BEST TEAM EVER,i was having a lots of requests about how i want to look my flat ,i want a big flat with two baths and two bedrooms in a good area and the team from acorn made me feel like it s so easy to find the flat that i need to be perfect,two of the agents helped me more than somebody will ever do ,they answer at any hour on the phone when i called to ask any question and they had the perfect answer to make me feel safe and secure about moving,i ve seen many flats from this agency until i find the right one for me and they keept going to help me with all the paper work that i needed,i had a excelent experience with them!

DO NOT RENT WITH ACORN.Acorn Lettings are one of the worst letting agencies that I have ever known. I rented with them for one year and the experience was awful. The building had no hot water on a number of occasions and they didn't even reimburse fees having to shower elsewhere. They are never on help to hand with anything but if your rent is one day late they threaten to remove you from the property. Overall, a terrible and unhelpful agency - all they care about is money.

No care for there customers

They don’t care if you are trying to find a place, will book you in for viewings not contact you and not show up. Kept saying benson will call me back witch he never did then they booked me for another appointment the next week for the same place to and called me on the day of the viewing to say the propertied been letted out now with no solution or alternatives to the problem they caused by constantly delaying me like it didn’t matter I didn’t care to ask about the other places I had seen advertised after how I felt they were on the phone and the service I was getting. In response to your reply I was contacted after my review 2 days ago only to be told more stuff that you didn’t do.

Strood Office

We previously had negative experience with another agent and lost time trying to sell the house through them.As soon as we realized that the sale was going nowhere we change the agent to Acorn (Strood) who remarketed the house for us.From the moment Acorn representative Scott visited us and took the pictures the whole process right to the exchange and completion was absolutely pain and stress free.We personally have delt with Jon and Jamie who are not only professional, friendly and just pleasant guys to deal with, but are also very handsome 😁😁( hello Jon and Jamie and thanks for everything you have done!!).If we were to sell the house again there would be no other option to choose from - we would go with Acorn again!Once again we want to thank Acorn and everyone in the company for their hard work and whish them all the very best in their personal life and the business.Thank you!Karina and Natasha.

Acorn (Eltham) - pointless

I found Acorn (Eltham) extraordinarily poor as rental agents. I would never use them again or recommend them. Beware. Like most rental agencies they use their best personnel to offer a great service until you sign then give you someone else who does the bare minimum while taking your money. But Acorn were even worse than any I've tried so far. My tenants said the same. They just didn't bother to get back to them.They added no value. Just took my money. When they did get involved I (at best) had to unpick and re-do what they did eg find a contractor that did know what they were talking about & was vaguely costs reasonable as Acorn sure as heck weren't sending one. (PS the only exception to this rule I've experienced have been Julian Reid Stoke Newington who are the opposite - full of hard work and actual integrity all the way through. Sadly they only do local to SN).

Dreadful, ineffective opportunists

Absolutely dreadful, ineffective and downright deceitful estate agents. I used them to sell a property a few years ago and they failed to deliver on every single promise they made. Lots of big talk about having close relationships with buyers, knowing buyers personally etc etc, but it all proved to be lies. The eventual transaction with one of these so called ‘friendly’ buyers dragged on and on which cost me a fortune in ongoing bills, council tax, management charges etc and although the individuals handing the sale were understanding, constantly apologising and agreed to address the fee, the firm themselves some two years on have now suddenly decided to take me to court for the balance of the fee they agreed to reduce. Bring it on I say, I can’t wait for the opportunity to demonstrate to the court what outright crooks these people are ! I clearly (and fortunately in writing) instructed them to discontinue my sale unless the fee was reduced but now, after almost two years of silence they suddenly issue proceedings - smells to me of a business in serious financial trouble and desperately searching for ways to bring in some cash. With so very many estate agents to chose from in the area, Acorn are in my opinion certainly one to be avoided as they will promise big, deliver little, take little or no responsibility for their ineptitude whilst charging very top end fees. There are far better and MUCH less expensive agents to use, I chose Acorn because of all the big talk but as the saying goes ‘the proof of the pudding is in the eating’ and trusting Acorn with a transaction is likely to leave you with a very bad taste indeed, so save yourself the trouble and use someone else instead

THE WORST EXPERIENCE EVER!

Absolutely awful experience from start to finish from Acorn in Eltham & the property management team in Ladywell. I won’t call them out personally but the customer service was nil. They were re-active rather than pro-active through the whole process with us having to chase for answers constantly and getting nothing back. They had our holding deposit for over a month. 4 weeks passed since offer was accepted, various delays from the landlord with acorn not pushing to get answers. Provided a tenancy agreement after 2 weeks of hearing nothing then cancelled the agreement immediately and didn’t have the decency to tell us why and we were left wondering what the hell was going on! 5 days left before we were due to move in and still no contract. Deadline for agreement date has now passed so we have withdrawn. DO NOT USE this estate agents. They take your money and leave you to fend for yourself. STAY AWAY AT ALL COSTS. This is meant to be an enjoyable experience but this was the complete opposite. Do not put yourselves through the torturous experiences and service they provide.

Asked if it would be OK to breach lockdown guidance

Our experience with Acorn has been an endlessly shambolic mire of incompetence and disregard.At numerous points, our multiple property managers (6 at last count) have outright flouted the guidance for letting agents and most recently asked if we could breach the Tier 4 lockdown in London before Christmas 2020 as we were moving out by asking if the landlord's son could visit (we have written correspondence to show the ombudsman should they try to reject this). All of this was done whilst witholding a fee they claim they are due, despite guidance saying otherwise.We've had to submit at least 3 formal complaints in the last 2 years and that doesn't count the constant battle to get anything done when something breaks. In the last 3 years they have:1. Refused to provide rental agreement after payment was provided.2. Left us almost 2 months without a working front door & over a week without heating.3. Sent an email saying our rent wasn't paid despite our bank statement saying otherwise. When they realised the error, they simply recalled the email and never even sent a courtesy apology.4. Asked if the landlord's son could visit December 23rd as we were moving out, despite Tier 4 restrictions in London.We have written correspondence confirming all of the above should they feel the need to argue.Avoid these guys at all cost.

IrresponsibleThey show you a big, nice and cheap house ...They rush you to lock down the house immediately so that you can't find out about them wellThey tell you yes to everything and do not worry about anything that they will work hard for you and practically guarantee that the house is yoursThe agent, Ruggero Castelli, of the Streatham hill agencyIt sells you a dream, it seduces you, it makes you think that you are doing the business of your life and then it disappears until a few days before the move, to ask you for a lot of extra documents (apart from all those that we had already delivered via email when we received the confirmation that the house was ours) all this with a baby on the way, with the previous contract that ended in 2 days and 6 months of covid in which unfortunately we were with the universal credit and little else, they knew that we would not pass the requirements of the landlord from the beginning and they waited for the last minute for us to collapse with the pressure ...They asked us for 6 months of rent to save our depositthey left us in the street with a newborn girl and without a roof to shelter usYou called and they didn't answer, and when they answered you they asked you for more and more documents, all this in times of covid

Really need a 0 star rating.Once they have your money it is over for you.As tenants you get no support whatsoever.Out of 4 property managers we had in the 2 year tenancy only 1 was good and did his best to assist us when needed.Naturally,after moving out they didn't get in touch with us for 2 months and after WE REACHED OUT to THEM to ask about our deposit back we were told we won't be getting it.Complete shitshow.Avoid at all costs!

I can only apologise for the change in property management staff during your tenancy but changes to personnel during a 2 year period is sometimes unavoidable. On your termination of the tenancy a check-out report was done with your knowledge and this was sent to the landlord for his approval. I am afraid he chose to make several deduction from your deposit because of issue highlighted in this report. You were advised on several occasions by your property manager that you could make a counter claim via the TDS who protect your deposit, but you chose not to. Incredibly poor service

We were asked to review the Acorn Group after renting, but this seems to be the correct place for a lettings review so I'll leave my experience here as well.Despite originally being very positive, our continued experience with them has sadly been incredibly poor. We were promised a complete repaint and clean of the unfurnished property when we put the offer in (2 months before moving!). When arriving on the move-in day we found that not only had the flat not been repainted, it was full of the previous tenant's furniture and discarded personal items! Also the en-suite bathroom (despite apparently being professionally cleaned) was full of black mould - which was majorly concerning as I suffer from asthma due to our previous flat's black mould infestation. Because of this we'd emphasised the importance of having a mould free flat to Acorn multiple times and they'd been really sympathetic, so to arrive and find this was really upsetting.It was clear that no one from Acorn had been round to inspect the property since the previous tenants had moved out. Thankfully Acorn did arrange for the old furniture to be removed, but this took incessant emails, phonecalls and even marching down to the Catford branch to speak to them in person for this to be sorted, which was not what we needed on an already stressful moving day.We never got a further response on the mouldy bathroom other than 'well it was professionally cleaned', despite the fact that the inventory description and photos also show it being mouldy.As of this point, nearly 2 weeks after we moved in, we are seemingly no closer to getting the paintwork completed despite also regularly pushing for it and enquiring about it. We've also just received an inventory of the property that is now almost wholly inaccurate due to the furniture removal and the upcoming paintwork, yet we are still being expected to sign it! Cue even more endless emails that seem to go nowhere, with no real apology or remorse for our further time and effort wasted. Overall this has been a real letdown from a company that (at first glance) seemed quite good.

If only I could turn back the time and…

If only I could turn back the time and never had signed a contract with them. I am dealing with a senior manager from a southeast London branch. She couldn't have made my life more difficult1) rude and ignorant2) she made my phone buzzing with emails until I complete deposit and rent payment and sign the contract. After I transfered the funds, I let her know via email and she didn't even confirm. Long story short after I paid I had to chase the a lot3) 3 weeks after we completed referencing and they proceeded to sending me the paperwork, they found a mistake! Mind blowing! Here we are bothering again my previous landlord filling forms again!4) I requested advise from her on how to unload my belongings yesterday after the inventory check. She said she would call me back. She hasn't yet by the way.5) they supposed to clean the flat before I got in. They partially painted it and it had dust everywhere. Not to mention that the silicone on the bath tub and window areas have mold.6) the members of stuff do not properly communicate. I had requested 6 months breaking clause and when they sent me the contract they didn't include it. There we go again back and forth emailing and reading contracts again from the beginning when they resent it with corrections.Just terrible costumer service. I feel they only care about the landlords where they take the money as landlords are they clients. Tenants are only puppets. I will definitely not use them again.

AWFUL - Staff haven't got a clue what they are doing

AWFUL.So unprofessional, they haven't got a clue what they are doing! They lied to us, saying we would have free parking round the back of the property, then got told its only out of work hours, then to now a month later we have moved in to be told we cant park there. Then we got told we had a loft included which was great for us to put our Christmas decorations up (when shown the place the estate agent confirmed we could have this and would get the key for the loft and confirmed the parking) and then to be told we cant use the loft as there was damage. Surely you would tell us this before signing a contract? They didn't haven't a clue when we was asking them questions when seeing the property. They only care about there commission. No communication within the team, the contract was wrong twice, so they had to redo it. (Sian and Bill)When collecting the keys, I had to go to the property first and then had to go to the office with estate agent Natalie; we both got in our cars and headed to the office (15 mins drive) I got there and Natalie turned up half an hour late! No apology, nothing. I then had to take the whole day off work instead of half a day. She didnt even show her face she gave them to someone else to give to me.I will never ever go with this company again, constant disappointment.

Hate having dishonest estate agents…

Hate having dishonest estate agents trying to get you to up your offer as some else is higher then you!! If your gonna lie, make sure you get the home owner to sing from the same sheet!! This is why property prices are high because of agencies like these always trying to push you for more than the property is worth, will it hurt you to go up a bit more?? Do you really want to lose your dream home because of a few extra grand?? Um yes, cause if I’m dead over the stress of paying for something that is over my budget I can’t enjoy my dream home 6ft under!

Acorn's Customer Service has become quite rude

Dear Sir/Madam, Somewhat unconventionally, I am writing this review directly toward whomever it was that wrote the response to Julia's and Kirsty Marshall's reviews. I can only conclude, from reading through earlier negative reviews using far more vitriolic language, that Andrew Roberts no longer handles the complaints process. If he did, I would expect much more mesaured responses with far less bile and spite. Given I am only associated with Julia (I'm her fiancee, I am sure you can see that from the system), I can only comment on the course of events that led to her leaving her negative review. We were NOT updated as to which tenants can take over our contract despite asking and impressing upon everyone with whom we spoke the urgency of our questions; we are not an estate agent and thus, while we eventually learnt which documents to request from the potential tenants, the issues they may face acquiring them or the quality of the copies they sent were out of our control as we were instructed to put them in touch with our property manager. We made daily calls to Acorn and to the potential new tenants to make sure things were progressing smoothly and felt that Acorn had no interest in supporting us or even lending their energy or time to our efforts.I was always happy with the property manager, but I am severely disappointed in your response to disgruntled clients and, if I can give you a word of advice, believe you are harming rather than saving Acorn's reputation. I would also observe that you have no idea WHY we are leaving during our term, nor are you aware that previous tenants did the same (that is how we came to live here), and luckily for them and you, we were extremely organised, eager and proactive in contacting Acorn to move in. Acorn were never the ones to ensure consistent and professional contact with us. I will repeat, the current property manager has always been good but seems hamstrung by your ethos and uncaring attitude to tenants.If you feel confident enough to reply with the same tone, I invite you to leave your name and email so that this conversation can be picked up outside Trustpilot.Danny Bonner (my email is in your system)

As you presumably provided us with references when you committed to your tenancy, I would have thought it would have been evident what documents would be required to replace you. Your landlord and Acorn is allowing you to leave the contract early on the basis that you can replace yourselves as tenants. You have advertised the property privately and passed the enquiries to us to deal with. Whilst we understand the process of referencing these tenants is out of your control, neither is it within ours if the prospective tenants are unable or unwilling to provide us with what we need. As far as I am aware, we have never put this onus on you, but the facts remain, if we are unable to replace you as tenants, you remain responsible for the rent and associated costs I am afraid. happy to discuss with you in person, but as you say, our Property Manager is doing everything she can to help you move. Absolutely awful experience with Acorn Lewisham. We were trying to leave the property and so found new tenants to replace us. Acorn have been useless at every step, didn't explain what paperwork we needed and didn't answer our questions about who can actually move in. They didn't even use their initiative to let us know if the paperwork submitted by new tenants was correct - we had to chase them to extract that information. We have now lost the property we were moving in to - because they dragged their heels for such a long time. Please don't use them - they really don't care about tenants.

Hi Julia..I have reviewed your notes on this and the facts are that you wish to break your tenancy agreement early. Your landlord has agreed for you to do this as long as a suitable replacement tenant can be found. You advertised the property on Gumtree and put forward an applicant to us last week. This applicant has still not supplied us with the necessary documents for us to undertake reference checks despite us chasing. You then supplied us with the details of another applicant this week from presumably the same source, but again we have to do the necessary checks before submitting them to the landlord for approval. None of this is Acorn's fault and I am satisfied that you have been updated sufficiently by our team. I am sorry if you have lost the property you wanted to move to but ultimately you should not be leaving your current one during your fixed term.

I thought renting through a well known…

I thought renting through a well known agent Would give me some sort of security how wrong I was I would like to say that Harry from Swanley couldn’t do enough to help but Jamie on the other hand ignored and never returned calls even tho I have a serious damp and vermin issue I am outraged of how my situation is being handled and tell people to avoid acorns if this is how managers act

As has been explained to you by Jamie in his call with you today, Acorn do not manage the property I am afraid and any issues to do with the maintenance or repairs must be reported to the landlady direct.
