issues. Within the first month, we also noticed a couple of major issues including a disgusting and leaking toilet tank and a very loud and irritating noise from the kitchen sink, where it would turn on randomly. Anyway, a few days after vacating the flat and spending a lot of time cleaning and leaving it in a good state, we received a ridiculous and extremely lacklustre check out report. It claimed we had stolen many items, which were down as 'missing'; in actual fact, the dimwit that did the check out report didn't check in the cupboard properly, as all the listed 'missing' items were at the back of the cupboard. Along with this were countless maintenance and similar issues that we had not caused and were present when we moved in. The not so helpful Claire asked us to dispute all the items in the check out report that we saw fit to. So we did, indeed we spent over an hour objecting many of the crazy items in the report, just to receive a blunt response to say that there was no need for this and we should have waited until anything is claimed. Thanks Claire, might have been handy to tell us that before! So we waited, and after a few days, we received a scandalous and sickening email with all the quotes that they wanted us to pay, totalling to £580, way over half of our entire deposit. Naturally, we were appaled and angry so we emailed back to disagree with all of the quotes. Claire was extremely unprofessional in her replies and showed absolutely no empathy or understanding, considering hundreds of pounds were at stake. Eventually she explained that we needed to send evidence and explanations on why we objecting the charges, so my partner spent hours pulling together evidence in the form of pictures and emails from when we first moved in to form a strong argument against the charges. We heard nothing back for a couple of days so we merely sent an email to ask for confirmation that she'd received it, only to get a rude response back once again. Fast forward a week and we received updated quotes, totalling to £360. We were happy with the reduction but knew that this was still a way off of what we should be paying. We formulated another reply and explained why we were still objecting the other charges, however we were also very reasonable and accepted a few charges that we could have rightly objected. Fast forward over 3 weeks, having been originally promised that our claim would have been raised within 2 weeks, we asked for an update. Claire responded, no apology of course, that she'd been off for a week and was going to do it in the next few days. Very poor how no one else at House and Sons could have raised this in her absence. A day later, she emailed to say that the landlord did not want to wait for TDS to make a decision and voided the cleaning fee that we were objecting, meaning that it was agreed that a total of £205 would be deducted from our deposit. This is quite a long way off the original £580 and we could settle for the reduced amount. The following week, we received most, but not the full amount of our deposit. Funnily enough, it was actually the cleaning fee of £155 that was not sent to us. No apology from Claire and she was once again unprofessional and had a go at my partner for emphasising the importance of the matter. We finally received the full amount and the nightmare is over!
