[I challenge Hunters to open their Google Reviews to photos, allowing people to share the reality. If there's nothing to hide, why keep it close?] I signed a tenancy agreement with Hunters, following a viewing conducted by their agent, Ellie , who assured me (both verbally and in writing) that the property would be thoroughly cleaned, and all mould issues addressed before my move-in. Before the move-in date, I sent additional emails stressing the importance of cleanliness and inquired if everything was in order. Ellie (TRUSTWORTHY?) once again reassured me that all was well and added that any issues encountered after moving in would be promptly resolved by the landlord. The reality, however, was appalling. Upon entering the property, I was met with dirt, dust, and mould everywhere. The bathroom, kitchen and fridge were in an utterly unhygienic state, with mould and grime covering surfaces. The sofa was filthy full of sand and hair, the bathtub drainage was blocked, and there was no hot water in the bathroom sink with extremely low water pressure. The floors were covered in dust, and the washing machine was filled with mould and sludge. Given the uninhabitable condition of the flat, I was forced to spend my first night in a hotel. When I raised these concerns with Hunters, reminding them of their prior assurances, I received nothing but a hollow apology! On the second day, when I attempted to use the washing machine, I discovered that the wastewater from the machine was coming out from the kitchen sink, utterly disgusting! Despite countless complaints and insisting that the property was unfit for habitation, Hunters’ only response was, ‘It’s a let-only property; we just facilitate the rental. WE KNOW AND TRUST THE LANDLORD.’ Eventually, the landlords agreed to terminate the tenancy and refund the rent, leading me to vacate the property immediately. Yet, this turned out to be a scam, the landlords kept the rent and have been ignoring my messages and emails for over two months. After a lot of emails, messages and calls, and a Trustpilot review, the landlord returned a portion of the rent. Throughout this ordeal, Hunters (from the agents, specially Ellie, to the director) did absolutely nothing to assist, and instead, they went silent and re-advertised the same property for rent!

Hi, I actually think that it is appalling that you have complained about this property, this landlord, this business and more importantly one individual who is totally innocent. I would ask you to look at the full facts and remove this attempt to justify your own actions form the reviews and I would urge anyone reading this to please read on for the full explanation. You actually threatened to put a review on public platforms back on June 6th, just after you received the keys, which probably tells me that you had an “agenda” as the landlord was dealing with the issues Firstly, we do not manage this property as we explained to you on many occasions and once you have moved in you have direct contact with the landlord. We do not and have not “passed the buck”, we have worked with this landlord on many occasions and never had a problem, as we also explained to you. I also know that the landlord responded to you immediately and sorted out all of your issues as listed below. You also have stated that the property was in such a terrible state that it begs the question why you actually stayed on for a further 20 days completely rent free having given permission to leave early by the landlord and more importantly paid no bills. We know that when you collected the keys that you stated that the property was not clean. We trust, having never had an issue with this landlord, that this would be clean, it certainly is not Ellie’s fault as we trust the landlord in good faith. The landlord apologised to you immediately and explained that her cleaner had let her down and she came round the same day to get everything cleaned. To say you had a “hollow apology” is incorrect you received a full apology from our office and myself personally and an explanation that the landlord was dealing with it, which she did. You mention other issues, which we quite rightly told you to speak to the landlord directly as she manages the property herself, but again we did not pass the buck, we also informed her of your complaints, effectively constantly communicating with you. As well as many emails from members of the team here, I personally have emailed you on around ten occasions, to say we were “silent” is completely untrue. You are right that when you left the property was remarketed, was let out almost immediately and we have had NO problems with the property since the move in. As for your tenancy, the landlord gave you permission to leave early, they did not have to contractually do this and they could have charged you fully for the re-let charges. especially as they had solved the issues. All cleaning was done and on the first day the landlord went to the property to clean. The blocked pipe was dealt with by a plumber immediately and having no hot water was simply solved pulling the cord for on. As mentioned, you stayed for 20 days, once we were given instruction we returned your deposit immediately. My understanding is that your rent was returned by the landlord, minus £282 - £43 for electricity used, £10 for water used, £86.80 for the council tax whilst living at the property and £142.20 for reduced rent for the extra 9 days that you stayed having said that you were leaving. To repeat, no further work was done to the property, and it let out almost immediately with no ongoing issues. I would prefer that you look at the full facts and remove this derogatory barb aimed at ruining a small business’ reputation and especially the comments made towards an individual who has done nothing wrong. Money for nothing

Make no mistake they aren't worthy of even one star! This Hunters franchise (Sea Road Sunderland) and their so called MD Chris Kelly and his team failed to carry our property inspections and investigate complaints from neighbours in relation to the neglect and horrendous decline of my property over a three year period. We as landlords put our faith in the letting agent and trust they will do a good job in managing our properties. I'm now £7k down trying to repair the property to a good standard. The failure of this company to manage the property and the tenants has left me significantly disadvantaged. Mr Kelly has not responded to my many complaints and requests for compensation and has instead left the franchise, no doubt to make another fortune charging 15% off the back of other unsuspecting landlords! Hunters are a company well known and trusted in our area but be warned, these agents are hiding behind that brand and are able to operate without scrutiny or regulation!!

Avoid this agency at all costs.

I paid a £135 holding deposit to secure a room with an agreed move‑in date. The moment they took my money, they changed the date and told me I could only move in several days later. Because of their change, I could no longer proceed and asked for a refund, which they refused.

UNPROFESSIONAL AND DISHONEST

Hunters Stevenage is extremely unprofessional and dishonest!I want to caution everyone considering them before handing over a deposit, as they will go to great lengths to keep your money.I had been renting for eight years prior to this, in various properties with different agents, and never encountered any issues with the return of my deposit. It's incredibly frustrating trying to get a response from them, even through email. Without a doubt, they are the worst estate agent I've ever had to deal with. I lived in a rented house through them for nearly two years but recently purchased my own place through Own Homes (which hasn't had any issues).Hunters is currently refusing to refund my deposit after two months, citing a small rip in the carpet near the radiator pipe and a crack in the bath. Both of these issues were present when I first moved in.They are taking an unreasonable stance and are also claiming an inability to communicate with the landlord for nearly a month. They're even using minor issues like mold on the bathroom sealant and three burnt-out light bulbs as reasons not to return my deposit.Furthermore, after two months, they are now trying to deduct money from my deposit, citing a weed issue in the front garden.Letting Manager sent me an email at 7:14 PM, and immediately after that, I went to the house and took photos to document the situation. It's truly baffling how unreasonable they are being.I consistently paid the rent on time and took excellent care of the house while I was there, even installing a new shower. However, I'm currently facing issues retrieving my deposit, as I had to hire a cleaning company to restore the house to its original condition. This has been an ongoing process please be cautious when dealing with Hunters Stevenage!!!"

She made what can often be a stressful and complicated process feel smooth, straightforward, and incredibly efficient.

Awful experience

Awful experience. Poor repairs. Illegal eviction - should have been a section 8 as landlord was selling up and tried to use the deposit for renovating the property into a HMO. Hunters also charged the previous tenants for professional cleaning which we were told would be happening in the first week or so of moving in. It didn't. They then tried to charge us for the same service. Wonder how many customers they do this to. Also charging for items not on the property but given to a neighbor, and later thrown out by him on his own garden area q(he advised landlord and hunters it was his to get rid of). They have identified it as formerly mine from property inspection photos which legally should not be taken of my possessions. Con artists. Pending further action.

Total scammers!

Total scammers!! Do NOT recommend at all!! I rented with with them for 4 years, was okay at first then it gotten difficult to get things properly fixed, they left us without a fridge and freezer for over a year so I had to buy my own! They send out the same repair men that told me over and over again they could t properly fix various things as it needed updating and my landlord was refusing to update (handyman’s words not mine). We had a mice infestation that I had made them aware of but nothing was done and they ended up coming into the house eating through all my kids Easter eggs and our snacks and my sons make a wish documents amongst other important documents!! I had to pay for the infestation to be sorted, I have paperwork that states the things that needed doing to stop them and they didn’t do half of it!! There was insufficient loft insulation, single glazed windows and no wall insulation so it was beyond freezing unless I had the heating on constantly. They didn’t carpet or decorate in god knows how long!! I paid £2800 deposit to stay in this house!! They then said as I was pregnant there would be too many people living in the property so I said okay can I please have a rent statement to get onto the council and was told by corena she would email this to me but this went on for about 6 months and she then sends me an eviction notice instead so I said okay can I have the rent statement she still refused! A year later I get the rent statement.. then another eviction notice. Their reason was my landlords granddaughter had cancer and needed to sell up to pay for treatment (she knew one of my sons was a cancer survivor and she also knew my youngest son is fighting a brain tumour!) she used my personal circumstances as a tool against me. I tried so hard to move out quickly but eventually got a property with the council. She caused 2 years of horrifying mental breakdowns, I have adhd and so you can imagine the impact it had! She never done and entrance or exit inventory with me, she next done entrance or exit key handover so the crook covered her bases.!! This wasn’t her first rodeo!!I have been informed by neighbours of repairs etc carried out since I left the property and also about the new tennants living there so they never sold the property.Social services are trying to help get my deposit back, the so called deposit guarantee scheme said there was nothing they could do as it was never with them!! So I had a look on company’s house at them… I suggest if your considering renting from hunters you look on companies house at them too!! They are a bunch of scammers and they keep getting away with it!!They have now left us with absolutely nothing! I’m a single mum having to furnish and carpet a house with next to no money struggling to decide if my kids need a bed or food, carpets or gas, curtains or electric!! I was told a survey of dilapidation was being done and that turned out to not be true!! I have asked numerous times about my deposit and she doesn’t reply to nothing! She ignores everything. She has stolen £2800 from me and my children. I have 2 autistic children and 1 is a cancer survivor and 1 has a brain tumour I have a lot of worries already with them without this worry about loosing so much money that was needed to benefit my children. British Gas had to swap the meter as per the request from the ombudsmen and corena Harris told me I’d better put them back I have this and more in messages!! I said I can’t as that is breaking the law and she wasn’t happy at all.. the old meters didn’t work!! I can only hope people do not make the same mistake as myself and put their trust in these despicable people!! Have a look on companies house before considering renting from them!!£2800 is a lot of money for a single mum with 6 children and 3 of which are very poorly and one is fighting a brain tumour you ask yourself what kind of person does that!!

Gave the property I had put a holding deposit down on, to someone else.

I went to view a property and I put down an application straight after seeing it. I was aware that quite a few applications might have been put down and that we might not get it. However, a few days later I was phoned by the agent who said that the landlord didn’t originally pick us, but the people they did pick had not responded so he said if I want to put a holding deposit down that day that the place would be mine as the landlord had agreed to my friend and I renting the property instead. We put the deposit down right away and a few days later (today) I got an email saying that the original people had “resurfaced” and had signed forms and passed referencing etc and they were going to go with them instead. They then refunded my deposit. I had cancelled viewings and made plans surrounding moving into that place. They basically used us as backup even though we’d put a deposit down. The email wasn’t even apologetic. Terrible agency.

Hunters Baldock as letting agents…

Hunters Baldock were the letting agents for a recent rental. I found them rude and difficult to the point of enjoying the power they had over me as a nervous tenant in an expensive and competitive market. They piled on the reasons why I might not get my deposit back (which they still have not returned) were useless with actual sums and dates and generally unpleasant.

Do not use for rentals

Do not use for rentals. There is a cost of living crisis of which this company is taking advantage of it with overvalued properties and fees. I paid a holding fee which equates to one weeks rent whilst going through necessary checks. I was truthful that I had a little adverse credit from over 5 years ago but I had an amazing reference from my current landlord of 10 years (of which they knew him as he uses them for some of his properties) plus a steady job. It was taking this agent over a week to get back to me about anything, never returned calls and I was growing concerned. Unbeknown to me, if you also don’t earn three times the rent of the property, you will also fail their checks as they will deem you unable to afford payments. I tried arguing that I could afford it because even after rent, I still had over £1k left and it’s a little unfair to set such judgments on people. They even agreed that they knew I could afford it but it wasn’t up to them but down to their policies etc. I couldn’t get a guarantor which prompted them to say didn’t I have a partner who could move in to bump up the financial figures or guarantor me. Therefore I ended up losing my ‘holding fee’ which is a considerate sum and if this company does this to 10 people a week, they are making a packet for nothing. What gives them The right to put people over a barrel like this?!!! It’s extortion!!! Especially with the current climate and people needing homes and struggling with increasing prices of food, gas and electric. A house is a necessity, people need to live and be safe but this agent seems to be very discriminatory and setting unrealistic benchmarks.

Just shocked at how I have been treated...

Quite possibly the worst estate agents I have had the displeasure of dealing with. Took them 3 weeks to acknowledge that I was looking to rent, then after 2 viewings they didn't even tell me the landlord had decided to not rent the flats anymore. To add insult to injury they didn't even cross sell to show me other properties they have. I would like to say I am shocked but I am not. I will never use them ever... EVER!
