Google11 March 2025 -- This is my second 5 star review for Reeds Rains. I recently sold a property and Reeds Rains were an absolute pleasure to deal with. My dealings with Ethan were amazing, he kept me informed throughout the sale, and made the entire process seamless. I would highly recommend Ethan and Reeds Rains estate agents. I was looking to rent some property for long time and have applied for quite a few and couldn’t get any but Naoimh helped through the process and because of her assistance I could get the flat. she was incredibly helpful and very professional. GoogleWe moved into you new home two days ago and I have to say as, somewhat uninitiated, first time buyers my wife and I couldn't speak highly enough of Ethan Fleck and the team at Reeds Rains. Ethan guided us through the process from 1st viewing to the day we collected our keys with the most warm friendly professionalism a person could hope for. The response to my initial review (posted on 28th November, below) is as unsatisfactory as the service. Whatever the company claim now, I can evidence all of the concerns I listed. Further, almost three weeks after the moving date, problems persist. The fridge and freezer were not working and the tenant lost £130 of food. He is still without a working oven and has no access to the electric meter to obtain an initial reading. The latter is especially concerning because the hot water tank heats up constantly and then drains itself: imagine how much this is costing! Various items are broken (door handles, toilet seat) and there is black mould around the windows, very unhealthy. The tenant is facing Christmas with a microwave meal. How unacceptable is this! Happy Christmas, ReedsRains., , , , , -Dealing with this company has been a nightmare, for myself and the tenant for whom I acted as guarantor. Annabel Gilbey was the nominated negotiator but emails and phone calls to her went unanswered. On one occasion, the tenant drove several hundred miles for a viewing, leaving home at 5am but no-one turned up. A phone call would have been helpful. Sending a text when the negotiator knew he was travelling was not. We were sent repeated requests for information, money and urgent legal confirmations - none of which were necessary had the negotiatior or her colleagues acted professionally. The Branch Manager Justin Barton must bear the greatest responsibility for this. My concerns can be evidenced if this is necessary.
Dear Dr Cochrane, I am sorry you have felt the need to leave a negative review, I have looked at the case and can see that the viewing you mention was moved. Having looked at this I can see that 24hrs notice was provided as we were unable to attend the viewing on the day originally booked for. We always endeavour to attend every appointment booked, however sometimes things happen that prevent this. Regards to the documents you mention, having looked I can confirm all documents requested are required so Annabel has acted correctly. Northwich Branch - Absolutely WorthlessIf you are a renter, please stay away from properties that use this branch.Unhelpful, always a delay, not wanting to do the work needed and mostly ignore you.They are unwilling to even speak about maintenance issues, all they do is take the rent and ignore you. Heating issue? Fix yourselfDrainage issue? Fix yourselfIssues they said they would fix once you moved in? Fix yourselfProperty inspection? Waste of time, they never turn up and ignore youI just have no idea why it’s so difficult to get things done. Isaac in the maintenance department literally does nothing to help and would never even bother replying. Jonathan is as unhelpful and there is nothing I can do to get problems fixed.I will never rent from these again; absolutely appalling.

Unprofessional and unhelpful staff. We loved the property we inquired about, but the listing was not transparent hence why I think such a beauty property is still not rented yet and has even been reduced. There is no parking and it is unfurnished, though the listing will not state this. When called to ask, two agents could not point out to the written bit where it says it is unfurnished or furnished, with one condescending agent hanging up the phone.

salford quays barance were the worst letting agents we have been unfortunate enough to have dealings with, if you can avoid them I suggest that you do. the move in inventory was a work of fiction with not a single fault or damage mentioned and the flat was filthy with numerous items of damage and disrepair that they are now trying to claim from us after moving out and leaving the place in better condition that we moved in Jessica was so tardy at arranging repairs that we gave up. never again would we deal with these people
