I called the East Belfast office repeatedly on 30/01/2026 and 31/01/2026 to try to arrange a viewing for a property they listed for sale this week, and not once was my call answered or returned. This level of communication is extremely poor and not what I would expect from a professional estate agency. If I were a vendor using Simon Brien, I would be very concerned that potential buyers are simply unable to get through to express interest. Based on my experience, I would not recommend Simon Brien to anyone considering selling their property. John

Not having been in the property market for many years, we approached a number of estate agents, including Simon Brien, East Belfast, who had acted for neighbours and they had recommended the company to us. We were very impressed with Samuel Dickey when he visited our home. He was personable, knowledgeable and helpful and we therefore decided to engage Simon Brien to sell our house. We were very happy with how the sale was handled, though the property we hoped to buy fell through and Simon Brien arranged at short notice a lovely rental apartment while we looked around for one to buy. We have now moved into a new build managed by the same company. From the first day we met Mr Dickey until now, some 18 months later, he and every member of staff at Simon Brien have at all times been pleasant, helpful, professional and absolutely dependable. It is a real quality of service which in my view is not often experienced and I would highly recommend them. Many thanks to Sam, Nicola, Ciara , Johnny and everyone at Simon Brien, East Belfast.

Sam and the team at Simon Brien East were fantastic when dealing with the sale of our home. Very professional, sound advice, incredibly efficient in all aspects of the sale and marketing of the property. Not only that - they sold the house really quickly after marketing online for only a short period. The house was photographed really nicely with great descriptions and Sam ensured it was given the best window to the public by having it online instantly and also used social media platforms to broaden the visability. Not using SB again

Initially Sam Dickey told us to do nothing to the house. The house was empty. No interest, we were then told to paint, get new carpets etc. We then spent 6-8 weeks renovating and SB readvertised the house with our photos (that we paid for). The girls in the office responded to our emails that were forwarded to them by Sam. Finally, an offer that we accepted within 24 hours but SB 'forgot' to send the sales advice to our solicitor. This put the sale back about a month. The day of completion was one week after Storm Eowyn. SB phoned on the completion day to point out the damage that was done 5 days beforehand. We ended up having to reduce the sale price to ensure completion on the date was possible. Then there was an extra charge for being a featured property, not our request. Selling an empty property through SB took 11 months and cost us c£23,000 in mortgage payments, rates, refurbishment, SB fees etc. If I were doing it again, I wouldn't use Sam Dickey or Simon Brien again.

I would also like to say a personal thank you to Nicola who works in the office in Ballyhackamore as she has gone above and beyond to ensure my sale was straight forward and without any stress or anxiety. I was kept updated and informed throughout the entire process with regular phone calls and correspondence. Selling your house can be a difficult and stressful time in your life so its of the highest importance you find agents who will be with you every step of the way and who have your best interests. Beware absolute joke. I viewed a property which was being advertised by this company the last at the viewing was lovely, however the application form is a total joke. 3 people were to live in the property all 1 family and I’ve been told I would need to fill in the application form for every adult!! I rent 3 warehouses and been renting houses for the last 5 years never come across this. Refused everything as these are first signs of PROBLEMS !!
