My wife and I recently moved to Belfast and were having a lot of trouble finding suitable accommodation on rent until we got in touch with Naoimh at Reeds Rains. We were able to rent a property with a reasonable rent without much hassle. Naoimh and the team at Reeds and Rains are highly professional, polite and very responsive to queries and assistance when required. 10/10 great experience and would highly recommend Reeds Rains to anyone moving to Belfast.

GoogleI am an American moving to Belfast to study, and I went through Reeds Rains to secure housing for the year. Just as I was about to lose faith in my ability to find a private apartment, Reeds Rains came along and totally set me up. It was about two weeks between the time that I registered interest in the apartment, viewed it, submitted my application, and was accepted by the landlord. Now, I live in a wonderful space in a great neighborhood with easy access to restaurants, bars, and, of course, school. I have to give Naoimh a particular shoutout because she facilitated everything. In a process that can feel very frustrating and alienating, Naoimh added a personal touch that made it all more approachable and less daunting. Naoimh was very responsive when I first registered interest and has since continued to respond within hours to any questions I have raised. I am very happy with my experience leading an apartment through Reeds Rains.

GoogleAs a first time landlord, having Naoimh in my corner to guide me through the lettings process from start to finish was invaluable. she has a wealth of knowledge and experience-from organising tradesmen to handling all the legal requirements involved. she took all the stress out of the process. she is now fully managing the property for me, which gives me total peace of mind. GoogleWhere to start. We used Reeds Rains to rent out our house while we lived abroad for 4 years. We were told the house was kept "immaculate". The tenant left as we were moving back and the house was shocking. There were so many issues I can't even list them all. We left a vintage drinks cabinet that the tenant asked to remove, we said yes as long as its stored safely. 4 years later, my Mum was doing the walk around and asked where it was and the agent told her oh its just outside (obviously she knew where it had been stored). Completely rotten and falling apart. The house was filthy and I had to get it deep cleaned, several companies quoted it at £900+. Carpets needed replaced. Junk needed removed (old bikes, vacuum, bags and bags of rubbish etc). The tenant wouldn't release the deposit and the agent was not on our side. She told us it was unlikely we would get the full deposit back and didnt fight our corner at all, until I told her we would be taking her up for the full cost of all the damages (hundreds over the full deposit). Eventually we got the deposit back but it didnt scratch the surface of our costs. Horrifying. Would not recommend.

Absolutely diabolical service from inept, defensive staff. There seems to be a high turnover of staff in the Hebden Bridge branch, with poor handovers and often the left hand not knowing what the right is doing. They contradict information given between solicitors, and vendors, cause undue stress and delays, go back on the comments they make when challenged, and have taken over 15 months to sell a house that has had a buyer waiting to complete since the first offer.I would strongly recommend that if you want to efficiently buy or sell a property that you look elsewhere. This service has been SO poor that I have advised a friend to not even consider buying the house they are currently interested in as it is only being advertised by Reeds Reins Hebden Bridge and I would not wish this service on anyone else. Edit in respone to Reeds Reins Reply:Whoops- just to evidence their incompetence they don't even seem to know the house completed and I moved in 10 days ago! Way to tell on yourself 😅Yes, my house sale fell through because of delays with your sale, thats precisely my point. I had a cash buying landlady waiting to go and when I was still waiting on basic paperwork and relying on mixed messages from yourselves 7 months in she understandbly bailed. I then cancelled my second sale to a cash buying company which I rushed through in order to save the chain having received alot of pressure to rush once you told me you seller was ready, only then to be told by a different staff member they were 'no where near ready', of course I'm not going to take £30k less than I need to if you had further delays. Having met the branch manager the day I completed, as he had to drop my keys here at the end of office hours as no one called to confirm they had them as I was informed they would, knowing I was moving from another city, I can see why there is such a high turn over of apathetic seemingly clueless office staff, if he is at the helm,my removal man couldn't have summed it up better when he described him as the C word. (Side note if you value safety just be aware he also handed me the keys without even asking my name let alone asking to see ID.)Terrible terrible service, steer well clear at all costs.Positive shout out to Emily who does the weekend vieweings, the only competent person there.
Hi Claire, The reason for the timescale being so long as you are well aware is the fact that your own house sale fell through and you have changed the way you are purchasing the house on more than one occasion, factors well out of our control and also yours. Property well presented when advertised. Lots of viewings organised. Had two failed offers, for genuine reasons, but final and successful offer pushed through relatively quickly. Thanks to staff, particularly Andrea, Abbie and Sue, keeping us well informed at all times. Finally I think RR commissions compare well to competition.

Rented a house for my family, before moving in i requested that the house was cleaned and garden fixed as any tenant would expect. (The back garden gate was damaged lay on the floor and it led to an alley way in town. there was masses of waste both in the front and back even inside the house. They called us in on a Saturday at 2pm to collect the keys (They close at 3) & did an inventory in the office and said we could raise any issues within a week if the inventory did not match. When we raised these issues they had contractors take a look and we took 3 days off work for each time they came, nothing got fixed, they didnt stick to their word of even cleaning the garden. There was wiring sticking out of every wall in the house. They agreed to fix these issues, the blamed us for not checking the property properly and accepting it was. They were extremely slow in responding after 2 months of us constantly requesting the fixtures be made, they decided they would rather 'mutually' terminate the contract. Not without incurring costs though.
