I have bought my house from St Modwen development (Langford mills project). I am very much satisfied with their customer service, specially how Tanya (the site manager) and Elaine responds with any of my queries about my new house. They are very thoughtful of me and they acknowledge my situation very much. I truly appreciate it. I am very much happy with the entire design and planning of the house as well. I did have snagging issues when I moved in, they were sorted very quickly and the site staff were amazing. Then the worst started, the sales team had lied and misinformed us, causing surprise bills and stress for my whole block, but that’s not all …I am exceptionally unhappy, there has been so many issues and problems with the paperwork from when I purchased my flat. It is now loosing me a house, now I am trying to sell. Been waiting over a week for not just a reply, but a basic acknowledgement of my requests and/or chases! Auto replies do not count, just prove that I have emailed the right place. Honestly this experience has been so bad I would urge anyone to stay clear of this developer.

It would appear that 1* is the lowest that I can give but, given my recent experience with St Modwen, I would have given 0*. St Modwen is responsible for providing a TV service to residents on Locking Parklands using a communal satellite dish and aerial but a number of residents have not had this service for some weeks now. I have only been provided with updates on the issue by calling St Modwen's customer service desk each day and, from the updates that I have received to date, not much progress appears to have been made to rectify the issue. My experience is that St Modwen are poor at communication and appear to not value its residents. My partner works for the NHS in an Oncology Unit - it is a demanding role and, quite often, it is emotional - and she would like to come home and relax watching TV.

We live on Stillwater site, Newport, Wales, moved in September 22, we have not purchased a new build before and did not understand the concept of snagging. We spoke to the site (Paula) who was very helpful and gave us an email and telephone to call Rubin and Josh Beesley for various snags.Both Josh and Ruben have been fantastic very professional and understanding.Our snags were dealt with quickly, without any disruption to us.When ever we contact Josh, he would contact us and arrange to visit. Josh would promptly resolve any issues. Excellent Customer Service and appreciate for all the service provided from the day we moved in.We love our house it gives warmth and welcoming vibes.

We have recently purchased a new build house at St. Modwen's development in Newport, South Wales.The service we have received from start up until now has been fantastic.The office team of Simon & Toni have been great, and kept in touch with us the entire time we have been going through the purchasing progress. Simon has gone above and beyond on numerous occasions and has helped us through the entire process.Also Liam from the building side has been absolutely fantastic, any issues we have had, even though there has been nothing major, he has sorted quickly and efficiently to avoid us having any problems.The team as a whole at St. Modwen's have been great and I cannot recommend them highly enough.

I live on Hendrefoilan Park in Swansea, the site is fantastic. I did have some historical issues that I had to unfortunately escalate, however I was contacted by a Samuel Bishop from Head office him and his team were fantastic all issues were resolved within a couple of weeks. One of the highlights of the house is the design it's light and airy I would highly recommend St Moderns Homes they may not have got everything 100% right but they know how to put things right.

Kiln Gate Burslem. So much for embracing biodiversity. Watch hugely disappointed this morning as the few 100ms strip of wild natural planting through the development was strimmed back to black plastic, denying the birds and wildlife of the cover and food it provided. Numerous messages calls too St Modwen went ignored, customer services could do little. Of course they could be about to enact the developments plan to rewild the area with native shrub mix 60-80cms as sold to us. But leaving the invasive species in there gives me little hope. If anyone invested in a hedgehog tunnel then bad luck they have lost their natural environment and main food source area.

"What went wrong?" I wouldn't even know where to begin, I am a first time buyer, and have now been living here for just over a year. No one knows what they are doing, I have constantly been told wrong information, promised this that and the other and nothing. Have chased people countless times about snags to still not have them resolved over a year later.The Staff at St.Modwens are hopeless!!!I certainly think you need to have a restructure and invest heavily into your customer care side of things seeing as after all we customers are the ones that keep you up and running are we not???Staff training is needed for people who actually work on sites seeing as no one here at Heathy Wood seems to know anything at all.Will not be purchasing from St.Modwens ever again.

Moved into the Bramshall meadows site in October on the promise of a nice community with plenty of green space around the estate. Ten months in it has come to my attention that St.Modwen plan to build more houses on the green space that was originally planned to be a football pitch. There is no care for the residents of this estate, all this company care about is your money.There has been issues with the house ( as I would expect from a new build) however there response to fix these issues is always slow and you have to send so many emails to get them to pay attention. This is a company that will sell you the dream and then take it away from you once they have your money.They don't care about their residents at all and I can't believe they are now going to be taking away green space they promised to us all. What a joke.

The Fairways - StaffordRecently moved into our new property, it overall wasn’t the smoothest of moves, mainly down to delays and moving days changing and the part-exchange we did, however; the team that dealt with us directly were as good as they could be under the circumstances. Julie (sales) was personable with us and completely understood our frustration throughout, trying to communicate with us as much as possible, despite knowing it wasn’t always good news to us. Since moving in, Gemma (site team) has been so efficient with any issues we’ve had, just a text away and around within 5 minutes with a leak we had in our dishwasher and the other snags we reported sorted within the week. Very happy with the house now that we are finally in, and well done to the team for helping us get there :) (5* for them specifically)
