Hidden fees, not a quick sale, they "negotiate up" with buyers

We were roped in with the promise of a quick sale in a few weeks. 6 Months later, still no sale and we're apparently contractually bound to them until the end of a 12 month period, something that was never made clear at the start. Terms and conditions were discussed over the phone but this was never mentioned. We also never saw the written ts and cs despite asking for them. The house price was reduced without our consent "to generate interest". We were constantly asked to consider prices lower than what they agreed was a safe price at the start. The only positive is it's now been sold (for MUCH less than we originally agreed). Also, there are legal fees to pay despite what they promise. They only cover fees up to a certain threshold. Would definitely wait it out next time with a traditional estate agent.

Completely unprofessional staff here, especially Simon, who failed several times to finalize the keys hand-over on completion date, failed to organize in advance how this last step would be managed. This agency looks like a laundry money hub, I wonder why no authority doesn't check thoroughly these so called real estate agencies! Stay away from them !

It has now gone from regular meeting requests to absolutely nothing... Last week I asked for progress on queries from the person assigned to me, she would return on 30 April and have heard nothing from her. sent a following up this morning, radio silence. solicitors confirmed that they would follow up on queries two weeks ago, haven't heard anything since... is there anyone I can speak to regarding the sale of my property and how far along the process is? My previous post was removed because of a name being mentioned, amazing that names may be mentioned when service receives a good rating...I would appreciate urgent feedback on my requests, thank you.

I am extremely disappointed with my experience dealing with WeBuyAnyHouse and their partner agency House Sales Direct. What began as a seemingly straightforward valuation enquiry quickly escalated into a highly misleading and pressurised process, resulting in a binding 52-week contract that was completely misrepresented both verbally and in writing. I was rushed into signing an agreement based on a valuation range of £260,000, £275,000 for my property. However, shortly after signing, my properties were listed at significantly lower prices without my consent, under the excuse of “marketing strategy. I was told the listing price wouldn’t affect the agreed walkaway amount, but this was never confirmed in writing, and I was left exposed to offers far below my expectations. The sales strategy and terms were not properly explained, and important details like the 52-week exclusivity clause and £1,500 withdrawal fee were buried in the fine print. Their conduct was inconsistent and unprofessional, with multiple representatives giving conflicting information and failing to provide proper clarification when asked. They made it sound like I had control over the process but in reality, I was locked into a contract with very little say in how my properties were being marketed. To make matters worse, they continued to show interest from their “cash buyers” at nearly £190k, while restricting access to alternative sales channels through their exclusivity clause. I have made it clear to them that I consider the contract void due to misrepresentation, and I will no longer cooperate with their process. I’ve also initiated legal proceedings and will continue to post reviews detailing my experience to warn others. Advice to others: • Read every line of any document they send you and do not trust verbal promises. • Avoid signing anything quickly, they use urgency and unclear language to trap you in long-term, restrictive agreements. • Stay away from this company if you value transparency, professionalism, and fairness. I hope this review helps prevent others from going through the same frustrating and costly experience.

Big SCAM company beware. Never seen unprofessionalism like them . I accepted offer for one of the house listed by them. They asked me for 4000 refundable deposit and 450 registration non refundable fees which I transferred. When I got all the paperwork, me and my solicitor was very shocked to see that the acceptance offer paper signed by the seller had 35000 pounds less mentioned on that. They were actually selling that house 35000 less than the offer accepted by us. I don’t know what was their intention. They were speechless when I spoke to them. I withdrew the offer as suggested by my solicitor which everyone will do. I requested my 4000 pounds deposit refund as that was fully refundable according to the contract. Cameron Calderbank, Hannah Bala, Hasan Monaf, Amelia all are bunch of unprofessionals. They were replying me everytime that your refund will be processed soon. These people are big liars and very unprofessional. Everytime I rang them for deposit, they used to say same thing everytime that they will get back to me but never got a call back from them. After kept trying, they gave me a date after about one month that I will get my refund on that date. I reminded Hasan on that day and he replied me back that he has already processed the refund and I will get in few hours. He was definitely lying to me as I never got any money back. I know how I got my deposit back by calling and emailing that about 1000 times and they hold my funds for about 2 months for no reason. Please avoid these unprofessional people. Never ever give them deposit. You won’t get it back.

Don’t ignore the reviews they are true! !! My experience with House Sales Direct has been heartbreaking and incredibly stressful. I was promised my purchase would be completed within eight weeks, and here I am seven months later with no clear answers and no progress. I trusted them enough to pay a £7,000 deposit plus £450 to take the property off the market, and now I feel completely abandoned. The lack of communication has left me anxious and confused, and I honestly feel misled. At this point, I’m preparing to go to court just to have a chance at recovering my money. This entire experience has taken a heavy toll on me, and based on what I’ve been through, I cannot recommend this company. I will spread this feedback all over the social media , hoping that other people won’t get in this horrible situation ,in what I got into

ABSOLUTE TERRIBLE SCAM COMPANY. Do not use. They charge extortionate fees of over £10,000 just to sell your home when other estate agents offer exactly the same service for less than £1,000. Terrible service and communication. They agreed to return my fee within 7 days but did not. I have issued court proceedings against them, they ignored the claim, they now have a County Court Judgement. I have instructed court bailiffs to recover the debt and they still don’t seem to care. Worst company I have used. Full of lies and false promises. I should have read the awful reviews all over the internet about the company. ABSOLUTELY TERRIBLE SCAM COMPANY.
