The moving process was quick and straightforward, which is the only positive thing I can say about this letting agency. Unfortunately, their service quickly went downhill after that. 2 months follow up from my flatmates review an still none of the issues has been fixed only open promises saying that somebody will contact us within 24hours. We are now past due on many documents and bills due to not being able to open the mailbox an just trying to reach into it with a tweezers which has left us with many unopened letters.Only communication which is promised by lamont is from there most rudest staff member Gemma Burkett who has put the phone down when we have been trying to resolve the issue while has a rude and dismissive attitude . Also English is not my first language, however I speak it fluently so it was unfortunate when I was speaking to Gemma that I felt rushed, talked over and made To feel stupid over the phone due to her condescending tone this has now caused me severe anxiety to speak over the phone. This is unfortunate as I have had quite positive interactions with the other staff members of Lamont.

This is an edit but I'll leave what I wrote underneath to reflect what looks to be a huge change for the better here under the property manager, Claire. She heard all my issues out and acknowledged where the firm can do better. That's all you can ask for and the way I was dealt with is worth a five star. Initial review: I'm writing this as one of their current clients. I'll be avoiding any emotive terms or language as it will just complicate things and make it seem like a grudge post which it isn't. And this is not about an individual, rather the firm itself. This is my honest experience of dealing with Lamont. Other clients seem to have had a much better experience than me. - They took over my flat in central Birmingham just at the outset of the pandemic and let it out a cheaper rate. - The person they gave it to rented a number flats from them. Unbeknownst to me, this guy was subletting. If I had known this, I would not have allowed it. This was not made known to me and I only found out very late. In fairness this is not on the current management but Lamont as a firm should take some responsibility. - No deposit was collected. This meant the renter could make no bill payments without fear. I have picked up the bill for the last two times. Lamont refuse to take responsibility for this. Yes, I am technically responsible as owner but they are paid to manage that. Or maybe I am wrong here. A deposit would have solved this issue. - My credit rating may have taken a hit through no fault of my own. - For the last two years, there was no flat inspection despite their attempts to do one. I think they could have insisted on one - they say otherwise. Not sure I believe Lamont on this. Apparently I have the right to ask for one every so often. Another agent in another city, therefore with no vested interest, who I dealt with regarding another property offered a completely different opinion. - The rent was paid irregularly , sometimes two or three months late 'but in fairness was always paid.' The embedded quote is the company's not mine.I was never made aware of late payments. I always had to ask. - There has been no apology for any of this from Lamont as a firm. Rather it's been my responsibility for the bills rather than theirs because no deposit was taken. - No company apology about my flat was being sublet. I've tried to avoid hyperbole and personal criticism and been as honest as I can. I live abroad and this is not the passive investment it should be. I'll be happy to amend any factual inaccuracies.

As first-time property investors, we had high expectations for clear communication and proactive support from our property manager. Unfortunately, our experience with Tamika has been frustrating and disappointing. It has been three weeks since completion, and we still have no information on how many people have enquired about the property or whether any viewings have been booked. We have repeatedly had to chase for updates on basic details, such as whether the keys have been collected or confirmation of the agreed market price. To make matters worse, we purchased a furniture pack and were not even informed that it had been installed. We only discovered this through pictures on the Rightmove listing, which was a shocking lack of transparency. Email responses have also been consistently delayed, with several days passing before receiving clarity on important questions. We even emailed Lamont Estates directly to express our concerns and requested to be assigned to a different property manager. Despite this, two weeks have passed, and we have not received any response at all. As overseas investors, we need a property manager who keeps us informed and confident throughout the process. Tamika's approach has left us feeling dissatisfied and questioning whether Lamont Estates is the right fit for our needs.

Exceptional Letting Agency and a Manager whom I dealt with- Honest review by tenant for nearly 2 year. Worst place for renter's. Aishah was apparently who dealt with me and never once heard from her. Mark is the one who dealt with everything and set up the tenancy. After they got the deposit no help whatsoever. So many problems with the flat. Had to clean mold from it every week. We left the flat in a far greater condition then I had received it with pictures taken before moving in and after. Then getting the deposit back is another nightmare. They said "cleaning" and then took 240 pounds off. Never trust these again

Lamont have been a very stable and helpful letting agent. Aishah was always incredibly warm and friendly and always giving her time to chat and deal with any problems. Whilst they weren’t always 10/10 for resolutions, it always felt like they tried to come to a conclusion. Give Aishah a raise, she’s a wonderful person!

A disgraceful, rude and unprofessional company. I was told because I have a visa and not a UK resident I would not be favourable to rent a property I had enquired about. Discrimination. Avoid this company, they also took my hold fee and told me this information after, then refused to return it. This 'company' are not regulated, they are not compliant with the renters bill and do not treat customers equally. They need to remember they are staff on a salary, not owners. Treat people with respect. I would advise landlords, vendors and tenants to stay clear.

I’m extremely disappointed with the way I was treated by this agency. I enquired about viewing another property and was told I “wouldn’t be able to afford the rent,” even though the increase is only £200 more than what I currently pay and I am fully aware of my own financial situation. I spoke with three staff members, Gemma, Mark, and then Nasser today, and each interaction left me feeling dismissed and disrespected. Gemma cut me off mid-conversation, Mark took my details but never passed them on for a viewing, and today I was told by Nasser that I could view the property but would “fail the financial checks” regardless. I was also told my universal credit wouldn’t cover the rent, which felt incredibly presumptuous and discriminatory. I even mentioned to the staff member Nasser that I felt discriminated against, and that under the Renters’ Rights Bill, this kind of behaviour shouldn’t be happening. His response was simply, “Well that’s not in place until next year,” which only added to how dismissive the whole experience felt. I left the call feeling judged rather than listened to or treated fairly. All I wanted was a genuine chance to view the property and be assessed properly, like any other applicant. I hope the agency reviews how they speak to people and how they handle enquiries, as no one should be made to feel the way I did.

Poor company to deal with, from when it was Click Lettings and still now it's changed to Lamont and Co. Have rented a property from September 2016 - April 2018 and had issues from the application stage with the member of staff who was dealing with the application was extremely poor at communicating and then left the company, to which I had to chase it up and it had to be picked up by somebody else. The house was not in an acceptable position to move in, sawdust everywhere, the back door which was coming off its hinge, condensation in nearly all windows making the double glazing ineffective, dirty carpets, and actual human feces in toilet, with wee splashed all over the seat. The back door was in such a poor state that didn't even close properly, in the winter the kitchen was 5 degrees colder than the rest of the house, and really let down the energy rating of the house and made it so cold, the heating was almost ineffective, I was referred to a contractor, who attempted to come and have a look at the door 3 times, but failed to notify me every single time so I wasn't home. I text him to arrange a date to come and have a look and was ignored - Not their fault that the contractor was like this but no follow up so left to cope with a broken back door that genuinely let snow and rain in through the gap. The best member of staff without a doubt is Lisa, and I literally cannot praise her enough. She always contacted me as soon as I reported a problem and was very quick to send people out or come up with a resolution. She also always called to see if it was all resolved. She's very good at her job, she's an absolute credit to what is otherwise a very substandard company. The house went up for sale when I was there, which isn't the agency's fault, although initially the communication was very good with arranging viewings, I told the members of staff that I did not want any viewings to be without them accompanying potential buyers, with it just being me and my infant son living in the property I wasn't comfortable. I2 of the viewings were like this that were very last minute one of them being on a Sunday afternoon, I was informed 15 minutes before that they would be lone viewings so I was unable to decline at this stage. The person left the company without me knowing, and then when Click integrated with Lamont and Co (The communication on this was very poor) I was very confused when a lady from Lamont and Co called me to arrange a viewing on the property without me having any idea that Click and Lamont had even partnered up I had to contact Tony and ask who the woman was, She was arranging viewings on the house left right and center whether I was at home or not. Unfortunately, Tony came across as very arrogant particularly when he caught wind that I was going to be leaving the property despite previously always being quite pleasant. The front door lock broke before I left, I originally thought the key had snapped but it was a faulty lock that seized up. He advised me to try yellow pages, when i sent him the invoice for the £150 he insisted that he did not instruct me to call a locksmith, despite telling me to try yellow pages? And also said Lamont nor the landlord would be paying for it, even when the locksmith offered to speak to him to explain the lock was faulty he just began to ignore me completely. Thank God that Lisa had some compassion and spoke to the locksmith directly and got the issue and refund sorted for me. It seems that they are trying to take a modern approach to lettings and sales, with their online portal, however they really need to go back to basics, and actually provide a good service that is smooth and consistent rather than trying out new technology and having a website that even has the correct office address. It's a shame that it had to be this way but if you were to see the condition of the property you would understand the the landlord had little care or respect for his tenants and that this company were fairly happy to let it out in the state it was in.

They gave me a viewing slot for 4pm on 9th September. I have called at their office before I started from my place and called again after reaching the site to confirm that I have reached and am waiting for your agent. The person over the phone told me that the agent would be late by 10-15 mins. So I have waited at the property for 25 mins. But the person didn't show up and they didn't even bother to call me to inform that they cannot show the property today and rearrange another viewing.

I’ve been renting through Lamont Estates since 2022 and have had a really positive experience overall, particularly with Aishah, who has been my main agent throughout. She's always been professional, thorough (even a little pedantic at times), but importantly, never rude. She’s genuinely been a pleasure to deal with. However, I recently had a disappointing experience when I called the office to inform them that I was unwell following surgery and wouldn’t be able to return the keys on the agreed date. The person who answered the phone, Gemma, was extremely rude and dismissive. I tried to explain my situation calmly, but she kept insisting I was “confused” and claimed my tenancy didn't end until the 27th August even though I had given notice for the 6th. Despite clearly stating I was calling about flat 70 (seven-zero), she was referencing the wrong property (flat 17), which explains the mix-up. Instead of listening or double-checking, she continued to speak to me condescendingly and even said, “Why don’t you call us when your head is clear”; a completely inappropriate comment given I had just explained I was recovering from surgery and on strong painkillers. This exchange left me really upset, especially given the otherwise good experience I’ve had with Lamont Estates. Everyone can make mistakes, but the way issues are handled; especially when a tenant is clearly vulnerable; makes a big difference.

This is my very first btl property and Kam Sandhu has used his wealth of experience to guide and support me with my numerous questions. His team respond to my emails quickly and I have been impressed by the way they have handled late payment from my tenants. I am satisfied with Kam's service and would recommend Lamont & Co to my friends. When my second property is ready then I'll use Lamont & Co again. Overall, a good experience and I would like to thank Kam and his team.

As a landlord I have had experiences with different agents and none of them compare to Lamont & Co due to the following reasons: -Communication is clear and direct -Joe and Jermaine take time to phone me directly when needed -Monthly statements are clear and easy to read -Decisions are based on consultation and transparency. In theory the above services should be taken as a given but the reality is that some agents are not up to what they offer, despite a contractual agreement. Thanks to Joe and Jermaine for being so professional as a part of Lamont & Co!

We moved into our new property over two weeks ago and still haven’t been given a key to the letterbox, meaning we can’t access our mail or update our address. It’s a basic but essential detail that’s been completely ignored despite multiple follow-ups. To make things worse, a set of blinds fell off the wall just 48 hours after we moved in. This is clearly a health and safety issue, and it raises serious questions about how well they inspect properties before letting them out. Again, no urgency or proper response from the agency. Their lack of care and slow response to maintenance requests make them feel completely unprofessional and indifferent to tenants’ wellbeing. I would not recommend renting through them.

Unacceptable service received as an overseas landlord whilst using Lamont and Co as a Letting Agent. Choosing Lamont and Co happens to be one of the worst and costliest choices we have ever made. Lack of communication over a 4 month period, and the small amount of communication received was incorrect, dismissive and misleading. The final straw came when we received an email in relation to rent reduction, 4 months into Lamont trying to find a tenant. Upto this point we had never received any indication of the amount the property was being marketed at, or sent any information or pictures on how the property was being advertised. Having paid out 4 months of mortgage fees on the property with no sign of a tenant we decided to move Letting Agents. Within 24hrs of handing the keys over to the new Letting Agent, we had a tenant secured What was Lamont doing for us as a Letting Agent all this time? The new Letting agent quickly established an issue with the freezer and worked to have this fixed in a matter of days, unsure of how long this issue had been present due to the lack of updates from Lamont. We feel it is important to ensure this does not happen to anyone else. Even more pertinent whilst living overseas.

Absolutely terrible agent, they have cut £350 from my Deposit for a tiny mark on the wall and they sent me a quote of £350. I do not recommend this agent to anyone, please do rent a house or flat from them. Disgusting behaviour from them.

To date Lamont have been highly effective in managing my property. They painlessly organised the furnishing of the property prior to letting and have marketed it well such that we have had very little vacancy. Aky Razak has been very efficient at sourcing tenants at competitive rents. Communication could be better especially with regard to rental statements and tenant details but overall they are very good.

Gary Whatkeys is the property manager at our block of flats. Whenever we speak to him on the phone he's very friendly and speaks in a way that puts you at ease. When we have bumped into him in the block he has been friendly too. He's always been respectful of us as a trans couple, such as by using the right pronouns, which means we've always been comfortable talking to him. Nothing is ever too much trouble and when we've asked him to explain things again he has done so with patience. The tenants have all received emails recently from him regarding anti-social behaviour. In his emails he is firm but fair - Politely making it clear that this behaviour is not okay (and that not every tenant is guility of it) He's a star!PositiveResponsiveness, Professionalism

He is readily available at the other end of phone to troubleshoot. In maintaining continuous flow of tenants and liaising with both parties, Kam has been extremely proactive. We have a few properties being managed by Lamont, specifically by Gary, and their service has been nothing short of excellent. Gary is continually responsive, even on weekends, and is clearly going above and beyond to provide us a level of service we've not experienced with previous estate agents. Their vetting process of tenants is bullet proof and while our properties were untenanted at the beginning of the Covid lockdown, they've still secured us tenants, a remarkable feat. All in all, thoroughly impressed with their service, especially Gary's personal touch, and would recommend them unreservedly.PositiveResponsiveness, Quality, Professionalism, Value
