This company doesn't seem to care either about their prospective customers or their existing landlords.
I have an outstanding issue with their poor tenant management at a property that they have let for a number of years and their failure to recover documented damage after the tenant vacated the property.
Nobody is answering my emails.
The owner has notified his landlords that yet another staff member has left the company, they are notorious for being unable to retain staff.
I would not recommend them to anyone.

GoogleMy experience with Hunter Harbour has been an absolute disgrace.
They claimed that my reference had failed; however, this was not the case. The issue arose due to a failure in their online system. Despite this, they attempted to hide behind a generic response stating that they “cannot provide any further information,” rather than addressing the actual problem.
I took a civilised and reasonable approach and explained that I had evidence showing all required documentation had been uploaded correctly. Unfortunately, they responded with the exact same wording repeatedly, simply rephrased, as though that would change the situation.
I then made it clear that I would allow reasonable time for my deposit to be returned, as the failure was clearly on their end. Despite this, they continued to repeat the same position and retained the funds unnecessarily.
This behaviour causes significant financial loss to applicants while disproportionately benefiting the company by holding funds for extended periods. It places people in extremely vulnerable situations, forcing them to take out additional funds just to survive and, in some cases, putting them at risk of homelessness.
As a result of the financial losses I have incurred, I am now having to pursue legal action. I do not write reviews lightly, but I feel it is important to share this experience to prevent others from being placed in a similar position.

We understand that you are disappointed about the retention of your holding deposit. However, as outlined in our terms and in compliance with current regulations, the holding deposit is non-refundable where referencing requirements have not been met for a number of reasons. We don't deem it appropriate to give those reasons within a public domain.
Before accepting a tenancy, we explained that the holding deposit secures the property pending satisfactory references. Unfortunately, because the referencing process was not completed successfully, we were unable to proceed with the tenancy agreement.
This approach is consistent with the terms you agreed to at the time of paying the deposit, and with relevant legislation regarding holding deposits.
If there are specific points you believe we have misunderstood or if you have supporting information regarding your referencing outcome, please share that with us and we will be happy to review it.

I was really impressed with the valuer's sales pitch and genuinely believed they would be the best firm to sell my home. The fact they had a relationship with Ryan property law also played a part, although that turned out to be a disaster, but that's a review for another day.
Experience of sales team - Georgia is so lovely and was a pleasure to work with. However, even after a week, the sole promotion strategy was pushing me to lower the price, which I eventually caved into and feel like I would have got more money had I gone with an approach suggested by a different agent.
I had over 30 viewings, which was exhausting preparing the house for. Most of these were time wasting - one definitely a pseudonym (why don't they ask for ID checks?) and at least 10 weren't actually people who were in a position to buy (not got house on market or it would turn out they'd offered elsewhere).
The buyers buyer (also buying through Hunters), was not vetted correctly or there was a big cover up. If there was a cover up, Hunters couldn't tell me, because they had such poor record keeping. I was sent evidence of some record keeping with regards to something else (hello GDPR breach!) and it was full of typos and omissions.
Sales progression experience was horrific. Thankfully they eventually replaced the person, as I could go on and on with my list of what she did that was totally unprofessional, but worst bit is she could have put my children at risk if it had been a DV situation, as she told everyone in the chain my new address and all the addresses of everyone in the chain, repeatedly. I repeatedly complained about her and they left it far too late to do anything.
Absolutely appalling and this estate agent caused so much additional stress to what was already a horrific chain. I would not recommend to anyone.

GoogleI can’t speak highly enough of Andy Jake, Emma and all the team at Hunters in Harborne. From my very first meeting with Jake to discuss pricing and marketing of my home I was certain I had chosen the correct agents, his professional and above all honest discussions about how they would deal with my sale left me feeling at ease from that first meeting. The photography was extremely professional and showed my property to its fullest potential, the photographs looked amazing , I was very happy with these too.
I had 4 viewings over a few weeks and had a near asking price offer which I accepted from the 4th person to view who loved the house immediately. There was no long drawn out negotiation involved and as soon i accepted the offer the MOS was sent out within a few days and I exchanged and completed in a little over 12 weeks which fitted in perfectly with my new purchase.
Just want to say a huge Thank You to all the team who kept me updated and stress free through out the whole process. I really cannot recommend them highly enough.

17 days before first viewing.
Buyers were not vetted as we were told.
Some hadn't even got their house on the market. It was a truly horrible experience.
Finally got a offer £30,000 below asking price! THEN I had an long email telling me we should take it !
They are beyond rubbish.
They take on too many clients & cannot give you the time.
They don't even ask if appointment is convenient to you.

One of my worst experience buying a house from hunters auction. House was listed on website and tenanted for a fixed amount of rent which I was told by the auction agent called Robert. Also house was in bad state but got told tenants don’t care so why do you. Only to find out later on that tenants have never paid anywhere near that amount and it’s so much lower. So was lied to first of all and then later to meet the tenants and for them to tell us all the work they was promised and they wanted the house fixing top to bottom. What an absolute joke and waste of time and money. Keep your money and go elsewhere they will tell you anything just to sell a house that is overpriced

Rude, get passed around from pillar to post while they try to ignore your requests or questions. Tried for years to get them to fix things but just continually fell on deaf ears. Now they're trying to claim issues are my fault which are down to shoddy contractors (which they use consistently, including at one point despite having had yearly gas checks, I get told that the previous 6 years hasn't been done properly and the build up that caused a leak was because of this. Everything is everyone's issue but theirs. Renters, avoid at all costs!

Avoid at all costs: slow, unhelpful, and focused only on landlords
I rent a property managed by Hunters Harborne. In my experience, they do the bare minimum for tenants and nothing more.
On 31 July 2026 I reported that the basin in the toilet had come away from the wall. I was told to log it on Fixflo, which I did. Two weeks later nothing had happened, so I chased. I was told they were "discussing it with the contractor" and would book the repair. Five weeks after that, still nothing. When I chased again, I got a reply saying the lettings team would pick it up "on Monday". Nearly two months after reporting a basic repair to an essential installation, it is still not fixed. I have now had to make a formal complaint just to get it looked at.
This isn't a one-off. When I needed a parking permit, the agency didn't know how to get one and asked me to find out myself. They only dealt with it after I insisted.
When the law on tenancies changed, they never explained what it meant for my own tenancy. All I got were generic leaflets describing the changes in general terms. For an agency that manages tenancies professionally, that isn't good enough.
To be fair, a few individual staff members have been helpful and have answered my emails promptly. But as an agency, in my experience, Hunters Harborne cares about landlords' interests and does only the minimum the law requires for tenants. Nothing happens unless you chase, and chase again.
If you're a tenant, avoid them at all costs if you can.

I remain deeply disappointed in the way my most recent complaint has been handled at their Newcastle branch. The way the branch manager speaks to tenants is appalling! If you have a complaint then don’t expect any sympathy or accountability. We have rented this property for 11 years and in that time, we have been superb tenants but sadly that doesn’t mean anything to them. I anticipate a reply to this which will more than likely attempt to completely contradict what I’ve written here but just know that our experience has not been a positive one!

I used Hunters to sell my home after living there for approximately 35 years.
I want to acknowledge that the sale itself was complicated and involved significant delays, including probate and Land Registry issues. Hunters did work to keep the sale progressing, and I recognise the time and effort involved in that process.
However, my experience on completion day was extremely distressing.
I was still in the process of removing my belongings when the buyers and members of their family arrived at the property. My family and I were placed under considerable pressure to remove a lifetime of possessions as quickly as possible. My belongings were outside and in the street, and I felt deeply embarrassed, overwhelmed and humiliated by the circumstances.
I had expected the handover of my home to be handled in a calm and organised way. Instead, what should have been an important and emotional moment after 35 years in my home became one of the most distressing experiences I have ever had.
I raised a formal complaint with Hunters. The agency investigated the matter and explained that they had followed their usual procedures and were not aware that the buyers intended to attend the property at that time. I appreciate that Hunters were not present at the property and therefore could not comment directly on everything that happened there.
I also appreciate that the completion process itself is controlled by solicitors and that many aspects of the timing are outside an estate agent's control.
However, I remain deeply upset by the way the handover unfolded and by the experience I had on the day I left my home.
I believe clearer communication and better coordination of the physical move may have prevented the situation from becoming so distressing.
Having considered my experience and the response to my formal complaint, I would not recommend Hunters based on my experience of the completion and handover of my property.
This review reflects my personal experience and the impact the events of completion day had on me.

1. Not transparent, even though they have a duty to disclose issues with the property once asked.
When I asked why is a 2-bed in the city centre is only £995 (when I already knew the answer being ongoing construction site), they were purposely very vague.
He emailed, "Regarding the prices, there are a number of factors affecting a valuation of a property which include size, conditions, time of year, building etc."
2. Get clients names mixed up and books you in for the wrong viewings. Eg. I asked to see a £995 2 bed property but they linked me to a £1300 property. I had to correct them.
They also kept emailing me and calling me Chris when I said several times I am not Chris. Worrying early signs of poor communication, little to no client care.
3. Viewings are incomplete - why schedule a viewing of the property, only for me to turn up and that is when you say there is a communal laundry room but I am not allowed to view it. After the viewing I emailed back and this was their response:
"The communal laundry rooms are on the stairs, one per floor. At the moment we don’t have capacity for second viewings unfortunately.
I made it clear from the beginning of my enquiry that I wanted to find a quiet home to rent and no drama. Clearly, the initial contact and viewing experience already hints there will be drama, probably worse if I did sign a contract with Hunters.

My experience selling a property in the UK with this agent was extremely frustrating. For over four months, they delayed the transaction. Despite my constant follow-ups, they kept giving me excuse after excuse, like mortgage problems or minor issues, saying it would happen next week. Eventually, I told them I would pull out and sell to another buyer, but Matthew insisted I still had to pay. I also want to warn people about this company, be very cautious, because in the contract, they include terms that are unfavorable to the client. Once you sign, they do very little to follow up, and you can’t even be sure if the buyer will complete the deal. Their main priority is just getting you to sign, and regardless of whether the sale happens, they still take your money. And when I tried to back out, Matthew actually threatened me, saying that if I didn’t pay, they would escalate it to other departments. I feel this is a form of intimidation.”

These fees were not clearly explained or agreed with me in advance. The deduction was also made from my refund before I had signed or agreed to the new contract.
I feel this is unclear and unfair, especially as a long term landlord client.

I would strongly advise others to think twice before renting through this estate agent. When we signed our tenancy agreement, the property was advertised and agreed with included parking, which was a key factor in our decision to rent the flat.
However, just a few months into our tenancy, the parking was suddenly closed off and made unavailable. This caused significant inconvenience and disruption to our daily lives, especially as parking had been a major factor in choosing this property.
What’s particularly frustrating is how the situation was handled. The estate agent did very little to help resolve the issue and took no responsibility whatsoever, despite the parking being part of what was originally offered. Communication was poor, and we were essentially left to deal with the consequences on our own.
During this time, we were forced to park in a Tesco car park and pay for parking after work. On multiple occasions there were no spaces available, meaning I had to drive around late in the evening trying to find alternative parking elsewhere. This was both stressful and time-consuming.
To try and resolve the issue, my partner had to take several hours out of his working day over the course of a week, including attending a three-hour meeting. Despite this effort, the only solution offered was for the landlord to contribute just 50% towards alternative parking, which was located far away from our building in a public car park. Even with this contribution, it would still leave us paying over £100 extra per month for something that was originally included.
To make matters worse, the flat has now been re-let at a significantly lower price than we were paying. We were paying £1,200 per month with parking included, yet it has since been advertised for under £1,000 per month without parking. In that context, the offer to contribute just 50% towards inconvenient, off-site parking feels completely inadequate and frankly quite insulting.
We were ultimately forced to find a new property, which cost us hundreds of pounds in moving expenses, required taking multiple days off work, and caused a huge amount of stress. Despite this, the agent offered no compensation and even suggested we should be grateful to have been released from the contract.
Once we had agreed to leave due to the parking issues and lack of support, we were then required to accommodate viewings of the property. This took up additional hours of my partner’s working day and caused further disruption at an already stressful time while we were trying to organise our move.
Only months after we moved out did the agent state that the landlord would cover the additional parking costs we incurred, but this was conditional on us agreeing to drop any other potential claims. We will not be agreeing to this. Had they taken proper responsibility for misrepresenting the property and the significant inconvenience, cost, and stress caused, this situation may have been handled very differently.
The issues didn’t stop there. They then attempted to charge us money from our deposit for items such as “discoloration in the washing machine drawer”, something that was already documented in the original check-in report. They provided an amount for repair without any supporting cost evidence. When we challenged this and requested proof, the quotes we eventually received were extremely high and unreasonable. We had to stand our ground and escalate the matter to TDS for dispute resolution, and only then did we end up paying only 40% of what they were trying to charge.
It has now been months since we left the property and we still have not received our full deposit back, which is adding further financial strain and stress.
Overall, this experience has been extremely disappointing. A letting agent should provide support, take responsibility, and offer fair, reasonable solutions when issues arise. Unfortunately, this agent failed on all counts, and I would not recommend using them

I paid a £135 holding deposit to secure a room with an agreed move‑in date. The moment they took my money, they changed the date and told me I could only move in several days later. Because of their change, I could no longer proceed and asked for a refund, which they refused.
Every part of the process felt unprofessional. They changed key terms after taking payment, ignored the written agreement, and then tried to keep the deposit even though the change was entirely on their side. I had to escalate the issue to the Property Ombudsman because they simply would not do the right thing.
This experience caused unnecessary stress, wasted time, and disrupted my housing plans. Based on how they handled this situation, I would strongly advise others to be extremely cautious before handing over any money.
