Reeds Rains Eastwood...seriously this must be the best estate agent in Nottinghamshire.Nothing was too much trouble for them.Led by their wonderful manager Matt all of his staff were helpful,friendly,polite and efficient. Due to their efficiency my mum’s property was sold on the first day as they had notified a couple who came to view it at once and snapped it up as realistically priced(£20,000 more than another estate agent who had also priced it).They dealt with everyone of my queries in their usual quick and meticulous manner.The manager Matt led by example and along this journey offered his help every step of the way and reiterated this every time I phoned or called into the office.This estate agent was recommended by a friend of mine and I’m so glad I went with them as they made what could be a very stressful experience into a very pleasant one. I cannot sing their praises highly enough and cannot understand the bad reviews given to them as I am recommending them to all my friends who want to sell their property.

I am a Landlord and was dealing with Reeds Rains at Eastwood Nott's in January 2019 and the Tenancy has now terminated.The staff at Eastwood and Chesterfield do not understand the Legal Requirements of a Tenancy agreement and Signed on my behalf after I had expressly told them not to, saying I would allow the Tenant to move in and we would sign the agreement when it had been amended as there was so many errors in it.They went ahead anyway and signed on my behalf.I have now moved to a more professional company

“It’s not our problem”

We live in a rented house and the filter on the oven was very loose when we moved in. When we moved we emailed them and they said that they could sort it out. Since then it has completely fallen off. We have been emailing reeds rains for weeks on end now and only just got a reply, saying that “it’s not their problem anymore”. We phoned them up and they hung up. Thanks reeds rains, you’ve got something really special.

It's been 3 days now since I rang the holderness road, Hull branch to arrange a viewing on 2 properties, the young girl on the phone I spoke to was pleasant, said she'd pass it on to the sales team who have not bothered ringing me back, she did mention 1 property was under offer but I should still be able to view it, especially if I put in a higher bid, I've got a good mind to go see the owners and let them know that this company is stopping or just can't be bothered to contact me and arrange a viewing.

Used Reeds Rains for the sale of our house and we were very pleased with the service they provided. They got lots of viewings for us and a buyer from well out of the area.They kept us updated on other properties in our area and price range and also on the progress of our sale. I would highly recommend them especially the Lesley who went out of her way to see things went smoothly and keep us updated on the progress of our sale.Again we can"t thank them enough and would use them again if we move. The branch we used was in Prescot on Merseyside .

A TOTAL SHAMBLES.Would award 0 stars if I could.Handed the keys back to our property 2 weeks ago today, the inspection (which cost £120) took place 2 days later. The inspection showed each room in the house to be in "good condition" "good domestic clean" and "no maintenance required".Superb, the deposit should be sent back within a few days I thought, as has been the case with all other estate agents I have used previously.Not this time though. Despite the report showing the house to be clean, I was informed a week later that the landlord was looking to deduct some cleaning charges which came as a huge surprise given the reports of the inspection and also our own photos which we took before leaving, showing the property to be in great condition. Over 30 calls/e-mails ignored, and still now 14 days later the hopeless staff in the Reeds Rains call centre are unable to advise an amount that the landlord is looking to deduct. This company is great when setting up and taking your money but beyond a joke when it comes to giving your deposit back. Staff in the branch not interested in helping, instead palming you off to the call centre who are totally uninterested and quite frankly, totally useless.Avoid at all costs - an utter shambles who are only interested in taking your money.Unsurprisingly when I shared my experience on social media, there were several more comments from people who had also been ripped off when trying to claim their deposit back.Bigger con artists you will struggle to find.

Just finished renting a property in widnes. Accesser came out and rated cleanliness of house good, which was rating when we took property over. They now trying to charge us for full carpet clean of house. These are the worst I've ever come across in all my years of renting. Also had report for 5 days before they released it as you only have 9 days to put a compliant in.they are the biggest crooks when it comes to trying to get your deposit back. AVOID AT ALL COSTS.

I am a landlord letting through Reeds Rains. At the moment trying to leave them only to find out that they are still expect me to pay exit fee for their lack of services. They have been looking out more for the tenant then for me, advising tenant not to acept rent increase.Sending my tenant email with confidential informations that were meant for me. I have never written a review about a company before but feel moved to write one now - this is an appalling company. I have had nothing but bad experiences from day 1 with Reeds Rains. They are at present engaged in a last minute cash grab from existing customers for ‘renewal fees’, a practice outlawed for new customers since June this year, and for existing customers from May 2020. It has been outlawed (along with guarantor feed) because it is an unfair and unnecessary fee - If the agency approaches you with this fee DO NOT AGREE TO PAY - if they insist, ask to go on to a rolling (periodical) contract.Expect three monthly flat inspections with the letter of notice being sent out on a Friday night for an inspection midweek the following week. Every time. This is NEVER convenient. I like where I live, it’s conveniently located and reasonably priced and the ONLY reason I am considering moving is to get away from Reeds Rains. In short once you’ve signed a lease with Reeds Rains expect a company that couldn’t care less about you as a tenant.

Terrible company

Terrible company. I rented a property with them and had a nightmare getting my deposit back. Customer service on the phone were extremely poor, saying they would call back or email back and never doing so. One advisor lied and said they didn’t have the facilities to forward an email they had apparently sent to me - an obvious attempt to hide the fact the original email was never sent. Took 3 months of chasing to get a figure back for deposit deductions, and when it came the quote had no breakdown just a seemingly random figure was sent with one week left to dispute it. Deductions included things not noted on the end of tenancy report, and when asked they could not produce photos of so-called ‘damage’. They gave me the wrong deadline date to dispute meaning I missed the deadline. Luckily the deposit protection company extended the deadline for me and they resolved the dispute by awarding me almost double the amount of deposit that Reeds Rains we’re going to give me.I also completed a subject access request, to which the response was ‘are you sure as this can take a month?’ It is my right as a customer to have access to my data, it is not appropriate to ask if I am sure I want this information. When my SAR was completed it did not include all my information. It only includes emails and letters that I already have, I wanted a full audit trail of notes and conversations between me and the company. I complained to the appropriate channel almost two months ago and have heard nothing back. In my opinion Reeds Rains are an unprofessional company who abuse their position to keep money from their customers. I would never recommend.

They don't want your business, just your money!

Apparently, this company cant "sanction" the use of third parties to complete Inventories / Check Outs etc.As an Inventory clerk of 11 years and a Landlord for 4, I know the importance of having a third party complete these inspections rather than an under qualified (in regards to completing inventory reports) letting agent, with limited experience and a bias opinion.I pay for 3 fully managed properties and the reply I got when asking them Reeds Rains to out source my inventories so that they were completed by a fully qualified clerk who I have used for more than 10 years, was that I should take my business else where!AstonishingTo add a little more; I only asked for this to be done as the quality of report I was receiving was horrific.

I visited the Fishergate, Preston office yesterday (12th Sept), and would like to say how impressed I was with the member of staff who dealt with my query.Sue Taylor, a member of staff, welcomed me to the office and asked if there was anything she could do to help me. I explained I am looking for a property to buy, with a view to renting out. She told me of properties currently available, within my price range, and offered to arrange viewings if required. Reeds reins carrickfergus .. moving house is supposed to be a hugely exciting time. Perhaps if you were the seller I on the other hand was merely the buyer and was digusted by the treatment received from Debbie. Started off with the fake high pitched chat and quickly within a week her tone and manner were disgusting to the point i was very close to pulling out of a sale. The lies and lack of information were absolutely shocking. Lying to the vendor about providing supporting documents to my solicitor Fortunately i had been in direct contact with the vendor and was able to relay correct information and advise that lack of information for my solicitor was due to reeds reins incompetency namely debbie. While i was harrssed by her almost weekly then daily whilst she tried her best to talk down to me and over me in her rude dismissive tone. Even when I called into the estate agents to tell her to stop the constant calls and harassment. Truly Spoilt what should have been a happy experience for me. Never again will i deal with them or recommend them.

Reeds Rains Manchester have an outstanding customer service/sales/support team, I could not be any happier with the level of support and correspondence I received. Due to a series of unexpected and unfortunate events caused by a third party, I was placed in a position from which, had it not been for the exceptional help of Reeds, and in particular, Ryan Wood, I would have been homeless on the 1st September! I highly recommend using Reeds Rains if you're looking for not only an excellent selection of properties in the city, but a team of estate agents willing to go above and beyond to make the move as painless and hassle free as possible.

We contacted the Salford branch in…

We contacted the Salford branch in order to express an interest in a property we were shown that was Buy to Rent. My husband was told by a very blasé staff member that they would contact us at some point to get job details etc and wouldn't that they wouldn't take any details from us.When my husband rang and emailed again the next day, he was informed that all 'offers' were now with the Landlord and one had been accepted! We hadn't had the opportunity to be able to provide our full names let alone put in an 'offer' to the landlord. Very underhand and suspect for a government backed scheme for first time buyers. Avoid these time wasters.
