Dear Lauren Richards / Clayton I note your review on behalf of Adam Clayton and given Adam’s determination to get a bad review on about us I thought it would probably be helpful to put a full reply together. Adam instructed us on the sale of a property and informed us that as a ‘property investor’ he had undertaken most of the renovation work himself. The renovation work was not of a good standard and in particular the wallpaper and decoration was not completed to a professional standard, however Adam said that once the heating was put on the wallpaper would start sticking so he didn’t want to do anything more about it. Feedback from the viewings highlighted they felt work was required on the property and therefore didn’t want to put an offer in. Adam eventually received an offer from another property investor, who no doubt knew he could correct the issues but in doing so did not want to pay the full asking price. Adam agreed to accept a lower offer and I would like to be really clear that at no point was he ‘beaten down’ and forced to accept it. The buyers provided all the required paperwork including proof of funds within 3 days , which was received and processed, we did not ‘fail to secure adequate funds’ and the sale progressed. Throughout the sales process Adam found it necessary to call and shout at our sales staff, trying every tactic to blame them for things not moving as quickly as he wanted them to’. This resulted in one of them needing to leave their desk and ask for time away as they were struggling with the manner in which he was speaking to them. When the sale completed he then decided not to pay the bill, thinking this would save him some money and possibly thinking he would get away with it after threatening the company. Despite a couple of letters he still refused to pay and so the matter was escalated. We provided a service that he is required to pay for and deciding not to pay is not an option. He has highlighted in the review that his solicitor from AFG Law put in writing to him how bad an agent we were, however having looked at the reviews for AFG Law I note Adam has also done a one star review for him, which is rather odd. I note that Adam has asked you to do this review as his review was removed by Google. I also note he has asked someone called Asher Taylor to do a one star review for us despite Asher never having used our services. I hope when Adam asked him to do this he also made him aware of the risk of a claim for defamation for undertaking a libellous review. We will be taking action against this review and Asher’s review and I would suggest you research what you have now opened yourself up to, particularly from the risk of having to pay compensation as well as legal costs. I will also ensure this reply is posted on Asher’s review.
