Brilliant service. I have been using Opa for buying and selling for 6 years now. I have bought 3 Hands off investments and had great experience rents paid on time & no headache as they promised me. I get amazing rents that I didn’t know were even possible. I have also used them for selling & they were fabulous ! Recommended the investments to my colleagues also who have had similar experiences. Opa are quite different to other agents. They love what they do and are very good at it. I would specifically like to thank Zara she is literally amazing. So knowledgeable, she always wants to help and protect you. She gives very honest advice that guy can 100% trust. Even if there’s a problem. Or a stress during the conveyancing she is there fighting for you and taking the stress away.

Update!: after my review the opa has added a response saying I was given a property pack so I just wanted to add some info. After reviewing the documents provided, I found references to the property being used as HMO Supported Accommodation, which raised obvious questions about the licensing position. I viewed a property that was advertised as a 5-bedroom HMO investment with a housing association lease. During my due diligence, I specifically asked about the HMO licence. Initially, I was told I would need to apply for a new licence because licences are not transferable. Later, I was told there was actually no HMO licence at all and that one was not required because of the housing association arrangement. What concerned me even more was that shortly after I questioned the HMO status, the online listing was revised. The original description referring to the property as an HMO disappeared and Zoopla showed it had “Just Added” the revised listing. This significantly reduced my confidence in the accuracy of the marketing. During the viewing, I also noticed what appeared to be a makeshift ground-floor bedroom created using a temporary partition, which raised further questions about whether the property was genuinely configured as a proper five-bedroom house. When I asked about visible cracking and signs of previous water ingress that I observed during the viewing, my questions were not properly addressed. Instead, I was told that the asking price was fixed and that I needed to submit ID, proof of funds and complete the offer paperwork before progressing further. As a buyer looking to invest nearly £200,000, I believe it is entirely reasonable to seek clear answers to important legal and structural questions before committing or providing sensitive financial documents. It was a complete waste of my time and fuel driving all the way from London to view this place. My advice to anyone considering buying through this agent is to carry out thorough independent due diligence, verify every aspect of the property with the local council and your solicitor, and do not rely solely on verbal assurances.

To reserve a house they charge you the fee and they trap you to those houses that basically they not selling it in actual this company is fake they eat peoples hard working money the lady Zara is evil she trap people into some kind of legal documents then after your money goes you can’t even take action about them someone need to take action about these fraud people. Even their make you to sign some contract this company are scammers.their need to be reported to the police

I have bought several properties through OPA over the last 5-6 years. Mainly investments, leased to housing providers with guaranteed rents. very happy with service. Great investments. I get paid ontime, no headache. OPA have always been great. helped with purchase all the way, helped facilitate the transaction and on hand with any issues, even after completion. This is why I go back and buy more. I have also recommended to others who have purchased and sold through OPA. Thanks to Zara & Ramsha for help.

Great agency - I have bought with OPA & also sold with OPA. I found OPA's model of buying and selling very smart. Everything is organised and all information is clear from the outset. I have managed to buy an amazing investment with fantastic rental return. You pay a fee which is reasonable, that secures the property. All the information is provided BEFORE you pay, so its quite clear. You decided if you are comfortable before paying and instructing solicitors. It also means the seller is tied in so he cant mess you about. I like the transparency with OPA. The staff also make everything extremely clear before you proceed. The genuineness of the staff is what prompted me to sell my propetry with OPA as I had great experience when buying. I felt I could trust them & they work in interests of buyer and seller. Theres no pushy sales tactics, they know they have a great product & great model, so its just about relationships with them, which is why they are so successful. highly recommended guys. My wife & I have bought three investment properties from OPA now over the last 5 years. Excellent service from OPA, particularly Zara Thomas who heads up the investment division. Very professional, honest and helpful. She will tell you her honest advice and opinion and she goes out of her way to make sure everything goes through. OPA are not sales people, they genuinely want you to have a good investment. We were cautious at first but have had superb experience. We are saving up now for our next one. We would recommend Zara & OPA to anyone considering buying.

There is a property advertised on their site that my husband and I have been interested in. Was happy to pay the exclusivity fee but after reading the reviews, I will let this one pass. Every property they list with a social…

Every property they list with a social housing contract is overvalued on purpose, when they remove the social housing contract, when the break clause date comes, which is six months or a year later, you are left with a property that you paid too much for and then you can’t sell at the same price, these are the worst scammers in the UK, they don’t charge the property seller any fees they take exclusivity fee from the buyer, which is a percentage of the sale price which is nonrefundable, no matter what happens after you make the payment beware. If the market value is correct and it has a social housing then that’s perfectly fine but the OPA advertise property’s with an extra 70 to 100,000 pounds on top of the market value and then the social housing contract gets cancelled, this is a very calculated setup and they need to be investigated.

The adverts you get is promising. 10-16% return. It is very attractive. As a business one should know it is too good to be true. The model is they convert auctioned property bought at a very cheap price tag, convert it to a exempt accommodation by changing the structure and add rooms. It would be leased to a social housing company on long term. The property will be sold to you on an inflated price tag by at least a £100k with a promise of high return. Of course one year later the social housing company introduced by the OPA goes in to administration for not paying their rent. OPA would say not their fault. They have asked a hefty fees for the whole transaction and you do not meet these social housing providers or you don't get multiple options. Also when the social housing provider went to administration there was no help offered. So £100k down the drain and still don't have possession of our own property, I am writing this feedback to warn anyone who is looking to purchase via them. Hope it is helpful.

OPA useless couldn't view a property I was interested, all they cared about was being paid first before the sale. I put in a blind offer to go back to the seller and literally 1 minutes latter was told the offer was refused. I doubt the estate agent even bothered to call the seller.

AVOID AVOID AVOID!!! They don’t even deserve the one star. If ur a buyer avoid this agency at all costs I recently brought my first home from them and it was the worst experience ever. Firstly they charged me £4000 for the protection of our purchase and to protect the property when I went to view the house again in had gotten worse. I spoke to AJ who was the estate agent and he said he can’t do anything about it. I wasn’t getting any communication from the estate agent when I tried to escalate the matter they wouldn’t allow it to go forward. I was getting rude responses back and their customer service is the worst. If you are lady looking to purchase a home I would advise you stay away from them. They don’t know how to respect women. I spent over a grant removing rubbish that belonged to the previous owner I was told by AJ that the seller would have this cleared out but in the end they just ignored me even when I tried to view it before making the transaction I wasn’t allowed to view it. It’s been 3 months since I’ve purchased the home they still haven’t removed there board or changed it to it saying sold it still says it’s under offer. If the manager is reading this please give ur employers the correct training on how to treat there customers.

Worked closely with OPA for some time now. Bought my first investment with them in 2020. Have now completed on my 4th. They are very helpful, everything is explained extremely clearly. You signed in 12 places to show you understand that if you do not complete your fee is non-refundable. To me that is fair enough. Even once I had an issue and I couldn't complete & they gave me a credit note to help me out so I didn't lose my money. So to me you cant get fairer. Their products are unique in the market. I have been investing for 30 years, I have not found investments this good. I get my rent every month. Every transaction OPA, Zara & AJ have been there to help me.
